Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,500 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/10/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.
8/10/21: Found a water spot on the ceiling over the bar in the kitchen, photo below.
8/10/21: The guest bathroom toilet has been tagged for running. The garage overhead door needs a new weather stripping on the bottom which is ok to wait until client returns to replace.
8/10/21: Unable to run bathroom sinks, no faucets installed. I found the water main in the on position upon arrival, turned it off upon departure.
8/10/21: Ran the storm shutters up & down. The guest bathroom toilet is tagged for running. There is a section of floor tiles approximately 3’x 3’ in the den by the front door that are starting to raise, I have tagged them as such.
8/10/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I found the ac thermostat has been raised to 77 since the last service call. I lowered the thermostat to 76 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
8/10/21: The master bathroom toilet has been tagged for running. It appears to need a new fill valve & flapper. Some paint is peeling underneath the bottom left corner of the right side guest bedroom window. It does not currently feel wet or damp. Checked & watered the 12 plants on the lanai.
8/10/21: Ran the storm shutters up & down. There is still a key under the front door mat. The ac air filter is dirty & needs to be replaced size 20x20x1. I could not find any replacements inside the residence.
8/10/21: Poured vinegar down the HVAC condensation evac tube. I kept the humidistat at 50 based on the humidity reading. Changed the HVAC filter.
8/10/21: Fire sprinkler inspection has been performed since the last service call see photo below. Portable dehumidifier in kitchen read 50. Watered the plant in the kitchen & rotated it.
8/10/21: Removed a problem solved pest sign dated 8/5 from the front yard. The palm tree on the front of the house appears to be dying.
8/10/21: The pool pump appears to still be leaking when running see photo below. The master bathtub shower handle is tagged for leaking when turned on. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 66.4% & 87.0. Made sure to leave the water main on for the pool auto leveler when leaving.
8/10/21: The water hose for the pool auto filler has not been replaced yet. Client advised they will arrange a new hose for the pool auto filler. The pool water level is currently at the optimal level of half the skimmer port. There is a brown spot in the lawn on the back right side of the house see photo below. 8/10/21: Brought in a small can of paint that was by the front door when I arrived see photos below. Visual check of the boat photo below.
8/10/21: Brought in one piece of mail with some sales flyers see photo below. Checked all damp rid bags. There is some Areca palm debris on the bottom of the pool. Watered the two plants inside by the front door. Checked all light timers. There is mildew from condensation on the air handler in the garage. The stucco is splitting on the front right corner of the house which appears to be a section of metal corner bead approximately 2’ from the ground.
8/10/21: Removed a problem solved pest sign dated 8/9 from the front yard. There is green pollen starting to build up on the pool cage & may need to be pressure washed soon. There is some browning in the lawn on the right side of the house. The master bedroom & back guest bedroom lights are on. Did not run any water per the client.
8/10/21: Removed a truly nolen pest sign dated 8/7 from the front yard. Portable dehumidifier in kitchen read 55. The guest bathroom sink is tagged for leaking from the trap when water is running.
8/10/21: The lawn still has some minimal brown spots on the left side & in the back. All the master bathroom water supply valves have excessive corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Left the water main on when leaving per the client.
8/9/21: Electrical box still uncovered, photo below. Weeds growing on the lanai. Restated back right corner tree as it was leaning too far to one side.
8/9/21: Watered the three plants on the lanai.
8/9/21: Watered all the potted plants on the lanai inside and outside the hurricane shutter. Armadillo hole has fresh digging, I brought some cayenne pepper to pour into the hole. This is known to prevent the return of the armadillo.
8/9/21: Watered the 3 interior plants. Tree out back has been trimmed, photo below. Photos of front bushes below.
8/9/21: I removed a yellow pest patrol sign from the yard and on my walk around to the right side of the garage I was immediately stung by a wasp. There is/was a very active nest in the window, photo below. As I walked to the front door an even bigger nest was in the corner and 3 very small nest on the center light. I found your wasp spray and they are now history.
8/9/21: Several pest droppings in the guest bathroom and utility area as reported before. The canvas that covers the damaged front skylight is torn and not converting the skylight, pitot below. Watered the plants on the lanai as it has been a few days since we had rain.
8/9/21: Client requires no water to be used in sinks, toilets, tubs and showers. The dehumidifier read 48.
