Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,290 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

3/9/21: Dehumidifier in kitchen read 46. Watered the plant in the kitchen & rotated it.
3/9/21: Removed a problem solved pest sign dated 3/1 from the front yard. There are some weeds starting to grow in the front landscape bed see photos below. There was some areca palm debris on the bottom of the pool again photo below. Brought in 1 piece of mail with some sales flyers see photo below. Checked all damp rid bags. Watered the two plants by the pool equipment. A section of soffits is still pushed up big enough to let critters in on the back right side of the house by the sliding glass doors.
3/9/21: Brought in a newspaper that was laying in the driveway when I arrived see photo below. The guest bathroom toilet has iron building up in the tank from the city water & needs an iron tablet see photo below. The humidity level was back under 60% inside the residence after making the last adjustments. Will continue to monitor closely & adjust accordingly.
3/5/21: The hose spigot on the left side of the house with timer for the pool was leaking excessively from the handle when I arrived & will need to be repaired see photo below. I was able to get it to stop leaking by turning the handle off but it will continue to leak if the pool company turns it back on. Sent video of the leak via text to the client. The tag on the vehicle is expired. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The garage overhead door needs a new weather strip on the bottom. There is a cracked roof tile on the back left side of the house just past the master bathroom window. The driveway & walkway may need to be pressure washed soon. There appears to be some facia rotting on the right side of the house just past the kitchen window. The patio on the left side of the house may need to be pressure washed soon. The water supply valves for the all the toilets & sinks have excessive corrosion on them. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.

The ac air filter is dirty & has not been replaced yet size 18x18x1. I could not find any replacements inside the residence. The master bathroom sink leaks from the drain stop connection on the trap when water is running. I tried tightening the plastic nut but it continued to leak. I have tagged the sink as such.
3/4/21: Brought in a package of toilet bowl cleaner for the bathrooms see photo below. The humidity level was still slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 72 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The tag on the vehicle expired on 7/20. Watered the live plant on the kitchen window sill. The half bathroom toilet runs & is tagged as such.
3/4/21: The wine cooler in the dining room was on & reading 41/50.
3/4/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The garage overhead door has light showing through the bottom when closed & may need a new weatherstripping on the bottom of the door. Started the car & let it idle during the service call.
3/4/21: The master bathroom toilet has started to run, I have tagged it as such. The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
3/4/21: Checked all damp rid buckets. The guest bathroom toilet leaks from between the tank & bowl when being flushed, the valve is off & it is tagged as such. I use a bucket to pour water into the bowl to keep the trap from drying out.
3/4/21: The outside of the front doors & entryway may need to be cleaned soon see photos below. The humidity level was back under 60% inside the residence on both floors after making the last adjustments. Will continue to monitor closely & adjust accordingly. The portable dehumidifier in the garage storage room has quit working & is unplugged. There are hairline cracks on the dining room ceiling, the upstairs office area & on the living room ceiling by the ceiling fan.
3/4/21: The back flow preventer on the water main downstairs has been repaired since the last service call & is working correctly. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Brought in a 1 gallon container of vinegar for the ac condensate drain line see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The lanai storage room door casing is rotting on the left side of the door from rain water puddling.
3/2/21: Swept cobwebs off the front outside garage lights & garage door. Cleaned up spider webs along baseboards & in the garage. The kitchen sink faucet leaks from underneath when water is running, the valves are shut off & it has been tagged as such. Did not run water in the master bathroom shower until repairs are completed.
3/2/21: All of the water supply valves inside the residence have excessive corrosion on them see photo below. The toilets have iron building up in the tanks from the city water which is causing the water to come out red & need iron tablets. Removed several active hornets nest from the soffits. There are hairline cracks in the dining room ceiling above the table, the master bedroom ceiling that runs the entire length of the bedroom in front of the closet doors & the front guest bedroom in front of the closet doors. There are no water stains & do not feel wet. The top screen is torn on the right side lanai screen door. The half bathroom ceiling has a hairline crack several feet long. Both bathroom faucets leak from the traps when water is running, I have tagged them as such. The bathroom bathtub faucet handles drip when water is running, I have tagged them as such.
3/2/21: The air conditioner has been repaired & appears to be working correctly. The humidity level was under the acceptable level of 60% inside the residence when I arrived. I raised the thermostat to 82 & the dehumidistat to 54% per the client. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. All landscape trees & bushes need to be trimmed & cleaned out. Removed the lock box from the front door when leaving. No mailbox.
3/2/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The master bathroom toilet has iron building up in the tank from the city water which is causing the water to come out red & needs an iron tablet see photo below. The loose board on the dock that was previously repaired has come loose again see photo below. Brought in 2 pieces of mail with a stack of junk mail see photo below. Wine chiller in kitchen was on & read 52. Watered the plant in the living room & rotated it.
3/2/21: The lawn needs to be mowed but not excessively high yet. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. There were little bugs on the kitchen floor in front of the range that appeared to be dead maggots when I arrived. I found them coming from an oatmeal container inside the cabinet to the left of the range. I pulled everything out of the cabinet, vacuumed up the bugs & threw the oatmeal container away see photos below. The garage can in the garage is starting to smell from garbage bags in it. The side entry garage door has rotting on the bottom of the door frame. The front door needs new weather stripping.
3/2/21: The pool water level was slightly low when I arrived. I ran the hose in it during the entire service call to help bring the water level back up. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Brought in 2 pool service cards dated 2/17 & 2/24. Both pool cage doors are locked.
3/2/21: One of the garbage cans was down by the street & the deadbolt on the front door was unlocked when I arrived. The humidity level was back under 60% inside the residence after making the last adjustment. I raised the thermostat to 74 for now. Will continue to monitor closely & adjust accordingly. I found a can of shaving cream which appears to have exploded in the bathtub see photos below. I cleaned it up with some paper towels and put it in the bathroom trash can. Turned all water on first, let it run during the entire service call & flushed the toilet several times per client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below. Duck droppings are on the dock.
3/2/21: The humidity level was back under 60% inside the residence after making the last adjustment. I raised the thermostat up to 76 for now. Will continue to monitor closely & adjust accordingly. The front of the house may need to be pressure washed soon again see photos below. The bicycle tires in the garage were flat. I inflated them to the tire specifications of 40psi using my cordless inflator see photo below.
3/1/21: The freezer still has the primary shelf thick in ice but no new ice has formed. Outside back left corner electrical receptacle cover was open, the same side as the new home being constructed next door. The humidity was still higher than I like it to be so I turned the thermostat down to 77 from 78. The tree out front needs trimming, photo below.
3/1/21: The door between the garage and the home was unlocked as per instructions from client this door is to be locked so I locked it. Poured vinegar down HVAC condensation evac tube and chased with water. There were 6 small dead ants in the master bath tub next to the drain. They were washed down the drain when I ran the tub water.
3/1/21: The pool that has black mold in every corner and along most every head. There is one panel from the overhead pool cage screen down. Because of this there’s a lot of debris in the pool. The humidity is high inside it is sort of indicative of this time of year. We may consider turning it down to 75 or even 74, please let me know if you would like that done. Turned the thermostat down to make the AC is cooling and it was, put it back to 78.
3/1/21: Toilets are off at valves as previously reported. Guest bath tub fixture valve is leaking, previously reported. Watered 5 plants on the lanai.
