Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,768 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/21/20: Exterior good, interior few insects on master bedroom sill, disposed of, car in drive, humidity acceptable
12/21/20: Exterior good, picture of lead boot on roof above area in master bedroom where it leaked before and possibly now, picture of boot and interior stain in master bedroom, interior clean and humidity good
12/21/20: Exterior, front palm needs trim otherwise all is good, interior clean and humidity good
12/21/20: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Weeds are growing in the front landscape bed.
12/21/20: Exterior trees growing against pool cage . Pictures below, pool clean and water level good, interior some insects in middle bedroom cleaned up, pictures below, poured vinegar down HVAC tube, humidity little high but acceptable for this time of year
12/21/20: Visual check of the trailer in the back yard. Checked the light timer by the front door.
12/21/20: Exterior good, interior clean , humidity little high but acceptable this time of year when inside temperatures during the morning fail to reach the thermostat temperature setting
12/21/20: The humidity level was on the cusp of being over 60% inside the residence after making the last adjustment, I lowered the dehumidistat to 40% to mitigate the humidity level. Will continue to monitor closely & adjust accordingly. The tag is expired on the vehicle. There are some brown stains on the wall next to the master bedroom windows. Visual check of the boat, trailer & vehicle.
12/21/20: Exterior trees time to trim, pictures below, door to pool cage closer broken, photo below, interior 4 cinch worms disposed of, workers tools still on site,
12/21/20: The humidity level was back under 60% inside the residence after making the last adjustment, I raised the ac back up to 77 & put the energy saver mode back on. Will continue to monitor closely & adjust accordingly. Photos of the boat & motor below. Checked all damp rid buckets.
12/21/20: Exterior good, pool clean and water level 1” skimmer port, interior clean, brought in a few pieces of mail, humidity little high but it is that time of year when temps inside rarely reach thermostat settings
12/21/20: The humidity level was over the acceptable level level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day in the winter. I lowered the ac thermostat to 72 to mitigate the high humidity level.
12/21/20: Exterior good, pool with small debris on bottom, interior clean, humidity little high, lowered thermostat and waited for AC to run and it did, no change in spots above master bath sinks. We may want to move the thermostat down to 74-76 degrees so the system kicks on to pull humidity out.
12/21/20: Removed a problem solved pest control sign dated 12/8 from the front yard. Drove the vehicle to the gas station & filled the gas tank photo of receipt below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day in the winter. I lowered the thermostat to 72 to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The spa water level appears to be low photo below. The stain on the master bathroom ceiling has not changed in appearance. The guest bathroom shower has grout coming out in the corners. Mud dauber nest are on both entryway ceilings.
12/19/20: Brought all important mail collected during services calls to the post office for forwarding per client. Photo of the receipt with tracking number below.
12/18/20: Brought in 10 pieces of mail & a small package that was left by the front door see photos below. Will be bringing all important mail to the post office for forwarding per client. Found the envelope addressed to the lawn company photo below. The pool water level was at the bottom of the top skimmer port. Visual check of the trailer on vacant lot photo below. Turned water on & off using the breakers in the garage.
12/18/20: Visual check of leaf guard on ac condenser photo below. Poured capful of bleach into each toilet.
12/18/20: Found the ac thermostat fan set to on instead of the correct setting of auto. Fan must be set to auto for the ac to work correctly. Made sure the water heater, ice maker & appliances were off. Dehumidifier in kitchen read 54. The living room table lamp is on.
12/18/20: Current photo of the water stain on master bedroom ceiling for observation below.
12/18/20: Closed the doors & plugged the refrigerator back in before leaving per client. Mini fridge in dining room was on & cold. Poured capful of bleach into each toilet. Watered the plant on the lanai using the garden hose next to it & made sure to use the right side slider only.
12/18/20: The guest bathroom toilet has been tagged for running & the water supply valve leaking when being turned on & off for the running toilet. I left the water supply valve on & put a plastic container under the valve before leaving per client. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. The stain on the ceiling in the den has not changed in appearance, will continue to monitor closely.
12/18/20: Photo of the driveway that may need to be pressure washed soon that was not included in the report.
12/18/20: Photo of the repaired hose spigot on the right side of the house below. Brought in1 pool service slip dated 12/15, a note from the pool company & a card in an envelope see photos below. Photos below of new blinds in the laundry room & master bathroom. Photos of front lawn for your observation below.
12/18/20: Photo of driveway repair progress below. There are survey marks in the lawn possibly for irrigation see photos below. The weeds have been removed from the pool pavers & it appears to be pressure washed photo below. Brought in a stack of sales flyers. Turned on the water heater & appliance breakers. Photo below of grout repair in guest bathroom. Checked the pool bathroom. Left the water main on & removed the key from the lockbox when leaving per client.
12/18/20: The pool cage & screens have green pollen starting to build up on them & may need to be pressure washed soon photos below. There is a hairline crack in a floor tile just to the left of the front door, it is has been tagged. Brought in 2 pool service slips dated 12/8 & 12/15. There is a section of dead grass by the mailbox from the yard debris pile.
