Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,377 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/19/21: Construction on the plantation shutters appeared to be completed see photos below. Checked the damp rid bag in the master bedroom closet. All ceiling fans are on. All water stains on the living room ceiling & the upstairs closet have not changed in appearance since the last service call. Will continue to monitor closely.
8/19/21: Made sure the water heater & range were off. The latch on the front door handle was not working when I arrived causing the door to stay open. The deadbolt must be engaged to keep the door closed. The master bedroom left side sliding glass door was unlocked. All furniture has been brought in from the lanai. The master bathroom left side sink is tagged for a slow drain. Checked all damp rid buckets.
8/19/21: Made sure the water heater, range & ice maker were off.
8/19/21: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered the dehumidistat to 55% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The living room sliding glass door was unlocked. The storm shutters on the lanai are closed.
8/19/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The storm shutters on the back lanai are closed.
8/19/21: I was inspecting the storage room on the lanai for any mold & was unable to close the door all the way as the hinges are rusted and bent when I opened the door causing a gap see photos below. I currently have the door propped shut with a pry bar. It appears the rusted hinges will need to be replaced to be able to close the door correctly again. The casing around the lanai storage room door is rotting on the bottom right side from rain water.
8/18/21: Vines are taking over all the landscape beds. Brought in a large stack of mail, magazines & sales flyers. There was no important pieces to send out this service call. There is another washout starting underneath a block in the landscape bed on the back right corner of the house. Visual check of the boat photo below.

8/18/21: There appears to have been a new pool pump installed since the last service call see photos below. There is still a live rat living underneath the sink on the lanai. Vines are growing on the pool cage screens. The pool bathroom sink has been tagged for leaking when water is running & the toilet for running. Watered the three plants. Freezer in utility room was on & cold. Ran water in the sink on the lanai. Mini fridge on lanai is off & door is open.
8/18/21: I did not see any more evidence of rodents in the residence. Will continue to monitor closely. The areas by the sofa & dishwasher have been cleaned up see photos below. Truly nolen has closed the door between the garage & home. I will leave it closed for now unless client request it to be open again. All of the weeds appear to have been sprayed since the last service call. The vacant lot in the backyard is excessively high & needs to be mowed. I removed the lockbox from the front door when leaving. Ran water throughout the residence to keep the traps from drying out & allowing dangerous methane gas and/or pest to enter the residence. The kitchen sink is tagged for leaking on the left side trap when water is running. Did not find any pool service slips on the lanai. No droppings were present on the lanai.

8/17/21: Raised and lowered the hurricane shutter in back. I watered the 3 plants on the lanai. Poured vinegar down the HVAC condensation evac tubes. Checked all GFIs. Found a small amount of condensation at the base of the right upstairs air handler, photo below. I do not know why this would be here. The upstairs huiwas much higher than I like to see. The humidistat dial clicked on of at about 62%. This means it agrees with my meter and the thermostat set to 78 and reaching prevents the system from running and in turn prevents the humidity from being removed. I placed the thermostat setting to 76 and almost immediately the AC came on blowing cold air. The pool has fabrics on the bottom, photo below.
8/17/21: The thermostat has an error message of WiFi Connection Error. I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to remain on.
8/17/21: The lawn appears to be improving.
8/17/21: The new ac system has been installed since the last service call. Photos of the new condenser, air handler, thermostat & warranty information below. The new ac was on & appeared to be working correctly. The humidity level was back under the acceptable level of 60% inside the residence. I raised the dehumidistat back up to the original setting of 55% for now to help save on the energy bill. Will continue to monitor closely & adjust accordingly. I removed the lockbox from the front door when leaving. The guest bathroom toilet tank has iron building up in it from the city water causing the water to come out orange & needs an iron tablet. Cleaned up spider webs along baseboards & in the garage. The kitchen sink faucet leaks from underneath when water is running, the valves are shut off & it has been tagged as such. Did not run water in the master bathroom shower until repairs are completed.

8/17/21: The guest bathroom toilet is tagged for leaking from between the base & the floor when flushed. Was unable to run water in the guest bathroom shower as it is currently under construction. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the car. Made sure to turn off both water mains when leaving.
8/17/21: The brown spots in the lawn have improved from past service calls. Poured vinegar down the HVAC condensation evac tube and chased with a cup of water. Photo and copy of bill for front door below. The left master bath sink’s hot water handle is coming loose.
8/17/21: The ac air filter was dirty & needed to be replaced. I replaced it with a new filter provided in the garage & wrote the date of installation on it. Checked all damp rid buckets. Checked all light timers. Both door handles are unlocked. The wood is rotting along the outside of the back of the lanai. No mailbox.
8/17/21: Lawn is about the same. Poured vinegar down the HVAC condensation evac tube.
8/17/21: There was a Hughes Exterminators service card dated 8/10 on the kitchen counter when I arrived see photo below. The master bathroom light was on & the door between the garage & home was unlocked. Mini fridge on lanai is off & door is open.
8/17/21: The lawn has been mowed since the last service call. I put the key that was left in the gate lock under the front door mat per the client. Weeds & grass are growing in all the landscape beds. The white vinyl fence needs to be pressure washed & the pool cage screens have green pollen building up on them. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
8/17/21: Small dark car in drive.
8/17/21: Brought in a stack of sales flyers. The flapper for the pool skimmer port has not been replaced yet. Wine chiller in kitchen was on & read 52. Watered the plant in the living room & rotated it. Checked all light timers. Irrigation system is off.
