Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,720 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/2/20: Client called and said their security camera’s were offline & concerned if the electric is still on. I went to the residence & the electric was on when I arrived. I rebooted the internet router & the security camera router then called the client to confirm that the cameras were back online.
10/2/20: Drove the suv & the golf cart within the community. The facia appears to be rotting in several locations on the back of the house along the pool cage see photos below. Found the water valve closed on top of the water heater to be the cause of all the low water pressure, I turned it back on & the water pressure returned to 100%.
10/2/20: Drove the suv & golf cart within the community. Brought in a large stack of mail. Ran mesh storm shutters up & down. The landscape bushes on the back left side of the house may need to be trimmed soon photo below. The weeds appear to have been sprayed & or removed from the landscape beds recently.
10/2/20: Moved both vehicles out of the garage & let idle during the service call. Photos of remodel progress below. Ran mesh storm shutters up & down.
10/2/20: Drove the suv & golf cart within the community. Both front tires on the suv were starting to get low, I put some air into them using my cordless inflator photo below. Mud daubers are on the entryway ceiling. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance.
10/2/20: Photo below of grand aire hvac maintenance report from 9/18 left on the kitchen counter. Checked all damp rids.
10/2/20: Checked all damp rids, replaced a full bag in the guest bathroom. Could not find any more replacements. Will need more damp rid bags by next service call.
10/2/20: The blinds over the master bedroom sliding glass doors has been removed see photo below. Started the suv & let it idle during the service call. Checked the attic space upstairs.
10/2/20: Opened the latch in the master bedroom closet to visually check the ac air handler.
10/2/20: Watered the plant on the kitchen counter.
10/2/20: Went to the residence to provide an inspection report but the residence was occupied when I arrived.
10/2/20: Master bathroom toilet water supply valve is corroded & has a drip leak when turned on, the valve is shut off & tagged as such. I have been pouring water down the toilet to ensure that the trap doesn't dry out.
10/2/20: The living room ceiling repair has not changed in appearance since the last service call.
10/2/20: Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance.
10/2/20: Watered the 3 plants on the lanai.
10/2/20: Started the car & let it idle during the service call. Photos of landscaping below. All ceiling fans are on. Landscape lighting is off.
10/1/20: Watered the plant in the kitchen sink. Made sure to close the refrigerator doors tight. Checked all damp rids. Poured capful of bleach into each toilet.
10/1/20: Moved the upstairs furniture away from the wall & made sure the outside ac access door was unlocked for the ac technician. Before & after photos below.
10/1/20: Photo below of a 2020 census notice that was on the kitchen counter when I arrived. The ac was on & appears to be working correctly since being repaired. The master bathroom bathtub has no water pressure, it is tagged as such.
10/1/20: Inspected garage and attic for repairs done and mold problems, some mold on trim under air handler and 2x4 framing under unit, also on drywall will need replaced, pictures below
10/1/20: Brought in 2 boxes of damp rid bag replacements & a large container of damp rid granules see photo below. Dehumidifier in kitchen read 50. Checked all damp rids, emptied & refilled all buckets & replaced all bags throughout the residence. The master bathroom right side sink is leaking from the handles when water is running only, I shut the valves off & tagged it as such. The stains on the master bedroom ceiling have not changed in appearance, will continue to monitor. The half bath sink still has very low water pressure.
10/1/20: Met with Federated insurance adjuster, he inspected bath and surrounding rooms, went on roof, waiting for more information from roofer
10/1/20: Watered the live plant on the kitchen window sill.
10/1/20: There was a grand aire hvac maintenance report dated 9/29 on the kitchen counter when I arrived see photo below. Remodel progress has not changed in appearance since last service call. No water in the master bathroom. Watered the plants on the lanai. Water is off at 2004.
10/1/20: The master bedroom light was on when I arrived, I shut it off before leaving. No live ghost ants found today. The wine cooler in the dining room was on & reading 41/50.
