Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,759 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/20/20: There is a hose spigot on the right side of the house in front of the small water tank next to the well equipment that is corroded & appears to be leaking see photos below. Brought in 1 pool service slip dated 11/10.
11/20/20: Brought in two boxes of damp rid bag replacements & replaced all damp rid bags throughout the residence see photo below.
11/20/20: Brought in a stack of sales flyers. Weeds are growing in the pool pavers. Grout is coming up from the tiles in the guest bathroom on the right side of the toilet. Checked the pool bathroom. The driveway has sunken areas.
11/20/20: All the landscaping has been trimmed recently & the palm tree branches are no longer touching the pool cage. Brought in 1 pool service slip dated 11/17. Put the water heater on the low setting. Unfortunately there was some brown liquid that appears to be oil underneath the suv on the garage floor see photo below.
11/19/20: The residence felt warm inside when I first arrived, I found the ac was off & the thermostat had a blank screen. I reset the breakers to the ac & the thermostat came back on photos below. It was reading 86 when it came back on & started blowing cold air from the vents. It stayed running during the entire service call & the temperature was already down to 82 as I was leaving. Will continue to monitor closely & adjust accordingly. Checked all damp rids. Replaced a full bag in the guest bedroom closet.
11/19/20: The humidity level inside the residence was back under 60% since making the last adjustments. Will continue to monitor closely & adjust accordingly. All ceiling fans & closet fans were on. The downstairs half bathroom toilet leaks from between the tank and bowl when being flushed, I use a mop bucket to pour water into the bowl to keep the trap from drying out. It has been tagged as such. Storage room #2 observations- Refrigerator & freezer were both on & cold. Dehumidifier was on. Fan was on. Temperature & humidity readings were 75.7 & 42.1%.
11/19/20: Brought mail collected during service call to the post office for forwarding per client. Photo of receipt with tracking number below.
11/19/20: Checked the water pan in the ac return vent which had very little water in it.
11/19/20: Ran water through fridge door. Drained water from system after water was turned off.
11/19/20: Brought in 2 pieces of mail for Don Cloutier with some sales flyers, I wrote return to sender on them & put them back in the mailbox see photo below. Some of the date palms on the front of the house appear to have a disease called (frizzle top) & may need to be treated see photos below. The landscape lighting was still on when I arrived & may need to still be adjusted for dst. The weeds in the landscape beds appear to have been sprayed recently but the ground cover weeds are still present. Watered the two plants on the front porch per client. The pool controller lights were on. Poured capful of bleach into each toilet. Poured approximately 3ozs of vinegar with water down the hvac condensate drain line for preventative maintenance. Made sure to leave the water main on for the irrigation system & the pool when leaving.
11/19/20: The guest bathroom toilet has started to slowly run, the tank was empty when I arrived & had to refill when I turned on the water. I have tagged it as such.
11/18/20: Sending requested photos of the unit via email. The master bathroom bathtub has a slow drain, I have tagged it as such. There is a hole in the exterior stucco on the left side of the guest bedroom window.
11/18/20: Brought in 3 pieces of mail with some sales flyers see photo below. Will be bringing mail to the post office for forwarding per client. There was a nice ladder sitting on the back left side of the house when I arrived, I put it into the garage see photos below. Found the ac thermostat set to 74 & put it back up to the previous setting of 79. Found the guest bedroom sliding glass door unlocked. Turned off the water heater breaker. Emptied & turned off the ice maker. The switch for the disposal is broken, it is tagged as such. Both master bathroom sinks are still leaking when water is running & the toilet is running. The sink by the shower leaks from the trap photo below & the sink by the tub leaks from the handles on top when water is running. All have been tagged as such.
11/18/20: Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Checked all damp rid buckets.
11/18/20: Poured water down the guest bathroom toilet that’s shut off using a mop bucket to flush it to keep the trap from drying out.
11/18/20: The landscape bushes on the front of the house may need to be trimmed soon.
11/18/20: All the landscaping has been trimmed recently & fertilizer put down. The humidity level is back under 60% inside the residence since making the last adjustment. There is a section of grass starting to brown in the backyard. The master bathroom toilet leaks from between the base & the floor when flushed, the valve is off & it is tagged as such. The guest bathroom toilet has started running. Valves are off on all toilets.
11/18/20: Sprayed an active hornets nest above the garage overhead door. Did not turn on the master bathroom shower per client.
11/18/20: The spots on the kitchen floor that appeared to be damage were a couple drops of dried white caulk that I was able to wipe off see photo below. Brought in 2 pieces of mail see photos below. Weeds & grass are growing in all the landscape beds. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
11/18/20: The master bathroom toilet has started slightly running, I have tagged it as such. The humidity level inside the residence was on the cusp of going over the acceptable level of 60%, I lowered the ac thermostat to 76 & the dehumidistat to 45% to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all wood floors throughly.
11/18/20: Brought in a stack of sales flyers only. Checked the pool bathroom. The well pump breakers were off & the water main valves were on when I arrived, I turned the breakers back off & left the water main valves on when leaving.
11/17/20: Met with ac technician Shawn from Martin air & let into the residence for hvac repair. I stayed with the technician until he was finished & confirmed the ac was working again. Shawn found the condensate drain line in the attic was clogged & cleared the line photo of the algae that was clogging the line below. I found the ac air filters behind the garage door, replaced the current dirty air filter & wrote the date of installation on it. I set the alarm & put the ac thermostat back to the original settings of 78 & 55% when leaving. Will continue to monitor closely & adjust accordingly. 1:30pm-2:45pm.
11/17/20: The front door is extremely hard to open & close. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.
11/17/20: The humidity level was over the acceptable level of 60% inside the residence when I arrived, I turned the portable dehumidifier back on to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
11/17/20: Checked damp rid bag in mb closet. The stain on the guest bathroom ceiling has not changed in appearance, will continue to monitor closely. The toilet in the office bathroom runs, the valve is off & it is tagged as such. I fill a mop bucket with water to flush it.
