Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,887 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/13/21: Left a lockbox on the front door for pest control service per the client.
4/13/21: The deco drain by the pool is full of dirt & has weeds starting to grow out of it. Weeds are starting to grow in some of the landscape beds. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. All landscape trees & bushes need to be trimmed & cleaned out. No mailbox.
4/13/21: The front screen door was unlocked when I arrived Android I left it unlocked as instructed.
4/13/21: The pool water level was slightly low at 2/3 the skimmer port when I arrived. I ran the hose in it during the entire service call to help bring the water level up. Brought in 2 pool service cards dated 3/30 & 4/6. Both pool cage doors are locked.
4/13/21: The cars back passenger tire is low but doesn’t seem to have changed. Kept the thermostat to 76 based on the high humidity. I turned the system on to ensure it was cooling. The ant hill on the back left corner off of the home is still active and now some of the ants have wings, see photo below. Sending to my pest guy to make sure these are not subterranean termites. Brown spot in grass left of garage.
4/13/21: Photo of the package of toilet bowl cleaner not included in the inspection report.
4/13/21: The pool water level was slightly low at 1/3 the skimmer port when I arrived. I ran the hose in it during the entire service call to help bring the water level up. Brought in a package of toilet bowl cleaner for the bathrooms see photo below. Brought in 4 pool service cards dated 3/17- 4/6. The water heater in the guest bedroom closet has excessive corrosion on the water supply valve handle. Weeds & grass are growing in all the landscape beds. The palm trees on the front of the house may need to be trimmed soon.
4/13/21: Poured vinegar down the HVAC air handler evac tube chased with water. Brought in several pieces of mail, none appeared important.
4/13/21: The mailbox appears to have been hit & was laying on the ground when I arrived see photos below. The post is broken & I put the mailbox inside the garage. The grill was open & uncovered when I arrived. I closed the lid & made sure the gas valve was off see photo below. The door between the garage & home was unlocked. Made sure the water heater was off.
4/13/21: Pool level at 1/3 of skimmer port. Garage dehumidifier read 42. Both toilets water valves are off at the tank. Wine cooler read 55. Brought in seven sales flyers from mailbox. Turned the thermostat down 1 degree to help mitigate the higher hui.
4/13/21: Brought both garbage cans down to the street for collection per the client. Made sure the water heater, range & ice maker were off. The lawn was being mowed when I arrived. The lawn company did not blow off the sidewalk to the right of the laundry room or the dock & boat ramp when they left. Turned all water on first, let it run during the entire service call & flushed the toilet several times per client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below. The dock has new wood & no duck droppings were present.
4/13/21: The ac air filter is dirty & needs to be replaced size 20x20x1. I could not find any replacements inside the residence. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All of the water supply valves inside the residence have excessive corrosion on them. There are hairline cracks in the dining room ceiling above the table, the master bedroom ceiling that runs the entire length of the bedroom in front of the closet doors & the front guest bedroom in front of the closet doors. There are no water stains & do not feel wet. The top screen is torn on the right side lanai screen door. The half bathroom ceiling has a hairline crack several feet long. Both bathroom faucets leak from the traps when water is running, I have tagged them as such. The bathroom bathtub faucet handles drip when water is running, I have tagged them as such.
4/13/21: The water main, outside light & living room tv were on when I arrived. Turned off the water heater & range breakers. Made sure the ice maker was off. All the ceiling fans were off. I turned off the tv & outside light before leaving. The tag on the vehicle has been renewed. The plastic water main still leaks a little bit when being turned. Client contacted me and advised that the water main is to be left on permanently from now on.
4/13/21: Cleaned up gecko droppings from the dining room floor.
4/12/21: Watered 3 interior plants. Thin paper package at front door, photo below. Light white mold on driver’s wheel of car, photo below. I cleaned the wheel.
4/12/21: Toilets are off at valves as previously reported. Guest bath tub fixture valve is leaking, previously reported. Watered 0 plants on the lanai, neighbors are maintaining nicely.
4/12/21: The water main was on when I arrived. Turned off the water heater & the range. Made sure the ice maker was off. The door between the garage & home was unlocked. Checked all light timers. The garage overhead door needs new weather stripping on the bottom.
4/12/21: Turned HVAC air handler off on unit, see photo. Also rebooted the internet router trying to get the thermostat back online. Dehumidifier read 45.
4/12/21: Will need more vinegar for the ac condensate drain by next service call. There are hairline cracks in the stucco underneath the front guest bedroom windows. There appears to be a piece of roof shingle missing on the front center gable of the house. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Weeds are growing in the front landscape bed.
4/12/21: Did not see any more live ghost ants on the kitchen counter after putting out the Terro ant bait station last service call. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the dehumidistat to 25% & the ac thermostat to 71 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The boat motor appears to have been leaking oil or hydraulic fluid & the seats are getting moldy. Rabbits have been digging holes in the yard. Visual check of the boat, trailer & vehicle. The tag is expired on the vehicle. There are brown stains on the wall next to the master bedroom windows.
4/12/21: There was a grey Nissan van parked in the driveway when I arrived see photo below. The humidity level was back under 60% inside the residence. I raised the ac to 75 for now. Will continue to monitor closely & adjust accordingly. Photos of the boat & motor below. Checked all damp rid buckets which are currently approximately 50% full.
4/12/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the ac thermostat to 72 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Made sure the water heater & the range were off. Visual check of the boat in the backyard photo below.
4/12/21: Drove the car within the community. Removed a Problem Solved pest sign dated 4/9 from the front yard. The water level was low in the spa again. I ran water into the spa during the entire service call to help keep the water level up photo below. Weeds are growing in all the landscape beds, driveway & lanai pavers. There are cracks in the stucco on both sides of the house. The stain on the master bathroom ceiling has not changed in appearance. The guest bathroom shower has grout coming out in the corners. Mud dauber nest are on both entryway ceilings.
4/9/21: No charge drive by brought clients key to post office for cancellation of service per the client. Photo of the receipt below. The key was sent certified mail & will require a signature upon arrival.
4/9/21: Brought all important mail collected during today’s service call to the post office for forwarding. Photo of receipt with tracking number below.
