Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,242 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/12/21: All storm shutters are partially open. The refrigerator & freezer in the dining room area were both on & cold. All ceiling fans are on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants by the front door.8/12/21: The right rear tire on the golf cart was flat when I arrived. I tried inflating it but it is severely dry rotted & will not hold any air see photo below. The other tires on the golf cart appear to be dry rotted & may need to be replaced soon as well.
8/12/21: There was a service slip dated 8/6 from Kappy Karts on the steering wheel of the golf cart when I arrived see photo below. Watered the orchids on the lanai.
8/12/21: The downstairs ac air handler was on & appeared to be working correctly since being repaired after the last service call. Will continue to monitor closely. The door on the mini fridge is taped shut. Did not flush the upstairs bathroom toilet per the client.
8/12/21: There has been moisture on the refrigerator door seals every service call. I turned on the humidity control button to try & eliminate all the moisture building up on the seals in between service calls see photo below. I closed the storm shutter over the front door when leaving for storm preparation photo below. Client advised the neighbor will be watering the plants on the front porch. Water is on at 2004.
8/12/21: Drive by storm prep. Put all the furniture from the front lanai inside per the client photos below.
8/12/21: Checked the water pan in the ac return vent.
8/12/21: The garbage disposal was seized when I arrived. I was able to free it using a disposal hex key. Master bathroom bathtub has patio furniture cushions in it.
8/12/21: Ran water through fridge door. Drained water from system after water was turned off.
8/12/21: All ceiling fans are on. Checked the damp rid bucket in the master bedroom closet.
8/12/21: Weeds & grass are growing in all the landscape beds again see photos below. Brought in one piece of mail photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
8/12/21: Made sure the water heater, range & ice maker were off. The dining room & guest bedroom lights were on when I arrived. I turned them off before leaving. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
8/11/21: I found no new issues to report from those report last service call.
8/11/21: Water 3 plants as instructed. Front area reads 56.4% humidity and the temp is 92.5. The front passenger side tire of the car in your carport spot is a little low.
8/11/21: Reset the thermostat WiFi using instructions sent by client.
8/11/21: Package at the front door I moved inside, phot of label below.
8/11/21: Browning of the yard not improving.
8/11/21: Brought in twelve pieces of mail with a stack of sales flyers see photos below. Will be bringing all important mail to the post office for forwarding. Weeds are starting to grow in the front landscape bed see photo below. Checked all damp rid buckets. There is a hairline crack several feet long on the kitchen above the island. There is a large crack on the master bathroom ceiling. There are cracks in the stucco underneath the windows on the left side of the house. The door jamb is starting to rot on the bottom of the garage side entry door.
8/11/21: I turned the humidistat down to 50 to get the AC system to run and cool. Got air of 76 out of a vent. I’m keeping the humidistat at 50 due to the past 2 humidity levels.
8/11/21: The water hose by the pool pump was left on by the last person that used it since the last service call & it started running after I turned on the water main. Brought in two pool service slips dated 7/29 & 8/5. The guest bathroom toilet has been tagged for leaking between the base & floor when being flushed. The left side pool cage door is unlocked. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom bathtub has low water pressure may be a clogged aerator. The garage overhead door needs new weather stripping on the bottom. I activated the alarm system when leaving the residence.
8/11/21: Brought in two large damp rid buckets & placed one in each closet where the client had damp rid bags hanging that started leaking see photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
8/11/21: Ran water through exterior fridge door. Did not run water through garbage disposal but did run for 2 seconds.
8/11/21: Poured vinegar down the HVAC condensation evac tube. Removed old Damp-Rid bags and I could only fin 7 replacement bags so I put 4 in the master closet, 2 in the guest closet that has cloths and 1 in the other guest closet.
8/11/21: Vines are taking over all the landscape beds see photos below. Brought in a large stack of mail, magazines & sales flyers. Sent several pieces out that appeared to be important. There is another washout starting underneath a block in the landscape bed on the back right corner of the house. Visual check of the boat photo below.
8/11/21: Watered the plant in the kitchen. Poured vinegar down the HVAC condensation evac tube.
