Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,663 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/20/21: I met a tiny neighbor this morning see photo below.
7/20/21: The lawn needs to be mowed. The screens on the lanai have been repaired. Made sure the water heater, range & ice maker were off. Turned all water on first, let it run during the entire serve call & flushed the toilet several times per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below. No duck droppings were on the dock.
7/20/21: Swept cobwebs off the front porch. The storage shed may need to be pressure washed soon. All of the water supply valves inside the residence have excessive corrosion on them. There are hairline cracks in the dining room ceiling above the table, the master bedroom ceiling that runs the entire length of the bedroom in front of the closet doors & the front guest bedroom in front of the closet doors. There are no water stains & do not feel wet. The top screen is torn on the right side lanai screen door. The half bathroom ceiling has a hairline crack several feet long. Both bathroom faucets leak from the traps when water is running, I have tagged them as such. The main bathroom bathtub faucet handles drip when water is running, I have tagged them as such. The main bathroom toilet runs. I have tagged it as such. No mailbox.
7/20/21: The humidity level was well under 60% inside the residence again. I raised the thermostat to 80 for now. Will continue to monitor closely & adjust accordingly. The garage overhead door has light showing through which is allowing dirt & leaves to come into the garage & needs a new weather stripping on the bottom. There are cracks in the stucco below the back living room window. A section of gutter has come apart on the right side of the house above the guest bathroom window. A new air filter is recommended size 19.5 x 23. The master bathroom toilet fill valve has quit working.The driveway & walkway needs to be pressure washed. The wood beam going across the front of the house is rotting. The accent wall on the front of the house has paint starting to peel.
7/20/21: The car has been removed by the client. I turned the water heater & range breakers back on for the client. Left the water main on when leaving per the client.
7/20/21: Both the smoke detectors in the guest bedrooms were chirping when I arrived. I replaced both batteries with new 9v batteries & tested both smoke detectors after installing the new batteries.
7/20/21: The back yard needs to be mowed & weeds are growing by the pool see photos below. Ran water throughout the residence to keep the traps from drying out & allowing dangerous methane gas and/or pest to enter the residence. The kitchen sink is tagged for leaking on the left side trap when water is running. Did not find any pool service slips on the lanai. No droppings were present on the lanai.

7/19/21: Could not get any water to run in the kitchen sink. It appears the batteries in the battery pack are dead & it will require six AA batteries. The lawn is excessively high & needs to be mowed. I contacted the client to advise them of the situation. Weeds are growing in all the landscape beds. Left the mail in the mailbox per the client. Wine cooler in kitchen is off & the door is open. Checked all damp rids buckets & bags. Mini fridge in the detached garage is off & the door is open. Watered the potted plants on the lanai. Detached garage temperature & humidity readings were: 86.5 degrees & 65.2%. Visual check of the boat & trailer photo below.
7/19/21: The ac system has not been repaired yet. I contacted the client who advised that the ac should be repaired by this Thursday. Weeds & grass are starting to grow in the landscape beds. The master bathroom toilet water supply valve has corrosion on it. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. The irrigation system is on. Visual check of the boat photo below.
7/19/21: Found the hidden irrigation timer key underneath the paver. Programmed the irrigation timer to run only on Wednesday & Saturday, zones 1,3,4 & 6 to run for 55mins & zones 2 & 5 for 45mins per the client see photos below. There is a section of soffits several feet long coming down over the garage overhead door closest to the house see photos below. Some of the brown plastic gutter downspout extensions are dry rotted & broken & need to be replaced see photo below. There is a crack in the stucco on the left side of the house several feet long underneath the guest bedroom window next to the pool pump equipment starting on the window sill going down. All thermostats were set to 80. Guest wing hallway temps were 80.3 degrees & 46.4% humidity. Master bath hall temps were 80.8 degrees & 50.7% humidity.
7/19/21: The garbage disposal is tagged for leaking. I discontinued using it. The master bathroom sink closest to the bathtub is tagged for leaking from the trap when water is running. There is a section of weather stripping missing & damaged on the outside pool lanai storage door. The fish pond looks clean & the water is at a good level photo below.
7/19/21: Photo of the pool below. The water valve above the water heater has excessive corrosion on it. Watered the plant inside next to the front door.
7/19/21: Spoke with the neighbor on the left side of the house who informed me that the irrigation pump was off due to the pond getting too low. I contacted the client and advised them of the situation. Checked all light timers. The garage overhead door needs new weather stripping on the bottom.
7/19/21: There were no grass or weeds in the landscape beds today. The brown spot in the back lawn is starting to look a little better since receiving rain the past few service calls photo below. The rope was up across the driveway. The irrigation system is on. The water supply valves for all the sinks & toilets have corrosion on them. Visual check of the dock, chain was up.
7/19/21: Opened the storm shutter back up over the birds window. Photos of the birds below. There were very little seeds on the floor.
7/19/21: The lawn needs to be mowed. Weeds & grass are growing in all the landscape beds. There is a large ladder laying on the right side of the house. The guest bathroom sink is tagged for a leaking trap when water is running. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rid buckets. Checked the light timer by the front door.
7/19/21: The tree branches that were touching the roof & soffits on the left side of the house have been trimmed. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all light timers. Weeds are growing in the front landscape bed.
7/19/21: Watered all the potted plants on the lanai inside and outside the hurricane shutter. I found circuit breaker #24 tripped I reset it. This circuit breaker controls the front bedroom, bathroom and foyer.
7/19/21: Started the car & let it idle during the service call. Made sure the garage overhead door was locked & the opener was unplugged when finished. Made sure the battery maintainer connected to the car wasn’t hot. Checked the light timer by the front door.
7/19/21: The humidity level was well below 60% inside the residence when I arrived. I raised the thermostat to 78 & the dehumidistat to 50% for now to save on the energy bill. Will continue to monitor closely & adjust accordingly. Rabbits have been digging in the yard. Visual check of the boat, trailer & vehicle. The boat motor appears to have been leaking oil or hydraulic fluid & the seats are getting moldy. The tag is expired on the vehicle. There are brown stains on the wall next to the master bedroom windows.
7/19/21: When we arrived there was an intruder in the Guest house. Per homeowner, I contacted the police. The police was able to locate the intruder. A full investigation is being done including crime scene work. At 2:37 pm the police released us and is finishing their investigation. The water main handle drips when turned on.
7/19/21: Watered the 3 interior plants. Ran the dishwasher on rinse cycle only. Ran the hurricane shutters up then down.
7/19/21: There was a man inside the guest house when I arrived. I asked him who he was & if he was supposed to be here. He stated that he rented the place from someone on Craigslist. I immediately told Jennifer to call the homeowner & the homeowner confirmed that the person was not supposed to be there & to call the police. I told the person to get out of the house as Jennifer was calling the police. The person took off on foot & was apprehended by police immediately. The police asked us to stay until crime scene technicians arrived several hours later. It appears the person got inside the guest house by removing the window air conditioner in the kitchen & putting it back. The police released us at 2:37pm. Checked the water manabloc system in the utility room.
