Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,926 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/19/25: Ran the storm shutters up & down for preventative maintenance. The automatic ac condensate drain line cleaner is 3/4 full. Will replace the refill bottles as needed & take a photo of the QR code for the client. All ceiling fans are off. Will run the storm shutters individually every fourth service call. Storm shutters on the lanai are closed. Water was on in #2004.6/19/25: The humidity level was still over the acceptable level of 60% inside the residence. I lowered the humidistat to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Wine cooler in dining room was on & cold. Mini fridge & freezer in dining room were both on & cold. All storm shutters are closed.
6/19/25: The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
6/19/25: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All plantation shutters are closed. All ceiling fans are off. One of the living room windows facing the pool has cracks in the glass. Storm shutters on lanai are closed.
6/19/25: The ac thermostat settings have been changed & the air filter replaced since the last service call. Ran two cups of water through the fridge door. All ceiling fans are off. Storm shutters on lanai are closed. Drained water from system after water was turned off.
6/19/25: The water heater was manufactured on 10/09/2020. The right rear tire on the car has a leak & is consistently getting excessively low. Client is addressing. Several faucets throughout the residence have extremely low water pressure. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai. Large piece of batts insulation laying on lanai floor. Exterior of car is dirty & will need to be washed when client returns.
6/19/25: The backflow valve connected to the water main in the parking garage leaks when the water main is turned on. Replaced the battery in the doorbell camera with a fully charged battery & put the other battery back on the charger. New louvers are waiting to be installed on the front of the building. Alarm system is deactivated. All ceiling fans are off. Will replace the battery in the ring doorbell camera once per month. All storm shutters are closed except the shutter over the front door.
6/19/25: The humidity level was back under 60% inside the residence after making the last adjustments. Will continue to monitor closely & adjust accordingly. Wine cooler is off & door open. All storm shutters are closed. Front of building is waiting on a section of louvers to be replaced. Turned the water on & off using the water main inside the residence.
6/19/25: All ceiling fans are off. Checked damp rid bucket in master bedroom closet. Storm shutters on lanai are closed. New louvers are waiting to be installed on the front of the building.
6/19/25: Mini fridge was on & cold. All ceiling fans are off. Storm shutters on lanai & back windows are closed.
6/19/25: Watered the three orchids on the kitchen counter. Mini fridge was on & cold. All ceiling fans are off. Furniture is on front porch. Storm shutters on lanai are closed. All other storm shutters are currently open.
6/19/25: All of the plantation shutters & valances have been removed from all of the windows & temporary blinds have been installed. Waiting on new special order ac air filters to arrive size 20x23x1. Wine chiller in master bedroom closet was on & cold. All ceiling fans are on. Checked all damp rid buckets. Storm shutters on lanai are closed.
6/19/25: Portable dehumidifier in kitchen read 50. Did not use the garbage disposal. The mini fridge in the dining room was on & cold. Both washer & dryer doors are open to prevent odors. Both attic spaces were dry. Monitoring all old water stains on the ceilings closely. All storm shutters are closed except for the shutter over the front door.
6/19/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. There is paint peeling on the ceiling next to the master bathroom shower which appears to be caused by moisture coming from the shower when being used. Painters will be needed to repair the ceiling. Client will address. The metal parking garage storage room door is excessively rusted & may need to be painted or replaced soon. All ceiling fans are off. Checked attic space upstairs. Section of storm damaged lanai floor is taped off & waiting to be repaired.
6/19/25: My keys provided will no longer work in the deadbolt on the front door. Checked all damp rid buckets. The dining room & living room windows both have a thick white haze on them. Client is addressing. Torn window screen is waiting to be replaced. Client is addressing. Water was off in #603.
6/19/25: Brought in two packages that were laying by the front door when I arrived see photo below. Made sure the water heater, range & ice maker were off. The refrigerator is full of perishable items photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I found the thermostat fan was set to circulation mode instead of auto. I set the fan to auto & lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Mini fridge in kitchen was on & cold. Washer & dryer doors are cracked open for ventilation to prevent odors. Furniture on front porch & lanai. Storm shutters are cracked open. Parking garage door is room door is locked.
6/19/25: The humidity level was well below 60% inside the residence when I arrived. I raised the thermostat to 75 for now to save energy. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Storm shutters on lanai are cracked open for ventilation. Parking garage storage room door is locked.
6/18/25: Made sure the water heater, range & ice maker were off. Monitoring the water damaged dining room ceiling closely. Everything was currently dry. A section of the roof is tarped & a solar panel section is leaning on the left side of the residence photos below. The plate on the Kia expires soon photo below. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rids. All ceiling fans are off. Patio furniture on front porch. Lanai screen door is locked. All storm shutters are closed.
6/18/25: Contractor access. Met with Hughes pest control technician Adam & let him into the residence for inspection & to check the termite bait station. Adam inspected the inside of the residence, attic, exterior termite bait stations, detached garage & stated that he did not find any active termites but did find some old mud tubes from the termites in the attic. I stayed with Adam until he was finished & made sure everything was closed & locked up when leaving. 8:30am-11:00am
6/17/25: One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
6/17/25: Brought in one piece of mail with a stack of sales flyers see photo below. All ceiling fans are off. Will pour a bottle of the Nuline drain cleaner down the hvac condensate drain line every 90 days for preventative maintenance if applicable. Lanai screen door is unlocked. All storm shutter panels are on.
6/17/25: Front load washing machine door is cracked open to prevent odors. Lanai screen door is locked.
6/17/25: All ceiling fans are off. Checked all light timers. No mailbox.
6/17/25: Brought in one piece of mail see photo below. Half the accordion storm shutters around the residence are open. Made sure the garage overhead door was closed when leaving.
6/17/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Removed cobwebs from around the security cameras on the lanai. All ceiling fans are off. Turned the water main off to the house only when leaving.
