Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,835 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/2/21: Made sure the water heater & range were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 79 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rid bags. Poured approximately 2ozs of bleach mixture down the HVAC condensate drain line for preventative maintenance.
7/2/21: Removed an undated Massey pest sign from the front yard. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the dehumidistat to 50% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. There is green pollen building up on the pool cage screens. Weeds are growing in the pool pavers. All the ac air filters throughout the residence appear to need to be changed soon. The left side water faucet handle in the guest bathroom sink is broken. It appears to have been broken & was just siliconed back on. I have tagged it as such. The master bathroom left side sink has a slow drain. I have tagged it as such. There are hairline cracks in the stucco on the right side of the house.
7/2/21: The humidity level was still over the acceptable level of 60% inside the residence when I arrived. I lowered the dehumidistat to 50% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. There are several hairline cracks in the stucco on all sides of the house & on some window ledges. There are some yellow stains on the master bedroom ceiling above the west facing sliding glass doors. The guest bathroom toilet water supply valve has a stain on the wall from a previous water leak. Will make sure to monitor closely.
7/1/21: Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
7/1/21: Drive by. Put the empty garbage cans back up on the side of the house & closed the blinds in the living room.
7/1/21: No workers were present when I arrived. The residence has not changed in appearance since the last service call.
7/1/21: Drove the suv within the community. Checked all damp rids. Had to empty & refill all the small buckets.
7/1/21: All ceiling fans are on. Put the storm shutter over the front door back down when leaving.
7/1/21: Brought in eleven pieces of mail with a stack of sales flyers see photo below. The light at the top of the stairs was on when I arrived. The front doors need new weather stripping. All ceiling fans & closet fans were on. The downstairs half bathroom toilet leaks from between the tank and bowl when being flushed, I use a mop bucket to pour water into the bowl to keep the trap from drying out. It has been tagged as such. Storage room #2 observations- Refrigerator & freezer were both on & cold. Dehumidifier is off. Fan was on. Temperature & humidity readings were 80.9 & 72.4%.
7/1/21: The refrigerator & freezer in the dining room area were both on & cold. All ceiling fans are on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All the storm shutters over the windows are open. Watered the plants by the front door.
7/1/21: The garbage disposal was seized again. I was able to free it using a disposal hex key.
7/1/21: The humidity level was slightly over the acceptable level of 60% on both floors when I arrived. I lowered both dehumidistats to 50% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The door on the mini fridge is taped shut. Did not flush the upstairs bathroom toilet per the client.
7/1/21: There was some moisture on the refrigerator door seals. I wiped it off with some paper towels. Client advised the neighbor will be watering the plants on the front porch. Water is on at 2004.
7/1/21: Checked the pan in the ac return vent which had very little water in it. The humidity level was over the acceptable level of 60% inside residence. I lowered the thermostat to 75 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
7/1/21: Master bathroom bathtub has patio furniture cushions in it.
7/1/21: The ac was on & appeared to be working correctly after being repaired since the last service call. Will continue to monitor closely. Ran water through fridge door. Drained water from system after water was turned off.
7/1/21: All ceiling fans are on. Checked the damp rid bucket in the master bedroom closet.
7/1/21: Brought in a small stack of sales flyers. Made sure the water heater, oven & ice maker were off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/1/21: Brought in a small stack of sales flyers only. All previously collected mail has been removed from the kitchen counter. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
6/30/21: There was a silver Toyota truck in the driveway when I arrived see photo below. Brought in 19 pieces of mail with a stack of sales flyers see photo below. Will be bringing all important mail to the post office for forwarding. Weeds are growing in the landscape beds. Checked all damp rid buckets. There is a hairline crack several feet long on the kitchen above the island. There is a large crack on the master bathroom ceiling. There are cracks in the stucco underneath the windows on the left side of the house. The door jamb is starting to rot on the bottom of the garage side door
6/30/21: Water 3 plants as instructed. I feel the plants are not looking all that well photos below. Front area reads temperature 77.7 humidity 52.5. The thermostat was flashing battery low so I replaced those batteries with two AA batteries from the remote for the television. The thermostat and humidistat we’re set much lower than you’d had said before so I resent them to 80° and the thermostat and 60% on the humidistat. I removed the lock box from the front door.
6/30/21: The guest bathroom toilet has been tagged for leaking between the base & floor when being flushed. The left side pool cage door is unlocked. Brought in two pool service cards dated 6/17 & 6/24. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom bathtub has low water pressure may be a clogged aerator. The garage overhead door needs new weather stripping on the bottom. I activated the alarm system when leaving the residence.

6/30/21: The carpet is loose along the wall leading into the living room.
