Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,835 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/23/21: The ac system was on & appeared to be working correctly since being repaired after the last service call. I replaced both ac air filters after eight weeks with the new filters provided per the client & wrote the date of installation on the new filters. The humidity level was well below 60% inside the residence. I raised the ac thermostat to 80 for now to help save on the energy bill.7/23/21: The right side kitchen sink is tagged for leaking from the trap when water is running. The master bathroom sink still has a small drip leak when water is running & is tagged as such. Turned the water supply off to the guest bathroom toilet after flushing it per the client instructions.
7/23/21: Watered the plants on the kitchen table. Put the key back in the lockbox when leaving.
7/23/21: Opened the latch in the master bedroom closet to visually check the ac air handler.
7/23/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The metal roof appears to be rusting on the edges looking down from the balcony.
7/23/21: Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.

7/23/21: Watered the plant on the kitchen counter. All ceiling fans are on. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance.
7/23/21: The guest bathroom toilet has a very slow fill. I have tagged it as such. Watered the two live plants on the lanai.
7/23/21: There was a small metal piece from the lanai ceiling light laying on the floor when I arrived. I put the piece back in the light but it appears to be rusted causing it to be loose & may not stay back in the light photos below. Watered the two plants in the living room. Vacant slip was in the mailbox.
7/23/21: Wine chiller in the kitchen is off & door is open. Mini fridge in bar area is off & door is open. All ceiling fans are on. The left side shower head in the master bathroom shower does not work. Poured approximately 2ozs of vinegar down the hvac condensate drain lines for preventative maintenance.
7/23/21: The humidity level was well below 60% inside the residence when I arrived. I raised the ac thermostat to 79 for now. Will continue to monitor closely & adjust accordingly.
7/23/21: There was a foul odor inside the residence when I arrived. I found a bag of rotten potatoes & onions in baskets on the floor in the kitchen food pantry see photos below. I removed the rotten potatoes & onions & wiped off the baskets & floor in the pantry. All ceiling fans are on. Watered the four plants in the living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/23/21: Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. The mini fridge on the lanai was on & cold. Ran water in the lanai sink. There is some corrosion on one of the water main valves on top of the water heater.
7/23/21: Periodic testing of the garage overhead door the battery was dead in the keypad. I replaced the battery with one new 9v battery & was able to use the keypad. The wine cooler & both mini fridges were all on & cold. The front balcony has droppings on the floor.
7/23/21: Photos of construction progress below. Boxes of tile have been delivered.
7/23/21: Was unable to start the vehicle today as the construction workers had the power to the garage door opener turned off. Could not run water during today’s service call as all of the plumbing is under construction. I did not have access to all the rooms inside the residence as some were blocked off for construction. Most rooms have been gutted for remodel. Photos of current construction progress will be sent on a separate report. Landscape lighting was off. Photos of landscaping below. The ac air filters will need to be replaced after construction is completed
7/22/21: No workers were present when I arrived. The humidity level was high & it was very warm inside the residence when I arrived. I found one of the living room sliding glass doors was left wide open from the screen enclosure construction see photo below. The screen enclosures on the front & back lanais are finished see photos below. I closed the door & all the window blinds to help keep the residence cool. I turned off the ac system during the entire service call to give it a break as it was continuously running for some length of time. I turned the ac system back on before leaving & checked to see if cold air was blowing out of the vents. I highly recommend having your ac company check the ac system to make sure it’s ok. I contacted the client and advised them of the situation. The living room has changed in appearance since the last service call see photo below.
7/22/21: The humidity level was back under 60% inside the residence after making the last adjustment. I raised the ac thermostat back up to 79 for now. Will continue to monitor closely & adjust accordingly. Checked all damp rids. Replaced a full bag in the guest bedroom closet. Made sure to close the refrigerator doors tight. Poured capful of bleach into each toilet. Watered the three plants according to the instructions given by the clients.
7/22/21: Photo of the Fire & ice heating & air conditioning invoice that did not get uploaded into the report.
7/22/21: The car had some more mold on the interior & on the outside of the convertible top when I arrived see photos below. I was able to wipe off the mold on the interior with a rag but the convertible top will have to be cleaned & an air dryer is highly recommended for the inside of the car. Cracked open all the storm shutters on the lanai for ventilation. Portable dehumidifier in kitchen read 46. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/22/21: There was a fire & ice heating & air conditioning invoice dated 7/16 on the kitchen counter when I arrived see photo below. The humidity level was back under 60% inside the residence on both floors. Will continue to monitor closely & adjust accordingly. Replaced both damp rid buckets in the car with the new damp rid buckets provided. Checked all damp rids. Dehumidifier in kitchen read 50. The stains on the master bedroom ceiling have not changed in appearance, will continue to monitor closely.
7/22/21: The humidity level was well below 60% inside the residence again. I raised the thermostat to 78 for now. Will continue to monitor closely & adjust accordingly. The ac thermostat had a message on the display to change the uv lamp.
7/22/21: The door on the mini fridge is taped shut. Did not flush the upstairs bathroom toilet per the client.
7/22/21: Went to the residence to perform an inspection but the residence appeared to be occupied. Contacted the client who confirmed their daughter is staying at the residence.
