Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,948 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/28/21: Photos of construction progress below.5/28/21: Could not run water during today’s service call. The construction workers were present when I arrived & advised me to not turn on the water main as the kitchen & all the bathrooms were gutted & they were waiting on the plumber. I did not have access to all the rooms inside the residence as some were blocked off for construction. Most rooms have been gutted for remodel. Photos of current construction progress will be sent on a separate report. Started the car & let it idle during the service call. Landscape lighting was off. Photos of landscaping below.
5/28/21: Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. All ceiling fans are on. The mini fridge on the lanai was on & cold. Ran water in the lanai sink. There is some corrosion on one of the water main valves on top of the water heater.
5/28/21: Made sure the water heater, oven & ice maker were off. The living room & master bedroom sliding glass doors were unlocked. Could not find the vinegar & funnel from the previous service calls to pour down the hvac condensate drain line for preventative maintenance. The ac air filter was replaced on 4/26. The wine cooler & both mini fridges were all on & cold. The front balcony has droppings on the floor.
5/27/21: Made sure the water heater & range were off. Photos of inside the residence below.
5/27/21: Brought in 1 piece of mail see photo below. Portable dehumidifier in kitchen read 49. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The ceiling fan on the lanai is on & the storm shutters are partly open for ventilation.
5/27/21: Had to empty & refill all 12 damp rid buckets throughout the residence. All damp rid bags were full. I was able to replace 6 out of the 9 with the bags provided on the kitchen counter. Dehumidifier in kitchen read 50. The stains on the master bedroom ceiling have not changed in appearance, will continue to monitor closely.
5/27/21: The ac thermostat had a message on the display to change the uv lamp.
5/27/21: The upstairs humidity level was over the acceptable level of 60%. I lowered the dehumidistat to 50% for now to circulate more air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The door on the mini fridge is taped shut. Did not flush the upstairs bathroom toilet per the client. The ceiling fan on the lanai is on. All storm shutters are closed.
5/27/21: There was some moisture on the refrigerator door seals. I wiped it off with some paper towels see photos below. Ran the storm shutters up & back down. Client advised the neighbor will be watering the plants on the front porch. Water is on at 2004.
5/27/21: The guest bedroom light was on when I arrived. The wine cooler in the dining room was on & reading 41/50.
5/27/21: The ac air filter was replaced on 5/17. Ran water through fridge door. Drained water from system after water was turned off.
5/27/21: The humidity level was below 60% inside the residence again. I raised the thermostat to 79 & the dehumidistat to 55% for now. Will continue to monitor closely & adjust accordingly. The master bathroom toilet runs. I have tagged it as such. The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
5/27/21: Full water pressure has been restored throughout the residence.
5/27/21: Checked damp rid bucket in master bedroom closet.
5/27/21: Brought in 2 packages of toilet bowl cleaner & a box of 6 iron out tablets for the bathrooms see photos below. I placed an iron out tablet into the tank of each toilet for iron buildup prevention. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets. Watered the plants on the lanai.
5/27/21: The water main was on when I arrived. Made sure the water heater, range & ice maker were off. The downstairs washable ac air filter is dirty & needs to be cleaned or replaced. Put the storm shutter over the front door back down when leaving.
5/27/21: The humidity level was under 60% inside the residence again. I raised the dehumidistat to 55% for now. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Mini fridge in bar area was on & cold.
5/27/21: The humidity level was back under 60% inside the residence on both floors after making the last adjustments. I raised both ac thermostats to 75 for now. Will continue to monitor closely & adjust accordingly. The downstairs ac air filter is dirty & needs to be replaced size 20x20x1. I could not find any replacements inside the residence. Both upstairs ac air filters are washables & need to be cleaned. Watered the potted plants on the front lanai.
5/27/21: Made sure the water heater, range & ice maker were off. Unplugged the coffee maker & toaster oven. Read the note from the client in the kitchen. Dehumidifier in kitchen read 45.
5/27/21: Made sure the water heater, range & ice maker were off. The downstairs guest bedroom window was unlocked. The master bedroom sliding glass doors were unlocked. Wine chiller in the downstairs guest bedroom closet was on & cold. The seal is separating on the top left side of the door. I tried closing it tight but it wouldn’t seal see photo below. All ceiling fans are on. Front storm shutter over screen door is open.
5/27/21: Connected the battery maintainer & air to the vehicle per the client. Made sure the water heater & range were off. The sliding glass doors by the front door in the foyer were unlocked. The kitchen window over the kitchen sink has a large crack in it that runs the entire length of the window see photo below. The master bathroom left side sink has a slow drain. I have tagged it as such. Checked all damp rid buckets.
5/27/21: Both sliding glass doors on each side of the front door & in the master bedroom were unlocked when I arrived. Brought in a large pile of newspapers that were laying by the front door see photo below. Made sure the water heater, range & ice maker were off. The dining room windows were unlocked. All ceiling fans inside are on. One of the ceiling fans on the lanai was on.
5/27/21: The humidity level was back under 60% inside the residence after making the last adjustments. Will continue to monitor closely & adjust accordingly.
5/27/21: There has been activity inside the residence since the last service call. It appears the residence is being painted on both floors see photos below. All the perishable food has been removed from the refrigerator.
