Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,904 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

2/11/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Started the car & let it idle during the service call.
2/11/21: Brought in a package of toilet bowl cleaners for the bathrooms see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked the water pan in the ac return vent which had very little water in it.
2/11/21: The humidity level was back under 60% inside the residence. I raised the thermostat to 72 for now. Will continue to monitor closely & adjust accordingly. Ran water through fridge door. Drained water from system after water was turned off.
2/11/21: Brought in 3 pieces of mail with some sales flyers see photo below. Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day. I lowered the thermostat to 70 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
2/11/21: The humidity level was well under 60% inside the residence after making the last adjustment. I raised the thermostat to 75 for now. Will continue to monitor closely & adjust accordingly. The guest bathroom toilet runs, it has been tagged as such.
2/10/21: Brought all mail collected during the service call to the post office for forwarding per client. Photo of the receipt with tracking number below.
2/10/21: The Murphy bed mattress is 76” long x 57” wide. The dining room table is 64” long x 35 1/2” wide. The drapes in the master bedroom are 81” long to the floor x 74 1/2” wide. The master bathroom sink leaks from the trap when water is running, the valves are off & it is tagged as such. The master bathroom bathtub has a slow drain, it is tagged as such.
2/10/21: Brought in 21 pieces of mail see photos below. Will be bringing all mail to the post office for forwarding per client. Turned off the water heater, range & ice maker. Removed a problem solved pest sign dated 2/2 from the front yard. Found the master bedroom window unlocked. Both master bathroom sinks have been tagged for leaking & the toilet runs.
2/10/21: Poured water down the guest bathroom toilet that’s shut off using a mop bucket to flush it & keep the trap from drying out. The master bathroom toilet runs slowly, it has been tagged as such.
2/10/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.
2/10/21: New Bahama shutters have been installed on the front & left side windows of the house & accordion shutters have been installed on the back of the house see photos below. Brought in 1 piece of mail see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
2/10/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 73 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Found the master bedroom window unlocked. Made sure the water heater, range & ice maker were off. Emptied the ice maker to keep the ice from turning into a solid chunk & possibly breaking the ice maker on next usage. New patches of sod have been placed in the front yard on each side of the driveway, will monitor closely for any browning.
2/9/21: The humidity level was over the acceptable level of 60% inside the residence again when I arrived. I lowered the ac thermostat to 74 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The garage overhead door needs a new weather stripping on the bottom.
2/9/21: There is a section of floor tiles approximately 3’x 3’ in the den by the front door that are starting to raise, I have tagged them as such.
2/9/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Dehumidifier in kitchen read 46. Watered the plant in the kitchen & rotated it.
2/9/21: The pool filter canister lid was leaking again when I arrived see photos below. The pool has some animal droppings & debris on the bottom see photos below. Watered the two plants by the pool equipment. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 70 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All damp rid bags throughout the residence were full, I replaced them all with new damp rid bags provided except for the bag in the laundry room closet which no replacement bag could be found. section of soffits is still pushed up big enough to let critters in on the back right side of the house by the sliding glass doors.
2/9/21: The humidity level was well under 60% inside the residence when I arrived. I raised the thermostat back up to the original setting of 78. Will continue to monitor closely & adjust accordingly.
2/9/21: There is a gutter seam leaking on the middle of the left side of the house above the office window causing a washout below. Did not flush any toilets per client.
2/8/21: Pulled an undated Prodigy Pest Control sign from the front yard.
2/8/21: Pool safety gate unlatched when I arrived, latched before I left. Tree out front REsecured with lumber.
2/8/21: The passenger rear tire was going flat so I had brought my air compressor to pop up the front driver side but somebody’s already done that. So I used it to pop up the rear tire, photo below.
2/8/21: The humidity is acceptable for this time of year, turned breaker on and off to run disposal, poured bleach in toilets.
2/8/21: Gate locked.
2/8/21: Tree out back has not been trimmed. No digging found in the yard. The humidity is high inside your home but I turn the thermostat down in the system runs. It’s simply isn’t getting warm enough outside two raise the temperature inside your home enough to turn on the AC. Watered 3 interior plants.
2/8/21: Toilets off at tank as reported previously. It rained last night so no need to water plants. I ran the hurricane shutter out back up and down. Your neighbor to the left talked to me. Said they cleaned up the lanai a bit and it looks good. He hasn’t seen the irrigation run since the guy was out to work on it but he said he just may have not seen it run. The lawn looks a bit dry but no more than surrounding homes. I brought blower etc was going to clean the lanai today while I was waiting for Mike and the engineer to finish. Some debris on the bottom of the pool. Irrigation is set to run Tues & Thur at 5am
