Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,904 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/27/21: Made sure the water heater, range & ice maker were off. Unplugged the coffee maker & toaster oven. Read the note from the client in the kitchen. Dehumidifier in kitchen read 45.
5/27/21: Made sure the water heater, range & ice maker were off. The downstairs guest bedroom window was unlocked. The master bedroom sliding glass doors were unlocked. Wine chiller in the downstairs guest bedroom closet was on & cold. The seal is separating on the top left side of the door. I tried closing it tight but it wouldn’t seal see photo below. All ceiling fans are on. Front storm shutter over screen door is open.
5/27/21: Connected the battery maintainer & air to the vehicle per the client. Made sure the water heater & range were off. The sliding glass doors by the front door in the foyer were unlocked. The kitchen window over the kitchen sink has a large crack in it that runs the entire length of the window see photo below. The master bathroom left side sink has a slow drain. I have tagged it as such. Checked all damp rid buckets.
5/27/21: Both sliding glass doors on each side of the front door & in the master bedroom were unlocked when I arrived. Brought in a large pile of newspapers that were laying by the front door see photo below. Made sure the water heater, range & ice maker were off. The dining room windows were unlocked. All ceiling fans inside are on. One of the ceiling fans on the lanai was on.
5/27/21: The humidity level was back under 60% inside the residence after making the last adjustments. Will continue to monitor closely & adjust accordingly.
5/27/21: There has been activity inside the residence since the last service call. It appears the residence is being painted on both floors see photos below. All the perishable food has been removed from the refrigerator.
5/27/21: The humidity level was below 60% inside the residence again. I raised the ac thermostat to 77 for now. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/27/21: Started the vehicle & let it idle during the service call. The air dryer in the vehicle was not on when I arrived. I checked the extension cord to make sure it was plugged in and tried other electrical outlets in the garage but it would not turn on. I brought it upstairs & plugged it into a working outlet to test but it still would not come on. The air dryer appears to not be working at this point. I put it on the kitchen counter & tagged it as such. Made sure the water heater & range were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered tue ac thermostat to 77 for now to circulate air & mitigate tue high humidity level. Will continue to monitor closely & adjust accordingly. The casing around the lanai storage door is rotting on the bottom right side from rain see photo below.
5/25/21: Poured vinegar down the HVAC condensation evac tube. Smoke detector is no longer chirping in the downstairs front TV room.
5/25/21: Brought in 1 piece of mail see photo below. The guest bathroom toilet tank has iron building up in it from the city water causing the water to come out orange & needs an iron tablet. Cleaned up spider webs along baseboards & in the garage. The kitchen sink faucet leaks from underneath when water is running, the valves are shut off & it has been tagged as such. Did not run water in the master bathroom shower until repairs are completed.
5/25/21: Backyard is getting brown, photo below.
5/25/21: The humidity level was well below 60% inside the residence again. I raised the ac thermostat to 78 for now. Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets. Both door handles are unlocked. The wood is starting to rot along the outside of the back lanai. No mailbox.
5/25/21: The pool water level was extremely low almost below the skimmer port & the pump was almost running dry when I arrived. I shut the pump off immediately & ran water from the hose in it during the entire service call to help bring the water level up. Will contact the client to see if they want the hose ran longer in the pool. Client advised to leave the hose running & the neighbor Bob will return to check the water level in the pool & turn the hose off. I left the water main on for the pool when leaving. There is a brown spot in the front lawn see photo below. After testing the irrigation system it appears that one of the sprinkler heads down by the street is not spraying properly. The guest bathroom toilet tank has iron building up in it from the city water causing it to stain the bowl orange. Mini fridge on lanai is off & door is open.
5/25/21: Photo of pool work below. The half bath sink is not installed.
5/25/21: Looked but could not find one ant live or dead in the mid-guest bathroom. Smoke detector is chirping in the master bedroom. Water main was on upon arrival and hose was stuck thru cracked screen door of pool cage. Lawn brown in several places see photos. Poured vinegar down the HVAC condensation evac tube.
5/25/21: The lawn is browning from lack of rain. Swept up dead ants off the dining room floor. Swept the front entrance. The white vinyl fence needs to be pressure washed & the pool cage screens have green pollen building up on them. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
5/25/21: Turned water heater off at circuit breaker. Turned all ceiling fans off. Water main was on upon arrival closed valve before departure.
5/25/21: The lawn has excessive browning see photos below. The irrigation system appears to be off or not working photo below. There appears to be a poison oak or ivy vine growing on the back right corner of the pool cage. Brought in 4 pieces of mail with a stack of sales flyers see photo below. The humidity level was below 60% inside the residence when I arrived. I raised the ac thermostat to 76 for now. Will continue to monitor closely & adjust accordingly. Weeds are growing by the pool. The flapper for the pool skimmer port has not been replaced yet. Wine chiller in kitchen was on & read 52. Watered the plant in the living room & rotated it. Checked all light timers. There is a loose board on the dock.
5/25/21: Poured vinegar down the HVAC condensation evac tube.Browning in yard, photos below. It appears the pool tech turn the water on and then put the hose with the meter in the pool to bring the pool level up and that is why the Watermain was on.
5/25/21: The driveway may need to be pressure washed soon see photo below. The palm tree on the front of the house has fronds rubbing up against the house see photo below. The humidity level was below 60% inside the residence when I arrived. I raised tue ac thermostat to 80 for now. Will continue to monitor closely & adjust accordingly. The garbage disposal has a crack in the side & leaks when water is running through it. I have tagged it as such. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The soffits still appear to be pushed in on both sides of the front gable on the roof. There are some weeds growing in the landscape beds & on the lanai next to the pool.
5/25/21: Lawn remains brown as we have not had rain.
5/25/21: The pool water level was a little low when I arrived. I ran the hose in it during the entire service call to help bring the water level up. Weeds & grass are growing in the landscape beds see photos below. The lawn is browning in the backyard photo below. Ran all faucets & showers on the hot side to prevent odor from building up in the water heater per client. Checked all light timers.
5/25/21: The humidity level was under 60% inside the residence again. I raised the ac thermostat to 80 for now. Will continue to monitor closely & adjust accordingly. The ac air filter was dirty & needed to be replaced. I replaced it with a new one from the garage & wrote the date of installation on it. The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
5/25/21: Lawn is dry, photos below.
5/25/21: The ac thermostat had a low battery warning on the display when I arrived. I replaced the batteries with 2 new AA batteries see photo below. The humidity level was well below 60% inside the residence. I raised the ac thermostat to 76 for now. Will continue to monitor closely & adjust accordingly. The pool water level was slightly low when I arrived. I ran the hose in it during the entire service call to help bring the water level up. Brought in 1 pool service slip dated 5/11. Both pool cage doors are locked.
