Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,562 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/15/24: The pipe connections on top of the water manabloc in the garage are corroded. All ceiling fans are off. Mini fridge in kitchen is off & door open. Monitoring all old water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed. Visual check of the boat photo below.
7/15/24: Excessive weeds are growing in all of the landscape beds. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
7/15/24: I accidentally set off the alarm by not getting to the keypad fast enough when I arrived. I was able to silence it by entering the passcode. Lawn conditions have returned to normal. Irrigation system is in the run position. All ceiling fans are off. Poured approximately 1/4 gallon of the premixed ac drain line cleaner down the ac condensate drain line for preventative maintenance. Visual check of the boat photo below. Strap was tight. Green slip is in mailbox.
7/15/24: Excessive weeds are growing in all the landscape beds. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Pool pump is scheduled to run between 9am-4pm. Visual check of the dock & irrigation float in canal. All storm shutters are closed.
7/15/24: Tom with the pool company was servicing the pool when I arrived. Tom stated that he replaced some seals on the pool pump but it is still leaking due to a cracked housing. Current photos of the lawn below. The lawn still has some browning throughout the yard. The irrigation timer box is locked. The pool pump is still leaking while running. All thermostats were set to 80. Guest wing hallway temps were 80.9 degrees & 53.3% humidity. Master bath hall temps were 80.6 degrees & 53.3% humidity.
7/15/24: The lawn had several new brown spots in the front yard and right side of the house when I arrived see photos below. Monitoring the old water stain in the master bedroom closely. All ceiling fans are off. Left the utility room light on per the instructions. Both pool cage screen doors are locked. All storm shutters are closed.
7/15/24: Monitoring all old water stains on the ceilings closely. Excessive cobwebs etc are starting to build up on the exterior of the house & may need to be pressure washed soon. Large crack on wall in lanai. One of the lanai screens has a large tear in it. Attic soffit vent screens are damaged. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house.
7/15/24: Brought in one piece of mail see photo below. Checked all damp rids. Lanai screen door is locked.
7/15/24: Uv lamp in air handler was on. Lamp in living room is on. All ceiling fans are on.
7/15/24: Drive by. Went back to the residence and put the irrigation timer back in the auto position.
7/15/24: Weeds and grass are starting to grow in the front landscape bed see photo below. Lawn conditions are starting to return to normal. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. No packages by front door. All ceiling fans are off. Checked all light timers. Checked irrigation float in pond. Lanai screen door is locked. Put the key back in the green bin when leaving & closed the overhead door.
7/15/24: I watered the 5 plants in the pool/lanai area as instructed. I found a pool company slip on the lanai, dated 7/10/24. There are two relatively large piles of palm fronds at each side of the back yard. The photo below shows the average amount I collected any that were in the yard and added to the piles.
7/15/24: The plastic planter with the pygmy date palm on the right side of the garage was laying on its side when I arrive see photo below. The plastic base appears to have flattened and broke due to the weight of everything inside of the planter. Weeds & grass are starting to grow in the landscape bed see photo below. All ceiling fans are off. Pool timer is set to run between 4:45am-6:45pm. Both lanai screen cage doors are unlocked. Ran water through the shower on the lanai. Pool safety fence is installed. Irrigation system is in the off position. Left the water main on when leaving for the pool.
7/15/24: The landscaping has weeds beginning to grow in it and some cracks of the pavers have weeds too. I pulled some of the larger ones.
7/15/24: A neighbor advised that the sprinkler head by the mailbox in the front yard is not working correctly. The sprinkler head does appear to be buried excessively deep and may not be reaching over the grass. The humidity level was over the acceptable level of 60% inside the residence again. I lowered the humidistat to 20% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The lawn is looking better since the last service call there is just one brown spot on the right side of the house. Irrigation system appears to be set correctly. All of the landscaping looked good & I did not see any weeds. Gfi outlet in guest bathroom is temporarily tripped. All ceiling fans are off. All water supply valve’s throughout the residence are corroded. Rope is across driveway.
7/15/24: None of the exposed walls inside have signs of moisture, and it has rained all night and off and on all morning. Brought in several pieces of mail, one appeared important, photo below. Weeds beginning to grow on the lanai, reported previously. I can only photo the new plants out back on one side because the other side has grown too high for me to get the camera above them.
7/15/24: The smoke detector outside the master bedroom doorway was chirping when I arrived. I replaced the battery with one new 9V battery provided from a kitchen drawer and tested it after installing the new battery. Valve to water heater is off. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
7/15/24: There is browning in the yard, and it remains the same from last service call. The kitchen sink trap is leaking at the transition nut, reported previously. The left side MB sink has a slow drain. Both of these sink items have been tagged.
7/15/24: Made sure the water heater was off. Mini fridge was on & cold. All ceiling fans are off. The driveway & sidewalk may need to be pressure washed soon. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Lanai screen door is unlocked. Both sheds are storm damaged.
7/15/24: Put the no rust concentrate & bleach in the container on the left side of the house & filled it with water. All of the landscaping bushes have been trimmed since the last service call. The lawn has excessive browning throughout. Clients are aware. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy. Lanai screen door is unlocked.
7/15/24: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is inactive again. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 4 tires appear a bit low the back passenger tire is flat. The pool level is very low so much so that I’m going to keep the water running while I do the neighbor to see where the pool level is when I’m finished. I’m not sure that this is even necessary because the water is below the skin report inside the pool however there’s more than enough water in the pool pump so it appears as if the water is being drawn from the bottom center drain and not the skimmer.
7/15/24: There appears to have been some activity inside the residence since the last service call! I found a piece of broken baseboard on the table by the sliding glass doors & the guest bathroom light was on when I arrived see photo below. Storm shutter on lanai is open. Will run the storm shutter on the lanai up & down once per month & spray the tracks with pledge for preventative maintenance.
7/15/24: I walked the house twice to ensure the water was off to all showers, tubs, and toilets. Toilet supply lines are off at their individual valves. The bushes around the house will need trimming soon, reported previously.
7/15/24: Brought in a pool slip dated 7/13/24. Checked each plant with a moisture meter, none needed watering.
7/15/24: Photo of boat & motor below. Checked all damp rid buckets. Electric pole in backyard is leaning. All clam shell shutters are closed. Garbage cans are secured. Put the keys back in the shed when leaving.
