Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,078 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/24/24: There is browning in the yard, photos below. We did have a very rainy Sunday overnight which should help. There is some mold on the top gasket of the fridge freezer, I cleaned it. I found that gasket has split and should be replaced next fall, when you are here. Small hole dug in front mulch not really completed.
4/24/24: Pictures of two palm trees dying or dead below. Irrigation in the front landscaping was running when I arrived. Some browning in the lawn, photos below.
4/24/24: I poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail, none appeared to be important. The thermostat was set and reading 72° I called the client to get permission to set the schedule and thermostat at a constant 76°. Some pest digging in the front mulch, photos below. Appears to be an armadillo.
4/24/24: With the exception of the upstairs TV room all of the plastic that sealed off rooms that were being worked on have been removed. Photos below of these. All dehumidifiers have been removed. The downstairs thermostat was set to 74°. I’m not sure exactly why but I have to assume it’s because of the work that’s going on inside so I left it as is at 74°..
4/23/24: The humidity level was well below 60% inside the residence again. I raised the ac thermostat to 75 for now to save energy. Will continue to monitor closely & adjust accordingly. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter in the first week of July. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
4/23/24: Picked up the check from the kitchen counter. Brought in four pieces of mail see photo below. Made sure the water heater was off. Unable to locate breaker for stove. There is some browning throughout the lawn. Client is aware. The irrigation timer is currently off. The doors on storage shed on the left side of the house are unlocked. Garbage cans on right side of house are full of water. Visual check of the boat photo below.
4/23/24: Brought in one piece of mail with some sales flyers see photo below. Made sure the water heater was off. Mini fridge in living room was on & cold. Dock is waiting to be repaired. All accordion storm shutters are closed. Breaker panel door has been unscrewed for easier access. Made sure the garage overhead door was closed when leaving.
4/23/24: Brought in one piece of mail & a package that was laying by the front door when I arrived see photos below. The exterior light fixture next to the garage side entry door has been replaced since the last service call see photo below. Made sure the water heater & ice maker were off. Shed door is unlocked. Irrigation system is in the run position.
4/23/24: White SUV under the carport.
4/23/24: Drive by. Went back to the residence to install the water timer on the hose spigot that did not get installed during the service call & found that it required two AAA batteries that were not included. I went to Walgreens for a four pack of new AAA batteries & installed the water timer on the spigot & hose see photos below. I tested the timer & put the instruction manual & extra batteries in the cabinet on the lanai for now see photos below. Pool water level was still at the optimal level of half the top skimmer port. Made sure everything was locked up, put the key back in the lockbox & shut the water main off when leaving.
4/23/24: Put both empty garbage cans back inside the garage. The lawn has some browning in the front & backyard see photos below. The large propane tank on the left side of the house appears to be getting low on propane see photo below. Brought in one piece of mail see photo below. Did not see any ants in the master bathroom. Mini fridge on lanai was locked. Sections of pool pavers appear to be slightly sinking on the right & back side of the pool. Visual check of the dock. Boat has been removed.
4/23/24: Made sure the water heater & range were off. Made sure the water supply valve was open on the water heater. Picked up the check from the dining room table. Internet modem was on. Poured approximately 2ozs of vinegar down the ac condensate drain line in the garage for preventative maintenance. Ran the hose in the pool during the service call to help keep the water level up. All ceiling fans are off. Faint water stain on garage ceiling by light fixture has not changed in appearance. Mailbox lid is taped shut. Electric pole in backyard is leaning. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.
4/23/24: Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Watered the plants using some of the water jugs provided. Put the keys back in the lockbox when leaving.
4/23/24: Brought in one piece of mail with some sales flyers see photo below. Made sure the water heater, range & ice maker were off. All ceiling fans are off. Mini split ac was in on position. All of the exterior soffits have been repaired & painted since the last service call.
