Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,887 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/11/21: The ac thermostat had a low battery message on the display when I arrived. I replaced the batteries with 2 new AA batteries see photo below. No mailbox. Some weeds starting to grow in the front landscape bed.
5/11/21: Made sure the water heater, range & ice maker were off. The kitchen & the garage side entry door handles were unlocked.
5/11/21: New sod has been placed down over the county water line repair in the front yard see photo below. Weeds are growing in the driveway pavers photo below. The humidity level was well below 60% inside the residence when I arrived. I raised the thermostat to 77 for now. Will continue to monitor closely & adjust accordingly. Turned all water on first, let it run during the entire serve call & flushed the toilet several times per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below. No duck droppings were on the dock.
5/11/21: The storage shed may need to be pressure washed soon see photos below. The ac air filter is dirty & needs to be replaced size 20x20x1. I could not find any replacements inside the residence. All of the water supply valves inside the residence have excessive corrosion on them. There are hairline cracks in the dining room ceiling above the table, the master bedroom ceiling that runs the entire length of the bedroom in front of the closet doors & the front guest bedroom in front of the closet doors. There are no water stains & do not feel wet. The top screen is torn on the right side lanai screen door. The half bathroom ceiling has a hairline crack several feet long. Both bathroom faucets leak from the traps when water is running, I have tagged them as such. The bathroom bathtub faucet handles drip when water is running, I have tagged them as such.
5/11/21: The rear right tire on the car was low. I inflated the tire to 32psi using my cordless inflator see photo below. I left the water main on when leaving per the client. Sprayed an active hornets nest inside the storage shed attached to the carport.
5/11/21: The humidity level was well below 60% inside the residence when I arrived. I raised the ac thermostat to 77 for now. Will continue to monitor closely & adjust accordingly. The security system updated itself while I was inside the residence photo below.
5/10/21: Water heater off at circuit breaker.
5/10/21: Watered 3 interior plants
5/10/21: Toilets are off at valves as previously reported. Guest bath tub fixture valve is leaking, previously reported. Watered 6 plants on the lanai,
5/10/21: The lawn is starting to brown in the front, sides & back see photos below. Brought in a package of toilet bowl cleaner for the bathrooms see photo below. There is a crack in the stucco on the left side of the house several feet long underneath the guest bedroom window next to the pool pump equipment starting on the window sill going down. All thermostats were set to 80. Guest wing hallway temps were 80.6 degrees & 48.0% humidity. Master bath hall temps were 80.6 degrees & 49.5% humidity.
5/10/21: Walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks as well to ensure neither toilet tank was running.
5/10/21: Brought in 1 piece of mail see photo below. The toilet tanks have iron building up in them from the city water & need some iron out tablets see photo below. The garbage disposal in the kitchen sink is rusted underneath where it connects to the sink & leaks when water is running. I have tagged it as such. The master bathroom sink closest to the bathtub leaks from the trap when water is running. I have tagged it as such. There is a section of weather stripping missing & damaged on the outside pool lanai storage door. The fish pond looks clean & the water is at a good level photo below.
5/10/21: Could not run tub in master bathroom as it is not installed. Front door had only the knob locked same with garage entry. I locked both on each door.
5/10/21: Checked all light timers. The garage overhead door needs new weather stripping on the bottom.
5/10/21: The rope was up across the driveway. The irrigation system is on. All storm shutters are up. Made sure the water heater & range were off. The water supply valves for all the sinks & toilets have corrosion on them see photo below. Visual check of the dock, chain was up.
5/10/21: Toilets Seran wrapped and covered. The humidity is high inside your home. Some browning and slight digging in the front yard.
5/10/21: The backyard needs to be mowed. It appears to be new sod so the lawn company may not be mowing it yet. There is a large ladder laying on the right side of the house see photo below. Made sure the water heater, range & ice maker were off. The guest bathroom sink is still leaking from the trap when water is running see photo below. I have tagged it as such. Will send a video via text to the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rid buckets. Checked the light timer by the front door.
5/10/21: Poured vinegar down the HVAC condensation evac tube
5/10/21: The ant hill on the back left corner off of the home is still active.
5/10/21: The humidity level was well below 60% inside the residence when I arrived. I raised the ac thermostat to 78 for now. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all light timers. Weeds are growing in the front landscape bed. There appears to be a piece of roof shingle missing on the front center gable of the house. There are hairline cracks in the stucco underneath the front guest bedroom windows.
5/10/21: Garage dehumidifier read 46. Both toilet tank water valves are off at the tank. Wine cooler read 55. Brought in several sales flyers from mailbox.
5/10/21: Both screen doors are locked. The top deadbolt on the front door was unlocked. Made sure the water heater, range & ice maker were off. The batteries have been removed from the living room & kitchen hallway smoke detectors see photos below. The garage overhead door is locked & the opener is unplugged. Battery maintainer & air dryer are connected to the car. Checked the light timer by the front door.
5/10/21: The boat motor appears to have been leaking oil or hydraulic fluid & the seats are getting moldy. Rabbits have been digging holes in the yard. Visual check of the boat, trailer & vehicle. The tag is expired on the vehicle. There are brown stains on the wall next to the master bedroom windows.
5/10/21: Made sure the water heater was off. All clam shell shutters are closed. Photos of the boat & motor below. Checked all damp rid bags & buckets.
5/10/21: Checked all soffits thoroughly. Irrigation system is on. Landscape lighting was on 5. Checked all the tips on the irrigation sprinklers in the landscape beds. There is a hairline crack in the stucco underneath the back guest bathroom window several feet long on the left side of the house see photo below. The ceiling fan on the lanai by the back guest bedroom sliding glass doors is on. Checked the two plants on the lanai. All ceiling fans inside are on. Made sure the ice maker was off. Wine cooler in the kitchen read 55/50. Made sure to move all the bathtub/shower faucet handles back & forth when running water per the client. Checked all grandfather clocks which some were still running. Left the master bedroom door closed for hvac per the client. Found the window above the master bathroom toilet & the north facing window over the master bathroom bathtub partially unlocked. No perishable food was in both refrigerators.
