Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,761 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!

12/1/20: The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 73 to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The ac came on & was blowing cold air from the vents. There are vines starting to grow on the pool cage screens & there are several more invasive melaleuca trees growing in the landscape bushes along the pool cage see photos below.
12/1/20: The master bedroom ceiling fan light was on again when I arrived, I turned it off before leaving. Brought in a large stack of mail, magazines & sales flyers, no important mail to send out. There was a notice from usps on the front door when I arrived regarding a piece of mail that requires a signature see photo below. There is some browning in the lawn in several locations on the front & back of the house. No battery maintainer or air dryer connected to the suv in the garage. Visual check of the boat photo below.
11/30/20: Watered 6 plants on lanai, all needed water per water meter. Poured vinegar down HVAC evac tube chased by 2 cups of water. Replaced the HVAC filter as instructed by paper on the door. The memo board inside the pantry door fell down, photo below. I placed it on the floor inside the pantry
11/30/20: Poured vinegar down the HVAC systems Yvette tube. Found the humidity inside a little high so I move the thermostat to 76° heat kicked on and started to cool this is a good setting for this time of year in my opinion. I found the alarm not activated when I walked in when I left it was activated. I rehung the shower curtains that had fallen down.
11/30/20: No need to water outside plants it rain this morning. Poured vinegar down the HVAC system tube then chased by one cup of water. Found several small dead flies (sewer flies) in the front bathroom sink and tub, cleaned and will observe next service call. Clover growing in the cracks of the lanai pavers outback.
11/30/20: Some debris on the bottom of the pool., Humidity hi inside the home so I set the thermostat to 75° and the humidistat to 55% down from 78° and humidistat set at 60%. This time of year the thermostat should be set much closer to the temperature outside for the AC system will never run.
11/30/20: Temporary roof cover still blowing, interior clean and humidity good, interior same as last week no new leaks. Arrow sign in yard without date so legally cannot be removed as we have no idea how long it has been there. Lights on above range side of kitchen, photo below. Pantry light was on as well. Turned both off.
11/30/20: I found the backyard partially mowed and t2 tree branches that have been sitting in the grass for quite some time. One has brown the grass under it and the other is actually being grown over and into the lawn photos below. One large wasp nest on the front exterior light photo below. The humidity was high inside your home so I reduced the thermostat setting from 80 to 78°. I do this because the outside temperature will not reach hi enough time to run the system at all if I didn’t. It may not even set at 78°. Humidity will build if we can’t get the AC to run humidity.
11/30/20: Ran dishwasher on rinse cycle. Exterior pole light on during the day, photo below.
11/30/20: Found a small wasp nest in the corner next to the front bedroom window photo below. The orange mold in the garage next to the entry door to the home has not changed in my opinion. The humidity was a bit high so I move the humidistat down to 50 from 55 and the thermostat that was set at 78° down to 77° to help mitigate that humidity
11/30/20: Found several pieces of shiny slate on sidewalk near front door. Two photos below, one on white edge for contrast the other is where I placed them to keep for you. This is not the type of material that lines the front of your home, therefore I am puzzled where they came from. Three pool child safety fence latches not latched, they are now. Trees could use some trimming photo below. One corner top screen panel damaged on pool cage. Water faucets in master bath have very low water flow. Emailing videos later.
11/30/20: Pool clean and the water level is 1/2 skimmer port. Pool safety fence not latched properly in to locations, photo below. I made sure they were latched properly before leaving the property. Reset what I believe was the WiFi router, phot below me pointing to it.
11/29/20: Opened all the storm shutters, put all the patio furniture back out & put the heavy leather sofa back on the lanai see photos below. The pool patio & driveway have been pressure washed yesterday & look clean.
11/27/20: Drove the suv & golf cart within the community. Brought in 3 pieces of mail see photo below. The humidity level was still slightly over 60% inside the residence when I arrived, I lowered the ac thermostat to 75 to help mitigate the humidity level. The ac air filter is dirty & needs to be replaced size 18x20x1. Could not find any replacements inside the residence. Mud dauber nest are on the entryway ceiling. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance. Will be returning tomorrow with a helper to put all the patio furniture back out & open all the storm shutters.
11/27/20: There appears to have been some activity inside the residence since the last service call.
11/27/20: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all damp rids.
11/27/20: Used the new key inside the lockbox to gain entry to the residence & returned it to the lockbox when leaving per client. Made sure the water heater & ice maker were off. Started the suv & let it idle during the service call. Checked the attic space upstairs.
11/27/20: Made sure the water heater, ice maker & range were off. The ac air filters were recently replaced on 11/12. Master bathroom toilet water supply valve has been repaired.
11/27/20: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.
11/27/20: The mid level guest bathroom right faucet handle has started leaking when turned on see photos below. I have tagged it as such. The upstairs half bathroom toilet is leaking from between the tank & the bowl. I cleaned up the water that had dripped onto the floor after turning the water on outside, shut the valve off & tagged it as such. The humidity level was back under 60% inside the residence after making the last adjustments. Will continue to monitor closely & adjust accordingly. Lower level temperature & humidity readings were 77.0 & 54.9%. No battery maintainer connected to the red car.
11/27/20: Started the car & let it idle during the service call. The humidity level was still over 60% inside the residence on both floors when I arrived. I lowered both ac thermostats down to 70 to mitigate the high humidity level. Both ac’s cycled on, the condenser outside was running & cold air was blowing out of the vents at 57.9 degrees. I let them run during the entire service call & the temperature on both floors had already dropped to 73 & the humidity level on both floors was already coming down. Will continue to monitor closely & adjust accordingly. Photos of landscaping below. All ceiling fans are on. Landscape lighting is off.
11/25/20: The humidity level was back under 60% inside the residence after making the last adjustments. Will continue to monitor closely & adjust accordingly. Checked all damp rids, emptied & refilled all small buckets & replaced a full bag in the hallway utility closet with the last damp rid bag from the box. Big buckets are currently 75% full. Watered the plant in the kitchen sink. Made sure to close the refrigerator doors tight. Poured capful of bleach into each toilet.
11/25/20: The humidity level inside the residence was back under 60% since the last service call. Will continue to monitor closely & adjust accordingly. The master bathroom bathtub has no water pressure, it is tagged as such.
11/25/20: The humidity level inside the residence was back under 60% after making the last adjustment. Will continue to monitor closely & adjust accordingly. Dehumidifier in kitchen read 50. The master bathroom right side sink is leaking from the handles when water is running only, I shut the valves off & tagged it as such. The stains on the master bedroom ceiling have not changed in appearance, will continue to monitor. The half bath sink still has very low water pressure.
11/25/20: There has been activity inside the residence since the last service call, the water main was on when I arrived & there are boxes of different tiles on the master bathroom floor see photo below. The humidity level was still slightly over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 75 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered the live plant on the kitchen window sill.
