Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,566 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/16/24: Underground utilities work has started in the front yard and the right side of the house by the electric meter since the last service call see photos below. Drywall texture falling off ceilings on front & back porch in various locations. Client will address when they return. Mini fridge in living room was on & cold. Dock is waiting to be repaired. All accordion storm shutters are closed. Breaker panel door has been unscrewed for easier access. Green slip in mailbox. Made sure the garage overhead door was closed when leaving.
7/16/24: Swept cobwebs from around both security cameras on the lanai. Weeds and grass are starting to grow in all the landscape beds again see photos below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. The guest bathroom toilet is tagged for leaking between the tank, bowl & connections while the tank has water in it from deteriorated rubber washers. Tank is empty, and water supply valve is temporarily turned off. Client will address when they return. The bottom right side of the garage side entry door appears to be leaking during heavy rains. Client will address. All ceiling fans are off. Turned the water main off to the house only when leaving.
7/16/24: The damp rid buckets in the vehicles are full and I could not find any more replacements inside the residence. The lawn still has a few small brown spots throughout the yard. The pool water level was all the way to the top of the pool pavers so I did not run the hose in the pool at this time. Did not see any ants in the master bathroom. Mini fridge on lanai was locked. Sections of pool pavers appear to be slightly sinking on the right & back side of the pool. Visual check of the dock. Green slip in mailbox.
7/16/24: The new pool cage has been installed since the last service call see photos below. New gutters are waiting to be installed on the front and sides of the house. Weeds are starting to build up in the landscape beds and the deco drain by the pool see photos below. The driveway is sunken & cracked all along the left side possibly from heavy machinery. Poured approximately 2ozs of viper down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. All storm shutter panels are off.
7/16/24: Location marks & flags are in the front yard for utilities work. The pool pump filter canister is still leaking while the pool pump is running. Monitoring the new sod along the seawall closley. The breaker to the microwave is off & the door temporarily open to prevent odors from building up. All ceiling fans are off. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Storm shutter on lanai is open. Both screen doors are unlocked. There are several hairline step cracks in the exterior wall on the left side of the house near the pool pump equipment.
7/16/24: The pool pump is set to pull water from the bottom center drain. I vacuumed out the HVAC condensate tube, below is a photo of the contents. The pool appears to have a bit of algae scum developing on the bottom, photos below. As an observation the pool pump is not currently running.
7/16/24: Excessive weeds & grass are growing in all the landscape beds. Shed door is locked.
7/16/24: The smoke detector in the guest bedroom hallway was chirping when I arrived. I replaced the battery with a new 9V battery provided from a kitchen drawer and tested it after installing the new battery. Both master bathroom sinks are tagged for leaking underneath when water is running. I poured a couple cups of water down each sink for now to keep the traps from drying out. Client will address when they return. All ceiling fans are off. Visual check of the boat & trailer. Lanai screen door is unlocked. Mailbox lid is taped closed.
7/16/24: Some weeds are growing in the cracks of the pavers on the lanai. The AC was not running when I arrived. The humidistat had a blank screen. I checked the air handler float switch and there was water in it and the discharge tube. I vacuumed the HVAC condensate tube out and the system began running immediately, photo of the tube contents below.
7/16/24: Excessive weeds and grass are growing in the landscape beds. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Internet modem was on. Poured approximately 2ozs of vinegar down the ac condensate drain line in the garage for preventative maintenance. All ceiling fans are off. Faint water stain on garage ceiling by light fixture has not changed in appearance. Mailbox lid is taped shut. Electric pole in backyard is leaning. Fpl will be addressing. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.
7/16/24: Photos of the plants on the lanai below. Browning in the yard has stopped improving in my opinion.
7/16/24: The leaking pool pump filter canister lid has been replaced with a new lid since the last service call see photo below. The plate on the motorcycle expires soon see photo below. There appears to have been some activity inside the residence since the last service call. Removed a Massey pest sign from the front yard. The alarm system will not let me arm it when I am leaving. Stains on driveway pavers. Hairline cracks are starting to develop in the stucco underneath all the window sills on the left & right sides of the house. The lawn has some large brown spots throughout the entire yard. Location marks for Charlotte county utilities have been placed in the front yard. One of the travertine tiles by the pool appears to be sinking. All ceiling fans are on. The gutter downspout drain on the front left corner of the house appears to be leaking underneath the walkway pavers appear to be sinking. Visual check of the boat photo below. All straps were tight. Left the water main on for the pool water auto filler when leaving.
7/16/24: The browning in the yard is no longer improving in my opinion. I did not find any black bugs in the freezer this service call. I started the car and it idled during the service call.
7/16/24: Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Watered the plants using some of the water jugs provided. Put the keys back in the lockbox when leaving.
7/16/24: Drive by. Went back to the residence to pick up the document parcel from FedEx after the inspection on 7/12 & brought it to a FedEx drop off location today for forwarding after receiving a new overnight parcel from the dealership. Tracking information has been sent to clients phone number.
7/16/24: I can’t tell much about the pool other than the level as it is raining too hard, see photo below. The pool auto fill has been put back on and is working. Some weeds beginning to grow again on the lanai.
7/16/24: Weeds and grass are starting to grow in the landscape beds & driveway pavers. All ceiling fans are off. Mini split ac is on.

7/16/24: The lawn needs to be mowed. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is unlocked. All storm shutter panels are on. Visual check of the dock & boat ramp photos below.
7/16/24: All ceiling fans are off. Galvanized storm shutter panels are on across the lanai & right side garage window. Storm shutter panels will be installed over the front door if major storm is imminent. Visual check of the dock. Put the key back in the lockbox when leaving.
7/16/24: I placed the mail in the blue recycling bin in the garage as requested. A package was at the front door, photo below. I placed the package in the blue bin with the mail. I walked the house twice to ensure all faucets and toilets were not running. Drain stoppers that function are down. The one stopper in the sink to the right as you walk in the master bath does not stay down. I did not run water in the MB shower as the drain is covered. Weeds growing in the crack of the lanai pavers, reported previously.
7/16/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The residence has not changed in appearance since the last service call. All ceiling fans are off. Both lanai screen doors are locked. All storm shutters are closed. Shed door is locked.
7/16/24: Water is to remain off. Irrigation system is off. Plants are doing fine soil has plenty of moisture. Met Steve from Blue Heron irrigation he replaced the broken pipe to pump.
7/16/24: The palm tree on the front of the house has started to lean on the concrete privacy wall causing a large crack to develop. Client is addressing. The wood beams on the front of the house are rotted. The wood siding on the back right side of the house is starting to rot. There is broken glass on the master bedroom closet floor from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. Master bathroom toilet fill valve has quit working. Garage side entry door temporarily boarded up. Old stains from water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor from hurricane.
7/16/24: Made sure the water heater, range, & ice maker were off. The tv & lamp in the living room were on. All ceiling fans are on. Both storage shed doors are locked. All gates are closed. All storm shutter panels are on.
