Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,948 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!

5/3/21: Paul was extremely low began raining running water immediately to bring up to the middle of the skimmer Port. Texted the client he agreed leaving the timer on the hose to the pool was a good idea at two hours. Some weeds growing between the pavers in the pool area. Light in utility area was on I turned off. I found the heat lamp over the shower in the master bath on I turned it off.The water valve on top of the water heater was off I consulted client and decided we should turn on in order to circulate the water and the water heater during the summer.. We discussed the water main valve and the client would like it to remain on for the pool company. I removed all of the alkaline batteries from the remote as sometimes they tend to corrode during the summer. I walked back through the house a third time to make sure all of the water faucets and toilets were not running as we’re leaving the water on to the home.
5/3/21: Walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks as well to ensure neither toilet tank was running.
5/3/21: Garage dehumidifier read 48. Both toilets water valves are off at the tank. Wine cooler read 55. Brought in several sales flyers from mailbox. Can I be sure but I think the front door was unlocked. I didn’t feel the resistance when I went to unlock it but I didn’t try opening at first either. The flyers and mail on the counter from previous inspections we’re gone. The door to the garage from the home was unlocked. Both toilet seats and lids were down which I leave them up to promote airflow and reduce or eliminate mold. Per a text conversation from client I am leaving the hose on and filling the pool hall and will return later to shut it off. I ran the water into the pool all the time I was here and it only brought it up less than a quarter of an inch so I’ll try to return in a couple of hours to see the level and shut the water off.
4/30/21: Client will replace guest bedroom screen when they return.
4/30/21: Made sure the water heater, range & ice maker were off. The ceiling fan on the lanai was on, I turned it off before leaving. The living room & the master bedroom sliding glass doors were unlocked. There was a blue liquid on the master bathroom shower floor which appeared to be toilet bowl cleaner. It went away after I ran water in the shower see photos below.
4/30/21: Made sure the water heater, range & ice maker were off. The ac air filter has been replaced. Turned the water supply off to the guest bathroom toilet after flushing it per the client instructions.
4/30/21: There still appears to be a rusted hole in the metal roofing looking down from the balcony see photo below. The screen on the balcony screen door is grey from being dry rotted & has several holes in it photo below. The humidity level was back under 60% inside the residence on both floors when I arrived. I raised the dehumidistat to 60% for now. Will continue to monitor closely & adjust accordingly. Started the suv & let it idle during the service call. The lawn chairs have been removed from the side of the vehicle. Checked the attic space upstairs. Watered the plants on the kitchen table. Put the key back in the lockbox when leaving.
4/30/21: Brought in two packages of toilet bowl cleaner for all the bathrooms see photo below.

I poured water down the drain using the water jug provided. Found the ac thermostat moved back up to 78 since the last service call. The humidity level was under 60% inside the residence so I did not make any adjustments. Will continue to monitor closely & adjust accordingly.

4/30/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Watered the plant on the kitchen counter. All ceiling fans are on. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance.
4/30/21: Made sure the water heater, range & ice maker were off. Watered the two plants in the living room. Vacant slip was in the mailbox.
4/30/21: Made sure the water heater, range & ice maker were off. The breaker panel is making a buzzing sound. Will send a video via text to the client. The sliding glass door all the way to the left in the kitchen was unlocked. All ceiling fans are on. The left side shower head in the master bathroom shower does not work. The master bathroom toilet runs. I have tagged it as such. The ac air filter in the master bedroom hallway was dirty. I replaced it with a new one provided next to the air handler & wrote the date of installation on it. The air filters appear to be too small of a size for the air handler & are getting sucked up into the handler.
4/30/21: Made sure the water heater, range & ice maker were off. Brought in a one gallon container of vinegar for the HVAC condensate drain line see photo below. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. There is some corrosion on one of the water main valves on top of the water heater see photo below. All ceiling fans are on. The mini fridge on the lanai was on & cold.
4/29/21: Made sure the range & ice maker were off. Dehumidifier in kitchen read 60. The humidity level was over the acceptable level of 60% inside the residence on both floors. I lowered the ac thermostat one degree to 77 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The living room right side sliding glass door & the master bedroom sliding glass doors were unlocked. Checked all damp rid buckets & bags. The stains on the master bedroom ceiling have not changed in appearance, will continue to monitor closely.
4/29/21: Brought in a small stack of sales flyers only from the mailbox. Made sure the water heater, range & ice maker were off. Dehumidifier in kitchen read 48. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The ceiling fan on the lanai is on & the storm shutters are partly open for ventilation.
4/29/21: The water main was on when I arrived. Connected the battery maintainer & air dryer to the car see photos below. I had to start the car to move it closer to the extension cords & the check engine light came on after starting the car see photo below. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 75 to circulate air & help mitigate the high humidity level. The ac thermostat had a message on the display to change the uv lamp. Will continue to monitor closely & adjust accordingly. Made sure the water heater, range & ice maker were off. Watered the real plants on the kitchen window sill. The master bedroom light was on.
4/29/21: Picked up the envelope from Haags with the key in it.
4/29/21: The wine cooler in the dining room was on & reading 41/50.
4/29/21: The ac air filter is dirty & needs to be replaced size 24x24x1. It has not been replaced since 7/2/20 & I could not find any replacements inside the residence. Made sure the water heater & ice maker were off. Put the ac dehumidistat on 55%. Closed all storm shutters. One of the large shutters on the lanai appears to be broken & will not close see photo below. Brought in all cushions from the patio furniture & brought all furniture on the front porch inside for storm preparation per the client photos below.
4/29/21: The humidity level was well below 60% inside the residence when I arrived. I raised the thermostat to 77 for now. Will continue to monitor closely & adjust accordingly. The master bathroom toilet runs. I have tagged it as such. The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
4/29/21: Ac air filter was replaced on 4/5/21. The living room sliding glass door was unlocked when I arrived. The water pressure was low throughout the residence again after running water in each bathroom.
4/29/21: There was a golf cart parked behind the car in the garage when I arrived see photo below. The humidity level was back under 60% inside the residence when I arrived after making the last adjustments. I raised the thermostat to 78 for now. Will continue to monitor closely & adjust accordingly. The money for the cleaning service that was on the kitchen counter has been removed & the residence appears to have been cleaned since the last service call. Brought in a container of vinegar for the HVAC condensate drain line see photo below. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance.

4/28/21: Met with Anthony from A++ Proformance Plumbing Inc & let him into the residence to repair the broken guest bathroom bathtub faucet handle. I stayed with Anthony until he was finished repairing the handle & confirmed that the handle was working correctly. Anthony stated that the valve inside had to be rebuilt using genuine Moen parts. I made sure the front door was locked & the water main was off when leaving see photos below. A++ Proformance will contact the client for payment. There was a piece of mail in the mailbox as well see photo below. 2pm-4pm.
