Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,926 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/24/21: There appears to be an animal digging a hole in the landscape bed under some bushes on the back left corner of the house see photo below. The soffits appear to be separating from the facia on the back left corner of the house over the guest bedroom window see photo below. Brought in 2 packages of toilet bowl cleaner for the bathrooms photo below. The light over the painting to the left of the alarm panel was on when I arrived see photo below. Checked all soffits thoroughly. Irrigation system is on. Landscape lighting was on 5. Checked all the tips on the irrigation sprinklers in the landscape beds. There is a hairline crack in the stucco underneath the back guest bathroom window several feet long on the left side of the house several feet long. The ceiling fan on the lanai by the back guest bedroom sliding glass doors is on. All ceiling fans inside are on. Wine cooler in the kitchen read 55/50. Made sure to move all the bathtub/shower faucet handles back & forth when running water per the client. Checked all grandfather clocks which did not sound like any were still running. Alarm system deactivated by client on arrival. Made sure to activate the alarm when leaving.
5/24/21: The pool concrete needs cleaned. One full screen panel missing at the top of the cage as reported previously. The water main was on upon arrival off upon departure.
5/24/21: Toilets are off at valves as previously reported. Guest bath tub fixture valve is leaking, previously reported. Watered 11 lanai plants. The pool level is low so I am running water for a few hours will return later to shut off. Brown spots in the yard, see photos below.
5/24/21: Weeds are growing in all the landscape beds. Made sure the water heater, range & ice maker were off. The roof soffits on the back porch & the back right corner appear to have water damage see photos below. Will monitor the spot on living room ceiling closely. Both the garage side entry door & the door from between the garage & home were unlocked. Picked up several large dead cockroaches from the floors throughout the residence. Visual check of the rv. Did not lock the deadbolt on the front door when leaving per the client. I left a lockbox on the front door for the exterminator when leaving.
5/24/21: Watered interior plants. I met Kaleb from Cool Today at 10am. He did interior maintenance first to limit my time on property. He check the levels before I was to leave and the unit needed “Freon” so I had to stick around until that was completed as he needed the thermostat set low enough that the unit continued to run. After he added the Freon he told me I could turn the system back to 77.
5/24/21: I shut the outside flood light off on the last service call observation not included in the last report. Brought in a sales flyer from the mailbox. The toilet has started to fill very slowly. Could need a new fill valve. I have tagged it as such. Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. Visual check of the boat in the backyard photo below.
5/24/21: The lawn has some browning on the right side of the house see photo below. Made sure the water heater, range & ice maker were off. Found the door between garage & home unlocked. Watered the corn plant & the cactus on the kitchen counter. Will monitor potted plants outside. Left the water main on when leaving per the client.
5/24/21: The shed door was unlocked & there was a pile of wood on the ground when I arrived see photos below. Made sure the water heater was off. The ac air filter was changed on 5/3. Put all the cheeses in the freezer & removed the turkey & ham from the refrigerator per the client. Note from client in guest bathroom shower about not shutting completely off.
5/24/21: The water level in the spa was low again. I ran water into the spa during the entire service call to help keep the water level up photo below. The humidity level was well below 60% inside the residence again. I raised the ac thermostat to 76 for now. Will continue to monitor closely & adjust accordingly. Weeds are growing in all the landscape beds, driveway & lanai pavers. There are cracks in the stucco on both sides of the house. The stain on the master bathroom ceiling has not changed in appearance. The guest bathroom shower has grout coming out in the corners. Mud dauber nest are on both entryway ceilings.
5/21/21: Started the car, backed it out of the garage & let it idle during the entire service call. A light was blinking & a message of svc tire monitor was on the speedometer display see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked salt level in the water softener.
5/21/21: Dehumidifier in kitchen read 50. Checked the light timer in the living room.
5/21/21: A section of weather stripping on the entryway breezeway storage door has some damage. Visual check of leaf guard on ac condenser photo below. Poured capful of bleach into each toilet.
5/21/21: Made sure the water heater, range & ice maker were off. Brought in the box of new pleated air filters from filter king see photos below. I replaced the current air filter with a new air filter & wrote the date of installation on it see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/21/21: The garbage disposal was seized again. I was able to free it but it appears the blades are rusted & it might become a reoccurring problem see photo below. The previous water stains on the master bedroom ceiling have not changed in appearance since the last service call.
5/21/21: Made sure the water heater, range & ice maker were off. Bug zapper on lanai is plugged in. Made sure there wasn’t any combustibles inside the vehicle. Water is to remain off per the client.
5/21/21: The front door was completely unlocked when I arrived. One of the guest bedroom windows were unlocked. There are cracks in the side of the garbage disposal that have started to leak when water is running through it see photos below. I have tagged it as such. Made sure the water heater was on the low setting. Mini fridge in dining room was on & cold. Watered the plant on the lanai using the garden hose next to it & made sure to use the right side slider only.
5/21/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all damp rid bags & buckets. Both damp rid bags were full. I was able to replace the one in the master bathroom closet with a new one provided next to it on the shelf. I could not find any more replacements inside the residence. I threw both of the full bags away to prevent them from falling apart & spilling onto the floor. Made sure light in garage wasn’t on.
5/21/21: There was a service reminder on the ac thermostat display screen see photo below. The humidity level was below 60% inside the residence when I arrived again. I raised the ac thermostat to 80 for now. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance using the vinegar provided. Water heater is on vacation mode. Put the key back in the lockbox when leaving.
5/21/21: Removed an undated ranson weed sign & a truly nolen sign dated 5/10 from the front yard. The pool chemical bottle that leaked onto the pool pump slab has been removed and the concrete slab appears to be stained where the bottle was sitting see photo below. Brought in 1 pool service slip dated 5/18 see photo below. Photo of the pool below.
5/21/21: Photo of a silver suv that was in the driveway when I arrived not included in the report.
5/21/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All damp rid bags throughout the residence were full when I arrived. I replaced them with the new damp rid bags provided on the kitchen counter. There is a large crack in the driveway right before the walkway to the front entrance to the house. There is a section of carpet lifting several feet long in the master bedroom in front of the bathroom entrance.
5/21/21: There is iron building up in the toilet tanks from the city water causing it to stain the bowls & will need iron out tablets see photos below. Will change the ac air filter the first week of July per the client.
5/21/21: Brought in a large stack of sales flyers only. The torn section of screen on the pool cage has been repaired since the last service call but the old piece of screen was sitting on the bottom of the pool when I arrived see photo below. There is green pollen building up on the pool cage screens. Weeds are growing in the pool pavers. All the ac air filters throughout the residence will need to be changed soon. The left side water faucet handle in the guest bathroom sink is broken. It appears to have been broken & was just siliconed back on. I have tagged it as such. The master bathroom left side sink has a slow drain. I have tagged it as such. There are hairline cracks in the stucco on the right side of the house.
5/21/21: The old front door keypad code & alarm system code would not work when I arrived. I called the client for a new front door keypad & alarm system code which was encrypted when entered into the system. The lawn has excessive browning in the front, sides & back see photos below. Removed the English muffin, half loaf of bread & donut in sandwich baggie from the kitchen counters per the client. Brought the welcome mat by the front door inside & placed it in the garage per the client. Made sure the water heater & ice maker were off. Checked all light timers. Did not step on the floor tiles with the sign in the kitchen. Made sure to activate the alarm & lock the front door when leaving
5/20/21: Brought all important mail to the post office for forwarding. Photo of receipt with tracking number below.
