Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,768 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/23/20: The water main was on when I arrived. Photos of the master bathroom remodel progress below. The half bathroom toilet has started running, I have tagged it as such. The tag on the vehicle expired on 7/20. Watered the live plant on the kitchen window sill.
12/23/20: The wine cooler in the dining room was on & reading 41/50. Checked damp rid bucket in vehicle which is currently 25% full.
12/23/20: Started the car & let it idle during the service call.
12/23/20: The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
12/23/20: Checked all damp rid buckets. The guest bathroom toilet leaks from between the tank & bowl when being flushed, the valve is off & it is tagged as such. I use a bucket to pour water into the bowl to keep the trap from drying out.
12/23/20: There is a hairline crack on the living room ceiling by the ceiling fan.
12/23/20: Brought in a three pack of new pleated ac air filters size 20x20x1, replaced the dirty air filter & wrote the date of installation on it see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The lanai storage room door casing is rotting on the left side of the door from rain water puddling.
12/23/20: Put the new ac air filter together, replaced the old filter & wrote the date of installation on it. There was an orchid flower on the front porch when I arrived see photo below. Checked all damp rid buckets.
12/23/20: Turned on all the breakers with a white sticker, made sure the water softener was on & set, closed the doors on the refrigerator & turned on the ice maker, set the ac thermostat to 74, unlocked the garage door & left the water main on when leaving. The landscape bushes on the front of the house may need to be trimmed soon.
12/23/20: The vines that were starting to grow in the landscape beds appear to have been sprayed recently. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Brought in a large stack of mail, magazines & sales flyers, sent several pieces out. There is some browning in the lawn in several locations on the front & back of the house. No battery maintainer or air dryer connected to the suv in the garage. Visual check of the boat photo below.
12/22/20: Brought in a three pack of new pleated ac air filters size 20x20x1, replaced the dirty air filter in the attic & wrote the date of installation on it see photo below. Cleaned up spider webs along baseboards & in the garage. The kitchen sink faucet leaks from underneath when water is running, the valves are shut off & it has been tagged as such. Did not run water in the master bathroom shower until repairs are completed.
12/22/20: Started the car, pulled it out of the garage & let it idle during the service call. Checked all damp rid buckets. Checked all light timers. The wood is starting to rot along the outside of the back lanai. The master bathroom shower has tiles starting to fall out of the wall. The roof has leaves building up on it from the oak trees. No mailbox.
12/22/20: The water main handle was leaking water when i arrived, it continued to leak after shutting it off when leaving. I tried to turn it off at the water main by the street but was unable to turn it off. The water company or a plumber is necessary at this point photos below. One of the palm trees in the front yard was trimmed & a pile of palm branches laying by the road when I arrived see photos below. There are hairline cracks in the dining room ceiling above the table & the master bedroom ceiling that runs the entire length of the bedroom in front of the closet doors. There are no water stains & do not feel wet. The top screen is torn on the right side lanai screen door. The half bathroom ceiling has a hairline crack several feet long. The front guest bedroom has a crack in the ceiling in front of the closet. The metal water main handle outside is broken & may need to be replaced soon. Both bathroom faucets are leaking from the traps when water is running, I have tagged them as such. The bathroom bathtub faucet handles drip when water is running, I have tagged them as such.
12/22/20: Photos of the white vinyl privacy fence below. All the weeds that were growing in the landscape beds are brown & appear to have been sprayed recently. The landscape bushes & trees still need trimmed. Brought in a pack of toilet bowl cleaner for the bathrooms see photo below. Brought in a new pleated ac air filter size 191/2 x 23 x 1, replaced the current dirty air filter & wrote the date of installation on it see photo below. The batteries in the ac thermostat were low when I arrived, I replaced the batteries with two new AA batteries & left the old ones on the kitchen counter see photo below. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
12/22/20: Brought in 1 piece of mail with a stack of sales flyers see photo below. Wine chiller in kitchen was on & read 52. Watered the plant in the living room.
12/22/20: The pool cage & screens have green pollen starting to build up on them & may need to be pressure washed soon see photos below. The front door needs new weather stripping.
12/22/20: The pool pump is loud. Brought in 1 pool service card dated 12/16. Both pool cage doors are locked. The house, pool cage & pool patio need to be pressure washed.
12/22/20: The pool pump filter canister lid was leaking when I arrived see photo below. Will send a video via text. Removed an undated Massey pest control sign from the front yard. Brought in 3 pool service cards dated 12/2-12/16.
12/22/20: The carport & dock have duck droppings. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance with the last of the vinegar supplied. Will need another container of vinegar by next service call. Visual check of the dock & boat ramp photos below.
12/22/20: Brought in 2 pieces of mail from the mailbox see photo below.
12/22/20: Replaced the two old gutter downspout extensions on the back of the house with new plastic downspout extensions see photos below. Brought in a six pack of 2032 batteries & replaced all three alarm sensor batteries inside the residence see photo below. Did not get any warning messages about the sensors while activating the alarm when leaving. Cleaned up gecko droppings from the kitchen, dining room & living room floors.
12/21/20: Exterior good, interior clean, humidity good, no new leaks, pool clean and water level good, met with Engineer , Adjuster, and Roofer, they were still on roof when I left,
12/21/20: Exterior good, trees and bushes trimmed, pool little low pool company should be contacted. Humidity good, photos below
12/21/20: Exterior, ant activity in pavers on front porch, pool clean and water level good. Interior humidity acceptable, we had good long rain last night so no need to water poolside plants. It has been mostly cool here over the past week, none of the plants needed water according to the meter.
12/21/20: Exterior, something digging in back left corner under flower pot, picture below, interior clean, added bleach to each toilet, watered trees ran shutter up some and down, picture below , humidity acceptable
