Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 31,759 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/8/20: Checked all damp rids.
10/8/20: Greg with good news pest control treated the residence while I was conducting a service call.
10/8/20: Went to the residence to provide an inspection but it was occupied by the client.
10/8/20: Storage room #2 observations- Refrigerator & freezer were both on & cold. Dehumidifier was on. Fan was on. Temperature & humidity readings were 87.6 & 37.5%. Both ac thermostats were off when I arrived, I turned the downstairs thermostat back on & set it to 79 per client. Photos of grand aire hvac maintenance reports below. The upstairs air handler access door was open & the air handler was visible when I arrived photo below. There was a box fan already upstairs, I plugged it in & turned it on to circulate air per client. All ceiling fans & closet fans are on. The downstairs half bathroom toilet leaks between the tank & bowl when flushed, the valve is off & it is tagged as such. I use a mop bucket to pour water into it to keep the trap from drying out.
10/8/20: Started the car & let it idle during the service call.
10/8/20: Mini fridge in the dining room was on & cold.
10/8/20: Remodel progress photos below. No water in the master bathroom. Watered the plants on the lanai. Water is off at 2004.
10/8/20: The ac air filter is still really clean & does not need to be replaced at this time.
10/8/20: The ac was on, blowing cold air & appeared to be working correctly since the last service call. Checked the water pan in the ac return vent.
10/8/20: Master bathroom bathtub has patio furniture cushions in it.
10/8/20: Ran water through fridge door. Drained water from system after water was turned off.
10/8/20: Checked damp rid bucket in the master bedroom closet.
10/8/20: Met with mold tech Matthew Battaglia, inspected mold, Matt to submit plan to abate and repair. Replaced HVAC filter.
10/8/20: Met with Joe Torres from prestige cleaning who arrived at 9:20am & let into the residence. Client gave permission to leave the contractor unattended & to lock the door when they leave. 8:40am-9:40am.
10/8/20: The pool controller lights were not on when I arrived, I contacted & advised the client. Pelican pools arrived to install the new pool controller as I was leaving. Turned off the water heater & range breakers. Made sure the ice maker was off. Poured capful of bleach into each toilet. Poured approximately 3ozs of vinegar with water down the hvac condensate drain line for preventative maintenance. Made sure to leave the water main on for the pool auto filler when leaving.
10/7/20: Closed up home, ensured doors were locked and alarm was activated after Air Expert install.
10/7/20: Met Air Experts opened home so they could replace AC system.
10/7/20: The pool cage & screens have green mildew on them & may need to be pressure washed soon photo below. Weeds are growing in all the landscape beds.
10/7/20: The smoke detector in the living room was chirping when I arrived, I replaced the battery with one new 9v battery & made sure to test it after installing the new battery.
10/7/20: Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance.
10/7/20: The master bathroom toilet has developed a crack on the front of the tank & was slowly leaking water after I turned on the water main & came inside, I shut the valve off & tagged it as such see photo below. Visually checked all pictures on the walls.
10/7/20: Poured water down the guest bathroom toilet that’s shut off using a mop bucket to flush it to keep the trap from drying out.
10/7/20: Sprayed some more active hornets nest on the back soffits. The guest bathroom bathtub hot water faucet handle drips when water is running, it has been tagged as such.
