Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,887 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/18/21: Brought in a 3 pack of new pleated ac air filters, 2 packages of toilet bowl cleaner for the bathrooms, 1 box of six iron out tablets for the toilets & a 1 gallon container of white distilled vinegar for the ac condensate drain line see photos below. I replaced the current dirty ac air filter with a new air filter & wrote the date of installation on it. I put the extra filters next to the air handler in the utility room. I put 1 iron out tablet into the tank of each toilet for iron buildup prevention. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.5/18/21: The humidity level was still well below 60% inside the residence when I arrived. I raised the ac thermostat to 77 for now. Will continue to monitor closely & adjust accordingly. The garage overhead door needs a new weather stripping on the bottom which is ok to wait until client returns to replace.
5/18/21: I found one dead bug in the master bathroom and one lives bag inside the tub enclosure of the guest bathroom. He went for a swim never to come back. Leaving Chi box at front door.
5/18/21: Started the car & let it idle during the service call. Moved the mesh storm shutters down then back up. I set the dehumidistat on the wall to 55% & the ac thermostat to 78. Will try to keep the humidity level around 60% inside the residence to save the client on their energy bill & also prevent any mold from setting up without the worry of the portable dehumidifier leaking again. Will continue to monitor closely & adjust accordingly. There is a section of floor tiles approximately 3’x 3’ in the den by the front door that are starting to raise, I have tagged them as such.
5/18/21: I found the chain-link gate to the left of the house open all the way. I tried to pull it back to close it but it has started to grow into the grass so I left it open. Photo below. I found one slider unlocked, I locked it (photo below). The photo simply shows you how it open when I tested it from outside it was not open when I found it just unlocked. Found a crack above the main door photo below. I ran the spa for about 10 minutes.
5/18/21: Made sure the water heater, range & ice maker were off. The ac air filter was replaced on 1/26. Both the guest bedroom windows were unlocked & paint is peeling underneath the bottom left corner of the right side window see photo below. It does not currently feel wet or damp. Could not find garlic bulbs anywhere in the kitchen. Checked & watered the 12 plants on the lanai.
5/18/21: The pool level was about 1 inch above the bottom of the skimmer port. I ran water in it during the service call. I left the water on and will return after doing the next three homes. Yard is a bit brown, photos below.
5/18/21: The living room sliding glass doors & the kitchen lanai door were wide open when I arrived. Made sure the water heater, range & ice maker were off. The master bedroom & dining room windows were unlocked. Dehumidifier in kitchen read 50. Watered the plant in the kitchen & rotated it.
5/18/21: Some slight mold around the waterline of each toilet. The humidity is still high. I feel we need to run the system at a lower temp to see if we can remove the humidity.
5/18/21: The lawn still has some browning in several areas on all sides of the house photos below. The water main was on when I arrived. It appears the pool company left it on to run water from the hose into the pool. The pool water level was still slightly low. I also ran water into the pool from the hose during the entire service call to try and help bring the water level up. Brought in 2 packages of toilet bowl cleaner for the bathrooms see photo below. Brought in a new pleated ac air filter see photo below. I replaced the current dirty air filter & wrote the date of installation on it.
5/18/21: Photos below of a couple dry spots in the yard.
5/18/21: Visual check of the truck in the driveway. A sprinkler was disconnected & laying in the front landscape bed when I arrived see photo below. There is some browning in the lawn in the front & back of the house see photos below. The sprinkler head by the pool in between the Areca palms that was disconnected last service call appears to have been repaired see photo below. There is some Areca palm debris on the bottom of pool & it appears to still be missing a cap for one of the jets on the bottom. There is a section of the lawn on the right side of the house marked with flags for what appears to be a new landscape bed. Both garbage cans have been emptied. Brought in 4 pieces of mail with a stack of sales flyers see photo below. Watered the two plants inside by the front door. Checked all damp rid bags. Checked all light timers. The living room ceiling fan is on. There is mildew from condensation on the air handler in the garage.
