Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,887 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/9/21: Turned on the breakers to the refrigerator, water heater & range for the inspector on Monday. Brought in 2 packages of toilet bowl cleaner for the bathrooms see photo below. Left the water main on when leaving.4/9/21: Found the left side living room sliding glass door unlocked when I arrived. I made sure it was locked before leaving. Made sure the water heater, range & ice maker were off. Checked all damp rid bags.
4/9/21: There was another undated Ranson sign in the front yard when I arrived. Brought in 2 pool service slips dated 3/30 & 4/6 see photos below. Photo of the pool below.
4/9/21: Brought in 3 pieces of mail & a newspaper with a stack of sales flyers see photos below. There was a door hanger from Brightview landscape services dated 4/2 on the kitchen counter see photo below. Emptied & turned off the ice maker. Put the water heater on the vacation setting see photo below. The guest bathroom toilet handle sticks, I recommend replacing all the components inside the tank see photo below. All the ceiling fans were on when I arrived.
4/9/21: Made sure the water heater & all appliances were off. The door between the garage & home was unlocked. I locked it before leaving. The storage closet in the laundry room is open. The water stain that was on the master bedroom ceiling appears to have been painted or touched up. Will continue to monitor closely.
4/9/21: Removed the sausage & eggs from the refrigerator per the client. Made sure the water heater & range were off. Dehumidifier in kitchen read 53.
4/9/21: Brought in 21 pieces of mail including a change of address verification envelope from the post office. See photos below. Will be bringing all important collected mail to the post office for forwarding. The pool has been cleaned & the water level is now approximately 1’ below the top skimmer port. Adjusted the light timer by the front door for dst. Visual check of the trailer photo below. Turned the water on & off using the breakers in the garage.
4/8/21: The humidity level was back under the acceptable level of 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Brought in 2 pieces of mail with some sales flyers see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
4/8/21: There was a notice concerning fire sprinkler inspections on the elevator when I arrived see photo below. The living room & master bathroom lights were on when I arrived. I turned them off before leaving. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The guest bathroom toilet runs, it has been tagged as such.
4/8/21: The front door handle was unlocked when I arrived. Made sure the water heater, range & ice maker were off.
4/8/21: The portable dehumidifier in the storage room was making a loud noise when I arrived. Will send a video of the dehumidifier via text. I turned it off for a few minutes & turned it back on it quit making the noise. Moved the upstairs couches away from the wall for Grand aire hvac maintenance access photo below. The front doors needs new weather stripping. All ceiling fans & closet fans were on. The downstairs half bathroom toilet leaks from between the tank and bowl when being flushed, I use a mop bucket to pour water into the bowl to keep the trap from drying out. It has been tagged as such. Storage room #2 observations- Refrigerator & freezer were both on & cold. Dehumidifier was on. Fan was on. Temperature & humidity readings were 78.2 & 38.7.
4/7/21: Put a lockbox on the front door with a copy of the key to the residence for Instant air to perform HVAC service. Instant air is to keep the copy of the key to the residence when leaving.
4/7/21: Brought in 1 piece of mail from century link with a stack of sales flyers see photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will need another container of vinegar by next service call.
4/7/21: There was another notice from management on the front door when I arrived see photo below. I left a lockbox with the key to the residence inside on the front door for the plumber when leaving. The humidity level was well below 60% again inside the residence, I raised the thermostat to 73 for now. Will continue to monitor closely & adjust accordingly. Poured water down the guest bathroom toilet that’s shut off using a mop bucket to flush it & keep the trap from drying out. The master bathroom toilet runs slowly, it has been tagged as such.
4/7/21: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the ac thermostat to 73 to circulate air & help mitigate the high humidity level. The ac would not cycle on after I adjusted it, I waited more then 5 mins but it still would not come on. I checked the breakers inside & the condenser outside but they were not tripped & the condenser was not turning on. The ac appears to need maintenance. The Will continue to monitor closely & adjust accordingly.
4/7/21: The ac air filter is dirty & needs to be replaced size 20x20x1. The current filter was last changed on 10/20. The back flow preventer on the water main downstairs on the front of the building has not been repaired yet & still leaks when the water main is turned on. The master bathroom sink leaks from the trap when water is running, the valves are off & it is tagged as such. The master bathroom bathtub has a slow drain, it is tagged as such.
4/6/21: The garage overhead door needs a new weather stripping on the bottom which is ok to wait until client returns to replace.
4/6/21: Brought in a three pack of new pleated ac air filters see photo below. I replaced the dirty air filter & wrote the date of installation on the new filter. The clamps on the battery maintainer for the car are starting to get corroded as well as the battery terminals on the car battery see photos below. The car battery is tucked down in the engine bay & I do not have access to the terminals to try & clean them. There is a section of floor tiles approximately 3’x 3’ in the den by the front door that are starting to raise, I have tagged them as such.
4/5/21: Pool level acceptable 1/3 skimmer port. All safety gate hooks locked. Idled the car during service call.
4/5/21: Pool safety gate unlatched, I latched it, photo below. No pest activity in the garage attic. Several brown spots in the yard, example photos below. Tree are not trimmed in the back, reported In the past reports, Photo below
4/5/21: Toilets are off at valves as previously reported. Guest bath tub fixture valve is leaking, previously reported. Watered 0 plants on the lanai, neighbors are maintaining nicely.
4/5/21: Pool level at bottom of skimmer port. Door between the garage and home was not locked, I liked it before I departed. Garage dehumidifier read 48. Both toilets water valves are off at the tank. Wine cooler tea 55. Brought in seven sales flyers from mailbox.
4/5/21: Water valve was on because there was a work crew using it to power wash the sidewalks. Kitchen sink is leaking at the sink basin gasket, phot below.
4/5/21: The kitchen sink faucet drips slightly..Turned the water heater off at the circuit breaker. I remove the alkaline batteries from the remotes sometimes left in they will corrode. The master bath has sections of the drywall removed photo below. I used the outside shutoff valve to shut the water off to the condo. I also marked it as it was not identified.
4/5/21: Watered 3 interior plants. Tree out back has yet to be trimmed, photo below.
