Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,566 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/18/24: Visual check of the car under the carport.
7/18/24: There were two service invoices from fire and ice heating and air dated 7/8 on the kitchen counter when I arrived see photos below. Brought in all furniture cushions from the lanai and closed all storm shutters throughout the residence. I was unable to close the storm shutters over the kitchen window & one in the breakfast nook as the cranks are missing the pins and I’m unable to move the shutters see photo below. Mini fridge was on & cold. Furniture is on front porch. Closed storm shutter over front door when leaving.
7/18/24: Visual check of SUV. The kitchen sink trap leaks, reported previously and tagged as such. Sendinlatrt the photos of the mail requested.
7/18/24: All six large damp rid buckets throughout the residence are full & need to be replaced. All ceiling fans are off. Checked attic space upstairs. Section of lanai floor is still damaged from storm.
7/18/24: It was warm and the humidity level was over 60% inside the residence when I arrived. The AC thermostat was not holding set temperature, warm air was blowing out of the vents, and I could not find any trip to breakers. The AC system will need to be repaired at this time. Will contact the client & advise them of the situation. All damp rid buckets throughout the residence are full and need to be replaced. The dining room & living room windows both have a thick white haze on them. Torn window screen has not been replaced yet. Water was on in #603.
7/18/24: Mini fridge in kitchen is off & door open. Washer & dryer doors are cracked open for ventilation to prevent odors.
7/18/24: Storm shutters on lanai are closed.
7/18/24: Address numbers above front door have been repaired since the last service call see photo below. Will pour one bottle of Nuline down the ac condensate drain line every 90 days for preventative maintenance. All ceiling fans are off. Storm shutters are partially cracked open for ventilation.
7/17/24: Weeds are growing from the cracks in the lanai.
7/17/24: Weeds growing from the cracks of the tiles on the lanai, too many to pull, I tried just too hot.
7/17/24: I started the car and it idled during the service call.
7/17/24: The water heater and the recirculating pump are to remain on as discussed with homeowner. I removed the alkaline batteries from each remote, they have a tendency to corrode over the hot summers.
7/17/24: There is browning in the front yard that does not appear to be getting better. Weeds growing in the cracks of the lanai tile.
7/17/24: I poured vinegar down the HVAC condensate tube and chased with water.
7/17/24: The front guest bathroom toilet tank leaks when flushed, reported previously. The toilet water supply line off at the valve. It doesn’t appear that the mini-split in the garage is working. The browning in the yard appears to be the same as last service call. There were more than a dozen weeds growing in the cracks of the lanai, I pulled them.
7/17/24: The browning of the lawn is about the same as last service call, no real improvement in my opinion. The from small tree was blown over, photo below. I straightened but it really needs to be tri-staked to prevent it from occurring again. The lanai has weeds growing in the cracks, photo below.
7/17/24: Contractor access + open up house. Met with Xavier from Wind Mitigation Network & let him into the residence for inspection. I had to move the mini van out of the garage so Xavier could access the attic. Xavier stated that his company would be contacting the client directly. Opened up the house for clients return. Turned on all breakers, icemaker, Watermain, disconnected battery maintainer etc. 10:30am-11:30am.
7/17/24: I watered 2 of the plants on the outer pool deck, I watered 2 plants just inside the hurricane screen. I watered both of the plants out front. Weeds growing in the cracks of the tile on the lanai/pool area, reported previously.
7/17/24: No need to water the plant out front, photo below. The left MB sink leaks where the stopper actuator connect to the drain reported previously. Broken bent plat on off garage door side of home, photo below.
7/17/24: I watered the plant by the door in the dining area. I poured vinegar down the HVAC condensate tube and chased with water. I poured a few ounces of bleach in each toilet. Downspout crushed by mowers, reported previously. I pulled a dozen of the larger weeds on the lanai/pool area., but there are many tiny weeds yet. Too many to pull, they should be sprayed.
7/16/24: Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
7/16/24: The ac air filter is dirty & may need to be replaced soon size 16x20x1. Front load washing machine door is cracked open to prevent odors. Floors are temporarily covered for protection. Lanai screen door is locked. Green slip in mailbox.
7/16/24: Checked all damp rids. Checked all light timers. No mailbox. Both door handles are unlocked.
7/16/24: Lawn conditions have returned to normal. All ceiling fans are off. Mini fridge on lanai is off & door open.
7/16/24: Water has been restored to the residence since the last service call. Underground utilities work has started in the front yard and right side of the house. There is some browning throughout the lawn. Client is aware. The irrigation timer is currently off. The doors on storage shed on the left side of the house are unlocked. Garbage cans on right side of house are full of water. Visual check of the boat photo below. Straps were tight.