4/23/24: Water main was on upon arrival off upon departure
4/23/24: Weeds & grass are growing in the landscape beds photo below. Brought in three pieces of mail with some sales flyers see photo below. There was an Amazon package on the kitchen counter when I arrived photo below. Made sure the water heater, range & ice maker were off. There was a rag, a metal screw, a rubber gasket & plastic piece inside the garbage disposal when I went to use it see photo below. The humidity level was well below 60% inside the residence. I raised the ac thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Pool pump timer scheduled to run between 8am-11am. Storm shutter panels are on over the right side garage window. Storm shutter panels on lanai are currently off. Hardware for shutters on lanai appears to need some maintenance. Visual check of the dock. Put the key back in the lockbox when leaving.
4/23/24: Made sure both screen doors were locked & the water main was off when leaving. Renovation progress photos below. All ceiling fans are off. All storm shutters are closed. Shed door is locked.
4/23/24: There is a section of soffits pushed up in the back left corner of the house. The gutters around the outside of the residence will all need to be repaired or replaced. There is broken glass on the master bedroom closet floor from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. Garage side entry door temporarily boarded up. Water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor from hurricane.
4/23/24: Made sure all the breakers with a green sticker were off. The refrigerator has perishable food items inside see photo below. One of the white plastic gutter downspout extension’s on the back of the house is missing & one of them is dry rotted & broken. Monitoring the old water stains above the garage overhead door closely.
4/23/24: Was unable to deactivate the alarm system using the code provided when I arrived. Tried contacting the client several times & eventually found the neighbor John for help. The client was unable to deactivate the alarm system before the Charlotte county sheriff’s office arrived to investigate. John advised he will activate the alarm system when leaving. Removed Trugreen signs from the front yard. Made sure the water heater, range & ice maker were off. Kitchen lights are on. All ceiling fans are off. Manabloc water system has some corrosion on some of the pipe connections see photos below. Salt container for water softener is 3/4 full. Lawn has small brown spot in backyard from broken sprinkler heads. Client is aware & addressing. Pool safety fence is installed. Both lanai screen doors anre unlocked. All storm shutters are closed. Shed door is unlocked.
4/22/24: Drive by. Went back to the residence to check the water level in the pool after running the water hose in it for several hours. The water level was back up in the pool but I noticed water leaking from a cracked pipe connection on the bottom of the pool pump filter canister see photos below. I left the pool pump off for now. Will send a video of the leak to the client via text. Client advised they are contacting the pool company.
4/22/24: All of the weeds that were growing in the pool pavers appear to have been sprayed since the last service call. Ran the hose in the pool during the inspection to help keep the water level up. The humidity level was well under 60% inside the residence when i arrived. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
4/22/24: Removed a Lawn care extraordinaire pest sign dated 4/19 from the front yard. The pool water level was back up to the optimal level of the middle of the top skimmer port since the last service call. The chlorinator lid was slowly leaking when I arrived see photos below. I ran the hose in the pool during the service call to help keep the water level up. Brought in two pieces of mail with some sales flyers see photo below. The small ac air filters in all the bedrooms need to be cleaned or replaced. Client will address. Salt container for water softener is full. Patio furniture on lanai. All storm shutters are currently off.
4/22/24: The humidity level was well below 60% inside the residence again when i arrived. I raised the thermostat to 79 for now to save energy. Will continue to monitor closely & adjust accordingly. Excessive cobwebs etc are starting to build up on the exterior of the house & may need to be pressure washed soon. One of the lanai screens has a large tear in it. The water stain on the front guest bedroom ceiling has not changed in appearance since the last service call. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Cracks in stucco in several locations around the house. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house.
4/22/24: The deadbolt on the front door was unlocked when i arrived. I made sure to lock the deadbolt when leaving. Made sure the water heater & range were off. Uv lamp in air handler was on. The humidity level was over the acceptable level of 60% inside the residence from the ac system sitting idle for too long. I lowered the humidistat to 35% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Lamp in living room was on. All ceiling fans are on.
