Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,929 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/3/21: The upstairs humidity level was over the acceptable level of 60% again. I lowered the dehumidistat to 40% for now to help mitigate the high humidity level. The air blowing out of the vents felt warmer then usual it appears the upstairs ac unit may need to be serviced. I contacted the clients to advise them of the situation. Will continue to monitor closely & adjust accordingly. The door on the mini fridge is taped shut. Did not flush the upstairs bathroom toilet per the client. The ceiling fan on the lanai is on. All storm shutters are closed.
6/3/21: There was some moisture on the refrigerator door seals again. I wiped it off with some paper towels. Client advised the neighbor will be watering the plants on the front porch. Water is on at 2004.
6/3/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked the water pan in the ac return vent which had very little water in it.
6/3/21: Master bathroom bathtub has patio furniture cushions in it.
6/3/21: All ceiling fans are on. Checked the damp rid bucket in the master bedroom closet.
6/3/21: Brought in a small stack of sales flyers only. The humidity level inside the residence was below 60% again. I raised the thermostat to 78 for now. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
6/3/21: Brought in 10 pieces of mail with 2 packages see photos below. There were also several pieces of mail for Don Cloutier which I wrote return to sender on them & put them back in the mailbox. There are a few brown spots in the front lawn see photos below. Weeds are starting to pop up in the landscape beds see photo below. The pool water level was back up to the optimal level of half the skimmer port since the last service call. The pool controller lights were on. Poured capful of bleach into each toilet. Poured approximately 3ozs of vinegar with water down the hvac condensate drain line for preventative maintenance. Watered the two plants on the front porch. Made sure to leave the water main on for the irrigation system & the pool when leaving.
6/2/21: Pool level acceptable but I ran water in it during the service call. Browning in yard, photo below. There is absolutely no water pressure coming from the sink fixture next to the shower in the master bathroom.
6/2/21: A new water main handle has been installed outside see photo below. A new keypad lock has been installed on the front door photo below. The living room sliding glass door was wide open when I arrived. Construction progress photos below. It appears all the ceilings & walls have been painted. The master bathroom sink that was leaking & the slow bathtub drain have been repaired.
6/2/21: Brought in 5 pieces of mail & a small package see photos below. Will be bringing all important mail to the post office for forwarding. Weeds are growing in the landscape beds. The humidity level was below 69% inside the residence again. I raised the thermostat to 78 for now. Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets. There is a hairline crack several feet long on the kitchen above the island. There is a large crack on the master bathroom ceiling. There are cracks in the stucco underneath the windows on the left side of the house. The door jamb is starting to rot on the bottom of the garage side door.
6/2/21: There was a large pile of new roofing materials on the roof when I arrived see photo below. The left side pool cage door is unlocked. Brought in 2 pool service cards dated 5/20 & 5/27. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom bathtub has low water pressure may be a clogged aerator. The garage overhead door needs new weather stripping on the bottom. I activated the alarm system when leaving the residence.

6/2/21: Made sure the water heater, range & ice maker were off. The ac air filter is dirty & needs to be replaced size 16x20x1. It hasn’t been replaced since 7/29/20. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rid bags & buckets.
6/2/21: There was a dead bird in the garage, removed it. Found a bunch of sidewalk flakes inside the front door possibly when it was power washed?
6/2/21: There was another notice from management on the front door when I arrived see photo below. The humidity level inside the residence was below 60% again. I raised the ac thermostat to 77 for now. Will continue to monitor closely & adjust accordingly. Will need some toilet bowl cleaner for the bathrooms. I put the door mat inside for the pressure cleaning project for now.
6/2/21: I found 2 large dead bugs, one in the master bedroom and the other in the guest bathroom. Several small dead bugs around the master bathroom toilet. I cleaned this up to see what I find next service call. The wall has been sealed behind the water heater. The thermostat settings were all changed from the last device call I set them back as they were. The tile in front of the range make a noise when stepping on them, I hadn’t noticed that before. Found the front hall lights on I turned them off!
6/2/21: Brought in 1 piece of mail with some sales flyers see photo below.
6/2/21: The bubbling feature of the spa would not turn on, ran other settings during the service call.
6/2/21: The pool water level was slightly low when I arrived. I ran the hose in it during the entire service call to help bring the water level up. The entire lawn is starting to brown excessively. Watered the 3 plants in the atrium.
6/2/21: Found the water main on, turned off upon departure. The pool was at 1/3 skimmer port, ran water during service call. Humidity has been consistently in the upper 40s with the thermostat at 76, I called the client to suggest we move it up he suggested 77, so I did. Lawn is still brown but rainy season is kicking in slowly but surely.
6/2/21: There is some browning in the lawn on the front, sides & back see photos below. The back storm shutters have been closed. The pool water level was slightly low when I arrived. I ran the hose in it during the entire service call to help bring the water level up. The pool pump appeared to be having trouble holding prime as the water pressure kept fluctuating. I shut the pump off after monitoring it for several minutes. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Visual check of the boat photo below.
6/2/21: Humidity is good when thermostat is set to 78 so I kept it there. Small amount of mold on the seat bottom of master toilet, I cleaned.
6/2/21: Bird nest in gutter where garage connects to the house, photo below. Humidity acceptable, no need to change thermostat setting.
6/2/21: Removed a problem solved pest sign dated 5/28 from the front yard. The weeds that were growing in all the landscape beds are brown & appear to have been sprayed since the last service call. The pool water level was back up to the optimal level of half the skimmer port since the last service call. Visual check of the boat photo below.
