Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 31,761 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/8/20: The pool pump was making an unusual sound when I arrived almost like a bearing going out, will send a video via text or email. Brought in 2 pool service cards dated 12/2 & 12/7. Both pool cage doors are locked.12/8/20: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The carport & dock have duck droppings. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below.
12/8/20: There are now hairline cracks in the dining room ceiling above the table & the master bedroom ceiling that runs the entire length of the bedroom in front of the closet doors see photos below. There are no water stains & do not feel wet. The top screen is torn on the right side lanai screen door. The half bathroom ceiling has a hairline crack several feet long. The front guest bedroom has a crack in the ceiling in front of the closet. The metal water main handle outside is broken & may need to be replaced soon. Both bathroom faucets are leaking from the traps when water is running, I have tagged them as such. The bathroom bathtub faucet handles drip when water is running, I have tagged them as such.
12/8/20: Made sure the water heater & ice maker were off. All ceiling fans are on. The fence in the backyard is being repaired & the tag on the vehicle is no longer expired.
12/8/20: I noticed the front right side gutter downspout was clogged with leaves when I arrived, I was able to pull them out & unclog the down spout see photo below. Two of the plastic gutter down spout extensions are dry rotted & cracked with holes in them see photos below. The garage door alarm sensor was not responding & needed to be bypassed to set the alarm when leaving. I spoke with the client who gave permission to leave the residence after bypassing the garage door. Will bring a new 2032 battery for the sensor & two gutter downspout extensions on the next service call.
12/7/20: Exterior, vines growing around pool equipment and cage door, water clean and water level acceptable, interior clean
12/7/20: Exterior good, interior, ran hurricane shutter up then down, watered trees, no insects observed, humidity good picture below
12/7/20: Exterior weeds on Lanai, interior clean and humidity good, picture below
12/7/20: Exterior good, metal strips right elevation in mulch, some new sod, dead insects just outside front door, interior, watered four plants, humidity good
12/7/20: There was some insulation & what appears to be animal droppings on the floor next to the right side of the water heater underneath where the old copper lines used to run for the ac see photos below. Removed a tradewinds pesticide sign dated 12/2 from the front yard. The gutters on the right side of the house have debris in them from the oak trees. The humidity level was over the acceptable level of 60% inside the residence again when I arrived, I lowered ac thermostat to 70 to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Weeds are growing in the landscape beds. The guest bathroom sink leaks underneath when water is running, the valves are shut off & it is tagged as such.
12/7/20: Removed two active hornets nest from the outside soffits. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Weeds are growing in the front landscape bed.
12/7/20: No problems observed
12/7/20: Made sure the water heater & ice maker were off. The ac air filter was changed recently on 11/5. Checked the light timer by the front door. The security system updated itself while I was inside the residence. Visual check of the trailer in the back yard photo below.
12/7/20: Exterior, some mail in the mailbox brought inside, trees growing pushing on cage screen, pool clean and water level middle of skimmer port, interior clean and humidity good, poured vinegar down HVAC tube.
12/7/20: All the landscape bushes & trees have been trimmed since the last service call see photos below. The batteries in the ac thermostat were low when I arrived, I replaced them with two new AA batteries provided on the kitchen counter. The humidity level was still over the acceptable level of 60% inside the residence when I arrived, I lowered ac thermostat to 65 & the dehumidistat back up to 55%. Will continue to monitor closely & adjust accordingly. The tag is expired on the vehicle photo below. There are some brown stains on the wall next to the master bedroom windows. Visual check of the boat, trailer & vehicle.
12/7/20: Exterior good, interior clean, charger on car green, humidity good, no problems observed
12/7/20: The neighbors car was in the driveway when I arrived photo below. The humidity level was still over the acceptable level of 60% inside the residence when I arrived, I lowered the ac to 70 to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Photos of the boat & motor below. Checked all damp rid buckets.
12/7/20: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The ac air filter is dirty & needs to be replaced size 18x18x1. Could not find any replacements inside the residence. Visual check of the boat in the backyard photo below.
12/7/20: Exterior good, pool clean and water level acceptable, one tree by back right corner of pool cage brushing against screen, front porch pavers with some weeds growing, pictures below, interior clean and humidity good, no new leaks , met roofer and Engineer to gain access to home.
12/7/20: Client contacted us and advised that their water company told them that the water usage was high at the residence. The water main was on, the hose was running in the pool & the pool was overflowing when I arrived. I shut the hose & water main off immediately & took a video & photos of the pool. There was a pool service slip on the lanai table dated 12/2. There is a timer on the hose spigot next to the pool but I’m not sure if the pool company used it when putting water into the pool or it is defective. The screens in the corner of the pool cage that were falling out appear to have been repaired as well photo below. I called and advised the client.
12/7/20: Exterior good, pool clean and water level acceptable, interior clean and work appears finished. Alarm tripped but was able to shut off.
12/7/20: Rebooted the internet routers in the Florida room to restore security camera’s per client, I tried calling the client to confirm if the security camera’s were back online again. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.
12/7/20: Exterior: pool clean and water level middle of skimmer port. Interior: humidity little high but it is that time of year when the thermostat is set higher than temps reach outside. Humidity is acceptable. I noticed small yellow stains above master sink area, will monitor.
12/7/20: The humidity level was back under 60% inside the residence after making the last adjustment. The spa water level appears to be low photo below. The stain on the master bathroom ceiling has not changed in appearance. The guest bathroom shower has grout coming out in the corners. Mud dauber nest are on both entryway ceilings.
12/4/20: Replaced all seven smoke detectors with new hard wired smoke & carbon monoxide detectors with sealed 10yr batteries per client request see photos below. Photo of the manufactured date of the old smoke detectors below. I left all the old smoke detectors & the new packaging on the kitchen counter.
