Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,835 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!

7/7/21: I did not find any obvious damage during my walk around and through your property.
7/7/21: The humidity level was very high inside the residence again. I tried lowering the thermostat to mitigate the humidity level but could not get the ac to turn on. The ac appears to not be working & needs to be serviced at this time. Will continue to monitor closely & adjust accordingly. Visual check of the boat photo below.
7/7/21: There is an Impact pest control sign dated today in the front yard. I found no obvious problems on my walk around and through your home.
7/7/21: Brought in a large stack of mail, magazines & sales flyers. Sent several pieces out that appeared to be important. There is another washout starting underneath a block in the landscape bed on the back right corner of the house. Vines are starting to pop up in the landscape beds. Visual check of the boat photo below. The front of the boat had water laying on the cover see photo below.
7/7/21: Garage dehumidifier read 42. Both toilet tank water valves are off at the tank. Wine cooler read 55. I found the exterior front entry and interior entry lights on when I arrived I turned them off. As well the exterior lamp post had been blown into the bushes but was still attached just needed some pulling back and I stopped around the ground at the base. That lamp was also on I could not find a switch for it so I’m assuming the light has a light sensor that’s bad. Both toilet seats and lids were down indicating somebody’s been in the home as I leave these up for airflow otherwise they grow mold on the bottom sides. As well the door between the house and the garage was unlocked I locked it before I left. Also the plant in back between the bushes and lanai screen was blown over, I righted it. The front two downspout extensions were blown out into the yard, I pushed them back on. These both could use sheet metal screws to secure them. Some palm fronds blown off the trees but really not much more than a standard summer storm. Lowered the thermostat 1degree to mitigate slightly high humidity inside your home.
7/6/21: The humidity level was still slightly over the acceptable level of 60% inside the residence. I lowered the dehumidistat to 30% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The guest bathroom toilet tank has iron building up in it from the city water causing the water to come out orange & needs an iron tablet. Cleaned up spider webs along baseboards & in the garage. The kitchen sink faucet leaks from underneath when water is running, the valves are shut off & it has been tagged as such. Did not run water in the master bathroom shower until repairs are completed.
7/6/21: The humidity level was slightly above the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 78 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets. Damp rid buckets will need to be replaced soon. Checked all light timers. Both door handles are unlocked. The wood is starting to rot along the outside of the back of the lanai. No mailbox.
7/6/21: Mini fridge on lanai is off & door is open.
7/6/21: The lawn needs to be mowed. The humidity level was still slightly over the acceptable level of 60% inside the residence again. I lowered the dehumidistat to 55% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Weeds & grass are growing in the landscape beds. The white vinyl fence needs to be pressure washed & the pool cage screens have green pollen building up on them. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
7/6/21: Brought in twenty eight pieces of mail & a package that was laying by the front door see photos below. Some of the mail was wet from the mailbox allowing rain water in. Made sure the water heater, range & ice maker were off. Connected the storm braces to the garage door & closed the big accordion shutter on the lanai photos below. Mini fridge on lanai was on & cold. Ran water in sink on lanai. Will monitor the previous water stains on the den closely. Left the water main on when leaving per the client.
7/6/21: The irrigation system has been turned off. Brought in two pieces of mail with a stack of sales flyers see photo below. New mattresses have been placed in the front guest bedroom see photo below. The flapper for the pool skimmer port has not been replaced yet. Wine chiller in kitchen was on & read 52. Watered the plant in the living room & rotated it. Checked all light timers. There is a loose board on the dock. Irrigation system is on.
7/6/21: Started the car & let it idle during the service call. Weeds & grass are growing in the landscape beds. The pool water level was back up to the optimal level of half the skimmer port since the last service call. Ran all faucets & showers on the hot side to prevent odor from building up in the water heater per client. Checked all light timers
7/6/21: The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
7/6/21: There is a section of soffits & facia several feet long that have started to separate from the roof on the front left corner of the house see photos below. It appears to need to be nailed back on. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the dehumidistat to 45% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Brought in 2 pool service slips dated 6/22 & 6/29. Both pool cage doors are locked.
7/6/21: Brought in four pool service slips dated 6/8-6/29. Weeds are growing in the landscape beds. The palm trees on the front of the house may need to be trimmed soon. All the water supply valves for the sinks, toilets & water heater have excessive corrosion on them.
7/6/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The utility sink is tagged for a leaking trap.
7/6/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the dehumidistat to 50% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. There is a small section of the wood soffits by the front door over the front bedroom window that appears to have had previous water damage. Will continue to monitor closely.
7/6/21: The storage shed may need to be pressure washed soon. All of the water supply valves inside the residence have excessive corrosion on them. There are hairline cracks in the dining room ceiling above the table, the master bedroom ceiling that runs the entire length of the bedroom in front of the closet doors & the front guest bedroom in front of the closet doors. There are no water stains & do not feel wet. The top screen is torn on the right side lanai screen door. The half bathroom ceiling has a hairline crack several feet long. Both bathroom faucets leak from the traps when water is running, I have tagged them as such. The main bathroom bathtub faucet handles drip when water is running, I have tagged them as such. The main bathroom toilet runs. I have tagged it as such. No mailbox.
7/6/21: I left the water main on when leaving per the client.
7/6/21: Made sure all the breakers with a green dot were off. Swept cobwebs off the rear outside light & surrounding wall.
7/6/21: The back yard needs to be mowed. Weeds are growing by the pool & in the landscape beds. Ran water throughout the residence to keep the traps from drying out & allowing dangerous methane gas and/or pest to enter the residence. The kitchen sink is tagged for leaking on the left side trap when water is running. No droppings were present on the lanai.
7/5/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/5/21: The lawn is excessively high & needs to be mowed. Weeds are growing in all the landscape beds. Removed a truly nolen pest sign dated 6/29 from the front yard. Left the mail in the mailbox per the client. Wine cooler in kitchen is off & the door is open. Checked all damp rids buckets & bags. Mini fridge in the detached garage is off & the door is open. Watered the potted plants on the lanai. Detached garage temperature & humidity readings were: 89.4 degrees & 64.9%. Visual check of the boat & trailer photo below.
7/5/21: The humidity level was high & it felt warm inside the residence when I arrived. The ac & the ac thermostat were not working. The thermostat had a red light on & was flashing code 156 on the display. I tried resetting the breakers but it would still not turn on. I contacted the client & advised them of the situation. The ac appears to need service at this time. The garage has a strong gasoline smell from the gasoline containers. The master bathroom toilet water supply valve has corrosion on it. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. The irrigation system is on. Visual check of the boat photo below.
7/5/21: There is a crack in the stucco on the left side of the house several feet long underneath the guest bedroom window next to the pool pump equipment starting on the window sill going down. All thermostats were set to 80. Guest wing hallway temps were 80.8 degrees & 47.9%. humidity. Master bath hall temps were 80.2 degrees & 50.5% humidity.
