Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,377 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/2/21: Checked all damp rids. All damp rid bags are full. Photos of boat & motor below.
8/2/21: A few weeds growing along the pavers in the edge of the concrete in front of the garage.
8/2/21: One of the potted plants on the lanai has some long roots starting to grow see photo below. Checked all soffits thoroughly. There appears to be an animal digging a hole in the landscape bed under some bushes on the back left corner of the house. Irrigation system is on. Landscape lighting was on 5. Checked all the tips on the irrigation sprinklers in the landscape beds. There is a hairline crack in the stucco underneath the back guest bathroom window several feet long on the left side of the house several feet long. The ceiling fan on the lanai by the back guest bedroom sliding glass doors is on. All ceiling fans inside are on. Wine cooler in the kitchen read 55/50. Made sure to move all the bathtub/shower faucet handles back & forth when running water per the client. Alarm system deactivated by client on arrival. Made sure to activate the alarm when leaving.
8/2/21: Poured vinegar down the HVAC condensation evac tube.
8/2/21: Weeds & grass are starting to grow in the landscape beds see photo below. All accordion storm shutters are open. The utility sink has been tagged for leaking when water is running. Mini fridge in utility room is off & door is open.
8/2/21: The ac air filter was dirty & needed to be replaced. I replaced it with a new filter provided from a package that was in the shed & wrote the date of installation on the new filter. The fill valve in the toilet is tagged for filling extremely slow. Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. Visual check of the boat in the backyard photo below.
8/2/21: Set the irrigation timer start time to 6pm on Thursdays. The pool water level was slightly low when I arrived. I set the timer to run for 30 mins. Watered all potted plants. Left the water main on when leaving per the client.
8/2/21: Weeds are starting to grow in the front landscape bed see photo below. Note from client in guest bathroom shower about not shutting completely off. Vacant lot behind house is being maintained.
8/2/21: Drove the car within the community. Removed a problem solved pest sign dated 7/20 from the front yard. Did not see any live ants on the counters. Weeds are growing in the lanai pavers. The water level in the spa was low again. I ran water into the spa during the entire service call to help keep the water level up photo below. There are cracks in the stucco on both sides of the house. The stain on the master bathroom ceiling has not changed in appearance. The guest bathroom shower has grout coming out in the corners. Mud dauber nest are on both entryway ceilings.
7/31/21: Met with the Haverty’s furniture delivery truck workers & let them into the residence for new furniture delivery. The delivery workers stated that they had everything but some of the living room furniture & one of the guest bedroom queen mattress sets. Photos below of the new furniture delivered & put together. The tile floors will have to be cleaned & the carpets vacuumed after the delivery workers were inside the residence. 1pm-3:30pm.
7/30/21: Brought all important mail to the post office for forwarding. Photo of the receipt below.
7/30/21: Removed a Hughes Exterminators pest sign from the front yard. Brought in a Hughes Exterminators invoice dated 7/28 that was in the front door when I arrived see photo below. There is a hairline crack several feet long in the stucco below the man cave window on the lanai photo below. There is a hairline crack several feet long in the living room ceiling just before the hallway. The end cap has separated some on the soffits on the front left corner of the house just left of the security camera. It appears that several screws or nails are starting to come loose on the metal roof on the front of the house. There is a hairline crack approximately 1’ in length on the master bathroom ceiling close to the shower. Checked all light timers. Did not step on the floor tiles with the sign in the kitchen. The stain on the garage ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Made sure to activate the alarm & lock the front door when leaving.
7/30/21: Brought in two pieces of mail see photo below. The alarm keypad did not have any more messages on the display. Brought in two pool service slips dated 7/19 & 7/26. Weeds & grass are growing in all the landscape beds. Watered the two plants on the lanai.
7/30/21: Watered the plant in the kitchen.
7/30/21: The pool water was green see photo below. Brought in three pieces of mail that have been damaged from rain water inside the mailbox see photo below. Will be bringing all important mail to the post office for forwarding. Visual check of the trailer. Checked the light timer by the front door. Turned the water on & off using the breakers in the garage.
7/30/21: Removed a tru green sign dated 7/29 from the front yard. Brought in a trugreen receipt that was on the front door photo below. The well pump had no pressure & was not working again when I arrived. I could not find any tripped breakers. I was unable to run any water inside the residence. The well pump appears to need service at this point. The weeds & grass appear to all have been removed from the landscape beds but the big brown paper bag is still sitting by the front door. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/30/21: Poured vinegar down the HVAC condensation evac tube. Pulled weeds on the lanai. Brownie in the yard is no better no worse than past service calls.
7/30/21: Dehumidifier in kitchen read 48. Checked the light timer in the living room.
7/30/21: The garbage disposal is tagged for not working.
7/30/21: The guest bathroom vent fan appears to have had previous water damage on the ceiling around it. It does not currently feel damp to the the touch. Visual check of leaf guard on ac condenser photo below. Poured capful of bleach into each toilet.
7/30/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/30/21: Photo below of the previous water stain on the master bedroom ceiling for reference. It appears to might have some slight bleed through on the ceiling paint. The previous water stains on the master bedroom ceiling have not changed in appearance since the last service call.
7/30/21: Bug zapper on lanai is plugged in. Water is to remain off per the client.
7/30/21: The garbage disposal is tagged for leaking from cracks on the side of it when it is being used & water is running. I have discontinued using it for now. Mini fridge in dining room was on & cold. Watered the plant on the lanai using the garden hose next to it & made sure to use the right side slider only.
7/30/21: Checked all damp rid bags & buckets. Made sure light in garage wasn’t on.
