Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,835 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/17/21: The upstairs humidity level was slightly over the acceptable level of 60% when I arrived. I lowered the dehumidistat to 55% for now to match the downstairs dehumidistat & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The door on the mini fridge is taped shut. Did not flush the upstairs bathroom toilet per the client.
6/17/21: Ran the storm shutters up & down. There was some moisture on the refrigerator door seals again. I wiped it off with some paper towels. Client advised the neighbor will be watering the plants on the front porch. Water is on at 2004.
6/17/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I found the ac thermostat had been moved up to 78 since the last service call & lowered it to 77 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked the water pan in the ac return vent which had very little water in it.
6/17/21: Master bathroom bathtub has patio furniture cushions in it.
6/17/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the dehumidistat to 50% to circulate air & help mitigate the high humidity level but the ac would not come on. I then turned the dehumidistat to the on position & waited several minutes to see if I could get the ac to come on but it would not come on. The ac appears to not be working and needs to be serviced. Ran water through fridge door. Drained water from system after water was turned off.
6/17/21: All ceiling fans are on. Checked the damp rid bucket in the master bedroom closet.
6/17/21: Brought in a small stack of sales flyers only. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
6/17/21: There has been activity inside the residence since the last service call. It appears personal belongings have started being packed see photo below.
6/16/21: Put one of the keys to the new deadbolt lock in an envelope & tried dropping it off at the office but the mail slot was sealed shut? Could not find anywhere labeled office? Will have to call management tomorrow. Removed the lockbox from the front door when leaving.
6/16/21: Brought in 6 pieces of mail with a stack of sales flyers see photo below. Will be bringing all important mail to the post office for forwarding. Weeds are growing in the landscape beds. Checked all damp rid buckets. There is a hairline crack several feet long on the kitchen above the island. There is a large crack on the master bathroom ceiling. There are cracks in the stucco underneath the windows on the left side of the house. The door jamb is starting to rot on the bottom of the garage side door
6/16/21: The guest bathroom toilet has started leaking from between the base & the floor after being flushed. I turned the valve off & tagged it as such. The left side pool cage door is unlocked. Brought in one pool service cards dated 6/10. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom bathtub has low water pressure may be a clogged aerator. The garage overhead door needs new weather stripping on the bottom. I activated the alarm system when leaving the residence.
6/16/21: Brought in a three pack of new pleated ac air filters see photo below. I replaced the current dirty air filter with a new filter & wrote the date of installation on it. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rid bags & buckets.
6/16/21: Brought in a package of toilet bowl cleaner for the bathrooms see photo below.
6/16/21: Removed an undated truly nolen sign from the front yard. Brought in 1 piece of mail with some sales flyers see photo below.
6/16/21: Brought all important mail to the post office for forwarding per the client. Photo of the receipt with tracking number below.
6/16/21: The pool water level was back up to the optimal level of half the skimmer port since the last service call. The lawn is starting to look better after receiving some rain since the last service call. Plants in atrium were wet from rain.
6/16/21: Drive by. Client contacted us & was concerned that her ac was not on or working. I went to the residence & the ac was on & working when I arrived. It was cool inside the residence. Ac thermostat was set to 78. Temperature & humidity readings were 78.5 degrees & 58.5%. I raised the irrigation zone times to 20mins a zone for more adequate watering. The pool water level was 3/4 full in the skimmer port. Both water main valves were on.
6/16/21: There are vines staring to pop up in the landscape beds. Brought in a large stack of mail, magazines & sales flyers. Sent several pieces out that appeared to be important. Made sure the water heater, range & ice maker were off. Visual check of the boat photo below.
6/16/21: Pool level is good. Browning of the yard is about the same as the previous service call.
6/16/21: Removed a problem solved pest sign dated 6/14 from the front yard. There is a brown spot in the front lawn see photo below. All storm shutters are closed. The water main was on when I arrived. Wine chiller in kitchen area read 55. Portable dehumidifier in laundry room read 45. Watered the two plants in the kitchen. Mini fridge on the lanai was on & cold. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of both boats see photo below.
6/16/21: Browning of the yard about the same. Pool level good.
6/16/21: Poured vinegar down the HVAC condensation evac tube, chased by water. Watered the plant in the kitchen.
6/16/21: There is a large section of sod cut out of the front yard & some brown spots in the back yard see photos below. All accordion & bahama storm shutters are closed except for the shutters to the left of the front door photo below. Brought in one piece of mail & a notice from the Charlotte county property appraisers office dated 6/2 see photos below. The water main was on when I arrived. Made sure the water heater, range & ice maker were off. Portable dehumidifier in kitchen read 50.
6/16/21: Poured vinegar down the HVAC condensation evac tube. Browning in the yard is about the same, see photos below
6/16/21: Brought in the package that was left on the lanai & 15 pieces of mail see photos below. Brought in 11 pieces of mail photos below. Put the mail in the tray in the laundry room. Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 80 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Could not get any water to come out of the guest bathroom shower head. It appears to be clogged. I have tagged it as such. The right side living room sliding glass door & the door handles on the guest bathroom & garage side entry doors were unlocked when I arrived. The ceiling fans in the dining room & living room are on. Watered the two plants in the dining room.
