Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,617 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/24/24: The water stain on the back bedroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely. The residence has not changed in appearance since the last service call. All ceiling fans are off. Both lanai screen doors are locked. All storm shutters are closed. Shed door is locked.
9/24/24: The ac air handler in the garage was not dripping any water after being repaired. I removed the lockbox from the front door when leaving. Ac air filter size is 20.5”W x 25.5”L x 1”D. The palm tree on the front of the house has started to lean on the concrete privacy wall causing a large crack to develop. Client is addressing. The wood beams on the front of the house are rotted. The wood siding on the back right side of the house is starting to rot. There is broken glass on the master bedroom closet floor from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. Master bathroom toilet fill valve has quit working. Garage side entry door temporarily boarded up. Old stains from water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor from hurricane.
9/24/24: Lamp in living room was on. All ceiling fans are on. Both storage shed doors are locked. All gates are closed. All storm shutter panels are on.
9/24/24: Brought in one piece of mail with some sales flyers see photo below. Portable dehumidifier in master bedroom read 40. All ceiling fans are off. Washing machine door is cracked open to prevent odors from building up. Both pool cage screen doors are unlocked. Inside porch screen door is locked. Water softener salt container is 1/2 full. Left the water main on for the pool auto filler & closed the garage overhead door when leaving.
9/24/24: The cable & internet line appears to have been buried already but the old line has not been removed from the side of the house & pole yet photos below. The outside of the house may need to be pressure washed soon. Client advised they will address it when they return. Weeds are starting to build up in the landscape beds photos below. Brought in one piece of mail with some sales flyers photo below. One of the white plastic gutter downspout extension’s on the back of the house is missing & one of them is dry rotted & broken. Monitoring the old water stains above the garage overhead door closely.
9/24/24: Removed a Hughes exterminators pest sign from the front yard. Did not see any dead ants in the master bathroom today. All ceiling fans are off. Manabloc water system has some corrosion on some of the pipe connections. Client is addressing. Salt container for water softener is 3/4 full. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
9/23/24: Excessive weeds are starting to grow in the pool pavers. The ac air filter is dirty & needs to be replaced size 20x20x1. All ceiling fans are off. Will pour 8ozs of Nuline down the ac condensate drain line every 90days for preventative maintenance if applicable. Living room sliding glass doors are sandbagged for storm protection. Monitoring the old water stain on the master bathroom ceiling closely.
9/23/24: All of the weeds in the landscape beds are continuously being addressed. The pipe connections on top of the water manabloc in the garage are corroded. All ceiling fans are off. Mini fridge in kitchen is off & door open. Monitoring all old water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed. Visual check of the boat photo below.
9/23/24: Weeds are starting to grow in the pool pavers & deco drain again. Vacuumed up dead ants around the living room windows. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
9/23/24: Removed a lawn care extraordinaire pest sign dated 9/20 from the front yard. All of the weeds have been removed from the pool pavers since the last service call. Irrigation system is in the run position. All ceiling fans are off. Poured approximately 1/4 gallon of the premixed ac drain line cleaner down the ac condensate drain line for preventative maintenance. Visual check of the boat photo below. Strap was tight. Green slip is in mailbox.
9/23/24: All of the weeds appear to have been sprayed recently except for all the weeds growing in the pool pavers. All ceiling fans are off. Pool pump is scheduled to run between 9am-4pm. Visual check of the dock & irrigation float in canal. All storm shutters are closed.
9/23/24: Both toilets have been saran wrapped, so I did not flush them as flushing requires air, pushing the seal of the wrap. The guest bathroom sink leaks slightly at the nut on the underside of the bowl. It has been tagged as such. Weeds growing in the landscaping seem to have been pulled and thrown in the yard to have the lawn mower mulch them, photo below.
9/23/24: Weeds are starting to grow in the pool pavers & the lanai may need to be pressure washed soon see photos below. Lawn conditions are slowly returning to normal. The irrigation timer box is locked. All thermostats were set to 80. Guest wing hallway temps were 80.9 degrees & 56.3% humidity. Master bath hall temps were 80.2 degrees & 55.2% humidity.
9/23/24: Photos of the yard below. Mailbox damaged report previously.
9/23/24: Brought in one piece of mail with some sales flyers see photo below. The smoke detector in the guest bedroom hallway was chirping when I arrived. I replaced the battery with a new 9v battery provided from the garage & tested it after installing the new battery. The bottom hinge is broken on the left side pool cage screen door is still waiting to be repaired. Client will address. Salt container for water softener is 1/4 full. Patio furniture on lanai. All storm shutters are currently off.
9/23/24: I walked the house twice to ensure the water was off to all showers, tubs, and toilets. Toilet supply lines are off at their individual valves. Two screens on the pool cage are beginning to come loose, reported previously. Neither at this point are too bad but I would suspect they won’t hold up to a severe thunderstorm if one were to come through.
9/23/24: Monitoring all old water stains on the ceilings closely. Excessive cobwebs etc are starting to build up on the exterior of the house & may need to be pressure washed soon. Large crack on wall in lanai. One of the lanai screens has a large tear in it. Attic soffit vent screens are damaged. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house.
9/23/24: There is a small section of soffits pushed up along the back of the house where the lanai is. Checked all damp rids. Lanai screen door is locked.
9/23/24: Uv lamp in air handler is off. Client will address when they return. Lamp in living room is on. All ceiling fans are on.
9/23/24: The flood vents on the left side garage wall are temporarily covered with pieces of screen, duct tape & sheets of plywood to prevent rodents from entering. I did not see any rodents during today’s inspection. The plastic planter with the pygmy date palm on the right side of the garage is broken from dry rot & weight. All ceiling fans are off. Pool timer is set to run between 4:45am-6:45pm. Both lanai screen cage doors are unlocked. Ran water through the shower on the lanai. Pool safety fence is installed. Irrigation system is in the off position. Left the water main on when leaving for the pool.
9/23/24: The rope across the driveway is excessively dry rotted & broken. Client will address when they return. One of the pygmy palms in the planter on the right side of the driveway has died. Client will address. The lawn has a small brown spot on the right side of the house. Irrigation system appears to be set correctly. All of the landscaping looked good & I did not see any weeds. Gfi outlet in guest bathroom is temporarily tripped. All ceiling fans are off. All water supply valve’s throughout the residence are corroded.
9/23/24: The pool level was right at the bottom of the skimmer report, photo below. I ran water while I was here and got the level up to near the middle of the skimmer port. Weeds growing in the landscaping, reported previously. It appears the spa/pool edges and waterfall should be scrubbed photo below.
9/23/24: The vines growing up the side of the pool cage would be easy for me to pull off the cage however, those plants to me are like poison ivy. Regardless I removed them because they can damage the screens if left go too long. Photo below photo after below. Plumbing upgrades look to have been completed so I removed the lockbox. I may have a need for it this week especially with a storm brewing.
9/23/24: Valve to water heater is off. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
9/23/24: The two ceiling spots are the same. Weeds growing in the landscaping, reported previously. Small settling crack along the top of the wall that the thermostat is mounted, reported previously.
