Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,887 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/17/21: Reversed storm prep per the client. Opened all storm shutters back up. Put all the cushions back out on the lanai furniture & put everything back out on the front porch photos below. Turned the water heater & ice maker back on. Lowered the ac thermostat to 75. Brought in two new pleated ac air filters, replaced the current dirty air filter & wrote the date of installation on the new filter photo below. Left the water main on when leaving.
5/14/21: The pool water level was low about 1” from the bottom of the skimmer port when I arrived. I ran the hose in it during the entire service call to try & help bring the water level up. The grass is browning in several areas of the lawn see photos below. Made sure the water heater, range & ice maker were off. Could not get the master bathroom toilet to fill with water. I tried opening & closing the supply valve but could not get any water to the toilet. I’m not sure if it’s the water supply valve or the fill valve in the tank not working. Ran mesh storm shutters up & down.
5/14/21: Made sure the water heater, range & ice maker were off. Brought in 3 pieces of mail with a small package and sales flyers. There were 2 packages on the back of the golf cart when I arrived see photos below. All the ac air filters in the ceilings throughout the residence appear to be dirty & need to be replaced. The master bedroom door handle was unlocked. The garage side entry door has rust on the bottom of the exterior & interior see photo below. The water main was on when I arrived. I left it on for the contractor when leaving per the client.
5/14/21: Made sure the water heater, range & ice maker were off. Brought in 3 pieces of mail with a stack of sales flyers see photo below. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
5/14/21: Photo of the mail not included in the report. Brought in 4 pieces of mail.
5/14/21: Made sure the water heater, range & ice maker were off. The ac air filter was dirty & needed to be replaced. I replaced it with a new filter provided next to the air handler & wrote the date of installation on it. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The kitchen & both master bedroom windows were unlocked. Could not run water in the utility room sink as it is full of what appears to be bbq grill parts. There are several hairline cracks in the stucco several feet long on both sides of the house see photos below. Photo of the pool below. Community pools arrived to clean the pool while I was at the residence.
5/14/21: Turned the water supply off to the guest bathroom toilet after flushing it per the client instructions.
5/14/21: A man named bob from unit#214 approached me and asked if I could move the suv back approximately 3’ in the parking space so they can cut down some trees. He showed me the chain of text with the client giving him permission to enter the residence with the lock box code but he waited for me to arrive. I moved the vehicle back approximately 3’ and let it idle during the service call. The hole in the metal roof has not been repaired yet. The screen on the balcony screen door is grey from being dry rotted & has several holes in it. Checked the attic space upstairs. Watered the plants on the kitchen table. Put the key back in the lockbox when leaving.
5/14/21: Made sure the water heater, range & ice maker were off. There was an envelope on the kitchen counter when I arrived photo below. Opened the latch in the master bedroom closet to visually check the ac air handler. The ac condenser outside has been numbered photo below.
5/14/21: Did not run the water in the master bathroom shower per client. I poured water down the drain using the water jug provided.
5/14/21: Made sure the water heater, range & ice maker were off. The wine cooler in the kitchen was on & cold. Ac air filters were replaced on 4/14. The batteries in one of the living room tv remotes were corroded see photo below. Will need toilet bowl cleaner for all the bathrooms.
5/14/21: The guest bathroom ventilation fan cover appears to be completely clogged with dust see photo below. Watered the plant on the kitchen counter. All ceiling fans are on. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance.
5/14/21: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I found the fan setting in the on position & changed it to the correct setting of auto see photos below. I lowered the thermostat to 76 for now to circulate cool air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The guest bathroom toilet has a very slow fill. I have tagged it as such. Watered the two live plants on the lanai.
5/14/21: Watered the two plants in the living room. Vacant slip was in the mailbox.
5/14/21: Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. All ceiling fans are on. The mini fridge on the lanai was on & cold. Ran water in the lanai sink. There is some corrosion on one of the water main valves on top of the water heater.
5/14/21: Photos of construction progress & details not included in the inspection report. All sets of stairs have been covered for protection photos below. Two kitchen cabinets have been removed photos below. A smoke detector has been removed from the ceiling in front of the laundry room photo below. There are stains on the ceiling in fro of the laundry room & in the kitchen photos below. All living room furniture has been moved into one room photo below. Photos of the master bathroom below. Brought the bridge pass from inside the vehicle with me when leaving per the client.
5/14/21: Made sure the water heater, range & ice maker were off. All ceiling fans are on. All ac air filters are dirty & need to be replaced. Could not run any water in the master bathroom as it is currently under construction. Will be sending a separate report of all the construction photos. The landscape lighting was on when I arrived. I turned it all the way off. Photos of landscaping below.
5/13/21: Started the car & let it idle during both coghlins & your service call. Brought in 1 piece of mail see photo below. Portable dehumidifier in kitchen read 46. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The ceiling fan on the lanai is on & the storm shutters are partly open for ventilation.
5/13/21: The humidity level was back under 60% inside the residence on both floors after making the last adjustment. Will continue to monitor closely & adjust accordingly. Dehumidifier in kitchen read 50. Checked all damp rid buckets & bags. The stains on the master bedroom ceiling have not changed in appearance, will continue to monitor closely.
5/13/21: The humidity level was back under 60% inside the residence after making the last adjustment. The ac thermostat had a message on the display to change the uv lamp. Will continue to monitor closely & adjust accordingly. The real plants have been removed from the kitchen window sill & the residence appears to have been cleaned since the last service call.
5/13/21: Made sure the water heater, range & ice maker were off. The door on the mini fridge is taped shut. The living room sliding glass door was unlocked. Did not flush the upstairs bathroom toilet per the client. The ceiling fan on the lanai is on. All storm shutters are closed.
5/13/21: Brought in a package of toilet bowl cleaner for bathrooms see photo below. The batteries were dead in the ac thermostat when I arrived. I replaced them with 2 new AA batteries. Client advised the neighbor will be watering the plants on the front porch. Water is on at 2004.
5/13/21: The wine cooler in the dining room was on & reading 41/50.
5/13/21: The humidity level was well below 60% inside the residence again when I arrived. I raised the thermostat to 78 for now. Will continue to monitor closely & adjust accordingly. The master bathroom toilet runs. I have tagged it as such. The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
5/13/21: The water pressure dropped after running water throughout the residence again. Client advised that the water company will be correcting the water pressure problem.
