Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,759 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/22/20: Checked all damp rids. Replaced a full bag in the master bedroom closet & refilled the small buckets.
10/22/20: New back flow preventers have been installed on all the water mains in the garage photo below. Checked water level in the golf cart batteries.
10/22/20: Grand aire was inside the residence when I arrived photos below. The downstairs air handler was off & already removed. The upstairs ac was on. All ceiling fans & closet fans were on. The downstairs half bathroom toilet leaks between the tank & bowl when flushed, the valve is off & it is tagged as such. I use a mop bucket to pour water into the bowl & flush it to keep the trap from drying out. Storage room #2 observations- Refrigerator & freezer were both on & cold. Dehumidifier was on. Fan was on. Temperature & humidity readings were 82.4 & 40.5%.
10/22/20: Started the car & let it idle during the service call.
10/22/20: Mini fridge in the dining room was on & cold.
10/22/20: Brought in 4 packages that were left at the front door see photos below. Ran the storm shutters up & down. I set the humidistat back to the original setting of 52%. Watered the plants on the lanai. Water is off at 2004.
10/22/20: There appears to have been some activity inside the residence since the last service call, the small lamp on the floor next to the entertainment center in the living room was on when I arrived photo below. I turned it off before leaving.
10/22/20: There was a fire & ice heating and air hvac invoice on the kitchen counter when I arrived see photo below. Checked the water pan in the ac return vent which had very little water in it.
10/22/20: Left the water main on when leaving per client. Master bathroom bathtub has patio furniture cushions in it.
10/22/20: The water main was on when I arrived. Ran water through fridge door. Drained water from system after water was turned off.
10/22/20: Checked damp rid bucket in the master bedroom closet which is currently only 1/4” full.
10/22/20: Removed a pesticide application sign dated 10/15 from the front yard. Brought in 1 piece of mail photo below. The pool controller lights were on. Poured capful of bleach into each toilet. Poured approximately 3ozs of vinegar with water down the hvac condensate drain line for preventative maintenance. Made sure to leave the water main on for the pool auto filler when leaving.
10/22/20: The ac air filter was dirty, I replaced it with a new one provided in the guest bedroom closet & wrote the date of installation on it.
10/21/20: There is a hole in the exterior stucco on the left side of the guest bedroom window photo below. Turned the water heater & the range breakers off. Made sure the ice maker was off. The ac air filter was dirty, I replaced it with a new one provided in the guest bedroom & wrote the date of installation on it see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived, I tried turning the thermostat down but I didn’t feel any air coming out of the vents & the ac would not come on. The ac appears to need service. The living room sliding glass door was unlocked.
10/21/20: Turned on the breaker to the pool heater & made sure it was set to 87 per client. Brought in a package that was by the front door photo below. The weeds in all the landscape beds have been removed or sprayed recently. The pool cage & screens may need to be pressure washed soon.
10/21/20: Brought in two custom made ac air filters. I replaced the dirty filter in the air handler & wrote the date of installation on it.
10/21/20: Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Checked all damp rid buckets.
10/21/20: The master bathroom toilet has a hairline crack on the front of the tank, I used a bucket to pour water down the bowl to flush it & keep the trap from drying out. The valve is off & it is tagged as such. Visually checked all pictures on the walls.
10/21/20: The ac air filter was dirty, I replaced it with a new one provided in the guest bedroom closet & wrote the date of installation on it. Poured water down the guest bathroom toilet that’s shut off using a mop bucket to flush it to keep the trap from drying out.
10/21/20: The landscape bushes on the front of the house may need to be trimmed soon.
10/21/20: Photo of the mail brought in not included in the report.
10/21/20: Lowered the ac thermostat to 75 & the humidistat to 20% per client. Brought in 1 piece of mail see photo below. The guest bathroom bathtub hot water faucet handle drips when water is running, it has been tagged as such.
10/21/20: The landscape bushes have all been trimmed recently see photo below. Brought in 1 piece of mail photo below.
10/21/20: Met with B&D heating & ac technician Keith & let him into the residence for hvac repair. I stayed with the technician until he was finished. The technician stated that he would not be able to repair the ac today & has to order parts. I made sure all doors were locked when leaving & contacted the client to advise & set the alarm.
10/21/20: Plugged in the power strip behind the family room tv & the master bedroom tv per client. Visual check of the boat photo below.
