Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 31,759 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/12/20: Exterior, temporary on roof still in place sand bags have slipped down but tied to tarp with string, temporary should be pulled tight again and bags back on top, pool clean and water level 2/3 skimmer port, interior, humidity good, no new leaks observed, pictures below11/12/20: There has been activity in the residence since the last service call, several of the right side storm shutters were up when I arrived. The guest bathroom sink right faucet handle leaks from underneath the countertop when water is running only, the valves are shut off & it has been tagged as such.
11/12/20: The front lanai ceiling fan was on when I arrived. The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived, I lowered the downstairs & upstairs ac thermostats to 76 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Brought in a box of damp rid bags for the master bedroom closet & replaced the current full bag see photo below. The stains on the living room ceiling & the upstairs guest bedroom closet have not changed in appearance, will continue to monitor closely.
11/12/20: Interior, 1 small insects disposed of, humidity good, no problems observed
11/12/20: Exterior, some debris from storm, water standing in back, pool 1 debris on bottom, water level 1/2 skimmer port, interior, a lot of dead insects and some large bugs disposed of, humidity little higher than usual but is a very humid day,ac cycled while I was there, pictures below
11/12/20: The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 77 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets.
11/12/20: There was no water pressure in the building when I arrived but it came back on while I was still inside the residence. The humidity level was still over the acceptable level of 60% inside the residence on both floors when I arrived, I lowered the thermostat to 74 & the dehumidistat to 45% to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Could not gain access to the storage room below with keys provided.
11/12/20: Exterior, some leaves on porch, interior clean and humidity acceptable, mold appears same, picture below
11/12/20: The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered dehumidistat to 40% & the ac thermostat to 74 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. I lost all water pressure while inside the residence, I checked all water main valves which were on & was unable to get water pressure into the residence. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The lanai storage room door casing is rotting on the left side of the door from rain water puddling.

Will continue to monitor closely & adjust accordingly. There is a crack in the living room ceiling above the ceiling fan, will continue to monitor closely.
11/12/20: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 77 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets.
11/11/20: Brought in a large stack of mail, magazines & sales flyers, sent several pieces out. There is some browning in the front lawn on both sides of the driveway. Made sure the water heater, range & ice maker were off. No battery maintainer or air dryer connected to the suv in the garage. Visual check of the boat photo below.
11/11/20: The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 76 to help mitigate the high humidity level will continue to monitor closely & adjust accordingly. The cracked pool filter canister lid has been replaced see photo below. There is some browning in the lawn on the left side of the house behind the avacado tree see photo below. The landscape trees & bushes on both the left & right side of the house may need to be trimmed soon. Visual check of the boat photo below.
11/11/20: Found the ac thermostat set to 75 when I arrived. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 74 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Brought in 5 pieces of mail see photo below. There is a section of grass starting to brown in the backyard. All the exterior potted plants were wet from rain. The master bathroom toilet leaks from between the base & the floor when flushed, the valve is off & it is tagged as such. The guest bathroom toilet has started running. Valves are off on all toilets.

Will continue to monitor closely & adjust accordingly. Swept spider webs off the front porch & the outside of the garage door. Cleaned up spider webs along baseboards & in the garage. The kitchen sink faucet leaks from underneath when water is running, the valves are shut off & it has been tagged as such. Did not run water in the master bathroom shower until repairs are completed.
11/10/20: Some debris on bottom of the pool, small holes in screen canopy, photos below. Interior: 1 large bug disposed of.

Will continue to monitor closely & adjust accordingly. Adjusted all light timers for dst. The wood is starting to rot along the outside of the back lanai. The master bathroom shower has tiles starting to fall out of the wall. The roof has leaves building up on it from the oak trees. No mailbox.

11/10/20: The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 76 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The top screen is torn on the right side lanai screen door. The half bathroom ceiling has a hairline crack several feet long. The front guest bedroom has a crack in the ceiling in front of the closet. The metal water main handle outside is broken & may need to be replaced soon. Both bathroom faucets are leaking from the traps when water is running, I have tagged them as such. The bathroom bathtub faucet handles drip when water is running, I have tagged them as such.
11/10/20: Trimmed vines down from soffits. Watered interior trees.

Will continue to monitor closely & adjust accordingly. Replaced both damp rid bags in the master bedroom, no more replacement bags found inside the residence. Visual check of the boat & trailer. The master bathroom sink drains slowly, it is tagged as such.
11/10/20: Found the ac thermostat set to 79 when I arrived, the algea that was in the condensate drain line appears to have cleaned out. The humidity level was over the acceptable level of 60% inside the residence, I lowered the ac thermostat to 77 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Brought in a new pleated ac air filter to replace the current filter but it appears that the filter has already been changed since last service call. Adjusted all light timers for dst. Brought in a stack of sales flyers. Wine chiller in kitchen was on & read 53. Watered the plant in the living room.
11/10/20: No problems observed
11/10/20: The display on the ac thermostat was blinking low batteries when I arrived, I replaced both batteries with two new AA batteries see photo below. There is a hole in one of the pool cage screens on top. The palm tree on the back left side of the house is touching the soffits & pool cage & may need to be trimmed soon. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
11/10/20: Pool clean and water level good, table and 2 chairs left out, photo below, I put them behind the hurricane screens.
