Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,768 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/29/20: Interior clean and humidity good, poured vinegar down HVAC tube, dehumidifier running at 40 in guest bath
12/29/20: The pool pump filter canister was leaking from a cap at the bottom when I arrived see photos below. One of the brown plastic gutter extensions on the left side of the house was broken & laying in the lawn when I arrived see photos below. Brought in 2 pieces of mail with some sales flyers see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.
12/29/20: A section of soffits is still pushed up big enough to let critters in on the back right side of the house by the sliding glass doors photo below. The pool has some debris on the bottom photo below. New patches of sod have been put down in various locations throughout the lawn, will monitor closely to make sure they don’t brown. Found the guest bathroom door handle unlocked. Brought in 4 pieces of mail photo below. The living room ceiling fan is on. Checked all damp rids. The plants by the front door have been removed.
12/29/20: Brought in a large stack of mail, magazines & sales flyers, did not send any mail out per client. There is some browning in the lawn in several locations on the front & back of the house. No battery maintainer or air dryer connected to the suv in the garage. Visual check of the boat photo below.
12/29/20: Placed a shim in the master bathtub drain to keep it from closing & left the water running when leaving per client. Will return in approximately 2-3hrs to shut the water off. Ran the storm shutters up & down.
12/28/20: Exterior good, pool small debris on bottom, pool level good, interior, 1 dead bug master bath disposed of, humidity good, no new leaks observed
12/28/20: Exterior, trimmed vines front sidewalk, package at front door, picture below, interior clean and humidity good, watered trees and ran shutter up and down, ran dishwasher on rinse cycle
12/28/20: Exterior good, interior 1 large dead bug disposed of, humidity good and no other problems observed, picture below
12/28/20: Exterior good, pool clean and water level 1” below skimmer, interior clean and humidity good, cooler in laundry 65 cooler in kitchen 60, picture below
12/28/20: Exterior tree in front down, picture below, pool clean and water level 2/3 skimmer port, interior clean, humidity good no problems observed
12/28/20: Exterior good, pool clean and water level good, interior clean and humidity good, garage, plugged in opener, opened door and started car to run during inspection, I do this every inspection but somehow I hit lock on car and called Triple AAA to open
12/28/20: Exterior good, pool clean and water level 1/2 skimmer port, interior clean and humidity good, poured vinegar down HVAC tube
12/28/20: Exterior good, pool with debris on bottom, water level 1/2 skimmer port, interior clean and humidity good. Pictures below
12/28/20: Exterior good, car in drive, pool water level good, watered 10 plants, reset foyer and master bedroom smart bulbs per client instruction, humidity acceptable
12/28/20: Exterior good, pool clean and water level barely over skimmer port (photo below), interior clean and humidity acceptable, garage dehumidifier running at 46.
12/24/20: There is a cracked roof tile on the back left side of the house just past the master bathroom window see photos below. The driveway & walkway may need to be pressure washed soon. There appears to be some facia rotting on the right side of the house just past the kitchen window. The patio on the left side of the house may need to be pressure washed soon. The water supply valves for the all the toilets & sinks have excessive corrosion on them. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
12/24/20: There is a bicycle sitting in front of your vehicle. Started the suv & let it idle during the service call. Checked the attic space upstairs. Put the key back in the lockbox when leaving.
12/24/20: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day in the winter. I lowered the thermostat to 71 to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
12/24/20: The residence appears to have been cleaned recently.
12/24/20: The mid level guest bathroom right faucet handle leaks when turned on, It is tagged as such. The upstairs half bathroom toilet leaks from between the tank & the bowl, it has been tagged as such. I use a mop bucket to pour water into it to keep the trap from drying out. Lower level temperature & humidity readings were 71.4 & 59.3%. No battery maintainer connected to the red car.
12/24/20: Several ceiling fans throughout the residence were off when I arrived. Started the car & let it idle during the service call, battery maintainer is recommended. Checked the water level in the golf cart batteries. Photos of landscaping below. Landscape lighting is off.
12/23/20: Drive by watered the orchid flower by the kitchen window. Flower appeared healthy see photo below.
12/23/20: The power was on when I arrived. Checked all damp rids. Watered the plant in the kitchen sink. Made sure to close the refrigerator doors tight. Poured capful of bleach into each toilet.
12/23/20: The car had an oil change due message on the display see photo below. Dehumidifier in kitchen read 50. Checked all damp rids. The master bathroom right side sink leaks from the handles when water is running, I shut the valves off & tagged it as such. The stains on the master bedroom ceiling have not changed in appearance, will continue to monitor. The half bath sink still has very low water pressure.
12/23/20: The master bathroom bathtub has no water pressure, it is tagged as such.
