Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,290 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

3/18/21: The master bathroom toilet runs. I have tagged it as such. The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
3/18/21: Blue Parrot construction was working on the storm shutters on the back lanai when I arrived. There were two packages inside the door when I arrived see photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The lanai storage room door casing is rotting on the left side of the door from rain water puddling.
3/18/21: Brought in a box of six iron out tablets for the bathrooms & placed one tablet into each toilet to eliminate the iron in the tanks see photo below.
3/17/21: Made sure all the breakers with a green sticker were turned off. The house has been pressure washed & looks clean again see photos below. The garbage cans did not have any garbage in them. The ac air filter is dirty & needs to be replaced size 20x20x1. Has not been replaced since 5/8/20. The bathrooms need toilet bowl cleaner.
3/16/21: Brought all collected mail to the post office for forwarding per the client. Photo’s of the receipt with tracking number, the envelope & the customs declaration below.
3/16/21: Went back to the residence to pick up all important mail collected on Friday’s service call per the client. I also collected any new mail that has been put in the mailbox since Friday see photo below. Photos of the notices from the post office below. Will be bringing all mail to the post office for forwarding per the client.
3/16/21: There was a notice from the post office dated 3/6 on the front door when I arrived see photo below. There was a large stack of sales flyers in the mailbox. Cleaned up spider webs along baseboards & in the garage. The kitchen sink faucet leaks from underneath when water is running, the valves are shut off & it has been tagged as such. Did not run water in the master bathroom shower until repairs are completed.
3/16/21: The plastic flapper for the pool skimmer port has been removed & was laying on the lanai by the pool when I arrived see photo below. Brought in a package of iron out tablets for the bathrooms & placed a tablet into the master bathroom toilet that had the iron building up in the tank see photo below. Adjusted all light timers for dst. Brought in a stack of sales flyers. The loose board on the dock that was previously repaired has come loose again. Wine chiller in kitchen was on & read 52. Watered the plant in the living room & rotated it.
3/16/21: The pool water level was slightly low when I arrived. I ran the hose in it during the entire service call to help bring the water level back up. I made sure to turn the hose back off when leaving. Some spider webs were starting to build up in the garage. I sprayed some pesticide around all the walls in the garage. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. All landscape trees & bushes need to be trimmed & cleaned out. No mailbox.
3/16/21: The closest Pygmy date palms are approximately 1’ away from the roof of the house, one of them is only 6” away from the roof see photos below. Several palm branches are actually touching the shingles on the roof. The cover is still on the pool heater panel photo below. Photos of the orange tree below. The pool water level was slightly low again when I arrived. I ran the hose in it during the entire service call to help bring the water level back up. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Brought in 2 pool service cards dated 3/3 & 3/11. Both pool cage doors are locked.
3/16/21: The screens on the pool cage have been repaired again. The humidity level was back under 60% inside the residence after making the last adjustment. I raised the ac thermostat to 75 for now. Will continue to monitor closely & adjust accordingly. Brought in 3 pool service cards dated 2/17-3/11. The water heater in the guest bedroom closet has excessive corrosion on the water supply valve handle. Weeds & grass are growing in all the landscape beds. The palm trees on the front of the house may need to be trimmed soon.
3/16/21: There is a hairline crack in the stucco beneath the outside light near the floor on the screened in porch & across the bottom of the front of the house see photos below. Turned all water on first, let it run during the entire service call & flushed the toilet several times per client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below. Duck droppings are on the dock.
3/16/21: Brought in a package of iron out tablets for the bathrooms and placed a tablet into each toilet tank for iron build up prevention see photo below. All of the water supply valves inside the residence have excessive corrosion on them. There are hairline cracks in the dining room ceiling above the table, the master bedroom ceiling that runs the entire length of the bedroom in front of the closet doors & the front guest bedroom in front of the closet doors. There are no water stains & do not feel wet. The top screen is torn on the right side lanai screen door. The half bathroom ceiling has a hairline crack several feet long. Both bathroom faucets leak from the traps when water is running, I have tagged them as such. The bathroom bathtub faucet handles drip when water is running, I have tagged them as such.
3/15/21: Removed the old refrigerator from the garage, taped the doors closed with gorilla tape & put it down at the curb for collection see photo below. The new refrigerator has been delivered & installed in the kitchen see photo below. I turned the breaker on to make sure the new refrigerator was working then turned it back off & left the doors open before leaving.
3/15/21: Watered 3 interior plants. Kept thermostat at 74 based on current humidity level inside your home.
3/15/21: Went back to the residence to check on the cleaning status. The residence smells like it has been ionized but it still clearly has not been cleaned see photo of hair that was next to the same toilet from before below. The entire residence is still dirty & now with even more shoe prints on the tile floors from whoever came here last. The carpets still have not even been vacuumed? My concern for the client is that for $900 the residence should have been cleaned throughly. The old refrigerator is also still in the garage causing the garage to smell rancid. If the old refrigerator is not removed from the garage soon it may cause the inside of the residence to start to smell bad again.
3/15/21: Toilets are off at valves as previously reported. Guest bath tub fixture valve is leaking, previously reported. Watered 0 plants on the lanai. Removed pest control sign from front yard. Raised shutter up then down. The neighbors said they purchased a new hose for the pool area.
3/15/21: The door from the garage into the home was not locked.
3/15/21: Some digging along the foundation under the dining room window, photo below. The screen panel that was hanging from the pool cage (reported many of the past reports) is gone and not in the pool, photo below. Outside kitchen window ledge Formica coming off, photo below.
3/15/21: Removed a tradewinds pest sign dated 3/9 from the front yard. Adjusted all light timers for dst. Swept leaves off the garage floor that have been getting past the deteriorated weather stripping. The garage overhead door needs new weather stripping on the bottom.
3/15/21: There are hairline cracks in the stucco underneath the front guest bedroom windows see photos below. Adjusted all light timers for dst. Swept cobwebs off the front of the garage door, lights & around the front windows. There appears to be a piece of roof shingle missing on the front center gable of the house. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Weeds are growing in the front landscape bed.
3/15/21: There are now 3 large ant hills on the property as well as several smaller hills out in the yard. One I reported a month ago with a photo and two new hills, photos below. It has been my experience that left unresolved it is only a matter of time before they find there way inside. The freezer still has the primary shelf thick in ice but no new ice has formed. Moved thermostat back up to 78 based on humidity level today.
3/15/21: The boat motor appears to have been leaking something see photos below. Brought in a package of iron out tablets for the toilets and placed a tablet in the guest bathroom toilet see photo below. The humidity level was back under 60% inside the residence after making the last adjustments. Will continue to monitor closely & adjust accordingly. Rabbits have been digging holes in the yard. Visual check of the boat, trailer & vehicle. The tag is expired on the vehicle. There are brown stains on the wall next to the master bedroom windows.
3/15/21: The lanai screens are quite dirty mostly white fuzz, photo below. Poured vinegar down the HVAC air handler evac tube chased with water. Some minimal digging in the mulch beside the garage, photo below. The guest bathroom toilet next to the garage had discolored water after the first flush, I flushed four times before it cleared, photo below of the water after that first flush.
3/15/21: The mobile home registration sticker on the front of the mobile home has been renewed. Made sure the water heater was off. Photos of the boat & motor below. Checked all damp rid buckets which are currently approximately 50% full. Will need a container of toilet bowl cleaner for the bathroom.
