Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,926 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/1/21: Watered 3 plants.
6/1/21: Browning of the yard, photos below.
6/1/21: The pool water level was low again when I arrived. I ran the hose in it during the entire service call & will let it run while I do several service calls in Vivante to bring the water level back up. I will return in a couple of hours on my way out of Punta Gorda isles to check the water level & turn the hose off. The lawn still has some browning in several areas on all sides of the house.
6/1/21: Client requires no water to be used in sinks, toilets, tubs and showers. Found the “empty bucket” light on the dehumidifier, I emptied and checked the hose. Dehumidifier running and read 64 after it restarted.
6/1/21: The lawn has some browning on the front & sides see photos below. The pool pump is leaking see photo below. Will be sending a video of the leak to the client via text. Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 75 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The master bathroom bathtub shower handle leaks when turned on. I have tagged it as such. The office window was unlocked. Did not find any packages on the front porch. There is a partially opened package on the dining room floor see photo below. All storm shutter panels are up & the accordion shutters are closed. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 61.1% & 82.4. Made sure to leave the water main on for the pool auto leveler when leaving.
6/1/21: Water heater is on-demand. Ran AC system to ensure it cooled. Dehumidifier read 55 did not run while I was here. No warning lights on dehumidifier.

6/1/21: Garage dehumidifier read 48. Both toilet tank water valves are off at the tank. Wine cooler read 55. Brought in one sales flyer from mailbox. 6 palm fronds laying in the yard.
6/1/21: The pool water level was low when I arrived. I ran the hose in it during the entire service call to help bring the water level up. The humidity level was over the acceptable level of 60% inside the residence. I lowered the dehumidistat to 50% to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Could not find any toilet bowl cleaner inside the residence. The lawn still has some brown spots in the front, sides & back. Visual check of the boat photo below.
6/1/21: Brought in a package with a stack of junk mail see photo below. Checked all damp rid bags. Replaced a full bag in the front guest bedroom closet. Could not get water to run in the kitchen sink faucet. It appears the batteries are dead again & it requires 6 AA batteries. There is still some browning in the lawn in the front & back of the house. There is some Areca palm debris on the bottom of pool & it appears to still be missing a cap for one of the jets on the bottom. There is a section of the lawn on the right side of the house marked with flags for what appears to be a new landscape bed. Watered the two plants inside by the front door. Checked all light timers. The living room ceiling fan is on. There is mildew from condensation on the air handler in the garage. Visual check of the truck in the driveway.
6/1/21: The smoke detector in the main hallway was chirping when I arrived. I checked the battery which was a specialty battery cr123a so I did not have a replacement for it see photo below. This type of battery can be found at Home Depot or on Amazon. The humidity level was below 60% inside the residence. I raised the thermostat to 77 for now. Will continue to monitor closely & adjust accordingly.
6/1/21: The pool water level was extremely low again almost below the skimmer port. I ran the hose in it during the entire service call to try and help bring the water level up. I highly recommend putting a timer on the hose for the pool so I can let it run after leaving to keep the water level up in the pool. There was a notice from the Charlotte county appraisers office dated 5/27 on the front door see photo below. Brought in 1 package of toilet bowl cleaner for the bathrooms see photo below. There were 2 pieces of mail on the kitchen counter see photo below. The lawn still has several brown spots as previously reported. The wine cooler was off & door is open. The living room ceiling fan is on. The guest bathroom lanai door & the garage side entry door handles were unlocked. All the master bathroom water supply valves have excessive corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn the hose off when leaving. Left the water main on when leaving per the client.
6/1/21: Portable dehumidifier in kitchen read 55. The guest bathroom sink is tagged for leaking from the trap when water is running.
5/28/21: There is a crack in the stucco several feet long on the front of the house where the new garage was added see photo below. There appears to be two roof tiles starting to lift on the front of the house over the front door see photo below. The pool water level was low again. I ran the hose in it during the entire service call to help bring the water level up. The lawn still has several brown spots. Could not get the master bathroom toilet to fill with water.
5/28/21: The pool water level was low when I arrived. I ran the hose in it during the entire service call to help bring the water level up. Brought in 4 packages that were by the front door when I arrived see photos below. Made sure the water heater, range & ice maker were off. The front Guest bedroom & the master bathroom windows were unlocked. The ceiling fans are on in the guest bedrooms & the den. Started both vehicles & moved them out of the garage to let idle during the service call. Made sure to turn the water hose off when leaving.
5/28/21: There is some browning in the front & back of the lawn see photos below. Construction progress photos below. Brought in 2 pieces of mail photo below. Photos of ac air filters that appeared to be dirty below. There appears to be a new door installed on the side of the garage see photos below. Drove the suv & golf cart within the community. The water main was on when I arrived. I left it on for the contractor when leaving per the client.
5/28/21: There is a small section of crown molding approximately 1’ in length starting to separate from the ceiling in the living room above the couch see photo below. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
5/28/21: The pool pump was making a loud sound when I arrived. The water level was almost below the bottom of the skimmer port & the pump was running dry. I shut the pump off immediately & ran the hose in the pool during the entire service call to help bring the water level up. I used the green hose from the storage box on the lanai for greater water flow. I contacted the clients to advise them of the situation & see if they wanted me to leave the hose on when leaving. Clients confirmed the pool company would be coming to the residence today to check on the pool & to leave the water on when leaving. The entire lawn has excessive browning see photos below. It appears to be a problem throughout the neighborhood as all the other houses on the street have excessive browning in their lawns as well. Brought in 1 piece of mail see photo below. Drove the suv & the golf cart within the community. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Photo of pool below. Could not run water in the utility sink as it is full of bbq grill parts. There are several hairline cracks in the stucco on both sides of the house.
5/28/21: There was a permit inspection card on the window when I arrived see photo below. Made sure the water heater, range & ice maker were off. The living room & master bedroom sliding glass doors were unlocked. The ac air filter was dirty. I replaced it with a new filter provided in the under stairs storage room & wrote the date of installation on it see photo below. The metal roof is rusting on the edges looking down from the balcony see photos below. Checked all damp rid bags & buckets. Made sure to turn off both water mains when leaving.
5/28/21: The right side kitchen sink has started to leak from the trap when water is running see photos below. I have tagged it as such. Will send a video of the leak to the client via text. Turned the water supply off to the guest bathroom toilet after flushing it per the client instructions.
5/28/21: The hole in the metal roof has not been repaired yet. Checked the attic space upstairs. Watered the plants on the kitchen table. Put the key back in the lockbox when leaving.
5/28/21: The metal roof appears to be rusting on the edges looking down from the balcony see photos below.
5/28/21: Went to the residence to perform an inspection but the front door keypad appears to not be working or the batteries are dead. It was beeping & flashing a red light every time I tried to enter the code. I was unable to enter the residence & did not complete an inspection today.
5/28/21: Brought in 2 packages of toilet bowl cleaner for the bathrooms see photo below. The wine cooler in the kitchen was on & cold.
5/28/21: The humidity level was under 60% inside the residence when I arrived. I raised the thermostat to 78 for now. Will continue to monitor closely & adjust accordingly. The guest bathroom ventilation fan cover appears to be covered in dust. Watered the plant on the kitchen counter. All ceiling fans are on. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance.
