Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 31,759 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/3/20: Interior good, humidity good11/3/20: Exterior good, car okay, green lights on, interior with 3 dead insects disposed of, humidity good, no problems observed
11/3/20: Ran the storm shutters up & down. Dehumidifier in kitchen read 48. Watered the plant in the kitchen & rotated it.
11/3/20: Exterior tree trim time, picture below, interior clean, humidity good, dehumidifier running at 54
11/3/20: Brought in 1 piece of mail & 2 packages that were left by the front door photos below. The ac air filter is dirty & needs to be replaced size 17 1/2” x 29 1/2” x 1”. Checked all damp rids, replaced a full bag in both the guest bedroom closets. Watered the 2 plants by the front door.
11/3/20: There appears to be an invasive melaleuca tree growing in front of the juniper bush on the front right side of the house photos below. The pool pump is still leaking.
11/2/20: Exterior good, newly mowed and trees trimmed, pool clean and water level good, interior clean, met with Kingdom Roofing on site, couple more very small stains on ceiling.
11/2/20: Exterior good, lawn just mowed, pest control sign removed, interior clean pictures below
11/2/20: Exterior bushes trimmed but vine by entry still growing, interior clean, watered trees, ran dishwasher on rinse, changed ac filter
11/2/20: Exterior wasp nest right side of entry area, bushes left side, need trim, interior with insects dead around front door, orange mold in garage about the same, humidity good, pictures below
11/2/20: Exterior tree down, pool clean and water level 2/3 skimmer port, interior clean and humidity good, car charger green, garage GFIs good, no evidence of pests in garage attic.
11/2/20: Exterior good, pool clean and water level 1/2 skimmer port, interior clean and humidity good. Rebooted the modem. Started and idled the car during inspection.
11/2/20: Exterior good, interior clean and humidity good,
11/2/20: Exterior good, interior clean, humidity good, poured vinegar down HVAC tube, ran shutters up and down (photo shows up)
11/2/20: Exterior good, trees and bushes trimmed. Pool clean and water level good. Interior clean and humidity good, spot on master ceiling repaired.
11/2/20: Exterior good, pool clean and water level acceptable, interior clean, humidity good, garage dehumidifier running at 44.
10/30/20: Turned the ice maker on & made sure the water heater was on per client. Put all the batteries back in the remotes & left the water main on when leaving per client. All the bike tires were either low on air or flat, I inflated them to their minimal psi ratings using my cordless inflator see photo below. The facia appears to be rotting in several locations on the back of the house along the pool cage. The right side pool cage screen door has a broken closer & is hard to open & close.
10/30/20: There are two cut cables laying on the ground on the left side of the house behind the new garage see photos below. Weeds are starting to overtake the new landscape bed on the right side of the house see photos below. Brought in a large stack of mail. Ran mesh storm shutters up & down. The landscape bushes on the back left side of the house may need to be trimmed soon.
10/30/20: Could not pull the vehicles out of the garage as there was a large section of pavers missing from the driveway when I arrived & a trench has been dug through the front landscape bed around to the left side of the house see photos below. It appears a whole home generator is being installed on the left side of the house photo below. It appears that the pool pump is still leaking. The pool deck may need to be pressure washed soon photo below. There was a brightview landscape services door hanger with comments on the counter when I arrived photo below. Remodel progress has not changed in appearance since the last service call. Ran mesh storm shutters up & down.
10/30/20: The ac air filter is dirty & needs to be replaced size 18x20x1. Could not find any replacements inside the residence. Drove the suv & golf cart within the community. Mud dauber nest are on the entryway ceiling. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance.
10/30/20: Checked all damp rids, replaced all 3 bags upstairs. The humidity level was slightly over the acceptable level of 60% inside the residence on both floors when I arrived, I lowered the dehumidistat to 40% to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
10/30/20: The living room ceiling repair has not changed in appearance since the last service call.
10/30/20: Lower level temperature & humidity readings were 80.6 & 49.5%.
10/30/20: The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived, I lowered both ac thermostats to 75 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Photos of landscaping below. All ceiling fans are on. Landscape lighting is off.
10/29/20: The humidity level was high upstairs & no air was blowing out of the vents when I first arrived, I found the breakers to the upstairs air handler were off. I contacted the client who advised me they are supposed to be on. I turned the breakers on, the upstairs ac turned back on & I could feel cool air starting to blow through the vents. I put both thermostats back to the original settings of 79 & 54% then I left the residence for a little while to let the upstairs ac catch up to confirm that it is working. I returned to the residence a short while later, took temperature & humidity readings of both floors & moved the upstairs furniture back to its original places. Upstairs temperature & humidity readings were 79.3 & 62.7%. Downstairs temperature & humidity readings were 78.9 & 63.4%. These settings have been fine in the past but the ac might be still trying to catch up. I contacted the client to see if they wanted them turned down more. Client advised to leave them where they are & check next week. Photos of new ac air handler, condenser & upstairs furniture below.
