Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,835 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/3/21: Drive by storm prep. Closed the storm shutter on the front lanai.7/3/21: Storm prep drive by. Put all furniture on the front lanai inside & closed the front storm shutter see photos below.
7/3/21: Drive by storm prep. Installed the track for the accordion storm shutter over the front door & closed the storm shutter see photo below.
7/3/21: Drive by storm prep. Brought in the table by the front door & closed all the storm shutters.
7/3/21: Drive by storm prep. Closed the storm shutter over the kitchen window & closed the shutters in the lanai all the way.
7/3/21: Drive by storm prep. Brought in all the furniture & items on the front lanai & closed the shutter over the front door see photos below.
7/3/21: Drive by storm prep. Closed all the storm shutters on the back lanai that management had opened for screen replacement.
7/3/21: Put all the patio furniture & light items behind the big accordion shutter. Closed the other accordion shutters over the master bedroom doors & over the front door see photos below. All the shutters were difficult to close as the tracks were full of mud dauber nest. Was unable to hang the storm shutter panels over the aquarium windows as there was no hardware provided to hang the panels.
7/3/21: Drive by- Client contacted us & advised that they received notification from their power company that their power had been interrupted. I went to the residence to make sure there wasn’t any tripped breakers and power has been restored to the residence. The refrigerator was on & the ac was on & working when I arrived. No breakers were tripped in the breaker panel. Everything in the refrigerator & freezer felt really cold & there also wasn’t any condensation around the refrigerator door seals so I don’t think the power was out for very long. I did a quick walkthrough with my flashlight to confirm everything was ok.
7/3/21: Brought all important mail to the post office for forwarding. Photo of the receipt below.
7/2/21: The end cap is separating on the soffits on the front left corner of the house just left of the security camera see photo below. It appears that several screws or nails are starting to come loose on the metal roof on the front of the house see photo below. Could not find any wasp or bees nest near the doorbell camera or in the front entryway. There is a hairline crack approximately 1’ in length on the master bathroom ceiling close to the shower. Checked all light timers. Did not step on the floor tiles with the sign in the kitchen. The stain on the garage ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Made sure to activate the alarm & lock the front door when leaving.
7/2/21: Brought in two pieces of mail see photo below. Brought in two pool service slips dated 6/21 & 6/28. The alarm keypad had a message on the display to replace the living room sliding glass door battery. Watered the two plants on the lanai.
7/2/21: There was a large paper bag filled with weeds sitting by the front door when I arrived see photo below. It appears someone has started to pull some of the weeds & grass from the landscape beds. Turned the irrigation system off per the client see photo below. Poured a bag of salt in the water softener. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/2/21: Made sure the water heater, range & ice maker were off.
7/2/21: There was a package laying inside the front door when I arrived see photos below. Dehumidifier in kitchen read 51. Checked the light timer in the living room.
7/2/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/2/21: The alarm keypad was beeping when I arrived. I was able to silence it by pressing the off button. The humidity level was slightly over the acceptable level of 60% inside the residence. I lowered the thermostat to 80 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The garbage disposal was seized again. I was able to free it using a disposal hex key & lubricated it again. The previous water stains on the master bedroom ceiling have not changed in appearance since the last service call.
7/2/21: Brought in five large damp rid buckets & distributed them throughout the residence next to all the small buckets see photo below. I also replaced several full damp rid bags throughout the residence with the box of bags provided on the kitchen counter. Bug zapper on lanai is plugged in. Water is to remain off per the client.
7/2/21: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 78 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Checked all damp rid bags.
7/2/21: The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 78 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rid bags & buckets. Made sure light in garage wasn’t on.
7/2/21: Sprayed two active hornets nests above the front door. The garbage disposal is tagged for leaking from cracks on the side of it when it is being used & water is running. I have discontinued using it for now. Mini fridge in dining room was on & cold. Watered the plant on the lanai using the garden hose next to it & made sure to use the right side slider only.
7/2/21: Client advised they will have the ac serviced when they return as it is currently working fine. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance using the vinegar provided. Water heater is on vacation mode. Put the key back in the lockbox when leaving.
7/2/21: The humidity level was below 60% inside the residence again. I raised the thermostat to 78 for now. Will continue to monitor closely & adjust accordingly. Visual check of out building in backyard. Made sure to turn off both water mains before leaving.
7/2/21: The pool water level was slightly low at 1/4 the skimmer port. I ran the hose in it during the entire service call to help bring the water level up. Have had lots of heavy rain recently to help offset evaporation. Brought in four pieces of mail which were destroyed by water from the mailbox allowing rain to get inside. Will be bringing all important mail to the post office for forwarding. Visual check of the trailer. Checked the light timer by the front door. Turned the water on & off using the breakers in the garage.
7/2/21: Replaced the ac air filter & wrote the date of installation on the new filter. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the dehumidistat to 55% for now to circulate air & help mitigate the high humidity level. Will continue to monitor & adjust accordingly.
