Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,774 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/5/21: Photos of pool cage screens & lanai below. Brought in pool service cards dated 12/24 & 12/28. Both pool cage doors are locked.
1/5/21: Photo of the new water main handle & plumbing on the front of the house below. There are hairline cracks in the dining room ceiling above the table & the master bedroom ceiling that runs the entire length of the bedroom in front of the closet doors. There are no water stains & do not feel wet. The top screen is torn on the right side lanai screen door. The half bathroom ceiling has a hairline crack several feet long. The front guest bedroom has a crack in the ceiling in front of the closet. The metal water main handle outside is broken & may need to be replaced soon. Both bathroom faucets leak from the traps when water is running, I have tagged them as such. The bathroom bathtub faucet handles drip when water is running, I have tagged them as such.
1/5/21: Disconnected the battery maintainer & air dryer from the car per client. Checked all damp rid buckets. Checked all light timers. The wood is starting to rot along the outside of the back lanai. The master bathroom shower has tiles starting to fall out of the wall. The roof has leaves building up on it from the oak trees. No mailbox.
1/5/21: Cleaned up spider webs along baseboards & in the garage. The kitchen sink faucet leaks from underneath when water is running, the valves are shut off & it has been tagged as such. Did not run water in the master bathroom shower until repairs are completed.
1/4/21: Exterior, dead tortoise in back by burrow left rear, looks like a car might have hit it, pool clean and water level 1/2 skimmer port, neighbor , Gary added water last week, interior clean and humidity good, pictures below. Called Florida Fish & Wildlife as we cannot touch or remove the tortoise it is a protected species.
1/4/21: Exterior good, pool clean and water level 1/2 skimmer port, interior clean and humidity good, no new problems observed
1/4/21: Exterior, kicked fresh dirt into animal burrow and sprinkled crushed red peppers mixed into soil, large tree should be trimmed, pictures below below, 2 boxes at front door, pictures below, interior clean and humidity a bit high but acceptable, watered trees. Removed to packages to mail to client as instructed.
1/4/21: Exterior good, pool clean and water level 1/2 skimmer port, watered 3 potted plants on pool deck and all but 1 within enclosed lanai area.
1/4/21: Brought in 1 piece of mail from the mailbox see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Weeds are growing in the front landscape bed.
1/4/21: Several ant piles photos below, spot in master bedroom on ceiling
1/4/21: Visual check of the trailer in the back yard. Checked the light timer by the front door.
1/4/21: Exterior, large ant mound left back corner, interior clean and humidity acceptable, fridge freezer frosting over , pictures below
1/4/21: The humidity level was still over 60% inside the residence from the ac not turning on enough throughout the day in the winter. I lowered the thermostat to 64 & the dehumidistat to 20% to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The tag is expired on the vehicle. There are some brown stains on the wall next to the master bedroom windows. Visual check of the boat, trailer & vehicle.
1/4/21: Exterior good, interior clean and humidity borderline acceptable, no problems observed
1/4/21: Exterior trees against pool screens, pool clean and water level a bit low 1/3 skimmer port, interior clean and humidity little high, lowered thermostat for unit to come on , all is well, left thermostat at 75, appears workers are not complete, pictures below
1/4/21: The mobile home registration sticker on the front of the mobile home is expired see photo below. Photos of the boat & motor below. Checked all damp rid buckets.
1/4/21: Exterior good, bushes and trees trimmed, pictures below, pool clean and water level middle of skimmer port, interior clean and humidity little high, lowered thermostat to 72, unit came on and appears fine, left thermostat at 75, garage dehumidifier reading 46
1/4/21: The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day in the winter. I lowered the ac thermostat to 68 to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The ac air filter is dirty & needs to be replaced size 18x18x1. Could not find any replacements inside the residence. Visual check of the boat in the backyard photo below.
1/4/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The spa water level appears to be low photo below. The stain on the master bathroom ceiling has not changed in appearance. The guest bathroom shower has grout coming out in the corners. Mud dauber nest are on both entryway ceilings.
1/1/21: There was a chipotle bag full of food on the front window sill when I arrived see photo below.
1/1/21: There was a white suv in your parking space when I arrived see photo below. Dehumidifier in kitchen read 47. The living room table lamp is on.
1/1/21: Visual check of leaf guard on ac condenser photo below. Poured capful of bleach into each toilet.
1/1/21: The water supply valve for the guest bathroom toilet was already left open & a plastic container placed underneath it on the 12/18 service call date noted in the observations. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. The stain on the ceiling in the den has not changed in appearance, will continue to monitor closely.
1/1/21: Brought in 2 pool service slips dated 12/21 & 12/28 see photos below.
1/1/21: The gutters above the master bathroom have leaves in them & may need to be cleaned out soon see photo below. The pool cage & screens have green pollen starting to build up on them & may need to be pressure washed soon. There is a hairline crack in a floor tile just to the left of the front door, it is has been tagged. Brought in 1 pool service slip dated 12/22. There is a section of dead grass by the mailbox from the yard debris pile.
