Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,761 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/25/20: The wine cooler in the dining room was on & reading 41/50. Checked damp rid bucket in vehicle.
11/25/20: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Started the car & let it idle during the service call.
11/25/20: The half bathroom toilet water supply valve has started leaking when turned on, I shut the valve off & tagged it as such. The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
11/25/20: The upstairs humidity level was back under 60% after making the last adjustment. Will continue to monitor closely & adjust accordingly.
11/25/20: The golf cart has been removed from the parking garage, the extension cords unplugged from the suv & the storage room door was unlocked when I arrived. Checked all damp rid buckets. The guest bathroom toilet leaks from between the tank & bowl when being flushed, the valve is off & it is tagged as such. I use a bucket to pour water into the bowl to keep the trap from drying out.
11/25/20: The humidity level was back under 60% inside the residence after making the last adjustments. Will continue to monitor closely & adjust accordingly. The batteries were starting to get low in the storage room door keypad, I replaced them with four new AA batteries provided in the laundry room hallway closet.
11/25/20: There has been activity in the residence since the last service call, there was a pile of personal belongings by the front door & dishes on the kitchen counter see photos below. The tag for the leaking guest bathroom sink has been removed & it appears to have been repaired.
11/25/20: The humidity level was slightly over the acceptable level of 60% inside the residence on both floors when I arrived, I lowered both ac thermostats to 73 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked the damp rid bag in the mb closet. The stains on the living room ceiling & the upstairs closet have not changed in appearance, will continue to monitor closely.
11/25/20: The humidity level was still slightly over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 74 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets.
11/25/20: The humidity level inside the residence was back under 60% after making the last adjustment. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The lanai storage room door casing is rotting on the left side of the door from rain water puddling.

11/25/20: Installed a new battery in the alarm key fob & confirmed it was working after installing the new battery see photo below. Brought in a large stack of mail, magazines & sales flyers, sent several pieces out. There was a package & a slip from the post office regarding a piece of mail that required a signature upon arrival as well see photos below. The master bedroom ceiling fan light was on when I arrived, I turned it off before leaving. There is some browning in the lawn in several locations on the front & back of the house. No battery maintainer or air dryer connected to the suv in the garage. Visual check of the boat photo below.
11/25/20: There was a pool service slip on the lanai table see photo below. There is a section of grass starting to brown in the backyard. The master bathroom toilet leaks from between the base & the floor when being flushed. The valve is off & it is tagged as such. The guest bathroom toilet runs, the valve is off & it is tagged as such. Valves are off on all toilets throughout the residence.
11/24/20: Interior clean and humidity good, no problems observed
11/24/20: The humidity level inside the residence was back under 60% after making the last adjustment. Will continue to monitor closely & adjust accordingly. Cleaned up spider webs along baseboards & in the garage. The kitchen sink faucet leaks from underneath when water is running, the valves are shut off & it has been tagged as such. Did not run water in the master bathroom shower until repairs are completed.
11/24/20: Started the car, pulled it out of the garage & let it idle during the service call. The humidity level inside the residence was back under 60% since making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets. The wood is starting to rot along the outside of the back lanai. The master bathroom shower has tiles starting to fall out of the wall. The roof has leaves building up on it from the oak trees. No mailbox.
11/24/20: The humidity level inside the residence was back under 60% since making the last adjustment. Will continue to monitor closely & adjust accordingly. The top screen is torn on the right side lanai screen door. The half bathroom ceiling has a hairline crack several feet long. The front guest bedroom has a crack in the ceiling in front of the closet. The metal water main handle outside is broken & may need to be replaced soon. Both bathroom faucets are leaking from the traps when water is running, I have tagged them as such. The bathroom bathtub faucet handles drip when water is running, I have tagged them as such.
11/24/20: The humidity level inside the residence was back under 60% since making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all damp rids, buckets are 50% full. Visual check of the boat & trailer. The master bathroom sink drains slowly, it is tagged as such.
11/24/20: Could not find any explanations for the high water bill. The water main was off when I arrived & I can not find anything leaking. Possible that it was landscapers, pool company putting water in the pool, ac company, irrigation sprinklers or a neighbor? The humidity level inside the residence was back under 60% since making the last adjustment. Will continue to monitor closely & adjust accordingly. Brought in a stack of sales flyers. Wine chiller in kitchen was on & read 52. Watered the plant in the living room.
11/24/20: The front door needs new weather stripping.
11/24/20: The Pygmy date palms on the front of house appear to have been trimmed recently see photos below. There are two spots in the front lawn where the septic tank was pumped see photo below. The humidity inside the residence was back under 60% since making the last adjustment. Will continue to monitor closely & adjust accordingly. Brought in 3 pool service cards dated 11/11 through 11/23. Both pool cage doors are locked.
11/24/20: The bottom screens have fallen out in the left corner of the pool cage again, it appears that the spline is not holding again see photo below. I tried putting some of the spline back in but it just falls out. Brought in 5 pool slips from the lanai dated 10/28-11/23. The pool slip dated 11/4 had a message on it concerning the pool filter see photo below.
11/24/20: The humidity level was still slightly over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 73 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The carport & dock have duck droppings. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below.
11/24/20: Another section of the wood privacy fence has fallen in the center of the back yard from the storm, it appears that the bottom of the post were rotten in the ground see photos below. The tag on the vehicle is expired.
