Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,926 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/2/21: Will replace the ac air filter on 7/10/21 per client instructions. Checked all damp rid buckets which are currently approximately 75% full.
6/2/21: Brought in a sales flyer. The lawn has some browning in the front & back see photos below. Made sure the water heater, oven & ice maker were off. Mini fridge on lanai was on & cold.
6/2/21: Mold around the waterline again so I cleaned and then poured a couple ounces of bleach in the water.
6/2/21: The humidity was high, more than I like to see it so I looked at the thermostat fan setting. It was set to circulate but it should be set to auto so I turned it to auto this could be part of the reason why the humidity is high. The system did run, cool and the humidity came down. I took the hand sanitizer thank you! Also thanks for the dry erase board note about summer!
6/2/21: The lawn has browning in the front, sides & back. Brought in a box of 6 iron out tablets & placed one tablet into the tank of each toilet for iron buildup prevention. A floor tile in front of the ac air handler in the laundry room has a large crack in it. I have tagged it as such. Wine cooler in dining room read 52. Deep freezer in front room closet was on & cold. Watered all plants on the lanai. There is a battery maintainer connected to the car battery but I could not get a light to come on the maintainer. Not sure if it is charging the battery or not. The gfi receptacle it is plugged into is not tripped.
6/2/21: Pool level was right at the bottom of the skimmer port. Turned water timer to 120 minutes and left water on, will return later to shut off water. Lawn is about the same condition as previous report, we have had very little rain to speak of.
6/2/21: The lawn still has some browning on the front, sides & back. Brought in a small stack of sales flyers. The humidity level was below 60% inside the residence again. I raised the ac thermostat to 75 for now. Will continue to monitor closely & adjust accordingly. The new stainless steel refrigerator has been installed in the kitchen & the old refrigerator has been placed in the garage. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/2/21: The Pentair box on the left side of your home was partially open, I closed it, photo below.
6/2/21: Photos of the current guest bedroom construction below. It has not changed in appearance since the last service call. The left side faucet handle on the utility sink in the garage leaks when turned on & water is running. I have tagged it as such. Checked all wood floors throughly. There are dirty work boot prints on the wood floors in several areas from the workers.
6/2/21: Brought in 4 pieces of mail see photo below. Will be bringing all important mail collected so far to the post office for forwarding per the client. The new section of water hose that I connected to the pool auto filler last service call was disconnected & broken when I arrived. The old hose that leaks from both ends has been reconnected. I contacted the clients to advise them of the situation. A new 5’ hose will be needed. There are some weeds starting to grow in the front landscape bed up against the house. Made sure to turn the water main off to the house only when leaving.
6/2/21: There was a warranty information sheet & what appears to be touch up paint for the plantation shutters on the kitchen counter see photo below. The pool water level was back up to the optimal level of half the skimmer port since the last service call. Swept cobwebs off the front doors.
6/2/21: Brought in 13 pieces of mail with some sales flyers & an envelope that was laying by the front door when I arrived see photos below. The contractor has been inside the residence since the last service call and has started removing & replacing the casing around all the doors see photos below. The humidity level was very high & over the acceptable level of 60% inside the residence when I arrived. I found the thermostat fan had been switched to the on position since the last service call & I put it back on the correct setting of auto see photo below. I lowered it to 76 for now to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on the lanai. The irrigation system is on. The pool pump plumbing has not been repaired yet.
6/1/21: Watermain was on upon arrival and remains on upon departure. I found the pool hose timer set to 115 and filling the pool I did not change this. The thermostat was set to 74°, I called the client and he agree we should put it back to 80° where it was the last service call. I found it he thermostat had several schedules set I canceled all of them and placed the thermostat to 80.There is some browning in the lawn as mentioned before but that’s indicative of every home I’ve done in Sarasota national today.
6/1/21: Mid bath shower door has a mismatch and will not close, photo below. Some browning of the yard. Turned water timer on to help fill pool while I go do another house. The humidity seems high in the garage for having AC? Pool very low running water while I do another home just down the street.
6/1/21: Watered all plants on the lanai. Toilets are off at valves as previously reported. Guest bath tub fixture valve is leaking, previously reported. Brown spots in the yard remain. Met mold remediation tech at 2pm.
6/1/21: Watered the plant in the kitchen. Black material at every sink drain on the chrome with the exception of the kitchen and the guest bath nearest the garage. It wiped out mostly smearing a bit like mascara but some pieces stayed behind and wouldn’t wipe off/out, photo below. Lawn is brown in many spots photos below.
6/1/21: The humidity level was well below 60% inside the residence when I arrived. I raised the thermostat to 79 for now. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.
6/1/21: Went back to the residence to turn the water hose off & check the water level of the pool which was back up to the optimal level of half the skimmer port.
6/1/21: The humidity level was below 60% inside the residence again. I raised the ac thermostat to 79 for now. Will continue to monitor closely & adjust accordingly. Moved the lanai storm shutter up & down to prevent it from seizing up. The garage overhead door needs a new weather stripping on the bottom which is ok to wait until client returns to replace.
6/1/21: Watered the three plants on the lanai. Ran the hurricane shutter up and down. Found the thermostat to be blank, could not get a display. Called the home owner. Ran water in the pool while here. Brown lawn, photos below.
6/1/21: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the dehumidistat to 50% to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. There is a section of floor tiles approximately 3’x 3’ in the den by the front door that are starting to raise, I have tagged them as such.
6/1/21: The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 76 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Made sure the water heater, range & ice maker were off. The right side guest bedroom window was unlocked.
6/1/21: Brown areas in lawn, photos below.
6/1/21: The master bathroom toilet runs. It appears to need a new fill valve & flapper. I have tagged it as such. Some paint is peeling underneath the bottom left corner of the right side guest bedroom window. It does not currently feel wet or damp. Checked & watered the 12 plants on the lanai.
6/1/21: Ran the storm shutters up & down. Dehumidifier in kitchen read 50. Watered the plant in the kitchen & rotated it.
