Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 31,759 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/16/20: Exterior good, interior 1 dead spider disposed of and humidity good, Picture below pool clean and water level 2/3 skimmer port11/16/20: Exterior, piece of downspout in yard on right. Interior clean and humidity acceptable, poured vinegar down HVAC tube, pictures below
11/16/20: Exterior good, lawn keepers working, interior, 1 dead insect master bedroom, ran screens up and down, pictures below
11/16/20: Exterior: picture palm tree in front, pool clean and water level 2/3 skimmer port. Interior: shower curtain and rod has slipped down in guest bath, picture below
11/16/20: Exterior, yard debris, palm tree in front, pool some debris on bottom, water level 1” skimmer port, pictures below. Interior clean and humidity acceptable, dehumidifier in garage running at 48.
11/13/20: Set the ac thermostat to 72 & left several lights on for clients return. The ac air filter was dirty, I replaced it with a new one provided inside the residence & wrote the date of installation on it. Could not pull the vehicles out of the garage as there is still a large section of pavers missing from the driveway. The new generator installation has not changed in appearance since the last service call. It appears that the pool pump is still leaking. The pool deck has been pressure washed see photo below. Remodel progress has not changed in appearance since the last service call. Ran mesh storm shutters up & down.
11/13/20: The water main was on when I arrived. The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 76 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The ac air filter is dirty & needs to be replaced size 18x20x1. Could not find any replacements inside the residence. Mud dauber nest are on the entryway ceiling. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance.
11/13/20: Met with the grill assembler Norman from Assemblers incorporated and let into the garage to assemble the new grill. Norman connected a propane tank from the garage & I confirmed the grill was working when it was finished being assembled. Photo of assembled grill below. 9:30-11am. The humidity level was still over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered both ac thermostats to 74 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Photos of landscaping below. All ceiling fans are on. Landscape lighting is off.
11/13/20: There was a Hughes Exterminators business card dated 11/6 on the kitchen counter when I arrived see photo below. Checked all damp rids. Emptied & refilled all the buckets downstairs & replaced a full bag in the utility closet. The humidity level was still over the acceptable level of 60% inside the residence on both floors when I arrived, I lowered the ac thermostat to 74 to help mitigate the high humidity level. The ac came on and was blowing cold air from the vents. Will continue to monitor closely & adjust accordingly.
11/13/20: The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 75 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
11/13/20: The humidity level was slightly over the acceptable level of 60% on all three floors when I arrived, I lowered both ac thermostats to 76 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Lower level temperature & humidity readings were 78.0 & 60.9%. No battery maintainer connected to the red car.
11/12/20: Went back to the residence to take temperature & humidity readings of both floors to see if the humidity level has gone down. Downstairs temperature & humidity readings were 76 & 56.5%. Upstairs temperature & humidity readings were 76 & 58.2. The humidity level has gone down inside significantly since making the adjustments this morning.
11/12/20: The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 78 & the dehumidistat to 50% to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rids. Watered the plant in the kitchen sink. Made sure to close the refrigerator doors tight. Poured capful of bleach into each toilet.
11/12/20: Checked the residence for any signs of water leaks after the storm per client. No evidence of any water leaks found. The humidity level was over the acceptable level of 60% on both floors. Downstairs temperature & humidity readings were 78.9 & 70.3%. Upstairs temperature & humidity readings were 80.6 & 70.4%. Both dehumidistats & ac thermostats were set to 79 & 54%. I lowered both ac thermostats to 77 per client to help mitigate the high humidity level. Will check temperature & humidity levels next Thursday.
11/12/20: The humidity level was still slightly over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 76 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The master bathroom bathtub has no water pressure, it is tagged as such.
11/12/20: The humidity level was over the acceptable level of 60% on both floors when I arrived, I lowered the ac thermostat to 76 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Brought in a box of damp rid bags to distribute throughout the residence photo below. Replaced all damp rid bags & emptied & refilled all damp rid buckets. Dehumidifier in kitchen read 55. The master bathroom right side sink is leaking from the handles when water is running only, I shut the valves off & tagged it as such. The stains on the master bedroom ceiling have not changed in appearance, will continue to monitor. The half bath sink still has very low water pressure.
11/12/20: The humidity level was still over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 76 to help mitigate the high humidity level. The air was blowing out of the vents cold. Will continue to monitor closely & adjust accordingly. Watered the live plant on the kitchen window sill.
11/12/20: The guest bedroom ceiling fan light was on when I arrived, I shut it off before leaving. The wine cooler in the dining room was on & reading 41/50. Checked damp rid bucket in vehicle.
11/12/20: The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 76 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Started the car & let it idle during the service call.
11/12/20: The half bathroom toilet water supply valve has started leaking when turned on, I shut the valve off & tagged it as such. The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
11/12/20: Pool: debris on bottom and top, water level top of skimmer port. Interior: clean and humidity little high , units are running now, small dark spot on bathroom ceiling discussed with Mr. Munger, trees growing against pool cage, picture below
11/12/20: The humidity level was over the acceptable level of 60% upstairs when I arrived, I lowered the ac thermostat to 74 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
11/12/20: The tray on the freezer door was full of water when I arrived, I cleaned up the water with paper towels & left some in the door to catch the water. Both the freezer & refrigerator were cold. Checked all damp rid buckets. The guest bathroom toilet leaks from between the tank & bowl when being flushed, the valve is off & it is tagged as such. I use a bucket to pour water into the bowl to keep the trap from drying out.
11/12/20: Exterior, ground very wet but no standing water, pool clean and water level at top of skimmer port, interior clean, ran car , humidity good, no problems observed, picture below
11/12/20: The humidity level was still over the acceptable level of 60% on both floors when I arrived, I lowered the downstairs ac thermostat to 76 & the dehumidistat to 50% & the upstairs ac thermostat to 76 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
