Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,259 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/24/21: The pool water level was slightly low when I arrived & the pool company already had the water hose going into the pool. I set the timer for 30mins when leaving to help bring the water level back up. The lawn still has some minimal brown spots on the left side & in the back. All the master bathroom water supply valves have excessive corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Left the water main on when leaving per the client.
8/23/21: Electrical box still uncovered, as reported previously. Weeds growing on the lanai. Back right corner tree is leaning too far to one side again. Pool safety gate unlatched again, photo below.
8/23/21: Watered the three plants on the lanai.
8/23/21: Your pool is green and there is quite a bit of debris on the bottom, photo below. Weeds growing in the cracks of the lanai pavers.
8/23/21: Watered all the potted plants on the lanai inside the hurricane shutter.
8/23/21: Watered the 3 interior plants. Ran shutters up/down. Ran dishwasher on rinse cycle. Downspout washout front left corner of the hose, photo below. Downspout damage left side of home, photo below.
8/23/21: Drove by to check power situation power was on, fridge was coldAC was running and I did not find any tripped breakers.
8/23/21: I was stung by another wasp today. The 5 active nests were occupied again, not as many but 3-4 wasp per. I used the remainder of your wasp spray to kill what I could, but several flew away.
8/23/21: Several pest droppings in the guest bathroom and utility area as reported previously.
8/23/21: Client requires no water to be used in sinks, toilets, tubs and showers. The dehumidifier read 48. Removed the bags of Damp-Rid and replaced the one in the master bedroom closet as there was only one on the table left.
8/23/21: The dehumidifier read 55 and was running. Found a bunch of live ants out front along the front wall. Appear to be Crazy Caribbean ants, sending video via email. I did not find any in the screened front lanai area. I did find one live ant just in the kitchen, I killed it. I looked all over and could not find another inside.

8/23/21: Walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks.Both toilets are off at the tank valve. Grass growing in the cracks of the pavers on side lanai. Bushes should be trimmed, as previously reported. Can barely get in and out of lanai side door due to an overgrown bush. Swept all tile floors and bugs.
8/23/21: Garage dehumidifier read 48 and was running. Wine cooler read 50. Dib not water the 4 plants on the lanai, plants tested Moist using a soil meter. There were several pieces of mail, none appeared important. Moved the thermostat up to 77 from 76 based on the past 2 readings.
8/21/21: Received a call from the Kane’s delivery driver at 7:15am that they were currently at the residence. I met with the Kane’s furniture delivery drivers & let them into the residence for new furniture delivery. They brought in a new king size bed & two nightstands for the master bedroom. I stayed with the workers until they were finished & made sure everything was locked up when leaving. I was taking photos of the new furniture after the workers had left & noticed it appears there may be a defect or some paint has been scraped off one of the caps on the footboard post see photos below. I also did a quick check of the residence while inside & found both the front tires on the vehicle were low. I checked the tire pressures & inflated both tires to the specifications on the door using my cordless inflator see photos below. 7:15am-9am.
8/20/21: Removed an undated trugreen pest sign from the front yard. Weeds are growing in the pool tiles. The lawn still has several brown spots throughout. There is a hairline crack several feet long in the dining room ceiling just to the right of the kitchen table. There is a large crack in the stucco on the left side of the house to the right of the pool heater. There is a crack in the stucco several feet long on the front of the house where the new garage was added. The master bathroom toilet appears to be filling very slowly in between service calls as there was water in the tank when I arrived & I was able to flush it. It might need a new fill valve. I have tagged it as such.
8/20/21: I brought my battery charger for the Mercedes & found the charging points under the hood after reading the owners manual see Photos below. I connected the clamps to the charging points but the battery charger would not recognize the battery. The battery is located right behind & beneath the charging points under the hood & has a date of 2/16 on it indicating that the battery is actually 5yrs old and may need a new battery. It may also require a Mercedes specific battery charger as my charger does not recognize the battery for some reason. Weeds are growing in the driveway pavers, landscape beds & by the pool. Started the Toyota, moved it out of the garage & let it idle during the service call.
8/20/21: The new half bathroom has not changed in appearance since the last service call. The water main was on when I arrived. I left it on for the contractor when leaving.
8/20/21: The water stain on the guest bedroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely. There is a small section of soffits pushed up on the front left corner of the house above the address plaque. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
8/20/21: Brought in one piece of mail photo below. The damp rid bucket in the outdoor kitchen refrigerator was full. I replaced it with a new bucket provided in the garage. The lawn still has some browning on the right side. Brought Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Could not run water in the utility sink as it is full of bbq grill parts. There are several hairline cracks in the stucco on both sides of the house. Photo of pool below.
8/20/21: The humidity level was slightly over the acceptable level of 60% inside the residence on both floors. I lowered the thermostat to 76 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rids. Had to replace two full bags in the front upstairs guest bedroom closet & the attic. The metal roof is rusting on the edges looking down from the balcony. Made sure to turn off both water mains when leaving.
8/20/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.
8/20/21: The right side kitchen sink is tagged for leaking from the trap when water is running. The master bathroom sink still has a small drip leak when water is running & is tagged as such. Turned the water supply off to the guest bathroom toilet after flushing it per the client instructions.
8/20/21: The humidity level was well under the acceptable level of 60% inside the residence after making the last adjustment. I raised the thermostat to 77 for now. Will continue to monitor closely & adjust accordingly. Watered the plants on the kitchen table. Put the key back in the lockbox when leaving.
