Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,759 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/12/20: Exterior with wild trees growing up through bushes on right elevation, pool clean and water level 2/3 skimmer port, interior painters equipment still on site and no problems observed,
10/12/20: An animal has dug a hole under the skirt on the right side of the mobile home around the middle. Photos of the boat & motor below. Checked damp rid buckets.
10/12/20: All the landscape bushes may need to be trimmed soon see photos below. The pool water level was low again when I arrived around 1” from the bottom of the skimmer port, I ran the hose in it during the entire service call to help bring the water level up. The master bathroom toilet has started running slowly, I have tagged it as such. Visual check of car in the driveway.
10/12/20: Exterior some tree debris, pool clean and water level acceptable, interior clean, humidity good, paint has been touched up around stove vent, no problems observed, pictures below
10/12/20: Sprayed several active hornets nest on the soffits in various locations again. Visual check of the boat in the backyard photo below.
10/12/20: Exterior good, pool clean and water level 2/3 skimmer port, interior with several dead insects disposed of. Humidity good no problems observed, pictures below
10/12/20: Removed a problem solved pest sign dated 10/5 from the front yard. Drove the vehicle within the community again to keep schedule. The spa water level appears to still be low photo below. All ac air filters are still really clean & do not need to be changed at this time. The stain on the master bathroom ceiling has not changed in appearance. The guest bathroom shower has grout coming out in the corners. Mud dauber nest are on both entryway ceilings.
10/9/20: Poured a capful of perfect weekly into the pool. Started the vehicle & let it idle during the service call.
10/9/20: The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the dehumidistat to 50% to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
10/9/20: Dehumidifier in kitchen read 49.
10/9/20: Visual check of leaf guard on ac condenser photo below. Poured capful of bleach into each toilet.
10/9/20: The alarm keypad was beeping when I arrived, I was able to silence it by pressing the off button. Visual check of the new water stain on the ceiling in the master bedroom, will continue to monitor closely. Baseline photo for observation below.
10/9/20: There is a large ant mound in the landscape bed on the left side of the garage see photo below. Removed an active wasp nest from the soffits over the front porch entrance. Weeds are growing in the driveway. Water to remain off per client.
10/9/20: Poured capful of bleach into each toilet. Made sure light in garage didn’t stay on.
10/9/20: Mini fridge in dining room was on & cold. Poured capful of bleach into each toilet. Watered the plant on the lanai using the garden hose next to it & made sure to use the right side slider only.
10/9/20: Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Checked all damp rid bags. The stain on the ceiling in the den has not changed in appearance, will continue to monitor closely.
10/9/20: Weeds are growing in all the landscape beds again. Visual check of out building in backyard. Made sure to turn off both water mains before leaving.
10/9/20: Brought in 1 pool service slip dated 9/29 photo below.
10/9/20: Brought in several sales flyers. Visual check of the boat & trailer in back yard photo below.
10/9/20: Poured approximately 2ozs of vinegar vinegar down the HVAC condensate drain line for preventative maintenance. Will need more vinegar by next service call.
10/9/20: Checked all damp rid bags.
10/9/20: Removed an undated Massey pesticide sign from the front yard. Weeds are growing in the pool pavers. Grout is coming up from the tiles in the guest bathroom on the right side of the toilet. Checked the pool bathroom. The driveway has sunken areas.
10/9/20: Photos of the magnolia tree below. The gutters above the master bathroom shower have magnolia tree leaves in them & may need to be cleaned out see photo below. Brought in 2 pool service slips dated 9/29 & 10/6. The pool cage screens & deck may need to be pressure washed soon.
10/9/20: Removed a Hughes Exterminators sign from the front yard. Brought in a Hughes exterminators service slip & business card with a date on it that was left at the front door see photos below. The guest bathroom shower had no water pressure, It would come on for a second then shut off. I have tagged it as such. The guest bathroom sink has started leaking where the trap connects to the bottom of the sink when water is running, the valve is off & it is tagged as such. Checked all light timers. Made sure not to flush the master bathroom toilet & filled by hand. Poured capful of bleach into each toilet.
10/9/20: The master bathroom toilet makes a loud noise when being flushed. The washable ac air filter is dirty & needs to be cleaned or replaced. The driveway needs to be pressure washed. The wood beam going across the front of the house is rotting. The accent wall on the front of the house has paint starting to peel.
