Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,835 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/19/21: Pulled and discarded an Impact pest control sign from the front yard. The water in the front guest bathroom was tainted light brown. It took several flushes to clear it.
7/19/21: Garage dehumidifier read 42. Both toilet tank water valves are off at the tank. Wine cooler read 55. There are 5 palm fronds on the ground, 3 average sized and 2 large out front.
7/19/21: Checked all damp rids. Photos of boat & motor below.
7/19/21: Checked all soffits thoroughly. There appears to be an animal digging a hole in the landscape bed under some bushes on the back left corner of the house. Irrigation system is on. Landscape lighting was on 5. Checked all the tips on the irrigation sprinklers in the landscape beds. There is a hairline crack in the stucco underneath the back guest bathroom window several feet long on the left side of the house several feet long. The ceiling fan on the lanai by the back guest bedroom sliding glass doors is on. All ceiling fans inside are on. Wine cooler in the kitchen read 55/50. Made sure to move all the bathtub/shower faucet handles back & forth when running water per the client. Alarm system deactivated by client on arrival. Made sure to activate the alarm when leaving.
7/19/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly The plastic swifter mop chemical container in the garage was dry rotted & leaking when I arrived see photo below. I put the leaking chemical bottle in a plastic garbage bag next to the swifter mop & cleaned up the area. All accordion storm shutters are open. The utility sink has been tagged for leaking when water is running. Mini fridge in utility room is off & door is open.
7/19/21: The master bathroom toilet is tagged for a broken handle. Weeds are growing in all the landscape beds. The roof soffits on the back porch & the back right corner appear to have water damage. Will monitor the spot on living room ceiling closely. Visual check of the rv. Did not lock the deadbolt on the front door when leaving per the client.
7/19/21: Removed two active hornets nests from the soffits. The fill valve in the toilet is tagged for filling extremely slow. Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. Visual check of the boat in the backyard photo below.
7/19/21: The pool water level was back up to the optimal level of half the skimmer port since the last service call. Watered all potted plants. Left the water main on when leaving per the client.
7/19/21: Put the cans of paint from the shed on the shelf in the laundry room per the client see photo below. Note from client in guest bathroom shower about not shutting completely off. Vacant lot behind house is being maintained.
7/19/21: One of the Pygmy date palms on the left side of the house was laying on the ground from possible wind damage when I arrived see photo below. There were live ghost ants on the kitchen counters. The water level in the spa was low again. I ran water into the spa during the entire service call to help keep the water level up photo below. There are cracks in the stucco on both sides of the house. The stain on the master bathroom ceiling has not changed in appearance. The guest bathroom shower has grout coming out in the corners. Mud dauber nest are on both entryway ceilings.
7/16/21: Removed an undated ranson sign from the front yard. There is a hairline crack several feet long in the living room ceiling just before the hallway see photo below. The end cap has separated some on the soffits on the front left corner of the house just left of the security camera. It appears that several screws or nails are starting to come loose on the metal roof on the front of the house. There is a hairline crack approximately 1’ in length on the master bathroom ceiling close to the shower. Checked all light timers. Did not step on the floor tiles with the sign in the kitchen. The stain on the garage ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Made sure to activate the alarm & lock the front door when leaving.
7/16/21: The client contacted us while I was at the residence and stated that their alarm system was offline. I checked all gfi outlets which none were tripped. I rebooted the WiFi router & replaced the batteries in the living room sliding glass door & garage side door alarm sensors using 2032 batteries from the refrigerator in the garage. Client advised they will contact us before the next service call if there are still any issues with the alarm system. Weeds & grass are growing in all the landscape beds. Brought in two pool service slips dated 7/5 & 7/12. The alarm keypad had a message on the display to replace the living room sliding glass door battery. Watered the two plants on the lanai.
7/16/21: Did not have any water pressure & could not get any water to run inside the residence when I arrived. I could not find any tripped breakers or anything unplugged for the well. I found a dead frog in the well pump switch outside causing a short & preventing the well pump from turning on. I removed the frog and the pump came back on restoring water pressure to the house. Started the vehicle, moved it out of the garage & let it idle during the service call. The paper bag filled with weeds is still laying by the front door & weeds are still growing in the landscape beds. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/16/21: Dehumidifier in kitchen read 50. Checked the light timer in the living room.
7/16/21: The humidity level was well below 60% inside the residence again. I raised the thermostat to 79 for now. Will continue to monitor closely & adjust accordingly. Visual check of out building in backyard. Made sure to turn off both water mains before leaving.
7/16/21: The garbage disposal has quit working. I could not get it to turn on & could not find any tripped breakers. The ac air filter was dirty & needed to be replaced. I replaced it with a new filter provided next to the air handler & write the date of installation on it.
7/16/21: Made sure the water heater, range & ice maker were off. The guest bathroom vent fan appears to have had previous water damage on the ceiling around it see photo below. It does not currently feel damp to the the touch. The ac air filter was dirty & needed to be replaced. I replaced it with a new filter provided next to the air handler & wrote the date of installation on it. Visual check of leaf guard on ac condenser photo below. Poured capful of bleach into each toilet.
7/16/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/16/21: The humidity level was well below 60% inside the residence after making the last adjustment. I raised the thermostat back up to 81 for now. Will continue to monitor closely & adjust accordingly. The previous water stains on the master bedroom ceiling have not changed in appearance since the last service call.
7/16/21: Swept off the front porch. Bug zapper on lanai is plugged in. Water is to remain off per the client.
7/16/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Checked all damp rid bags. Had to replace a full bag hanging on the den door with the last damp rid bag provided see photo below. Will need more damp rid bags for future service calls.
7/16/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all damp rid bags & buckets. Made sure light in garage wasn’t on.
7/16/21: The garbage disposal is tagged for leaking from cracks on the side of it when it is being used & water is running. I have discontinued using it for now. Mini fridge in dining room was on & cold. Watered the plant on the lanai using the garden hose next to it & made sure to use the right side slider only.
7/16/21: There has been some activity inside the residence since the last service call. There is a section of drywall cut out in the den, the guest bathroom toilet lid was off & the master bathroom shower appears to be having grout work see photos below. The workers lowered the ac thermostat to 73. Client advised they will have the ac serviced when they return as it is currently working fine. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance using the vinegar provided. Water heater is on vacation mode. Put the key back in the lockbox when leaving.
7/16/21: Made sure the water heater, range & ice maker were off. Brought in one pool service slip dated 7/6 see photo below. Photo of the pool below.
