Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,240 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/20/25: The bilge pump on the endless pool has quit working. Weeds are starting to build up in the landscape beds and walkway pavers photo below. Visual check of the truck in the driveway. Visual check of the boat photo below. Made sure all the red lights were illuminated inside the boat breaker panel.

10/20/25: The pool water level was low when I arrived. I ran the hose in it during the entire service call to help bring the water level up. A water timer is recommended for the hose running to the pool. The pipe connections on top of the water manabloc in the garage are corroded. All ceiling fans are off. Mini fridge in kitchen is off. Monitoring all old water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed. Visual check of the boat photo below.
10/20/25: The lanai may need to be cleaned soon. There are some dead ants underneath the living room and guest bedroom windows. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
10/20/25: The security system updated itself while I was inside the residence. Irrigation system is in the run position. All ceiling fans are off. Poured approximately 1/4 gallon of the premixed ac drain line cleaner down the ac condensate drain line for preventative maintenance. Visual check of the boat photo below. Strap was tight.
10/20/25: Brought in five pieces of mail with some sales flyers see photo below. Removed a lawn care extraordinaire pest sign dated 10/13 from the front yard. Salt container for water softener is 1/2 full. Patio furniture on lanai. All storm shutters are off.
10/20/25: Monitoring all old water stains on the ceilings closely. The exterior of the residence needs to be pressure washed at some point. There is a large step crack in the wall on the back of the house. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house.
10/20/25: Checked all damp rids. Lanai screen door is locked.
10/20/25: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 84 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. There is a small section of soffits damaged & hanging down on the middle of the right side of the house. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
10/20/25: The inside of the guest house appeared to be clean. Window ac unit has been turned back on. Portable dehumidifier read 35. Ceiling fan is on.
10/20/25: Everything appeared to be clean inside the residence. The left side garage overhead door is still not working. A section of floor tile is buckling on the right side of the house along the walkway in front of the back living room window. Made sure both pool auto filler water valves were on. Some storm shutters are open & some are closed
10/20/25: Swept dead Millipede worms off the front porch. Checked all damp rid bags throughout the residence. The new palm tree installed in the front yard appeared to be alive & healthy. There is an animal still digging a hole in the landscaping on the left side of the house just past the front door. Monitoring all old water stains on the ceilings closely. Storm shutter on lanai is closed. Lanai screen door is unlocked. Storm shutters over all the windows are currently open. Used the water main handle on the left side of the garage.
10/20/25: Brought in one piece of mail see photo below. Swept dead millipede worms and cobwebs off the front porch. A broken irrigation sprinkler line is causing a washout on the front right side of the house along the walkway. The plate on the vehicle expires soon. Front load washing machine door is cracked open to prevent odors. All ceiling fans are off. Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Storm shutter on lanai is closed. Lanai screen door is unlocked.
10/20/25: The garage door opener is making an intermittent beeping sound every couple of minutes due to a low back up battery. Client will address when they return. Watered the plant in the kitchen sink. All ceiling fans are off. Lanai door is locked. All storm shutters are closed. Green slip in mailbox.
10/20/25: Swept gecko droppings off the front porch. Did not run any water throughout the residence as the water main is turned off by the client & all the drains are covered etc. Portable dehumidifier in guest bathroom read 46. Guest bathroom vent fan is covered. All ceiling fans are off. The neighbor is currently watering all the plants. Storm shutters are on most of the windows.
10/20/25: Excessive weeds are building up in the lanai pavers. There are some large hairline cracks in the stucco on the wall & underneath some of the windows on the right side of the house. All ceiling fans are off. Pool safety fence is installed. All storm shutters are off.
10/17/25: The lawn had some browning throughout the entire yard when I arrived photos below. Did not see any dead spiders on the floors. Did not step on any of the loose tile areas in the kitchen. All ceiling fans are off. Checked all light timers. Both lanai screen doors are locked. Water softener salt container half full.
10/17/25: All ceiling fans are off. Watered the plants on the lanai. Both lanai screen doors are locked. Pool is being filtered through the bottom drain. All storm shutters are closed & panels are on.
10/17/25: Poured 8ozs of Nuline down the AC condensate drain line for preventative maintenance. Water softener pump lcd screen was on. Water softener salt container is 1/2 full. Lanai screen door is unlocked. Will pour 8ozs of Nuline down the hvac condensate drain line for preventative maintenance every 90 days if applicable. Will start the car every other service call.
10/17/25: Ran all faucets & showers on the hot side during the entire service call to try & prevent odors from building up in the water heater. All ceiling fans are off.
10/17/25: Mini fridge in kitchen is off and door propped open.
10/17/25: The humidity level was over the acceptable level of 60% inside the residence again. I lowered the thermostat to 75 for now to circulate air and mitigate the high humidity level but the AC system would not turn on. The AC system appears to need repair again at this time. Will continue to monitor closely and adjust accordingly. Checked all small damp rid buckets. All ceiling fans are off.
10/17/25: Plugged in the Internet modem and made sure it was on before leaving. The humidity level was still over the acceptable level of 60% inside the residence. I lowered the thermostat to 78 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Lanai screen door is locked.
10/17/25: Both toilet fill valves are tagged for not working correctly. Client can address when they return. All ceiling fans are off. Monitoring the old water stain on the master bathroom ceiling closely.
