Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 31,759 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/10/20: Brought in a three pack of new pleated ac air filters & replaced the current dirty air filter see photo below. The front door needs new weather stripping.11/10/20: The dark spot on the dining room ceiling has not changed, photo below.
11/10/20: Several photos below of the Pygmy date palms on each side of the front of the house per client. The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 78 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Brought in 2 pool service cards dated 10/28 & 11/4. Both pool cage doors are locked.
11/10/20: Pool with a tiny bit of debris on bottom otherwise clean, water level at 1/2 the skimmer port. Poured vinegar down HVAC tube, interior humidity acceptable
11/10/20: The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the dehumidistat to 50% & the ac thermostat to 79 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Found the dining room sliding glass door & the door between the garage & home unlocked. Made sure the water heater was off at the switch in the garage. Left the water main on when leaving per client.
11/10/20: Exterior, some yard debris, bushes growing, pool clean and water level acceptable , ant mound by pool cage door appears active, brought in some junk mail, interior clean, humidity little high but acceptable for this time of year, dehumidifier running in garage at 48,
11/10/20: The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the dehumidistat to 50% & the ac thermostat to 78 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The carport & dock have duck droppings. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. 11/10/20: Exterior, something digging in bushes next to house by pool screen door, ant mound back wall by screen, pool with some debris on bottom, water level 1/2 skimmer port, interior clean, humidity little high, lowered humidistat down to 50, photos below
11/10/20: A section of the wood privacy fence has fallen in the center of the back yard see photos below. The tag on the vehicle is expired.

11/9/20: Brought all items from outside the shutter area on the lanai into the shutter area. Closed shutters.
11/9/20: The stain on the garage ceiling to the right of the breaker panel has water on it & felt damp during this service call see photo below. It has always felt dry until today. It appears to be coming in next to the end of the gutter by the front door see photo below. The ac air filter is dirty & needs to be replaced size 18x24x1. I could not find any replacements inside the residence. Weeds are growing in the landscape beds. Turned water main off to the house only when leaving.
11/9/20: The stain that has been on the back guest bedroom wall appears to be getting larger see photo below. Brought in 3 pieces of mail see photo below. The driveway, walkway & pool deck may need to be pressure washed soon. Checked the pool bathroom.
11/9/20: There was a Charlotte county notice regarding sewer maintenance on the front door when I arrived see photo below. Did not see any more honey bees on the front soffits. The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the dehumidistat to 40% & the thermostat to 78 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The guest bathroom sink leaks underneath when water is running, the valves are shut off & it is tagged as such.

Will continue to monitor closely & adjust accordingly. Adjusted all light timers for dst. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Weeds are growing in the landscape bed.
11/9/20: The humidity level was still over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 75 & the dehumidistat to 40% to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The landscape bushes on the left side of the house may need to be trimmed soon. Visual check of the boat, trailer & vehicle.

Will continue to monitor closely & adjust accordingly. The master bathroom toilet has started running slowly, the valve is off & it is tagged as such. Visual check of car in the driveway.

11/9/20: Made sure the water heater was off at the switch in the garage & made sure not to turn off the breaker to the range per client.
11/9/20: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 77 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The spa water level is at an optimal level. The stain on the master bathroom ceiling has not changed in appearance. The guest bathroom shower has grout coming out in the corners. Mud dauber nest are on both entryway ceilings.
11/6/20: The walkway may need to be pressure washed again soon photo below. The humidity level was back under 60% inside the residence since making the last adjustment. Will continue to monitor closely & adjust accordingly. Poured capful of bleach into each toilet. Made sure light in garage didn’t stay on.
11/6/20: The ac air filter was dirty, I replaced it with a new one provided in the garage & wrote the date of installation on it. Mini fridge in dining room was on & cold. Poured capful of bleach into each toilet. Watered the plant on the lanai using the garden hose next to it & made sure to use the right side slider only.
11/6/20: All the full damp rid bags throughout the residence have not been replaced yet. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. The stain on the ceiling in the den has not changed in appearance, will continue to monitor closely.
11/6/20: The ac air filter is dirty & needs to be replaced size 20x20x2. There is a large ant mound in the landscape bed on the left side of the garage & along the walkway leading up to the front door. Water to remain off per client.
11/6/20: The humidity level is back under 60% inside the residence since making the last adjustment. Will continue to monitor closely & adjust accordingly. The ceiling repair in the front guest bedroom has a hairline crack starting to show through, we will contact Steve to fix his repair & leave a lockbox on the front door.
