Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,759 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/13/20: There is a hole in one of the pool cage screens on top see photo below. The palm tree on the back left side of the house is touching the soffits & pool cage & may need to be trimmed soon photo below. Made sure the water heater, range & ice maker were off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The Jeep has been removed from the garage by the client.
10/13/20: Exterior good, pool clean and water level 2/3 skimmer port, pictures below interior clean but notice cracks in drywall ceiling master bedroom into living area, no water stains? Poured vinegar down HVAC tube, humidity good.
10/13/20: Watered the two plants on the lanai. Weeds are growing in the landscape beds & pool pavers. Ran water slowly in the master bathroom sink with leaking trap.
10/13/20: Exterior 1 Palm branch down in back, dead plant in front, interior clean, humidity good
10/13/20: The house, pool cage, screens & deck may need to be pressure washed soon see photos below. Brought in 2 pool service cards dated 9/30 & 10/7. Both pool cage doors are locked.
10/13/20: Exterior good, picture birds in back, interior several dead insects disposed of them, humidity good, pictures below.
10/13/20: The carport & dock had duck droppings photos below. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below.
10/13/20: Exterior pool finished and landscaping underway, pool clean and water level good, interior clean and humidity good.
10/13/20: Cleaned up gecko droppings from the dining room, kitchen & living room floors.
10/12/20: Exterior new neighbors soon? Spider webs and insect dropping on and around the front door, vacuumed off. Interior clean and humidity good, noticed dark spot on ceiling in dining area but not wet nor does it look like a roof leak. Will take another picture next service call.
10/12/20: Brought in 1 piece of mail photo below. The ac air filter is dirty & needs replaced size 18x24x1. Weeds are growing in the landscape beds. Turned water main off to the house only.
10/12/20: Brought in 2 pieces of mail see photo below. The driveway, walkway & pool deck may need to be pressure washed soon. Most of the weeds appear to have been sprayed since the last service call. Checked the pool bathroom.
10/12/20: Paint is peeling on the exterior left side front door just below the glass. The fish pond looks clean & the water is at a good level photo below.
10/12/20: The pool water level was low around 1” from the bottom of the skimmer port when I arrived, I ran the hose in it during the entire service call to help bring the water level up. Weeds & grass are growing in all the landscape beds. Took several photos of the exterior of the house & sending via email. Both dehumidifiers are working. Lanai furniture is in the guest bedroom. A section of drywall corner bead on the coffered ceiling in the master bedroom is slightly cracking.
10/12/20: Exterior good, bag on front door brought inside, pictures below.
10/12/20: The honey bees are still going in & out of the soffits on the front of the house. The guest bathroom sink leaks underneath when water is running, the valves are shut off & it is tagged as such.
10/12/20: Exterior good, interior one large dead fly disposed of, watered plants, picture below
10/12/20: The car has been removed from the garage by the client. The lawn is excessively long & needs to be mowed photo below. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Poured capful of bleach into each toilet. Checked all damp rid buckets. Checked light timers. The guest bathroom sink leaks from underneath when water is running, the valves are shut off & it has been tagged as such.
10/12/20: Pool level 1/2 skimmer port. Photo of back guest room ceiling dark spots. Photo of ceiling and wall damage above front door.
10/12/20: The master bathroom left side sink is leaking from the trap underneath when water is running see photo below. I shut the valves off & tagged it as such. The living room tv was on when I arrived, I shut it off before leaving. The humidity level was still over 60% inside the residence, I lowered the ac thermostat to 75 & the dehumidistat to 30% to help mitigate the humidity level. The garbage disposal was seized again, I was able to free it using a hex key & some lubricant. The alarm keypad had an alert on the screen. The master bedroom & dining room lights are on. Pine needles are building up on the roof on the back right corner of the house from a large pine tree. Photos of birds below.
10/12/20: Exterior good, interior clean, poured vinegar down HVAC tube, no problems observed
10/12/20: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all light timers. Weeds are growing in the landscape bed in front & the back patio pavers.
10/12/20: No insects found
10/12/20: Exterior water on upon arrival, off upon departure, standing water left elevation, interior clean and humidity good, pictures below
