Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 31,759 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/6/20: The ac air filter was dirty, I replaced it with a new one that was next to the water heater & wrote the date of installation on it. Dehumidifier in kitchen read 47.11/6/20: The ac air filter was dirty, I replaced it with a clean one from next to the water heater. Visual check of leaf guard on ac condenser photo below. Poured capful of bleach into each toilet.
11/6/20: The new water stain on the master bedroom ceiling has not changed in appearance, will continue to monitor closely.
11/6/20: Weeds are growing in all the landscape beds see photos below. Visual check of out building in backyard. Made sure to turn off both water mains before leaving.
11/6/20: Removed a truly nolen sign dated 11/2 from the front yard. Brought in 1 pool service slip dated 10/27 & a truly nolen business card that was on the front door see photos below.
11/6/20: Checked all damp rid bags which are currently still ok but there are no more replacements available. The humidity level is back under 60% inside the residence since making the last adjustment. Will continue to monitor closely & adjust accordingly.
11/6/20: Brought in 4 pieces of mail photo below. Weeds are growing in the pool pavers. Grout is coming up from the tiles in the guest bathroom on the right side of the toilet. Checked the pool bathroom. The driveway has sunken areas.
11/6/20: The residence appears to have been cleaned recently. The bird of paradise palm tree on the left side of the pool cage has several branches starting to touch the pool cage. The gutters above the master bathroom appear to have been cleaned out. Brought in 2 pool service slips dated 10/27 & 11/2. The pool cage screens & deck may need to be pressure washed soon.
11/6/20: Adjusted all light timers for dst. Brought in a stack of sales flyers.The guest bathroom shower has barely any water pressure, It comes out as a slow stream then stops. It is tagged as such. The guest bathroom sink leaks where the trap connects to the bottom of the sink when water is running, the valve is off & it is tagged as such. Made sure not to flush the master bathroom toilet & filled by hand. Poured capful of bleach into each toilet.
11/6/20: Adjusted all light timers for dst. The bulb was blown on the lamp in the living room, I replaced it with a working bulb from another lamp not being used. The master bathroom toilet makes a loud noise when being flushed. The washable ac air filter is dirty & needs to be cleaned or replaced. The driveway needs to be pressure washed. The wood beam going across the front of the house is rotting. The accent wall on the front of the house has paint starting to peel.
11/5/20: Client called & said their new grill was being delivered in 15mins, I left Port Charlotte went to the residence the grill was sitting outside of the garage & it was starting to sprinkle outside when I arrived. I put the grill inside the garage next to the suv see photo below. 4:45pm-6:15pm
11/5/20: Checked all damp rids.
11/5/20: Both ac’s were on & appear to be working correctly. All ceiling fans & closet fans are on. The downstairs half bathroom toilet leaks from between the tank & bowl when being flushed, I use a mop bucket to pour water into the bowl to keep the trap from drying out. Storage room #2 observations- Refrigerator & freezer were both on & cold. Dehumidifier was on. Fan was on. Temperature & humidity readings were 79.8 & 40.8%.
11/5/20: Started the car & let it idle during the service call.
11/5/20: Opened all the shutters, put all the furniture back out on the front lanai, put all the cushions back on the furniture on the back lanai, turned on the water heater breaker, range & ice maker. The breaker to the dryer was on when I arrived & the dryer was working. I left the water main on when leaving per client. Photos below.
11/5/20: Brought all previously collected mail to the post office for forwarding per client. Photo of the receipt with tracking number below.
11/5/20: Checked the water pan in the ac return vent which had very little water in it.
11/5/20: Ran water through fridge door. Drained water from system after water was turned off.
11/5/20: Checked damp rid bucket in the master bedroom closet which is currently only 1/4” full.
11/5/20: The mailbox only had several pieces of sales flyers. The landscape lighting needs to be adjusted for dst. There are ground cover type weeds growing in the sidewalk pavers & the landscape beds see photos below. Watered the two plants on the front porch per client. The pool controller lights were on. Poured capful of bleach into each toilet. Poured approximately 3ozs of vinegar with water down the hvac condensate drain line for preventative maintenance. Made sure to leave the water main on for the irrigation system & the pool when leaving.
11/4/20: The ac was on & appears to be working correctly since being repaired. The master bathroom bathtub has a slow drain, I have tagged it as such. There is a hole in the exterior stucco on the left side of the guest bedroom window.
11/4/20: Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Checked all damp rid buckets which are currently only 25% full.
11/4/20: The master bathroom toilet has a hairline crack on the front of the tank, I use a bucket to pour water down the bowl to flush it & keep the trap from drying out. The valve is off & it is tagged as such. Visually checked all pictures on the walls.
11/4/20: Poured water down the guest bathroom toilet that’s shut off using a mop bucket to flush it to keep the trap from drying out.
11/4/20: Brought in 3 pieces of mail see photo below. The hood was up on the yellow car & a battery charger has been connected to it photo below. Adjusted the light timer for dst. There is a section of grass starting to brown in the backyard. Watered all exterior potted plants. The master bathroom toilet leaks from between the base & the floor when flushed, the valve is off & it is tagged as such. Valves are off on all toilets.
