Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,768 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/14/20: Exterior tree in back leaning picture below, pool clean and water level low, about 1” up on skimmer port, ran water during inspection, needs more water, box at front door brought inside, picture below, interior clean and humidity acceptable
12/14/20: Exterior good, pool with some rust looking spots on bottom, water clean and water level good, interior clean and humidity acceptable, poured vinegar down HVAC tube picture below
12/14/20: Exterior good. Pool debris on bottom, ants and weeds in brick pavers, pictures below, interior clean, humidity little high, lowered thermostat down to 82.
12/14/20: Some weeds front pavers and metal strips still on right side. Watered potted plants on lanai and all but one plant inside the hurricane shutter. Pool clean and water level middle of skimmer port. Garage: green light on car charger
12/14/20: Exterior tree in front up but still leaning, pool clean and water level good, screen still missing one section, pictures below, interior clean and humidity acceptable, checked garage GFIs and attic
12/14/20: Exterior good, pool clean and water level good, child fence in place interior clean, ran car during inspection, humidity acceptable for this time of year
12/11/20: The pool company was present cleaning the pool when I arrived. There appears to be some facia rotting on the right side of the house just past the first window see photos below. There is a broken sprinkler head marked on the left side of the house see photo below. The patio on the left side of the house may need to be pressure washed soon photo below. Brought in 3 pieces of mail with some sales flyers see photo below. Made sure the water heater, ice maker & range were off. The water supply valves for the all the toilets & sinks have excessive corrosion on them see photos below. Made sure to put the key back in the cabinet next to the garage door when leaving.
12/11/20: There was a bicycle sitting in front of your vehicle when I arrived see photo below. Started the suv & let it idle during the service call. Checked the attic space upstairs. Put the key back in the lockbox when leaving.
12/11/20: The mid level guest bathroom right faucet handle leaks when turned on, I have tagged it as such. The upstairs half bathroom toilet leaks from between the tank & the bowl, it has been tagged as such. Lower level temperature & humidity readings were 69.4 & 54.1%. No battery maintainer connected to the red car.
12/11/20: Found both the ac thermostats set back up to 76 when I arrived? The humidity level was over the acceptable level of 60% inside the residence on both floors again. Photo of Grand aire services invoice dated 12/1 below. Photos of landscaping below. All ceiling fans are on. Landscape lighting is off.
12/10/20: Client advised us that they had important packages by their front door that needed to be put inside the house as soon as possible. I brought in 3 packages by the front door, 1 piece of mail & 2 small packages from the mailbox when I arrived see photos below. 5pm-6:15pm
12/10/20: Checked all damp rids. Watered the plant in the kitchen sink. Made sure to close the refrigerator doors tight. Poured capful of bleach into each toilet.
12/10/20: The smoke detector above the master bedroom doorway & the carbon monoxide detector in the living room were both chirping when I arrived, I replaced the batteries with two new 9v batteries and tested them after installing the new batteries. Someone has been using the hose reel connected to your water main see photo below. The master bathroom bathtub has no water pressure, it is tagged as such.
12/10/20: Damp rid bucket in vehicle is currently only 25% full. Dehumidifier in kitchen read 50. Checked all damp rids. The master bathroom right side sink leaks from the handles when water is running, I shut the valves off & tagged it as such. The stains on the master bedroom ceiling have not changed in appearance, will continue to monitor. The half bath sink still has very low water pressure.
12/10/20: There was a worker present remodeling the master bathroom when I arrived see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The half bathroom toilet has started running, I have tagged it as such. The tag on the vehicle expired on 7/20 see photo below. Watered the live plant on the kitchen window sill.
12/10/20: The wine cooler in the dining room was on & reading 41/50. Checked damp rid bucket in vehicle which is currently 25% full.
12/10/20: Started the car & let it idle during the service call.
12/10/20: The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
12/10/20: Went to the residence to perform an inspection but it appeared that their was a new owner.
12/10/20: The golf cart has been returned to the garage & the suv is removed. Checked all damp rid buckets. The guest bathroom toilet leaks from between the tank & bowl when being flushed, the valve is off & it is tagged as such. I use a bucket to pour water into the bowl to keep the trap from drying out.
12/10/20: There is a hairline crack on the living room ceiling by the ceiling fan see photo below.
12/10/20: Brought in 5 pieces of mail with some sales flyers see photo below. The humidity level was back under 60% inside the residence after making the last adjustments. Checked the damp rid bag in the mb closet. The stains on the living room ceiling & the upstairs closet have not changed in appearance, will continue to monitor closely.
12/10/20: The ac air filter is dirty & needs to be replaced size 20x20x1. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The lanai storage room door casing is rotting on the left side of the door from rain water puddling.
12/10/20: The ac air filter is dirty & needs to be replaced size 16x20x4 see photos below. Checked all damp rid buckets.
12/9/20: Little vines are starting to pop up in all the landscape beds again see photos below. Brought in a large stack of mail, magazines & sales flyers, sent several pieces out. There is some browning in the lawn in several locations on the front & back of the house. No battery maintainer or air dryer connected to the suv in the garage. Visual check of the boat photo below.
