Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,948 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/3/21: Poured vinegar down the HVAC condensation evac tube. Browning in the yard, see photos below. The humidity is very good. I looked at previous thermostat settings and they were at 75 so based on that information and the humidity I moved the thermostat to 75.
6/3/21: Water 3 plants as instructed. Front area reads temperature 85.1 humidity 57.9. I found the pan under the water heater completely full of water. It looks like the water heater is failing. Call client to advise photo below. Unable to flush toilets or run water. Left the lock box for plumber code igiven to client by phone.
6/3/21: The window film.covering the bathroom window fell, I stuck it back up.
6/3/21: Wall behind the sofa has no sign of any mildew.
6/3/21: Removed items covering drains, ran water then put items back. Dried under the book in the shower first before putting back. Found a half dozen live ghost ants in the kitchen moving back and forth from the sink to the coffee pot. I killed them and waited to see others but didn’t, that doesn’t mean there are not others as my guess there are.
6/3/21: The nut that holds the water main handle on the valve is missing, see photo.
6/3/21: No workers were present when I arrived. Pest control was recently inside the residence. Photos of construction progress below.
6/3/21: The guest bathroom toilet is filling very slowly, may need repaired soon.
6/3/21: Drove the vehicle within the community using the key in the garage storage room. Made sure to plug the air dryer & fan back in. All ceiling fans are on. Checked all damp rids.
6/3/21: Dead grass along the drive, photo below.
6/3/21: Turned the living room ceiling fan on as requested by client set to medium speed.
6/3/21: The humidity level was back under 60% inside the residence on both floors after making the last adjustments. Will continue to monitor closely & adjust accordingly. All ceiling fans are on. Put the storm shutter over the front door back down when leaving.
6/3/21: Did not run water down disposal. Ran water through exterior fridge door. Found a sprayer and bottle next to the entry door so I placed them inside the garage.
6/3/21: Will be bringing all important mail to the post office for forwarding per the client. Will send a drive by report with a photo of the receipt when leaving the post office. The front doors need new weather stripping. All ceiling fans & closet fans were on. The downstairs half bathroom toilet leaks from between the tank and bowl when being flushed, I use a mop bucket to pour water into the bowl to keep the trap from drying out. It has been tagged as such. Storage room #2 observations- Refrigerator & freezer were both on & cold. Dehumidifier is off. Fan was on. Temperature & humidity readings were 81.1 & 68.5%
6/3/21: There appears to have been activity inside the residence since the last service call. One of the lamps in the master bedroom was on, the lights above the dining room refrigerator were on & some doors were closed. The refrigerator & freezer in the dining room area were both on & cold. All ceiling fans are on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are partially open for ventilation. Watered the plants by the front door.
6/3/21: The garbage disposal was seized. I was able to free it using a disposal hex key.
6/3/21: The upstairs humidity level was over the acceptable level of 60% again. I lowered the dehumidistat to 40% for now to help mitigate the high humidity level. The air blowing out of the vents felt warmer then usual it appears the upstairs ac unit may need to be serviced. I contacted the clients to advise them of the situation. Will continue to monitor closely & adjust accordingly. The door on the mini fridge is taped shut. Did not flush the upstairs bathroom toilet per the client. The ceiling fan on the lanai is on. All storm shutters are closed.
6/3/21: There was some moisture on the refrigerator door seals again. I wiped it off with some paper towels. Client advised the neighbor will be watering the plants on the front porch. Water is on at 2004.
6/3/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked the water pan in the ac return vent which had very little water in it.
6/3/21: Master bathroom bathtub has patio furniture cushions in it.
6/3/21: All ceiling fans are on. Checked the damp rid bucket in the master bedroom closet.
6/3/21: Brought in a small stack of sales flyers only. The humidity level inside the residence was below 60% again. I raised the thermostat to 78 for now. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
