Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,327 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/14/25: The pool pump appears to have been repaired as it was not leaking during today’s service call. The tree on the back right corner of the house is touching the roof of the house & It may need to be trimmed soon photo below. Removed an elite pest signed dated 9/22 from the front yard. The lawn has some browning in the backyard. Client advised the perishable food items inside the refrigerator belong to the neighbor who is temporarily using the residence. There are some bird droppings on the lanai. There are a couple sections of soffits pushed up along the back of the house. The pool is missing a couple tiles on the waterline. Client is addressing. The metal in the stucco trim on the front & sides of the residence appear to be rusting excessively in several areas. Boat outlet power was on. Rusted metal banding on the front left & right corners of the house. Ran the cleats up & down on the slidemoor tracks & made sure to engage the locks over the water when finished. Watered the two plants by the front door. Checked all light timers. All ceiling fans are on. Checked all damp rid buckets. Visual check of the truck in the driveway. Visual check of the boat photo below. Left the water main on when leaving.
10/14/25: The AC system was back on and appeared to be working correctly again since being repaired after the last service call. Removed a truly Nolan pest sign dated 10/14 from the front yard. The lawn has some brown spots throughout the entire yard.
10/14/25: The new pool company was at the residence when I arrived. The pool water level was low and green. The new pool company stated they were going to get the water level back up to the correct level and get the water clear again. The white Toyota Camry is in the driveway. The lawn is starting to look better. Checked all damp rid buckets. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Green slip in mailbox.
10/14/25: The plate on the vehicle expires soon. Poured several ounces of vinegar down the ac condensate drain line for preventative maintenance. The water heater is 10yrs of age & may need to be replaced soon. Checked all light timers. All ceiling fans are off.
10/14/25: Removed a problem solved pest sign dated 10/8 from the front yard. All ceiling fans are off. Water softener salt container is full. Visual check of the boat photo below. All storm shutters are closed.
10/14/25: Only the green power light was illuminated on the Internet modem when I arrived. I unplugged the modem and rebooted it but only the power light would stay illuminated. The lawn has some browning in the backyard. The master bathroom tub appears to have a clogged or slow drain. I have tagged it as such. All ceiling fans are on. Visual check of the boat. Light was solid white. Both mini refrigerators on the lanai are off & doors propped open. Mesh storm shutters on lanai are closed. Storm shutter over front door will be closed if a hurricane is imminent.
10/14/25: The pool water was cloudy when I arrived photos below. Excessive weeds are growing in the lanai and back patio pavers. The lawn has some browning in the front yard & left side of the house. Wine cooler read 67. All ceiling fans are off. Front load washing machine door is open to prevent odors. Watered the three plants in the master bedroom. Mini fridge door on lanai is locked. Both lanai screen doors are unlocked. The irrigation system is in the auto position. Green slip in mailbox. Left the water main on when leaving for the pool water auto filler.
10/14/25: The humidity level was still over the acceptable level of 60% inside the residence. I lowered the thermostat to 75 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Master bathroom toilet has a hairline crack in the bowl.
10/14/25: I replaced the AC air filter with one of the new filters provided as it has been 90 days since being replaced. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
10/14/25: I replaced the AC air filter with one of the new air filters provided as it has been approximately 90 days since being replaced. All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter as needed. All ceiling fans are off. Did not run any water inside the residence per the client.
10/14/25: Put all sales flyers in the trash can. Monitoring the hole by the sea wall closely. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
10/10/25: All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
10/10/25: There are perishable items inside the refrigerator. Watered both plants on the lanai. All ceiling fans are off. Checked damp rid bag in lanai storage closet. Clear panels on lanai are closed. Put the key back inside the lockbox when leaving.
10/10/25: All ceiling fans are on. Checked all damp rids. Plastic panels on lanai are closed. Turned off both water main handles when leaving.
10/10/25: Watered plant in the kitchen. All ceiling fans are off. Clear panels are closed on the lanai. Turned off both water main handles & put the lock back on the water main when leaving.
10/10/25: The humidity level was back under 60% inside the residence after making the last adjustments. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Lanai screen door is locked.
10/10/25: All ceiling fans are off. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
10/10/25: Brought in a small package that was laying by the front door when I arrived see photo below. All ceiling fans are off. Watered the plants on the table & rotated 1/4.
10/10/25: Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
10/10/25: Portable dehumidifier in kitchen read 41. All ceiling fans are on. Made sure to engage the lock on the front door when leaving.
10/10/25: All lanai furniture is inside the residence. All ceiling fans are off. Wine cooler in dining room read 15. Front load washing machine lid is open to prevent odors.
10/10/25: Fern is outside the front door & appeared ok. The neighbor previously advised that she looks after the fern. All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
10/10/25: Excessive weeds are building up in all the pool pavers & deco drain. Entered the residence through the back dining room sliding glass door. I left the sliding glass door in the dining room unlocked for access to the residence for now & made sure the storm shutter was locked when leaving. I was still unable to enter the residence through the small garage overhead door as the keypad is not opening the door. The garage door was still working with the switch inside the garage. The plate on the car is expired. The gutters along the back of the house may need to be cleaned out soon. The plastic gutter downspout extension on the back left corner of the house is broken & needs to be replaced. Monitoring all old water stains on the ceilings closely. Both lanai screen cage doors are unlocked. All storm shutters are closed/on.
10/10/25: Removed a problem solved pest sign dated 10/1 from the front yard. A section of soffits is pushed up on the front of the house to the left of the front door. Ceiling fan on lanai is on. Air purifier by front door was on & read good. Monitoring all old water stains on the ceilings closely. All storm shutters are closed & clear panels on. Put the key back in the lockbox when leaving.
10/10/25: The gutters appear to have been cleaned out & repaired since the last service call. All ceiling fans are off. All storm shutters are closed. Put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
