Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,289 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

3/1/21: Checked all light timers. The garage overhead door needs new weather stripping on the bottom.
3/1/21: There appears to be a piece of roof shingle missing on the front center gable of the house see photo below. Brought in 1 piece of mail see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all light timers. Weeds are growing in the front landscape bed.
3/1/21: Rabbits have been digging holes on the left side of the house see photos below. The guest bathroom toilet tank is full of iron from the city water and needs an iron tablet in the tank as it is causing the water turn red see photo below. The humidity level was over 60% inside the residence. I lowered the thermostat to 72 & the dehumidistat to 30% to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Visual check of the boat, trailer & vehicle. The tag is expired on the vehicle. There are brown stains on the wall next to the master bedroom windows.
3/1/21: The ac air filters are dirty & need to be replaced four in total two 12x12x1’s, one 14x14x1 & one 18x30x1. Removed a problem solved pest sign dated 2/25 from the front yard. The water level was low in the spa again almost below the jets. I ran water into the spa during the entire service call again to help keep the water level up. Weeds are growing in the lanai pavers. There are cracks in the stucco on both sides of the house see photo below. The stain on the master bathroom ceiling has not changed in appearance. The guest bathroom shower has grout coming out in the corners. Mud dauber nest are on both entryway ceilings.
2/26/21: The humidity level was well under 60% inside the residence when I arrived. I raised the ac thermostat up to 75 for now. Will continue to monitor closely & adjust accordingly. Checked all light timers. There are cracks in the stucco below the back living room window. The gutters on the back of the house need to be cleaned out & a section of gutter has come apart on the right side of the house above the guest bathroom window. A new air filter is recommended size 19.5 x 23. The master bathroom toilet fill valve has quit working.The driveway & walkway needs to be pressure washed. The wood beam going across the front of the house is rotting. The accent wall on the front of the house has paint starting to peel.
2/26/21: Put a lock box on the front door with the key to the residence inside for house cleaning.
2/26/21: There are grass & weeds growing in the empty planters by the pool photos below. The hose spigot by the pool equipment that was previously repaired appears to still be leaking again. Brought in 1 pool service slip dated 2/16 photo below. I highly recommend that the lawn company changes directions each time they mow as it is starting to leave ruts in the lawn from going the same direction every time.
2/26/21: There was a gold Toyota sedan in the driveway when I arrived see photo below. Half of the plastic water main handle is broken off see photo below. Made sure the water heater, range & ice maker were off. There was a foul odor throughout the entire residence like rotting garbage. I traced the smell to the open refrigerator which may of had food in it when someone turned off the breaker. The downstairs half bathroom toilet runs. I have tagged it as such. Found one of the guest bedroom windows unlocked. The ceiling fan blades on the lanai are warped see photo below.
2/26/21: The pool cage & lanai appear to have been pressure washed recently putting debris on the bottom of the pool see photos below. Brought in 2 pool service slips dated 2/16 & 2/23. There are some hairline cracks in the stucco underneath the windows on the right side of the house. The gutters above the master bathroom have leaves in them & may need to be cleaned out soon. There is a hairline crack in a floor tile just to the left of the front door, it is has been tagged. There is still a section of dead grass by the mailbox from the yard debris pile.
2/25/21: The tires on the boat trailer appeared to be getting a little low. I checked the tire pressures & inflated them all to 45psi using my cordless inflator. Checked all damp rids. Replaced a full bag in the guest bedroom closet.
2/25/21: The front doors need new weather stripping see photos below. All ceiling fans & closet fans were on. The downstairs half bathroom toilet leaks from between the tank and bowl when being flushed, I use a mop bucket to pour water into the bowl to keep the trap from drying out. It has been tagged as such. Storage room #2 observations- Refrigerator & freezer were both on & cold. Dehumidifier was on. Fan was on. Temperature & humidity readings were 76.4 & 39.7%
2/25/21: Made sure the water heater & ice maker were off. The car has been removed from the garage & an suv has been put in its place.
2/25/21: Checked & emptied the water pan in the ac return vent which had several inches of water in it. The residence appears to have been cleaned since the last service call.
2/25/21: The outside of the front door & entryway may need to be cleaned soon see photos below. Ran water through fridge door. Drained water from system after water was turned off.
2/25/21: It appears there may have been some activity inside the residence since the last service call. Both the guest bathroom toilet seats were down after I left them both up on the last service call? Brought in 5 pieces of mail with a package & some sales flyers see photos below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
2/25/21: The guest bathroom toilet runs, it has been tagged as such.
2/24/21: Brought all mail collected during service calls to the post office for forwarding per client. Photo of receipt with tracking number below.
2/24/21: The floor on the lanai has old indoor/outdoor carpet glued down & appears to have concrete or concrete board underneath photos below. The kitchen & the foyer floor have vinyl glue down tiles photo below. The living room floor appears to be real wood floors photo below. Left a lockbox with the key inside on the front door when leaving. The master bathroom sink leaks from the trap when water is running, the valves are off & it is tagged as such. The master bathroom bathtub has a slow drain, it is tagged as such.
2/24/21: Brought in 6 pieces of mail & left them on the kitchen counter see photo below. The pool water level was slightly low when I arrived, I ran the hose in it during the entire service call to help bring the water level up. There is a large crack on the master bathroom ceiling see photo below. There are cracks in the stucco underneath the windows on the left side of the house see photos below. The door jamb is starting to rot on the bottom of the garage side door see photo below. The tires on the car appeared to be getting a little low. I inflated them to 30psi using my cordless inflator see photos below.
2/24/21: The water main was on when I arrived. The left side pool cage door is unlocked. There was a pool boy service report dated 2/22 on the lanai when I arrived see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Measured the current dirty ac air filter for replacement filters size 29 1/2”x 20”. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom bathtub has low water pressure may be a clogged aerator. I have tagged it as such. The guest bathroom sink has a slow drain, I have tagged it as such. The garage overhead door needs new weather stripping on the bottom. The garage overhead door sensors are not working. There is a large invasive tree growing under the soffits on the right side of the house. The entryway exterior light is missing the cover.
2/24/21: The tires on both bicycles in the den were almost flat. I inflated them all to the tire specifications of 40psi using my cordless inflator see photo below.
2/24/21: There was a notice from management on the front door when I arrived see photo below. Poured water down the guest bathroom toilet that’s shut off using a mop bucket to flush it & keep the trap from drying out. The master bathroom toilet runs slowly, it has been tagged as such.
2/24/21: Brought in 1 piece of mail with some sales flyers see photo below.
2/24/21: Brought in 1 piece of mail see photo below. Will be bringing all previously collected mail to the post office for forwarding. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
2/24/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Brought in a small stack of sales flyers. The new patches of sod in the front yard were green & appeared to be healthy.
