Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,835 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/8/21: Could not find any drain cleaner inside the residence. There is a section of drywall several feet long cut out of the ceiling in front of the downstairs guest bathroom doorway see photos below. The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered the thermostat to 78 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The master bathroom left side sink has a slow drain. I have tagged it as such. Checked all damp rid buckets.
7/8/21: Went to the residence to perform an inspection but the residence was occupied by the son when I arrived.
7/8/21: Made sure the water heater, range & ice maker were off. The back lanai storm shutters are up & management has removed the screen enclosure on the back lanai see photos below.
7/8/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 76 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The casing around the lanai storage room door is rotting on the bottom right side from rain water.

Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The storm shutters on the back lanai are closed.
7/7/21: I did not find any obvious signs of storm damage when I walked around and through your home.
7/7/21: I did not find any obvious signs of storm damage on my walk around and through your home. I watered all the plants inside the back hurricane shutter. I ran the hurricane shutter up the down. I poured 1 cup of vinegar down the HVAC condensation evac tube chased by a cup of water. I replaced the air filter for the HVAC air handler.
7/7/21: I did not find any obvious additional storm damage when I walked around and through your home. Plants were all fine. There are weeds growing on the lanai, photo below. There is very small puss of light water in the one corner of the garage. I believe it was blown under the garage door. I found the alarm deactivated and as discussed I did not activate the alarm.

7/7/21: Watered the 3 interior plants. The sprinkler head/pipe near the front door that was reported a few weeks back has been repaired. The tree and bushes need trimming, several photos below.
7/7/21: No obvious storm damage was found.
7/7/21: Dehumidifier read 35 and was running. No storm damage observed.
7/7/21: Drive by post storm check. The alarm system was deactivated & the ac system was not on when I arrived. Humidity & temperature readings inside the residence were 69.7% & 83.3 degrees. I contacted the client who advised that the ac company is returning to repair the ac system. No storm damage was visible. Visual check of the boat photo below. Put the gas cans in the garage outside per the client. I activated the alarm system when leaving.

7/7/21: Drive by post storm check. There was water on the master bedroom window sill & the carpet underneath the windows was wet see photo below. It appears the water came in through the windows somehow. I wiped off the water on the window sill & placed a towel on the carpet to try & absorb some of the water. I turned the master bedroom ceiling fan on & left it on when leaving to help dry the carpet by the windows. The smoke detector in the master bedroom was chirping. I replaced the battery with a new 9v battery & tested the smoke detector after installing the new battery.
7/7/21: Drive by post storm check. No storm damage was visible.
7/7/21: I did not find any obvious damage on my walk around and through your home. The dehumidifier read 55 and was running.
7/7/21: Drive by post storm check. Exterior perimeter & interior check. No storm damage visible.
7/7/21: Photo of lake below. Glass in the freezer did not melt.

7/7/21: AC system will not run called client as I was troubleshooting. Will have to schedule AC company.
7/7/21: I did not find any obvious damage on my walk around and through your home. As reported in past service call notes the lanai is quite dirty and as water sitting in the corners works most dirty, it should be power washed to mitigate issues.
7/7/21: The wall in the living room underneath the front window with the previous water damage was wet see photo below. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 76 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The pool bathroom sink has been tagged for leaking when water is running & the toilet for running. Watered the three plants. Freezer in utility room was on & cold. Ran water in the sink on the lanai. Mini fridge on lanai is off & door is open. Will monitor the wall in the living room that had the water leak closely. Current photo below.
7/7/21: I did not find any obvious damage during my walk around and through your property from the storm with the exceptional the photos below. I found several dead insects just inside the fridge door when open, I cleaned them up. Photo below of the fridge issue. Small Amazon package outside the front door brought inside.
7/7/21: No storm damage visable. Brought in five pieces of mail with a stack of sales flyers see photo below. Put the mail in the tray in the laundry room. The humidity level was over the acceptable level of 60% inside the residence again. I lowered the thermostat to 78 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The guest bathroom shower head is tagged for being clogged. Watered the two plants in the dining room. The kitchen & living room ceiling fans are on.
