Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,835 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/22/21: There was some moisture on the refrigerator door seals. I wiped it off with some paper towels. Client advised the neighbor will be watering the plants on the front porch. Water is on at 2004.
7/22/21: The humidity level was back under 60% inside the residence on both floors after making the last adjustments. Will continue to monitor & adjust accordingly. The alarm keypad on the wall in the foyer keeps beeping. I can not figure out how to turn it off. The downstairs ac air filter is dirty & needs to be replaced size 24x24x1. I could not find any replacements inside the residence. Do not run any water per the client.
7/22/21: Drive by checked & emptied the water pan in the ac return vent.
7/22/21: Started the car, moved it slightly for the tires & let it idle during the entire service call using the key fob from the garage storage room. Moved all storm shutters up 1/4 of the way then back down. Left one shutter cracked open for ventilation. Mini fridge in dining room was on & cold. I did not run any water in the upstairs shower as it had plastic hanging & appeared to be under construction.
7/22/21: The master bathroom toilet is tagged for running. The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
7/22/21: The humidity level was well under 60% inside the residence on both floors when I arrived. I raised both ac thermostats to 78 for now to save on the energy bill. Will continue to monitor closely & adjust accordingly.
7/22/21: Checked damp rid bucket in master bedroom closet which is currently approximately 50% full.
7/22/21: Checked all seven damp rid buckets which are approximately 50%-75% full & may need to be replaced soon see photos below. Watered the plants on the lanai.
7/22/21: The humidity level was well under 60% inside the residence on both floors when I arrived. I raised both ac thermostats to 78 for now to save on the energy bill. Will continue to monitor closely & adjust accordingly. Put the storm shutter over the front door back down when leaving.
7/22/21: Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Mini fridge in bar area was on & cold.
7/22/21: Went to the residence to perform an inspection but was unable to enter the residence as the storm shutter over the front door would not open & appears to have disconnected from the top on the inside preventing me from rolling it up see photo below.
7/22/21: Portable dehumidifier in kitchen read 42.
7/22/21: The refrigerator & freezer in the kitchen were warm inside & all the perishable food spoiled when I arrived. There were no tripped breakers & the refrigerator has power but it appears the compressor has quit working. I removed all of the spoiled food & put some of the remaining items in the refrigerator in the garage storage room per the client. I turned off the breaker & left the doors open on the refrigerator when leaving. The refrigerator will require a professional cleaning to remove any odors if not being replaced. Will contact the client via phone & advise them of the situation. The humidity level was back under 60% inside the residence on both floors when I arrived after making the last adjustments. Will continue to monitor closely & adjust accordingly. Lowered the storm shutter on the front lanai when leaving.

7/22/21: The front & back screen enclosures & screens have all been replaced but the workers left the storm shutters on the lanai up after replacing the screens see photos below.
7/22/21: The front & back screen enclosures & screens have all been replaced but the workers opened the storm shutters back up on the back lanai to replace the screens & didn’t put the storm shutters back down after finishing the screens see photos below. I re-closed all the storm shutters before leaving. There is also some white paint on one of the new screens on the front lanai see photo below. The residence will also need to be cleaned as the workers got the floor dirty from walking back & forth through the residence. There is also a lot of dead bugs in the tracks of the living room sliding glass doors from there being no screens on the lanai see photos below. The humidity level was back under 60% inside the residence after making the last adjustment. I raised the ac thermostat back up to 77 for now. Will continue to monitor closely & adjust accordingly. Will continue to monitor closely & adjust accordingly. The casing around the lanai storage room door is rotting on the bottom right side from rain water.
7/21/21: Brought in seven pieces of mail with a stack of sales flyers see photo below. Put the mail in the tray in the laundry room. Weeds are starting to grow in the pool pavers. The guest bathroom shower head is tagged for being clogged. Watered the two plants in the dining room. The kitchen & living room ceiling fans are on.
7/21/21: Someone has attempted to temporarily repair the leaking pool pump but unfortunately it is still leaking pretty heavily see photos below. Will send a video of the leak to the client via text. Vines are starting to grow on the pool cage screens see photos below. Removed an undated truly nolen sign from the front yard. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The pool bathroom sink has been tagged for leaking when water is running & the toilet for running. Watered the three plants. Freezer in utility room was on & cold. Ran water in the sink on the lanai. Mini fridge on lanai is off & door is open. Will monitor the wall in the living room that had the water leak closely.
7/21/21: Removed a problem solved pest sign dated 7/10 from the front yard. The ac system was on & appeared to be working correctly since being repaired after the last service call. The humidity level was just slightly over the acceptable level of 60% inside so I lowered the dehumidistat to 50% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Visual check of the boat photo below.
7/21/21: Removed an undated truly nolen pest sign from the front yard. Brought in a large stack of mail, magazines & sales flyers. Sent several pieces out that appeared to be important. There is another washout starting underneath a block in the landscape bed on the back right corner of the house. Vines are growing in the landscape beds. Visual check of the boat photo below.
7/21/21: Drive by no charge service credit used. Client advised that their security cameras were not working. I went to the residence & rebooted the WiFi router & blink cameras. I waited several minutes until both were completely rebooted & contacted the client to confirm that the cameras were working again.
