Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,904 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/7/21: The alarm keypad was beeping when I arrived. I was able to shut it off by pressing the off button. The garbage disposal was seized. I was able to free it using a disposal hex key & some lubricant. The previous water stains on the master bedroom ceiling have not changed in appearance since the last service call.
5/7/21: Made sure the water heater was on the low setting. Mini fridge in dining room was on & cold. Watered the plant on the lanai using the garden hose next to it & made sure to use the right side slider only.
5/7/21: Made sure the water heater was on the low setting. Made sure the ice maker was off. All ac air filters were replaced on 4/21 per the client. Checked all damp rid bags & buckets. The humidity level was slightly over the acceptable level of 60% inside the residence. I lowered the dehumidistat to 50% to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The door between garage & home was unlocked. Made sure light in garage wasn’t on.
5/7/21: The humidity level was well below 60% inside the residence when I arrived. I raised the thermostat to 79 for now. Will continue to monitor closely & adjust accordingly. Made sure the water heater was in vacation mode. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance using the vinegar provided. Put the key back in the lockbox when leaving.
5/7/21: A chemical bottle next to the pool pump which appears to be for the pool has dry rotted and leaked onto the concrete slab see photos below. Brought in 2 pool service slips dated 4/27 & 5/4 see photo below. Photo of the pool below.
5/7/21: The humidity level was over the acceptable level of 60% inside the residence. I lowered the dehumidistat to 50% to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rid bags. There is a large crack in the driveway right before the walkway to the front entrance to the house. There is a section of carpet lifting several feet long in the master bedroom in front of the bathroom entrance.
5/7/21: Will change the ac air filter the first week of July per the client.
5/7/21: The driveway has been repaired since the last service call see photos below. Removed an undated Massey pest sign from the front yard. The water main was on when I arrived. There are hairline line cracks in the stucco on the right side of the house see photos below. There is a large section of screen torn & hanging in the middle of the pool cage see photo below. There is green pollen building up on the pool cage screens photo below. Weeds are growing in the pool pavers photo below. Made sure the water heater & range were off. Emptied & turned off the ice maker. All the ac air filters throughout the residence will need to be changed soon. The door between the garage & home & the garage rear entry door handles were unlocked. The left side water faucet handle in the guest bathroom sink came off in my hand when I tried turning the water on. It appears to have been broken & was just siliconed back on see photo below. I have tagged it as such. The master bathroom left side sink has a slow drain. I have tagged it as such. Brought in a large stack of sales flyers.
5/6/21: The boat & trailer have been removed from the garage. Made sure the water heater, range & ice maker were off. All ceiling fans are on. Checked all damp rids. Refilled the small buckets in the bathrooms.
5/6/21: Brought in a roll of carpet that was on the front porch when I arrived see photo below. The humidity level was back under 60% on both floors inside the residence after making the last adjustments. Will continue to monitor closely & adjust accordingly. All ceiling fans are on. Put the storm shutter over the front door back down when leaving.
5/6/21: No mail. Moved the golf cart 6”-12” for the tires. The front doors need new weather stripping. All ceiling fans & closet fans were on. The downstairs half bathroom toilet leaks from between the tank and bowl when being flushed, I use a mop bucket to pour water into the bowl to keep the trap from drying out. It has been tagged as such. Storage room #2 observations- Refrigerator & freezer were both on & cold. Dehumidifier is off. Fan was on. Temperature & humidity readings were 82.5 & 69.6%.
5/6/21: Made sure the water heater, range & ice maker were off. Unplugged the coffee maker. There was moisture & some mildew on the refrigerator & freezer door seals. I wiped it all off with some paper towels see photos below. Watered the plants on the lanai. Water is on at 2004.
5/6/21: Found the ac thermostat has been raised to 77 since the last service call? The humidity level inside was below 60% so I did not adjust the thermostat. Will continue to monitor closely & adjust accordingly. Checked the water pan in the ac return vent which had very little water in it.
5/6/21: Emptied & turned off the ice maker. Made sure the water heater was off. Master bathroom bathtub has patio furniture cushions in it. Will need a couple gallons of distilled water to keep up with maintaining the golf cart batteries.
5/6/21: Made sure the water heater, range & ice maker were off. The ac air filter is dirty and needs to be replaced. Last replaced on 12/14/20 by grand aire. The living room & the master bedroom sliding glass doors were unlocked. Ran water through fridge door. Drained water from system after water was turned off.
5/6/21: The garage storage room & the utility room lights were on when I arrived. I turned them off before leaving. Made sure the water heater, range & ice maker were off. All ceiling fans are on. Checked the damp rid bucket in the master bedroom closet.
5/6/21: Could not deactivate the alarm system upon arrival. Eventually made contact with the clients for the pass code. A sheriff’s deputy arrived during the service call to confirm everything was ok. The deputy stated the homeowner’s would just get a warning this time for the false alarm. Brought in 3 pieces of mail with some sales flyers see photo below. Made sure the water heater, range & ice maker were off. The living room ceiling fan is on. There are weeds & grass growing in the driveway & all the landscape beds around the residence see photos below. The garage rear entry door handle was unlocked. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/6/21: Brought in a stack of sales flyers only. The humidity level was well below 60% inside the residence again. I raised the thermostat to 76 for now. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
5/6/21: Brought in a small stack of sales flyers only. Made sure the water heater, range & ice maker were off. Opened the refrigerator doors that’s turned off in the garage to keep mildew & odor from forming inside. The master bedroom sliding glass door was unlocked. The pool controller lights were on. Poured capful of bleach into each toilet. Poured approximately 3ozs of vinegar with water down the hvac condensate drain line for preventative maintenance. Made sure to leave the water main on for the irrigation system & the pool when leaving. Watered the two plants on the front porch per client.
5/6/21: The ac air filter was dirty & needed to be replaced. I replaced it with a new filter provided in the guest bedroom closet & wrote the date of installation on the new filter. The humidity level was back under 60% inside the residence after making the last adjustment. I raised the thermostat back up to 77 for now. Will continue to monitor closely & adjust accordingly.
5/5/21: Brought all important mail collected during today’s service call to the post office for forwarding. Photo of the receipt with tracking number below.
5/5/21: There appears to have been some activity inside the residence since the last service call. There was a guest parking pass on the kitchen counter when I arrived see photos below. The humidity level was well below 60% inside the residence. I raised the ac thermostat to 78 for now. Will continue to monitor closely & adjust accordingly. The master bathroom sink leaks from the trap when water is running, the valves are off & it is tagged as such. The master bathroom bathtub has a slow drain, it is tagged as such.
5/5/21: The pool water level was low when I arrived approximately 1” from the bottom of the skimmer port. I ran water in it from the hose during the entire service call to help bring the water level up. The humidity level inside the residence was back under 60% after making the last adjustments. I raised the ac thermostat to 76 for now. Will continue to monitor closely & adjust accordingly. Brought in 11 pieces of mail with a stack of sales flyers see photos below. Will be bringing all important mail to the post office for forwarding. Checked all damp rid buckets. There is a hairline crack several feet long in the kitchen ceiling above the island. There is a large crack on the master bathroom ceiling. There are cracks in the stucco underneath the windows on the left side of the house. The door jamb is starting to rot on the bottom of the garage side door.

5/5/21: Put both toilet seats in the upright position to minimize/eliminate mold on underside.
