Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,926 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/10/21: Brought in a package that was laying by the front door, a package of toilet bowl cleaner for the bathrooms & a package of new pleated ac air filters see photos below. I replaced the downstairs dirty air filter & wrote the date of installation on the new filter. The humidity level was under 60% inside the residence on both floors again. I raised both ac thermostats to 76 for now. Will continue to monitor closely & adjust accordingly. Both upstairs ac air filters are washables & need to be cleaned. Watered the potted plants on the front lanai.
6/10/21: Could not get any water to the residence when I arrived. I contacted the client to advise them of the situation. Client stated they had the water shut off. Do not run any water per the client. Brought in a package of toilet bowl cleaner for the bathrooms see photo below. Portable dehumidifier in kitchen read 45.
6/10/21: Wine chiller in the downstairs guest bedroom closet was on & cold. I put a piece of gorilla tape on the top corner to keep the door sealed see photo below. All ceiling fans are on. Front storm shutter over screen door is open.
6/10/21: Opened all the storm shutters over the windows only for the installation of new plantation shutters per the client. Made sure the water heater, range & ice maker were off. The ac air filter was replaced on 4/5/21. The living room & the left side master bedroom sliding glass doors were unlocked. All ceiling fans are on. Checked the damp rid bag in the mb closet. The stains on the living room ceiling & the upstairs closet have not changed in appearance since the last service call. Will continue to monitor closely.
6/10/21: Brought in two packages of toilet bowl cleaner for the bathrooms see photo below. Client advised that the cracked kitchen window will be replaced. The master bathroom left side sink has a slow drain. I have tagged it as such. Checked all damp rid buckets.
6/10/21: There were bugs starting to come out of the open pasta boxes in the kitchen pantry. I removed all the open boxes & cleaned up all the bugs see photo below. Will need some toilet bowl cleaner for the bathrooms. The humidity level was below 60% inside the residence. I raised the ac thermostat to 79 for now. Will continue to monitor closely & adjust accordingly. Brought in another large pile of newspapers that were laying by the front door when I arrived see photo below. All ceiling fans inside are on.
6/10/21: Will need some toilet bowl cleaner for the bathrooms.
6/10/21: Installed the new air dryer in the vehicle see photos below. I left the old air dryer on the kitchen counter & tagged it for not working. Started the vehicle & let it idle during the service call. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The casing around the lanai storage room door is rotting on the bottom right side from rain water.
6/10/21: The painters were present working inside the residence when I arrived. They lowered the ac thermostat to help the paint drying process. Will provide photos in the report upon completion.
6/10/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/9/21: Poured vinegar down the HVAC condensation evac tube.
6/9/21: Poured vinegar down the HVAC condensation evac tube. Browning of the yard is better.
6/9/21: Browning of lawn photo below. I walk through the house at the end of the service call to make sure the water was running or toilets were running since will be leaving the water on full-time.
6/9/21: Met with an ac technician from quality air & let into the garage to inspect the hvac system. He cleaned out all the attic insulation that was laying in the drain pan & said everything was ok. Started both vehicles & let them idle during the service call. Checked the light timer by the front door. Watered all potted plants. I left the storm shutter over the front door open for the clients daughter when leaving.
6/9/21: Photo of pool work below. The half bath sink is not installed. Browning of the yard , photo below.
6/9/21: Poured vinegar down the HVAC condensation evac tube. Water main was on upon arrival, I turned it off.
6/9/21: Turned water heater on at circuit breaker as discussed. One of the front plants (the one that is mostly in the sun has burned up. Watering every 2 weeks during this heat and drought didn’t do the job I guess, photo below. Browning of lawn has not improved.
6/9/21: Poured vinegar down the HVAC condensation evac tube. Browning of yard is about the same as previous service call.
6/9/21: This was a drive-by walk through observation service call to ensure that the AC system was cooling into the pool level was acceptable. I did that because I need to get you into this group I do all of the Waverley Avenue homes on this week. This is a no charge service. The humidity inside was 42.5% and in the garage it was 62.8%. Pool level was just above 1/3 of the skimmer port not quite half of the skimmer port. I did not run any water or flushed any toilets.
6/9/21: Browning in the yard. The water main handle is quite rusted and bent a bit when I turned it. I will try to go easy when I turn the water on.
6/9/21: Browning in the yard. Weeds growing on the lanai.
6/9/21: Poured an ounce or two of bleach into each toilet. Front left guest bathroom window covering fell down. Browning in the yard.
6/9/21: Drive by picked up a package of new alarm key fob batteries from batteries plus & installed a new battery in the fob. They only had packages of two available when I arrived which I will leave one on the kitchen counter on next service call. Photo of the receipt with the new batteries below.
6/9/21: Most every blind is in the open is this the desired position?
6/9/21: When I first arrived the hygrometer was reading well above 65% inside your home. I like to see it under 60% which means the humidity is pretty high I did stay an extra long period of time to see if we can get a more true reading it’s settled in around 62.1% which is still high. The outside AC condensation evac tube is dry and it should be wet. Wet indicates that it’s removing moisture from inside your home when it runs. The yard remains brown.
