Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,271 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/9/25: All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
5/9/25: Made sure the water heater, range & ice maker were off. There are some perishable items inside the refrigerator see photos below Watered the plants on the front porch & lanai. All ceiling fans are off. Checked damp rid bag in lanai storage closet. Clear panels on lanai are closed. Put the key back inside the lockbox when leaving.
5/9/25: Made sure the water heater, range & ice maker were off. Removed all the yogurt cups from the refrigerator per the client. Hughes pest control technician Hunter arrived to treat the residence while I was inside the residence. Found an aerosol can leaking underneath the kitchen sink and removed it photo below. The humidity level was slightly over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered the thermostat to 77 for now to circulate air and might get the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are on. Checked all damp rids. Plastic panels on lanai are closed. Turned off both water main handles when leaving.
5/9/25: Made sure the water heater, range & ice maker were off. Watered the plants by the front door. Checked all damp rids. Will replace ac air filters as needed. All ceiling fans are off. Clear panels on lanai are closed.
5/9/25: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered plant in the kitchen. All ceiling fans are off. Clear panels are closed on the lanai. Turned off both water main handles & put the lock back on the water main when leaving.
5/9/25: The ac air filter appears to have been cleaned since the last service call. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Lanai screen door is locked.
5/9/25: Made sure the water heater & range were off. All ceiling fans are off. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
5/9/25: All ceiling fans are off. Watered the plants on the table & rotated 1/4.
5/9/25: Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
5/9/25: Made sure the water heater, range & ice maker were off. Watered all the potted plants. The neighbor advised they have been watering the plants in the front entryway as well.
5/9/25: All lanai furniture is inside the residence. All ceiling fans are off. Wine cooler in dining room read 15. Front load washing machine lid is open to prevent odors.
5/9/25: Made sure the water heater, oven & ice maker were off. Fern is outside the front door & appeared ok. The neighbor previously advised that she looks after the fern. All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
5/9/25: The gutters along the back of the house may need to be cleaned out soon. The plastic gutter downspout extension on the back left corner of the house is broken & needs to be replaced. Monitoring all old water stains on the ceilings closely. Both lanai screen cage doors are unlocked. All storm shutters are closed/on.
5/9/25: The lawn had some excessive browning throughout the entire yard & the new whole home back up generator equipment has been installed since the last service call see photos below. Photo of the master bathroom ceiling below. Client advised it is being repaired. I left everything on when leaving for clients guest. Ceiling fan on lanai is on. Air purifier by front door was on & read good. Monitoring all old water stains on the ceilings closely. All storm shutters are open & panels off. Put the key back in the lockbox when leaving.
5/9/25: One of the pipes connected to the bottom of the pool pump filter canister is slowly leaking while the pool pump is running. All ceiling fans are off. All storm shutters are open. Put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
5/9/25: Made sure the water heater, range & ice maker were off. The ac air filter was dirty & needed to be replaced. I replaced it with a new filter provided next to the air handler & wrote the date of installation on it. I ran the hose in the pool during the service call to help keep the water level up. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Irrigation system is in the run position. Photo of the pool below. Right side pool cage screen door is locked. Green slip in mailbox. All accordion storm shutters are open. Mesh storm shutters on lanai are closed.
5/9/25: Brought in a small FedEx package that was laying by the front door when I arrived see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Portable dehumidifier in kitchen read 52. Watered the plant on the kitchen counter. All the new landscaping was alive & appeared to be healthy. Green slip in mailbox. Mesh storm shutter on Lanai is closed. All other storm shutters are currently off.
5/8/25: The parking garage floor has been prepped for painting & has been pressure washed recently photo below. Was unable to access the parking garage storage room as a new digital keypad has been installed. Portable dehumidifier in kitchen read 45. All ceiling fans are on. Checked all damp rids. Wine cooler is off. All storm shutters are closed.
5/8/25: The parking garage floor has been prepped for painting & has been pressure washed recently. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The lock is broken on the living room right side sliding glass door. All ceiling fans are on. All storm shutters are closed.
5/8/25: The parking garage floor is being prepped for new paint & has been pressure washed recently. New parking garage storage room door keys do not unlock the door. One of the sun screens on the lanai is damaged. Client will address.
5/8/25: Made sure the water heater, range & ice maker were off. Did not have access to the parking garage storage room as a new door & doir handle have been installed since the last service call. Master bedroom ceiling has not been repaired yet. Will monitor closely. Portable dehumidifier upstairs read 58. Mini fridge in dining room is off. Watered the plant by the front door per the instructions given & made sure it was dry before watering it. All storm shutters are closed. All storm shutter switches are in the neutral position.
5/8/25: Made sure the water heater, range & ice maker were off. The automatic ac condensate drain line cleaner was 1/4 full. Will replace the refill bottles as needed & take a photo of the QR code for the client. All ceiling fans are off. Will run the storm shutters individually every fourth service call. Storm shutters on the lanai are closed. Water was on in #2004.
5/8/25: Wine cooler in dining room was on & cold. Mini fridge & freezer in dining room were both on & cold. The storm shutters on the lanai have been closed since the last service call. All other storm shutters are currently open.
5/8/25: The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
5/8/25: Made sure the water heater & ice maker were off. All plantation shutters are closed. All ceiling fans are off. One of the living room windows facing the pool has cracks in the glass. Storm shutters on lanai are closed.
