Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,571 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/28/21: The neighbors car was in the driveway when I arrived photo below. Irrigation system is off.
7/28/21: Found the extra water hoses in the garage & connected one to the hose spigot on the lanai to help water the plants photo below. The contractor appears to still be working inside the residence. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on the lanai. The irrigation system is on.
7/27/21: There is dirt on the floor heading to and from the thermostat, more than likely those techs working in the electrical box, see photo below. Weeds growing on the lanai. The thermostat is set to 77 but all year it has been 78, I did not change this time as I am not sure what type of work is being done and how critical that setting may be.
7/27/21: Watered the three plants on the lanai.
7/27/21: Weeds growing on the lanai, photo below. Browning in the yard is a bit better today. Walked through the house a 3rd time at the end of the service call to ensure all faucets, showers and toilets where off not running because the water main is to remain on.
7/27/21: Watered all the potted plants on the lanai inside the hurricane shutter. Found a pest dug hole, left front corner of the garage, photo below. It appears to me to be a small armadillo hole.
7/27/21: The guest bathroom toilet has started leaking from between the base & the floor after being flushed see photos below. The base of the toilet feels really loose. I shut the valve off & tagged it as such. Was unable to run water in the guest bathroom shower as it is currently under construction. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the car. Made sure to turn off both water mains when leaving.
7/27/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.
7/27/21: Watered the 3 interior plants.
7/27/21: The guest bathroom toilet has been tagged for running. The garage overhead door needs a new weather stripping on the bottom which is ok to wait until client returns to replace.
7/27/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The guest bathroom toilet is tagged for running. There is a section of floor tiles approximately 3’x 3’ in the den by the front door that are starting to raise, I have tagged them as such.
7/27/21: There was a fire sprinkler inspection card dated 7/15 & an amplified termite invoice dated 7/21 on the kitchen counter when I arrived see photos below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.
7/27/21: Several peat droppings in the guest bathroom and utility area, photos below. They appear to be gecko but I could not easily identify, photo photos below.
7/27/21: Started the car & let it idle during the service call. There was a card for recent fire sprinkler inspection dated 7/15 on the kitchen counter when I arrived see photo below. The master bathroom toilet has been tagged for running. It appears to need a new fill valve & flapper. Some paint is peeling underneath the bottom left corner of the right side guest bedroom window. It does not currently feel wet or damp. Checked & watered the 12 plants on the lanai.
7/27/21: Client requires no water to be used in sinks, toilets, tubs and showers. The dehumidifier read 55.
7/27/21: There was a key for the front door under the door mat when I arrived see photo below. There was a card from recent fire sprinkler inspections dated 7/15 & an amplified termite invoice dated 7/26 on the kitchen counter when I arrived see photos below. The ac air filter is dirty & needs to be replaced size 20x20x1. I could not find any replacements inside the residence.
7/27/21: The dehumidifier read 55 and was running.
7/27/21: Ran the storm shutters up & down. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Portable dehumidifier in kitchen read 44. Watered the plant in the kitchen & rotated it.
7/27/21: Photo of lake below. A photo below of a cactus blown over.
7/27/21: The palm tree on the front of the house appears to be dying see photos below.
7/27/21: Walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks as well to ensure the other toilet tank wasn’t running. Both toilets are off at the tank valve. Grass growing in the cracks of the pavers on side lanai, photo below.
7/27/21: The pool pump was on & running. Made sure the water heater, range & ice maker were off. Portable dehumidifier in kitchen read 50 and water was draining from the hose. Mini fridge in the kitchen was on & cold. Used company issued booties inside. Ran water in the sink on the lanai. Visual check of the boat photo below.
7/27/21: watered the 3 interior plants. The guest bathroom tub water deflector end was corroded and when I turned the water on and it just fell off, photo below.
7/27/21: Turned off the irrigation timer per the client. The sprinklers along the driveway quit running after I turned the irrigation timer off. Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 74 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The master bathroom bathtub shower handle leaks when turned on. I have tagged it as such. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 69.9% & 85.2. Made sure to leave the water main on for the pool auto leveler when leaving.
7/27/21: There was a silver jeep in the driveway when I arrived see photo below. Visual check of the boat photo below.
