Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,761 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/4/20: The grass by the mailbox where the pile of of yard debris was has died see photo below. There is a hairline crack in a floor tile just to the left of the front door see photo below. Brought in 2 pool service slips dated 11/24 & 12/1.
12/4/20: Photo of grout next to guest bathroom toilet below. Left a key in the lockbox by the front door when leaving per client. Brought in a stack of sales flyers. Weeds are growing in the pool pavers. Checked the pool bathroom. The driveway has sunken areas.
12/4/20: New hunter douglas blinds have been installed on the guest bedroom & guest bathroom windows see photos below. The hose spigot on the right side of the house in front of the small water tank next to the well equipment that is corroded & slowly leaking had not been repaired or replaced yet. Brought in 2 pool service slips dated 11/23 & 12/2 photos below.
12/4/20: Mini fridge in dining room was on & cold. Poured capful of bleach into each toilet. Watered the plant on the lanai using the garden hose next to it & made sure to use the right side slider only.
12/4/20: The battery maintainer on the vehicle has been disconnected. Swept up several small dead cockroaches throughout the residence. The guest bathroom toilet water supply valve has started to leak when being turned on & off for the running toilet, It has been tagged as such. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. The stain on the ceiling in the den has not changed in appearance, will continue to monitor closely.
12/4/20: Left a lockbox on the front door when leaving for Tri county heating & air hvac maintenance this afternoon per client. The humidity level inside the residence was back under 60% after making the last adjustment. The walkway may need to be pressure washed again soon. Poured capful of bleach into each toilet. Made sure light in garage didn’t stay on.
12/4/20: Made sure the water heater & all appliances were off. The new water stain on the master bedroom ceiling has not changed in appearance, will continue to monitor closely.
12/4/20: Visual check of leaf guard on ac condenser photo below. Poured capful of bleach into each toilet.
12/4/20: The master bathroom toilet fill valve has quit working. The washable ac air filter is dirty & needs to be cleaned or replaced. The driveway needs to be pressure washed. The wood beam going across the front of the house is rotting. The accent wall on the front of the house has paint starting to peel.
12/3/20: Client contacted us & advised us that their smoke detectors were chirping & needed battery replacement. The smoke detector on the outside of the master bedroom doorway was chirping when I arrived, I performed a hard reset, replaced the battery & tested the smoke alarm to confirm it was the working. The smoke alarm continued to chirp a few minutes after replacing the battery & the rest of the smoke detectors throughout the residence started to chirp in a disrupted sequence every few minutes. I checked the batteries in all the other smoke detectors & the batteries in the back office & the front guest bedroom were dead. I performed hard resets & replaced the batteries but they also continued to chirp after a few minutes. I tried flipping the breaker in the garage for the smoke detectors off & on but it did not correct the problem. After further examination I checked the dates on some of the smoke detectors & they were all installed in June 2002. It appears that they may have reached there life span & and some or all of them are not working correctly anymore causing them to beep. Spoke with client who would like to have the smoke detectors replaced (7 in total) with new ones that have permanent battery backups in them which we will try to do tomorrow in anticipation of client returning soon. The ac thermostat was off when I arrived. I made sure the water heater & ice maker were on & left the water main on when leaving.
12/3/20: The ac thermostat was on when I arrived & temperatures have returned to normal inside the residence. Checked all damp rids. Replaced a full bag in the mb closet with the last damp rid bag & emptied & refilled all small buckets.
12/3/20: Made sure the water heater & ice maker were off. The upstairs guest bedroom round window has been tagged for leaking. Plants on the lanai appear to be healthy. Locked the door handle only when leaving per client.
12/3/20: All ceiling fans & closet fans were on. The downstairs half bathroom toilet leaks from between the tank and bowl when being flushed, I use a mop bucket to pour water into the bowl to keep the trap from drying out. It has been tagged as such. Storage room #2 observations- Refrigerator & freezer were both on & cold. Dehumidifier was on. Fan was on. Temperature & humidity readings were 71.7 & 41.2%.
12/3/20: Found the living room sliding glass door unlocked. Made sure the water heater & ice maker were off. Started the car & let it idle during the service call.
12/3/20: Went to the residence to perform an inspection but the residence was occupied.
12/3/20: The batteries in the keypad on the front door were low when I arrived & it would not unlock. It finally unlocked after numerous attempts & I was able to gain access to the unit. I replaced the battery in it with a new 9v & it worked correctly again. I opened all the storm shutters & made sure the water heater & ice maker were turned on. Brought in a package that was by the front door when I arrived see photo below. Turned down the ac thermostat & left the water main on when leaving per client.
12/3/20: Checked the water pan in the ac return vent which had very little water in it.
12/3/20: Ran water through fridge door. Drained water from system after water was turned off.
12/3/20: There was a wreath with a bow on the mailbox & an envelope concerning the wreath inside the mailbox along with several pieces of mail for Don cloutier, I wrote return to sender on them & put them back in the mailbox. See photos below. Some of the date palms on the front of the house appear to have a disease called (frizzle top) & may need to be treated. The landscape lighting was off when I arrived. Watered the two plants on the front porch per client. The pool controller lights were on. Poured capful of bleach into each toilet. Poured approximately 3ozs of vinegar with water down the hvac condensate drain line for preventative maintenance with the last of the vinegar provided. Will need more vinegar by next service call. Made sure to leave the water main on for the irrigation system & the pool when leaving.
12/3/20: The guest bathroom toilet runs, it has been tagged as such.
12/2/20: Brought mail collected during the service call to the post office for forwarding per client. Photo of receipt with tracking number below.
12/2/20: The master bathroom sink has started leaking from the trap when water is running see photos below. I shut the valves off & tagged it as such. Will send a video of the leak via text. The master bathroom bathtub has a slow drain, I have tagged it as such. There is a hole in the exterior stucco on the left side of the guest bedroom window.
12/2/20: The water main was on when I arrived. The pool water level was low at 1” from the bottom of the skimmer port when I arrived, I ran the hose in it during the entire service call which raised the water level up to 1/3 the skimmer port when leaving. Removed a problem solved pest sign dated 11/25 from the front yard. Brought in 3 pieces of mail with sales flyers photo below. Will be bringing mail to the post office for forwarding per client.
12/2/20: Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Checked all damp rid buckets.
12/2/20: Poured water down the guest bathroom toilet that’s shut off using a mop bucket to flush it & keep the trap from drying out.
