Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 31,759 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/17/20: Made sure the water heater & ice maker were off. The internet modem was on. Wine chiller in kitchen was on & cold. A smoke detector in the master bedroom hallway was chirping when I arrived. I replaced the battery with one new 9v battery & tested it. No access to one of the master bedroom closets. Did not run any water per client.11/17/20: Replaced the batteries in the unibot in the freezer with two new AA batteries from the mb towel closet per client. I also noticed the batteries were dead on the front door keypad when I was leaving as the keypad had not automatically locked itself like usual while I’m inside, I replaced the batteries in it with four new AA batteries also from the mb towel closet and confirmed it was working before leaving.
11/17/20: Found 1 small worm inside, disposed of, humidity level is good.
11/17/20: Exterior, pool clean and water level 1/2 skimmer port. Hurricane shutters are removed. Water on upon arrival and off upon departure. Garage dehumidifier hose on floor, re-ran hose and out door. Car charger found on floor not on shelf.
11/17/20: Dehumidifier in kitchen read 52. Watered the plant in the kitchen & rotated it.
11/17/20: There is some browning spots in the front lawn see photo below. There is a small section of soffits pushed up on the back right side of the house by the sliding glass doors see photos below. The garbage cans have been brought into the garage. Brought in 1 piece of mail photo below. Adjusted the light timers in the living room & master bedroom for dst. The bulb in the living room lamp was blown, I replaced it with a new bulb from the garage & confirmed it was working. The ac air filter is dirty & needs to be replaced size 17 1/2” x 29 1/2” x 1”. Checked all damp rids. Watered the 2 plants by the front door.
11/17/20: Poured vinegar down HVAC tube
11/17/20: The melaleuca tree growing in the front landscape bed has been removed. The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the dehumidistat to 50% & the ac thermostat to 76 to help mitigate the high humidity level. After adjustment the ac thermostat the ac would not turn on, I couldn’t find any tripped breakers it appears to need service. The ac air filter is dirty & needs to be replaced size 17x29x1. Could not find any replacements inside the residence. Will continue to monitor closely & adjust accordingly. The pool pump is still leaking.
11/17/20: Water in guest bathroom yellow (again) ran until clear.
11/17/20: Interior clean, humidity good, no problems observed
11/17/20: The battery in the alarm key fob was dead when I arrived, I was able deactivate the alarm using the keypad next to the door. Will purchase a new cr1632 battery for the key fob before the next service call photo below. The boat seats & cushions were laying on the lanai when I arrived see photo below. Brought in a large stack of mail, magazines & sales flyers, sent one piece out. The lawn needs to be mowed but not excessively high. There is some browning in the lawn in several locations on the front & back of the house. No battery maintainer or air dryer connected to the suv in the garage. Visual check of the boat photo below.
11/17/20: Exterior, gate locked, all good. Interior clean and humidity good, no problems observed
11/17/20: Exterior some storm debris left, interior, 4 larger insects disposed of, humidity acceptable, pool clean and water level 1/2 skimmer port, pictures below
11/17/20: The humidity level was still over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 75 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
11/17/20: Exterior good, interior clean and humidity acceptable, no problems observed
11/17/20: Humidity little high, put humidistat to on and thermostat to 72, will do another inspection close by and recheck. Came back AC was running humidity coming down. Place settings as they were.

11/17/20: Exterior good, interior clean and humidity acceptable, dehumidifier running at 48, no problems observed
11/16/20: Exterior, roof 2 ridge tiles missing,, Kingdom Roofing pulled up and going on roof, advised tarp was pulling loose, said he was trying to match tiles ? Interior clean, humidity good, reset alarm, no new damage inside
11/16/20: Exterior just mowed, 2wasp nests, pictures below, interior clean and humidity good, no problems observed
11/16/20: Exterior some storm debris in back, removed pest control sign, interior clean, raised shutter up and down, humidity good, no problems observed
11/16/20: Opened all storm shutters per client see photos below.
11/16/20: Exterior, 1 limb down, picture below, interior, 1 small dead worm disposed of, picture below . Humidity good, no problems observed
11/16/20: Exterior tree still down, pool clean and water level 2/3 skimmer port, 1 square of pool cage were blown out, picture below, interior clean and humidity good, attic observed clear of rodent activity,
