Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,441 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/25/21: Swept dead millipede worms off the front porch. Brought in three pieces of mail see photo below. Made sure to turn the water main off to the house only when leaving.8/25/21: The weeds that were growing in the pool pavers appear to have been sprayed since the last service call. The oscillating fan in the garage was off when I arrived. I unplugged it from the WiFi outlet & directly into the outlet & it came back on. I plugged it back into the WiFi outlet as the client may have turned the fan off remotely. Irrigation system is off.
8/25/21: The contractor appears to still be working inside the residence. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on the lanai. The irrigation system is on. Left the water main on for the pool water auto filler when leaving.
8/24/21: Dehumidifier read 40 and was running. Poured vinegar down the HVAC condensation evac tube.
8/24/21: Poured vinegar down the HVAC condensation evac tube. Replaced the HVAC filter because the thermostat had an error message saying it need replaced.
8/24/21: I found 2 large dead bugs inside the master closets and about 25 small dead bugs around the master bath toilet. The vent along the hall was removed, photo below.
8/24/21: Debris on top of and bottom of pool. No pool cage work yet. Found water damage under master bedroom large window no worse, as reported last service call.
8/24/21: A couple active wasp nests around the home, example photo below. Something may be going on in a negative way next door, see photo below.
8/24/21: The guest bathroom toilet is tagged for leaking from between the base & the floor when flushed. Was unable to run water in the guest bathroom shower as it is currently under construction. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the car. Made sure to turn off both water mains when leaving.
8/24/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.
8/24/21: Weeds growing on the lanai as report in previous reports. Mildew cleaned on the ceiling in the master bedroom. I did not find any dead sewer flies around the master bath tub this call. Bushes need trimming, photos below.
8/24/21: Removed a problem solved pest sign dated 8/23 from the front yard. The pool pump was on & running when I arrived. Made sure the water heater, range & ice maker were off. Portable dehumidifier in kitchen read 45 and water was draining from the hose. Mini fridge in the kitchen was on & cold. Used company issued booties inside. Ran water in the sink on the lanai. 8/24/21: Repair/repainting of the water spot on the ceiling over the bar in the kitchen underway, photos below.
8/24/21: Unable to run bathroom sinks, no faucets installed. The concrete around the pool could use some power washing, photos below.
8/24/21: The guest bathroom toilet has been tagged for running. The garage overhead door needs a new weather stripping on the bottom which is ok to wait until client returns to replace.
8/24/21: There was a brown liquid on the floor in the kitchen pantry when I arrived. I found some cans of Coca Cola had leaked from the package on the shelf above see photos below. I cleaned the soda off the floor & removed the leaking cans of Coca Cola photos below. I put all the remaining cans of soda in the refrigerator to prevent them from leaking. The guest bathroom toilet is tagged for running. Client stated they will have the toilet repaired when they return. There is a section of floor tiles approximately 3’x 3’ in the den by the front door that are starting to raise, I have tagged them as such.
8/24/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.
8/24/21: Brought in a package that was laying by the front door when I arrived. The master bathroom toilet has been tagged for running. It appears to need a new fill valve & flapper. Some paint is peeling underneath the bottom left corner of the right side guest bedroom window. It does not currently feel wet or damp. Checked & watered the 12 plants on the lanai.
8/24/21: Poured vinegar down the HVAC condensation evac tube. I kept the humidistat at 50 based on the humidity reading.
8/24/21: Made sure the water heater, range & ice maker were off. The ac air filter was replaced on 7/17. All storm shutters are closed. Garage #9528 observations- Humidity & temperature readings were 62.1% & 84.3. Portable dehumidifier read 54. Refrigerator & freezer were on & cold.
8/24/21: Ran the storm shutters up & down. Portable dehumidifier in kitchen read 55. Watered the plant in the kitchen & rotated it.
8/24/21: The water main was on when I arrived. It appears the pool company had to run the hose in the pool after the last service call. The pool water level was slightly low when I arrived. I set the timer on the hose to run for 30mins when leaving to help bring the water level up. I will return shortly to shut the water main off when leaving the vivante condos. The palm tree on the front of the house appears to be dying.
8/24/21: The pool pump appears to still be slowly leaking when running. The master bathtub shower handle is tagged for leaking when turned on. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 67.8% & 84.0. Made sure to leave the water main on for the pool auto leveler when leaving.
8/24/21: I was unable to remove water from the boat cover as it is strapped & tied on in several locations that I can’t reach & poses a safety risk. I highly recommend hiring a professional to repair the boat cover. The water hose for the pool auto filler has not been replaced yet. Client advised they will arrange a new hose for the pool auto filler. The pool water level is currently at the optimal level of half the skimmer port. Visual check of the boat photo below.
8/24/21: The water main was on when I arrived. The can of paint has been removed from the kitchen since the last service call. Visual check of the boat photo below.
