Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,434 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/11/21: The battery maintainer connected to the vehicle appeared to not be working correctly when I arrived. There was a message saying to connect the clamps which are connected & it keeps turning on & off. Will send a video of the battery maintainer to the client via text. Photos of the current guest bedroom construction below. The left side faucet handle on the utility sink in the garage leaks when turned on & water is running. I have tagged it as such. Checked all wood floors throughly.8/11/21: Brought in three pieces of mail see photo below. Made sure to turn the water main off to the house only when leaving.
8/11/21: Removed a ranson sign from the front yard. Found several gfi outlets tripped throughout the residence & breakers #20 & #22 tripped in the breaker panel. I reset all gfi outlets & breakers which appeared to restore power to the security cameras. Car inspection photos below. Weeds are growing in the pool pavers again. Irrigation system is off.
8/11/21: The contractor appears to still be working inside the residence. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on the lanai. The irrigation system is on.
8/10/21: Met with Jean from Frontline Insurance & let him into the residence for an insurance inspection. I stayed with Jean until he was finished & made sure everything was locked up when leaving. 2:15pm-3:15pm.
8/10/21: Poured vinegar down the HVAC condensation evac tube.
8/10/21: Dehumidifier read 40 and was running. Poured vinegar down the HVAC condensation evac tube.
8/10/21: Screen patch came loose, photo below.
8/10/21: I found 7 dead bugs inside and 2 between the storm door and the front door. I found the dead bolt not locked on the front door. I brought my battery powered shop vac to clean all the bugs up so we can start fresh next service call.
8/10/21: Debris on top of and bottom of pool. No pool cage work yet. Found water damage under master bedroom large window, as reported last service call. Found a dozen dead insects in the master bath tub, photo below.
8/10/21: New carpet has been installed in both bedrooms & closets since the last service call see photos below. Found the ac thermostat has been raised to 80 since the last service call? The humidity level was under 60% inside the residence so I did not adjust the thermostat or put it back on the original setting. The guest bathroom toilet is tagged for leaking from between the base & the floor when flushed. Was unable to run water in the guest bathroom shower as it is currently under construction. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the car. Made sure to turn off both water mains when leaving.
8/10/21: A couple active wasp nests around the home, example photo below.
8/10/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.
8/10/21: Found a water spot on the ceiling over the bar in the kitchen, photo below.
8/10/21: The guest bathroom toilet has been tagged for running. The garage overhead door needs a new weather stripping on the bottom which is ok to wait until client returns to replace.
8/10/21: Unable to run bathroom sinks, no faucets installed. I found the water main in the on position upon arrival, turned it off upon departure.
8/10/21: Ran the storm shutters up & down. The guest bathroom toilet is tagged for running. There is a section of floor tiles approximately 3’x 3’ in the den by the front door that are starting to raise, I have tagged them as such.
8/10/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I found the ac thermostat has been raised to 77 since the last service call. I lowered the thermostat to 76 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
8/10/21: The master bathroom toilet has been tagged for running. It appears to need a new fill valve & flapper. Some paint is peeling underneath the bottom left corner of the right side guest bedroom window. It does not currently feel wet or damp. Checked & watered the 12 plants on the lanai.
8/10/21: Ran the storm shutters up & down. There is still a key under the front door mat. The ac air filter is dirty & needs to be replaced size 20x20x1. I could not find any replacements inside the residence.
8/10/21: Poured vinegar down the HVAC condensation evac tube. I kept the humidistat at 50 based on the humidity reading. Changed the HVAC filter.
8/10/21: Fire sprinkler inspection has been performed since the last service call see photo below. Portable dehumidifier in kitchen read 50. Watered the plant in the kitchen & rotated it.
8/10/21: Removed a problem solved pest sign dated 8/5 from the front yard. The palm tree on the front of the house appears to be dying.
8/10/21: The pool pump appears to still be leaking when running see photo below. The master bathtub shower handle is tagged for leaking when turned on. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 66.4% & 87.0. Made sure to leave the water main on for the pool auto leveler when leaving.
8/10/21: The water hose for the pool auto filler has not been replaced yet. Client advised they will arrange a new hose for the pool auto filler. The pool water level is currently at the optimal level of half the skimmer port. There is a brown spot in the lawn on the back right side of the house see photo below.
