Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,926 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/9/21: I see a dark and a bit bulging like area next to the ceiling crack in the dining room but it does not appear to be wet, photo below.
6/9/21: The sink in the pool bathroom leaks from underneath when water is running and the toilet runs see photo below. Will be sending a video of the leak to the client via text. I have tagged them both as such. There is some browning in the front lawn see photos below. The irrigation system is off. Made sure the water heater, range & ice maker were off. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the dehumidistat to 50% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered the three plants. Freezer in utility room was on & cold. Ran water in the sink on the lanai. Mini fridge on lanai is off & door is open. Will monitor the wall in the living room that had the water leak closely. Current photo below.
6/9/21: There were honey bees going in & out of the soffits on the front left corner of the house above & to the right of the water softener equipment & a hole in the stucco just below it see photos below. Will be sending a video of the bees to the client via text. The lawn is looking better since the last service call see photos below. The pool water level is back up to the optimal level of half the skimmer port since the last service call & the pump valve was on the correct setting of the top skimmer port. The humidity level was slightly over the acceptable level of 60% inside the residence. I lowered the thermostat to 78 & the dehumidistat to 50% to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. 6/8/21: Brought in 1 piece of mail see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the ac thermostat to 73 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The guest bathroom toilet tank has iron building up in it from the city water causing the water to come out orange & needs an iron tablet. Cleaned up spider webs along baseboards & in the garage. The kitchen sink faucet leaks from underneath when water is running, the valves are shut off & it has been tagged as such. Did not run water in the master bathroom shower until repairs are completed.
6/8/21: The humidity level was below 60% inside the residence again. I raised the ac thermostat to 79 for now. Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets. Both door handles are unlocked. The wood is starting to rot along the outside of the back of the lanai. No mailbox.
6/8/21: I watered all 12 plants today. Ran back hurricane blind up and down.
6/8/21: The pool water level was back up to the optimal level of half the skimmer port since the last service call. The lawn has some browning in the back see photo below. The sprinkler heads are all working in that zone. The guest bathroom toilet tank has iron building up in it from the city water causing it to stain the bowl orange. Mini fridge on lanai is off & door is open.
6/8/21: Watered 3 plants
6/8/21: The lawn is browning from lack of rain. The white vinyl fence needs to be pressure washed & the pool cage screens have green pollen building up on them. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
6/8/21: Watered all plants on the lanai. Toilets are off at valves as previously reported. Guest bath tub fixture valve is leaking, previously reported. Brown spots in the yard remain.
6/8/21: There was a car & a truck parked in the front yard by the street when I arrived. It appears the neighbors are having some construction at their house see photos below. Brought in one piece of mail with a stack of sales flyers see photo below. The lawn has excessive browning on all sides. The irrigation system appears to be off or not working. There appears to be a poison oak or ivy vine growing on the back right corner of the pool cage. Weeds are growing by the pool. The flapper for the pool skimmer port has not been replaced yet. Wine chiller in kitchen was on & read 52. Watered the plant in the living room & rotated it. Checked all light timers. There is a loose board on the dock.
6/8/21: Walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks as well to ensure neither toilet tank was running. Found the door between the house and garage unlocked. I locked it upon departure. The thermostat was set to 78 however the humidistat was still on zero. I set the humidistat to 60%. The master bedroom slider handle was broken or broke when I pulled it to check if the door was locked.
6/8/21: The driveway may need to be pressure washed soon. The garbage disposal is tagged for leaking. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The soffits still appear to be pushed in on both sides of the front gable on the roof. There are some weeds growing in the landscape beds & on the lanai next to the pool.
6/8/21: Could not run tub in master bathroom as it is not installed. Found the water main on upon arrival, off upon departure.
6/8/21: The lawn is looking better since the last service call see photos below. All the weeds that were growing in the landscape beds are brown & appear to have been sprayed since the last service call. The pool water level was low again when I arrived. I ran the hose in it during the entire service call to help bring the water level up. Ran all faucets & showers on the hot side to prevent odor from building up in the water heater per client. Checked all light timers.
6/8/21: All smoke detectors are chirping, batteries need replacing.
6/8/21: The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
6/8/21: /24/21 Toilets Seran wrapped and covered. The humidity is good now inside your home. Some browning in the yard, but better than previous service call.
6/8/21: The pool water level was slightly low when I arrived at 1/4 the skimmer port. I let the hose run it it during the entire service call to help bring the water level up. Brought in 2 pool service slips dated 5/25 & 5/31. Both pool cage doors are locked.
6/8/21: The pool water level was back up to the optimal level of half the skimmer port since the last service call. I ran the hose in it during the entire service call to help keep the water level up & try to offset evaporation in between service calls. Brought in three pool service slips dated 5/11-5/31. The humidity level was under 60% inside the residence again. I raised the ac thermostat to 82 for now. Will continue to monitor closely & adjust accordingly. The palm trees on the front of the house may need to be trimmed soon. All the water supply valves for the sinks, toilets & water heater have excessive corrosion on them.
6/8/21: Poured vinegar down the HVAC condensation evac tube
6/8/21: Some weeds are starting to grow in all the landscape beds. No mailbox due to being hit by a car.
6/8/21: Water heater: no leaks observed.

6/8/21: Garage dehumidifier read 48. Both toilet tank water valves are off at the tank. Wine cooler read 55.
