Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,891 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/21/21: Dehumidifier in kitchen read 50. Checked the light timer in the living room.5/21/21: A section of weather stripping on the entryway breezeway storage door has some damage. Visual check of leaf guard on ac condenser photo below. Poured capful of bleach into each toilet.
5/21/21: Made sure the water heater, range & ice maker were off. Brought in the box of new pleated air filters from filter king see photos below. I replaced the current air filter with a new air filter & wrote the date of installation on it see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/21/21: The garbage disposal was seized again. I was able to free it but it appears the blades are rusted & it might become a reoccurring problem see photo below. The previous water stains on the master bedroom ceiling have not changed in appearance since the last service call.
5/21/21: Made sure the water heater, range & ice maker were off. Bug zapper on lanai is plugged in. Made sure there wasn’t any combustibles inside the vehicle. Water is to remain off per the client.
5/21/21: The front door was completely unlocked when I arrived. One of the guest bedroom windows were unlocked. There are cracks in the side of the garbage disposal that have started to leak when water is running through it see photos below. I have tagged it as such. Made sure the water heater was on the low setting. Mini fridge in dining room was on & cold. Watered the plant on the lanai using the garden hose next to it & made sure to use the right side slider only.
5/21/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all damp rid bags & buckets. Both damp rid bags were full. I was able to replace the one in the master bathroom closet with a new one provided next to it on the shelf. I could not find any more replacements inside the residence. I threw both of the full bags away to prevent them from falling apart & spilling onto the floor. Made sure light in garage wasn’t on.
5/21/21: There was a service reminder on the ac thermostat display screen see photo below. The humidity level was below 60% inside the residence when I arrived again. I raised the ac thermostat to 80 for now. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance using the vinegar provided. Water heater is on vacation mode. Put the key back in the lockbox when leaving.
5/21/21: Removed an undated ranson weed sign & a truly nolen sign dated 5/10 from the front yard. The pool chemical bottle that leaked onto the pool pump slab has been removed and the concrete slab appears to be stained where the bottle was sitting see photo below. Brought in 1 pool service slip dated 5/18 see photo below. Photo of the pool below.

5/21/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All damp rid bags throughout the residence were full when I arrived. I replaced them with the new damp rid bags provided on the kitchen counter. There is a large crack in the driveway right before the walkway to the front entrance to the house. There is a section of carpet lifting several feet long in the master bedroom in front of the bathroom entrance.
5/21/21: There is iron building up in the toilet tanks from the city water causing it to stain the bowls & will need iron out tablets see photos below. Will change the ac air filter the first week of July per the client.
5/21/21: Brought in a large stack of sales flyers only. The torn section of screen on the pool cage has been repaired since the last service call but the old piece of screen was sitting on the bottom of the pool when I arrived see photo below. There is green pollen building up on the pool cage screens. Weeds are growing in the pool pavers. All the ac air filters throughout the residence will need to be changed soon. The left side water faucet handle in the guest bathroom sink is broken. It appears to have been broken & was just siliconed back on. I have tagged it as such. The master bathroom left side sink has a slow drain. I have tagged it as such. There are hairline cracks in the stucco on the right side of the house.
5/21/21: The old front door keypad code & alarm system code would not work when I arrived. I called the client for a new front door keypad & alarm system code which was encrypted when entered into the system. The lawn has excessive browning in the front, sides & back see photos below. Removed the English muffin, half loaf of bread & donut in sandwich baggie from the kitchen counters per the client. Brought the welcome mat by the front door inside & placed it in the garage per the client. Made sure the water heater & ice maker were off. Checked all light timers. Did not step on the floor tiles with the sign in the kitchen. Made sure to activate the alarm & lock the front door when leaving
5/20/21: Brought all important mail to the post office for forwarding. Photo of receipt with tracking number below.
5/20/21: All ceiling fans are on. Checked all damp rids.
5/20/21: One of the cars has been removed from the garage. The rug brought in last service call has been opened up. The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived. I found the downstairs & upstairs ac thermostats have been turned completely off since the last service call? Photo below. I put both thermostats back on the cool setting & the dehumidistats to 50% for now to circulate air & help mitigate the high humidity level. A humidity level over 60% increases your chances of getting mold. Will continue to monitor closely & adjust accordingly. All ceiling fans are on. Put the storm shutter over the front door back down when leaving.
5/20/21: Brought in 12 pieces of mail see photos below. The front doors need new weather stripping. All ceiling fans & closet fans were on. The downstairs half bathroom toilet leaks from between the tank and bowl when being flushed, I use a mop bucket to pour water into the bowl to keep the trap from drying out. It has been tagged as such. Storage room #2 observations- Refrigerator & freezer were both on & cold. Dehumidifier is off. Fan was on. Temperature & humidity readings were 80.0 & 65.1%.
5/20/21: The air dryer in the white Toyota rav was not on & was not working when I arrived. I plugged it into a working outlet in the storage room to test it but it still would not come on. I left it in the storage room & tagged it as such. I found another air dryer in the storage room & confirmed it was working by plugging it into an outlet. I reconnected the working air dryer inside the vehicle. Made sure the water heater, oven & both ice makers were off. The ax air filter is dirty and needs to be replaced size 20x24x1. It has not been replaced since 6/4/20. I could not find any replacements inside the residence. The refrigerator & freezer in the dining room area were both on & cold. I turned the ice maker off. All ceiling fans are on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are partially open for ventilation. Watered the plant by the front door.
5/20/21: Made sure the water heater, range & ice maker were off.
5/20/21: The door on the mini fridge is taped shut. Did not flush the upstairs bathroom toilet per the client. The ceiling fan on the lanai is on. All storm shutters are closed.
5/20/21: Client advised the neighbor will be watering the plants on the front porch. Water is on at 2004.
5/20/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered ac thermostat to 76 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked the water pan in the ac return vent which had very little water in it.
5/20/21: Brought in two 1 gallon containers of distilled water for the golf cart battery maintenance see photo below. Master bathroom bathtub has patio furniture cushions in it.
5/20/21: Brought in 2 packages of toilet bowl cleaner for the bathrooms see photo below. All ceiling fans are on. Checked the damp rid bucket in the master bedroom closet.
