Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,948 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/27/21: The guest bathroom toilet tank has iron building up in it from the city water causing the water to come out orange & needs an iron tablet see photo below. Cleaned up spider webs along baseboards & in the garage. The kitchen sink faucet leaks from underneath when water is running, the valves are shut off & it has been tagged as such. Did not run water in the master bathroom shower until repairs are completed.4/27/21: Checked all damp rid buckets. Both door handles are unlocked. The wood is starting to rot along the outside of the back lanai. No mailbox.
4/27/21: The humidity level was well under 60% inside the residence. I raised the thermostat to 77 for now. Will continue to monitor closely & adjust accordingly. The garage overhead door has light showing through which is allowing dirt & leaves to come into the garage & needs a new weather stripping on the bottom. There are cracks in the stucco below the back living room window. A section of gutter has come apart on the right side of the house above the guest bathroom window. A new air filter is recommended size 19.5 x 23. The master bathroom toilet fill valve has quit working.The driveway & walkway needs to be pressure washed. The wood beam going across the front of the house is rotting. The accent wall on the front of the house has paint starting to peel.
4/27/21: There was a purple pt cruiser in the driveway when I arrived possibly the neighbors on the right side as they are having their roof replaced see photo below. Removed the onions from the kitchen per client. Made sure the water heater & range were off. The guest bathroom toilet tank needs an iron tablet as the tank has iron build up in it from the city water which is causing the water to come out orange & stain the bowl see photos below. Shut the water main off when leaving.
4/27/21: I moved the ac thermostat up to 85 & the dehumidistat to 65 per the client. The weeds have been removed from the deco drain by the pool. Weeds are growing in all the landscape beds. Swept dead ants off the guest bathroom floor. The fence needs to be pressure washed & the pool cage screens have green pollen building up on them. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox. Removed the lockbox from the front door when leaving.
4/27/21: The board on the dock is loose again see photo below. Brought in 3 pieces of mail with a stack of sales flyers see photo below. Weeds are growing by the pool. The flapper for the pool skimmer port has not been replaced yet. Wine chiller in kitchen was on & read 52. Watered the plant in the living room & rotated it. Checked all light timers.
4/27/21: Called client upon arrival to troubleshoot cameras inside the residence. Turned off the water heater, range & ice maker. Ran all faucets & showers on the hot side to prevent odor per client. The deadbolt on the garage side door was unlocked. Checked all light timers. The south pool cage screen door is locked & I made sure the north door with the padlock was unlocked from the inside. The plants on the lanai have been removed.
4/27/21: There was a stack of sales flyers in the mailbox. The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
4/27/21: The lawn was being mowed when I arrived. I could not find any pool service slips during today’s service call. Both pool cage doors are locked.
4/27/21: Put the grill inside the lanai per the client. The battery on the vehicle was making a boiling sound inside of it & the battery charger was very hot. I disconnected the battery charger & unplugged it for now. There are some weeds starting to grow in the front landscape bed. The mailbox has been hit by a car & is inside the garage.
4/27/21: Photo of grass removed from a section of the front yard to the left of the mailbox not included in the report from what appears to be county work which may have contributed to the higher water pressure inside the residence during today’s service call.
4/27/21: The driveway pavers have excessive weeds & grass growing in them. Turned all water on first, let it run during the entire service call & flushed the toilet several times per client. The water pressure throughout the residence was stronger during today’s service call. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below. No duck droppings were present on the dock.
4/27/21: The mailbox was laying on the front porch when I arrived. It appears that the wood support holding it in place in the ground has rotted & it fell over see photos below. I put it in the garage for now. Removed an active hornets nest from the front soffits. The ac air filter is dirty & needs to be replaced size 20x20x1. I could not find any replacements inside the residence. All of the water supply valves inside the residence have excessive corrosion on them. There are hairline cracks in the dining room ceiling above the table, the master bedroom ceiling that runs the entire length of the bedroom in front of the closet doors & the front guest bedroom in front of the closet doors. There are no water stains & do not feel wet. The top screen is torn on the right side lanai screen door. The half bathroom ceiling has a hairline crack several feet long. Both bathroom faucets leak from the traps when water is running, I have tagged them as such. The bathroom bathtub faucet handles drip when water is running, I have tagged them as such.
4/27/21: There appears to have been activity inside the residence since the last service call. The living room tv was on again when I arrived, the range breaker has been turned back on & I turned off the night light by the kitchen entrance. The deadbolt on the back door & one of the storage sheds was unlocked. I left the water main on when leaving per the client.
4/27/21: Swept gecko droppings on the garage floor.
4/26/21: The car’s back passenger tire is low but doesn’t seem to have changed. Moved the thermostat to 78 based on the humidity. The ant hill on the back left corner off of the home is still active.
4/26/21: The irrigation junction box in the back yard was uncovered, I put it back on.
4/26/21: Put the empty garbage cans back into the garage. The garage light was on when I arrived. I turned it off before leaving.
4/26/21: Garage dehumidifier read 48. Both toilets water valves are off at the tank. Wine cooler read 55. Brought in seven sales flyers from mailbox. Moved thermostat at 77 degrees based on the humidity.
4/26/21: Toilets Seran wrapped and covered. The humidity is high inside your home. I set the thermostat to 78 and the humidistat to 55 to mitigate this issue. Several tiny spots in the lawn have been dug up, nothing major probably an armadillo digging for grubs.
4/26/21: The pool concrete needs cleaned. One full screen panel missing at the top of the cage as reported previously.
4/26/21: There is a crack in the stucco on the left side of the house several feet long underneath the guest bedroom window next to the pool pump equipment starting on the window sill going down see photo below. The irrigation timer box is closed & locked. The door between the garage & home was unlocked & all of the exterior door handles were unlocked. There was a green watering pail laying in the landscape bed by the water main on the right side of the house photo below. I put it in the garage. Made sure the water heater, range & ice maker were off. Removed batteries from all remotes. All thermostats were set to 80. Guest wing hallway temps were 80.5 degrees & 50.6% humidity. Master bath hall temps were 80.7 degrees & 54.9% humidity.
4/26/21: The garage overhead door was open & there was a man named Dave in a red suv who said he was a friend of the clients dropping off stuff into the garage when I arrived. He left shortly after I arrived & closed the garage overhead door when leaving. Brought in 4 pieces of mail with a stack of sales flyers see photo below. The garbage disposal in the kitchen sink is rusted underneath where it connects to the sink & leaks when water is running see photo below. I have tagged it as such. Will send a video via text to the client. The master bathroom sink closest to the bathtub is leaking from the trap when water is running see photo below. I have tagged it as such. Will send a video to the client via text. Emptied & turned off the top ice maker to prevent the ice from hardening & damaging the ice dispenser. Turned off the water heater. The right side sliding glass door was unlocked in the back guest bedroom. There is a section of weather stripping missing & damaged on the outside pool lanai storage door see photo below. The fish pond looks clean & the water is at a good level. I was able to count approximately 12 fish photo below.
4/26/21: Toilets are off at valves as previously reported. Guest bath tub fixture valve is leaking, previously reported. Watered 0 plants on the lanai, as it had rained earlier. The alarm is to be off per client’s text last week. Blue tarp on roof is tattered, photo below. Mole activity front corner of garage, photo below. Brought in 3 pieces of mail, photos below.
4/26/21: Unplugged the air freshener inside the residence per the client. The humidity level was below 60% inside the residence. I raised the thermostat to 70 for now. Will continue to monitor closely & adjust accordingly. Swept leaves off the garage floor that are coming in from underneath the overhead door. Checked all light timers. The garage overhead door needs new weather stripping on the bottom.
