Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,555 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/15/24: Watered the plants in the kitchen sink. All ceiling fans are off. Lanai door is locked. All storm shutters are closed. Two small sections of soffits are pushed up on the left side of the house.
7/15/24: I replaced the old ac air filter with a new filter provided from the bathroom storage & wrote the date of installation on it. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Did not run any water throughout the residence as the water main is turned off by the client & all the drains are covered etc. Portable dehumidifier in guest bathroom read 40. Guest bathroom vent fan is covered. All ceiling fans are off. The neighbor is currently watering all the plants.
7/15/24: Water leak on garage ceiling. Client is addressing. The lawn has some browning throughout the yard. All ceiling fans inside are on. Mini fridge on lanai is off. Mud dauber nest on entryway ceilings. Hairline cracks in exterior stucco several locations.
7/15/24: Unlocked the lanai screen door for Storm shutter repair. New accordion storm shutters have been installed on the front and back doors since the last service call. Made sure the water heater, range, Coffee maker, water softener & ice maker etc were off. Connected the battery maintainer to the car. Some of the sinks and toilets throughout the residence have been covered with Saran wrap. The lawn has a few brown spots throughout the yard. All ceiling fans are off. Portable dehumidifier in kitchen read 46. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring all old water stains on the ceilings closely. Water damage around ceiling light on front porch. Lanai screen door is temporarily unlocked. Almost all storm shutters are currently off/open.
7/15/24: There appears to be a slow water leak in the one of the seams on the gutters on the back of the house next to the bedroom window. Weeds & grass are growing in the deco drain on the lanai. The lawn has a few brown spots throughout the yard. All ceiling fans are off. Pool safety fence is installed. All storm shutters are off.
7/14/24: No charge drive by service credit used. Client advised that their security system was off-line. The Security panel had power when I arrived, but the Wi-Fi was disconnected. I did not find any tripped breakers or GFI outlets. I rebooted the Internet modem & the Internet router, restoring the Wi-Fi connection to the security panel. Contacted the client to confirm that the security system was back online and working correctly again.
7/12/24: Current photos of the lawn below. Lawn conditions appear to be returning to normal. Did not step on any of the loose tile areas in the kitchen. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Checked all light timers. Both lanai screen doors are locked. Water softener salt container is full. Green slip in mailbox.
7/12/24: Brought in two pieces of mail see photo below. All ceiling fans are off. Watered the plants on the lanai. Both lanai screen doors are locked. Will pour one bottle of Nuline drain cleaner down the ac condensate drain line every 90 days for preventative maintenance if applicable. Water softener salt container is half full. Pool is being filtered through the bottom drain. All storm shutter panels are on.
7/12/24: Lawn conditions have returned to normal. The humidity level was over the acceptable level of 60% inside the residence again. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Excessive weeds are growing in the landscape beds. Water softener salt container is 1/2 full. Lanai screen door is unlocked. Will pour one bottle of Nuline down the hvac condensate drain line for preventative maintenance every 90 days if applicable. Will start the car every other service call.
7/12/24: Ran all faucets & showers on the hot side during the entire service call to try & prevent odors from building up in the water heater. All ceiling fans are off.
7/12/24: Mini fridge in kitchen was on & cold. Ceiling fan in living room is on. Hardware for garage door opener appears to be loose & pulling away from wall. Client will address.
7/12/24: Large damp rid buckets are recommended vs bags as damp rid bags are prone to leaking & can cause irreversible damage. All ceiling fans are off.
7/12/24: The car appears to be leaking oil see photos below. All ceiling fans are off. Lanai screen door is locked.
7/12/24: All ceiling fans are off. The old water stain on the master bathroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely.
7/12/24: The damp rid bucket in the car was full when I arrived. I replaced it with a new damp rid bucket provided from inside the residence. All ceiling fans are off.
7/12/24: The plate on the car appears to have expired recently see photo below. All ceiling fans are off.
7/12/24: The guest bathroom toilet has started to leak from between the tank and the bowl when being flushed. The tank did not appear to be loose. I shut the valve off and have tagged it as such. Both AC air filters were dirty and needed to be replaced. I replaced both filters with some of the new air filters provided and wrote the date of installations on them. All ceiling fans are off. The water heater is almost 20yrs old & may need to be replaced soon.
7/12/24: A car has been put in the garage since the last service call see photo below. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not turn on the water per the clients. The water was on in unit #201.
7/12/24: Poured one bottle of Nuline Down the AC condensate drain line for preventative maintenance. All ceiling fans are off. Will pour one bottle of Nuline down the ac condensate drain line once every 90days for preventative maintenance if applicable.
7/12/24: I poured 4oz of vinegar down the HVAC condensate tube then chased it with 10oz of water.
7/12/24: Portable dehumidifier in kitchen read 44. Checked light timer in living room. Lanai screen door is locked.
7/12/24: I poured vinegar down the HVAC condensate tube and then chased with water. There are a few dead ants in each track of the sliders, reported previously. I did not find any live ants.
7/12/24: I poured vinegar down the HVAC air handler condensate tube. I started the car, I moved it forward a foot and it idle during the service call. Below is a photo of the alarm sensor for the garage entry door, neither sensor was loose.
7/12/24: The ac system still appeared to be working correctly. The thermostat read 81/81 & the air handler was running when i arrived. I turned the thermostat off to test the air handler & the air handler turned off like it is supposed to. I set the thermostat back to the cool setting after testing the air handler. The humidity was below 60% inside the residence. I raised the thermostat to 82 for now to save energy. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Hot tub is unplugged. Lanai screen door is unlocked. All storm shutter panels are off.
7/12/24: I poured an ounce or two of bleach in each toilet. Half trip breaker for the dishwasher, see photo.
