Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,716 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/1/20: The keys to the unit were missing from the storage room when I arrived, I contacted the client who advised me the grandson has them. I was able to get keys from Cathy at the management office & gained access to the unit. Emptied & turned off the ice maker. Made sure the water heater & range breakers were off. Found the upstairs ac thermostat turned off, I turned it back on & set it to 78. I set the downstairs thermostat to 78 & the dehumidistat to 58% to match the upstairs dehumidistat per client.
10/1/20: Checked all damp rid buckets which are currently 50% full. Watered plants on the lanai. Deep freezer in storage room was on & cold.
10/1/20: A grand aire hvac maintenance report was on the kitchen counter when I arrived see photo below. The ac air filter has been replaced. I found the wand to the open storm shutter in the breakfast nook & closed the shutter before leaving. The guest bathroom sink right faucet handle leaks from underneath the countertop when water is running only, the valves are shut off & it has been tagged as such.
10/1/20: The residence has been cleaned since the last service call. Wine chiller in the downstairs guest bedroom closet was on & cold. All ceiling fans are on.
10/1/20: Checked the damp rid bag in the master bedroom closet. The stains on the living room ceiling & the upstairs guest bedroom closet have not changed in appearance, will continue to monitor closely.
10/1/20: Brought in a package that was left by the front door see photo below. The upstairs bathroom toilet has started leaking from between the tank & bowl when being flushed. I shut the valve off & tagged it as such. Checked all damp rid buckets.
10/1/20: The inside of the attic door has mildew on it.
10/1/20: The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived, I lowered the dehumidistat to 55% to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Made sure the ice maker, water heater & range were off. The ac air filter appears to have been changed on 9/3. Could not gain access to the storage room below with keys provided.
10/1/20: Emptied & turned off the ice maker. Made sure the water heater & range were off. Started the vehicle & let it idle during the service call. The trim is rotting on the bottom right side of the lanai storage room door from rain & a pillar on the right side of the lanai has large cracks in the stucco.
10/1/20: The lanai storage room door trim is rotting on the bottom left side of the door from the rain water puddling. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance.
10/1/20: The front door has been cleaned photo below. The guest bathroom bathtub faucet handle leaks when water is running only, it has been tagged as such. There is a crack on the living room ceiling above the ceiling fan, will continue to monitor closely.
10/1/20: The front door has been cleaned photo below. Checked all damp rid buckets.
9/30/20: The exterior potted plants were wet from recent rain. The master bathroom toilet leaks from between the base & the floor when flushed, the valve is off & it is tagged as such. Valves are off on all toilets. Mini fridge on the lanai is off.
9/30/20: Brought in 8 pieces of mail & opened the requested mail see photos below. Weeds are growing in the deco drain by the pool. Made sure to use the water main with the green handles only.
9/30/20: Brought in a large stack of mail & sent several pieces out. The vines have been removed from all the landscaping & the weeds have been sprayed. Visual check of the boat photo below.
9/30/20: The pool filter canister lid has a crack in it just below the pressure gauge and is leaking see photos below. Emptied & turned off the ice maker. Made sure the water heater & range breakers were off. Visual check of the boat photo below.
9/30/20: Removed a problem solved pest sign dated 9/23 from the front yard. The pool filter canister lid has a crack in it just below the pressure gauge and is leaking see photos below. Dehumidifier in laundry room read 55. Mini fridge on the lanai was on & cold. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. 9/30/20: Brought in 2 pieces of mail photo below. The weeds in the front yard appear to have been sprayed recently. The humidity level was over 60% inside the residence again, I lowered the thermostat to 76 to help mitigate the high humidity level. Will continue to monitor closely. The landscape bushes on the left side of the house may need to be trimmed soon. The lawn still has some browning on the back left side. Poured capful of bleach into each toilet. Left the water main on for the pool water auto leveler.
9/30/20: Visual check of the boat photo below. The kitchen sink faucet leaks from underneath when water is running, the valve is off & it is tagged as such.
9/30/20: The landscape curbing on the right side of the house that was damaged by landscapers has been replaced see photos below. A piece of crown molding from inside the skylight in the garage was laying on the floor when I arrived, it does not appear to be from any current water damage. It was not wet and the skylight does not appear to currently be leaking see photo below. The master bathroom right side sink has started leaking from underneath where the trap connects to the sink when water is running, the valve is off & it is tagged as such. The lawn has some brown spots in the front & back.
9/30/20: No charge drive by. Put the extra key from the closet in the lanai door for the weed spraying & removed a problem solved sign dated 9/28 from the front yard.
9/29/20: Photo of package left at the front door I brought in that wasn’t included in the service call report.
9/29/20: Cleaned up spider webs along baseboards & in the garage. The kitchen sink faucet leaks from underneath when water is running, the valves are shut off & it has been tagged as such. Did not run water in the master bathroom shower until repairs are completed.
9/29/20: Started the car, pulled it out of the garage & let it idle during the service call. The master bathroom shower has tiles starting to fall out of the wall. The roof has leaves building up on it from the oak trees photo below. Checked all light timers. No mailbox.
9/29/20: Swept cob webs off the walls on the front porch. The front guest bedroom has a crack in the ceiling in front of the closet. The metal water main handle outside is broken & may need to be replaced soon. Both bathroom faucets are leaking from the traps when water is running, I have tagged them as such. The bathroom bathtub faucet handles drip when water is running, I have tagged them as such.
