Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,761 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/2/20: Removed an undated truly nolen sign from the front yard.
12/2/20: Drove the car within the community & made sure to go slow until it warmed up. Just noticed that the tag expired on 7/20 see photo below. Did not turn on the master bathroom shower per client.
12/2/20: Brought in a package of toilet bowl cleaner for the bathrooms photo below. Weeds & grass are growing in all the landscape beds. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
12/2/20: Brought in a stack of sales flyers. Turned off the ice maker. Made sure the water heater & range were off. Brought in 1 pool service slip dated 11/24 see photo below.
12/2/20: Brought in 1 piece of mail with a stack of sales flyers see photo below. The well pump breakers were off & the water main valves were on when I arrived, I turned the breakers back off & left the water main valves on when leaving.
12/1/20: Dehumidifier reads 46.
12/1/20: I found a dozen small not like bugs throughout the condo all dad cleaned up what I found.
12/1/20: I found a water main to the home in the on position upon arrival. Found the alarm activated upon entry I disarmed. I found the doors and windows are locked, with the exception of the door to garage. I did not run any water in the sinks tubs or showers because they had just been cleaned, however I did flush toilets. I have pictures below of the pool pavers they appear to me that you may want to have somebody power wash them before you get here this weekend but I’ll let you be the judge.
12/1/20: Pour vinegar down the HVAC evac tube. Dehumidifier running in guest bathroom at 50. Found a half a dozen small nap like bugs on the windowsill in master bedroom, photo below. I cleaned them up.
12/1/20: Turned breaker on to run garbage disposal then turned it off. Out of bleach in both bathrooms.
12/1/20: Found a half dozen small Kant like bugs in both bathrooms, I cleaned them up. Photo below.
12/1/20: Gate locked
12/1/20: I found hundreds of dead not like bugs throughout your home but primarily in the kitchen hallway in that side bedroom leading to the garage as well as some in the living room area. Photos below of how bad they were right at the thermostat wall and then behind one night stand in the guest bedroom and then one total after I swept what I put up from the hallway the kitchen the living room area. While sweeping the living/dining room area I hit the wooden bird figurine with the broom, it fell and broke. Photo below of broken bird. Please replace it send me the bill. I stopped cleaning them up after that. Photo of thermostat below as requested.
12/1/20: The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 70 to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The toilets could use some iron out tablets as rusty water is going into the bowls when flushed. The front door is extremely hard to open & close. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.
12/1/20: Driver side front tire almost flat on SUV
12/1/20: Started the car & let it idle during the service call. Ran the mesh storm shutters up & down. The humidity level is back under 60% inside the residence after turning the portable dehumidifier back on last service call. Will continue to monitor closely & adjust accordingly.
12/1/20: Found three large dead bugs disposed of them. Fout flooring separated against wall and guest bedroom as I entered the bathroom photo below.
12/1/20: The ac air filter was dirty, I replaced it with a new one provided next to the air handler & wrote the date of installation on it. The guest bedroom closet has a hairline crack in the ceiling approximately 1’ in length see photo below. Made sure the water heater, range & ice maker were off. Dehumidifier in kitchen read 50. The stain on the ceiling in the den has not changed in appearance, will continue to monitor closely.
12/1/20: The humidity inside was a bit high, however with the temperatures outside at or below 70° the system won’t run and there’s really no setting we can put it out to remedy. I did check to make sure that the AC system would run and cool and it did.
12/1/20: There’s quite a bit of debris inside the outside condensing unit that should be cleaned soon, photo below. The showerhead in the guest bedroom bath is shooting water over top of the glass divider when turned on. This could be just a loose fitting where the head meets the pipe or it could be a cracked fitting at that point I can’t quite see.
12/1/20: The front door handle & the left side living room sliding glass door were unlocked when I arrived. There was a package by the front door when I arrived see photo below. The mailbox had a stack of sales flyers only. Made sure the water heater, range & ice maker were off. The car has been removed from the garage by the client.
12/1/20: The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 73 to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Replaced the full damp rid bag in the mb closet. The stain on the guest bathroom ceiling has not changed in appearance, will continue to monitor closely. The toilet in the office bathroom runs, the valve is off & it is tagged as such. I fill a mop bucket with water to flush it.
12/1/20: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 74 & the dehumidistat to 45% to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
12/1/20: Ran the storm shutters up & down.
12/1/20: Ran the storm shutters up & down. Dehumidifier in kitchen read 48. Watered the plant in the kitchen & rotated it.
