Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,615 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/8/21: Checked all damp rid buckets. Watered the plants on the lanai.7/8/21: Garbage disposal is louder than others I do. Poured vinegar down the HVAC condensation evac tube. Browning remains in the yard report previously. I did not find any obvious evidence of storm damage to your home.
7/8/21: Looked throughout the entire residence & garage storage room for the Cadillac key fob per the client. I could not find the key fob. Put both the downstairs & upstairs ac thermostats & dehumidistats back on the original settings of 76 degrees & 60% after the new installation. Put the storm shutter over the front door back down when leaving.
7/8/21: Drove the car within the community. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Mini fridge in bar area was on & cold.
7/8/21: I did not gonad any evidence of storm damage while walking around or through your home. I found an end off the front right downspout should be screwed to prevent future issues. Some weeds are growing in the cracked of the lanai time.
7/8/21: The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered the downstairs ax thermostat to 79 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered the potted plants on the front lanai. Put the storm shutter over the front door back down when leaving.
7/8/21: The living room lamps were on when I arrived. Portable dehumidifier in kitchen read 47.
7/8/21: I found several tripped circuit breakers, photo below. I reset each of them. I did not find any obvious storm damage when walking around or through your property.
7/8/21: The humidity level was slightly over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered both ac thermostats to 77 per the client. Hopefully that will be enough of an adjustment to mitigate the humidity level and keep it under 60%. Will continue to monitor closely & adjust accordingly. Lowered the storm shutter on the front lanai when leaving.
7/8/21: The main water valve is a gate valve which is sort of an older style and it is now leaking while open but not while closed. I will send you a video via text. It’s not something that needs to be repaired today just thought you should know
7/8/21: Opened all storm shutters, put the furniture back on the front lanai & put all the cushions on the back lanai furniture. The humidity level was over the acceptable level of 60% on both floors when I arrived. I lowered both thermostats to 77 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked the damp rid bag in the master bedroom closet. All ceiling fans are on. The stains on the living room ceiling & the upstairs closet have not changed in appearance since the last service call. Will continue to monitor closely.
7/8/21: Could not find any drain cleaner inside the residence. There is a section of drywall several feet long cut out of the ceiling in front of the downstairs guest bathroom doorway see photos below. The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered the thermostat to 78 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The master bathroom left side sink has a slow drain. I have tagged it as such. Checked all damp rid buckets.
7/8/21: Went to the residence to perform an inspection but the residence was occupied by the son when I arrived.
7/8/21: Made sure the water heater, range & ice maker were off. The back lanai storm shutters are up & management has removed the screen enclosure on the back lanai see photos below.

Will continue to monitor closely & adjust accordingly. The casing around the lanai storage room door is rotting on the bottom right side from rain water.

7/7/21: I did not find any obvious signs of storm damage when I walked around and through your home.
7/7/21: I did not find any obvious signs of storm damage on my walk around and through your home. I watered all the plants inside the back hurricane shutter. I ran the hurricane shutter up the down. I poured 1 cup of vinegar down the HVAC condensation evac tube chased by a cup of water. I replaced the air filter for the HVAC air handler.
7/7/21: I did not find any obvious additional storm damage when I walked around and through your home. Plants were all fine. There are weeds growing on the lanai, photo below. There is very small puss of light water in the one corner of the garage. I believe it was blown under the garage door. I found the alarm deactivated and as discussed I did not activate the alarm.
7/7/21: I did not find any obvious evidence of storm damage walking around and through your home.
7/7/21: Watered the 3 interior plants. The sprinkler head/pipe near the front door that was reported a few weeks back has been repaired. The tree and bushes need trimming, several photos below.
7/7/21: No obvious storm damage was found.
7/7/21: Dehumidifier read 35 and was running. No storm damage observed.
7/7/21: Drive by post storm check. The alarm system was deactivated & the ac system was not on when I arrived. Humidity & temperature readings inside the residence were 69.7% & 83.3 degrees. I contacted the client who advised that the ac company is returning to repair the ac system. No storm damage was visible. Visual check of the boat photo below. Put the gas cans in the garage outside per the client. I activated the alarm system when leaving.