5/18/21: I found mold growing around the waterline of the guest bath room toilet mainly because the lid and seat were down. I cleaned that up and kept the lid and seat up. I removed the batteries from the the remotes. There is a remote in the master bedroom but no TV?
5/18/21: Removed a truly nolen sign dated 5/10 from the front yard. Made sure the water heater, range & ice maker were off. The guest bathroom sink is leaking from the trap when water is running. See photo below. Will send a video of the leak via text to the client. I have tagged it as such. Ac air filter was replaced on 4/14. Portable dehumidifier in kitchen read 60. All storm shutters are closed & storm panels are up.
5/18/21: The pool water level was low when I arrived approximately 1” from the bottom of the skimmer port. I ran the hose in it during the entire service call to try and help bring the water level up. The lawn has some browning in the back & left side of house see photos below. Brought in 5 pieces of mail with a stack of sales flyers see photos below. Made sure the water heater, oven & ice maker were off. The wine cooler was off & door is open. The living room ceiling fan is on. The guest bathroom lanai door & the garage side entry door handles were unlocked. All the master bathroom water supply valves have excessive corrosion on them see photos below. The master bathroom lights were on. I turned them off before leaving. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn the hose off when leaving. Left the water main on when leaving per the client.
5/18/21: Called the client when I arrived. Removed an undated pest sign from the front yard. One of the motion lights by the pool was on. I turned it off before leaving. Made sure the water heater, range & ice maker were off. The far right sliding glass door in the living room & the door between the garage & home were unlocked. Removed all saran wrap from the toilets per the client. Found the dehumidistat turned to the off position & the ac thermostat set to 73 but the ac was not on due to the dehumidistat being in the off position. I set the dehumidistat to 55% and the ac thermostat to 76 for now. The ac turned on & started circulating cool air. Will continue to monitor closely & adjust accordingly accordingly. Closed all the window curtains throughout the residence to keep the heat from the sun from coming in. Made sure all windows & doors were closed & locked. Activated the alarm when leaving.
5/17/21: Pool level very low less than an inch before the bottom of the skimmer sport. I ran water during the service call. Kitchen wine cooler read 62, laundry room wine cooler is off? Some weeds growing in the pavers. Some brwoning in the front yard. Photos below.
5/17/21: Pool safety gate unlatched again. Brown spot beginning in front yard. Photos below. Tree back right corner not trimmed as reported previously.
5/17/21: Front yard fairly dry, see photos below. Watered the three plants on the lanai. Pool level was 1/3 of skimmer port so I ran water into the pool during the service call. Pool filter out on concrete near filter housing, see photo below. Found water main on upon arrival, off upon departure.
5/17/21: Found the water main on upon arrival, off upon departure. Some dry spots in the lawn, see photo below. Some weeds growing between the lanai bricks.
5/17/21: Watered 3 interior plants. Ran dishwasher on rinse cycle. Ran hurricane shutters up then down.

5/17/21: Toilets are off at valves as previously reported. Guest bath tub fixture valve is leaking, previously reported. Watered all lanai. Walked through the hose several times to ensure the fixtures are all off because water main is to remain in per client.I found two lights on when I arrived see photos below. Do you have a gecko getting in to the house photo below of droppings and guest bath sink. I know that it is a gecko as the one end of the dropping is white. The skylight just inside the front door entrance now has cracked and broken but not fallen down see photo below.
5/17/21: Client requires no water to be used in sinks, toilets, tubs and showers. Dehumidifier running and read 60. Found several windows open and/or ajar, see photos below. I closed and locked these windows. Found the door leading to the garage unlocked. I locked it because that was what we have done in the past.
5/17/21: Garage dehumidifier read 42. Both toilet tank water valves are off at the tank. Wine cooler read 55. Brought in several sales flyers from mailbox. Hughes tech was spraying the outside of your house I was not able to access the water as that side was being sprayed down. It’s been a long time since I have seen a tech completely spray down a house and bushes such as he does! Wish he did my home area I’d hire them in a minute!
