Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 31,773 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/1/21: The gutters on the back of the house need to be cleaned out & a section of gutter has come apart on the right side of the house above the guest bathroom window see photos below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day in the winter. I lowered the thermostat to 73 to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The ac air filter was extremely dirty & needed to be cleaned, I washed it outside with a hose spigot, dried it & put it back in the vent see photo below. A new air filter is recommended size 19.5 x 23. A smoke detector in the dining room above the master bedroom doorway was chirping when I arrived. I replaced the battery with a new 9v battery & tested it after installing the new battery. The master bathroom toilet fill valve has quit working. The washable ac air filter is dirty & needs to be cleaned or replaced. The driveway needs to be pressure washed. The wood beam going across the front of the house is rotting. The accent wall on the front of the house has paint starting to peel.12/31/20: Brought in two boxes of damp rid bags & replaced a full bag in the guest bedroom closet see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Checked the water level in the golf cart batteries.
12/31/20: Brought in a package that was left by the front door see photos below. The humidity level was still over the acceptable level of 60% on both floors when I arrived. I lowered both thermostats to 69 & both dehumidistats to 50% to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered the orchid flower by the kitchen window.
12/31/20: The humidity level was still over the acceptable level of 60% inside the residence on both floors when I arrived from the ac not turning on enough throughout the day in the winter. I lowered both thermostats to 66 to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The upstairs guest bedroom round window has been tagged for leaking. Plants on the lanai appear to be healthy. Locked the door handle only when leaving per client.
12/31/20: The weather stripping on the bottom of your garage door is worn & light can be seen coming in underneath the door see photo below. The humidity level was back under 60% inside the residence after making the last adjustments. Will continue to monitor closely & adjust accordingly. All ceiling fans & closet fans were on. There was a big cockroach in storage room #1 that went running behind boxes when I opened the door, I moved the boxes along the wall & there were two cockroaches visible living behind them. I was able to kill one but the other got away, I swept up all there droppings, found a can of raid upstairs & sprayed behind the boxes. The downstairs half bathroom toilet leaks from between the tank and bowl when being flushed, I use a mop bucket to pour water into the bowl to keep the trap from drying out. It has been tagged as such. Storage room #2 observations- Refrigerator & freezer were both on & cold. Dehumidifier was on. Fan was on. Temperature & humidity readings were 74.1 & 45.8%.
12/31/20: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked the water level in the golf cart batteries. Started the car & let it idle during the service call.
12/31/20: The humidity level was still over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day in the winter. I lowered the thermostat to 68 to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked the water pan in the ac return vent which had very little water in it.
12/31/20: Ran water through fridge door. Drained water from system after water was turned off.
12/31/20: There was a Grand aire services HVAC maintenance report on on the mini fridge in the garage dated 12/17 when I arrived see photo below. It appears they were unable to access the inside of the house. There was 2 pieces of mail for Don Cloutier in the mailbox, I wrote return to sender on them & put them back in the mailbox. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The palms on the front of the house are touching the roof & soffits & may need to be trimmed soon. The pool cage & patio may need to be pressure washed soon. Some of the date palms on the front of the house appear to have a disease called (frizzle top) & may need to be treated. Watered the two plants on the front porch per client. The pool controller lights were on. Poured capful of bleach into each toilet. Poured approximately 3ozs of vinegar with water down the hvac condensate drain line for preventative maintenance. Made sure to leave the water main on for the irrigation system & the pool when leaving.
12/31/20: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The guest bathroom toilet runs, it has been tagged as such.
12/31/20: Found humidistat set to OFF which means the system will permit up to 100% humidity inside. I set the humidistat to 55 then made sure the HVAC system ran and was cooling before departing.
12/30/20: The master bathroom sink leaks from the trap when water is running, the valves are off & it is tagged as such. The master bathroom bathtub has a slow drain, it is tagged as such. There is a hole in the exterior stucco on the left side of the guest bedroom window.
12/30/20: Went to the residence to perform an inspection but the residence appeared to be occupied.
12/30/20: A smoke detector in the master bedroom was chirping when I arrived, I replaced the battery with a new 9v battery & tested it after installing the battery. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.
12/30/20: Poured water down the guest bathroom toilet that’s shut off using a mop bucket to flush it & keep the trap from drying out. The master bathroom toilet runs slowly, it has been tagged as such.
12/30/20: Ac air filter is still really clean & does not need to be replaced at this time.
12/30/20: There was a white car parked in your driveway when I arrived, found it was the neighbor below your residence & politely asked him to move his vehicle photo below. Started the car, pulled it out of the garage & let it idle during the service call. TPS warning was illuminated, all tires were at 26 psi. I inflated all tires to 32psi per the client see photos below. The front tires were both reading 33psi & both rears were reading 32psi when I turned the car off. There is small oil drop stains on the garage floor photo below. Did not turn on the master bathroom shower per client.

12/30/20: Removed an undated ranson pest control sign from the front yard. Disconnected the battery maintainer on the car & started it per client. The car started with no hesitation, it appears that the hazard triangle & the headlight selector are staying illuminated after shutting the car off which could be drawing a current for the battery maintainer. Reconnected the battery maintainer before leaving.
12/29/20: Interior clean and humidity good, no problems observed, photo of tire below
12/29/20: Went back to the residence to turn the water off in the master bathtub after letting it run for approximately 3.5hrs. Made sure to turn the water main off when leaving.
12/29/20: Interior clean and humidity good, no insects visible, all good
12/29/20: There is a section of floor tiles approximately 3’x 3’ in the den by the front door that are starting to raise, I have tagged them as such see photos below. Started the car & let it idle during the service call. Ran the storm shutters up & down. Dehumidifier in kitchen read 35.
12/29/20: Interior clean, humidity good, turned breaker on then off to run disposal, sprayed penetrating oil in deadbolt, found small amount of bleach in kitchen closet
