Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,912 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/12/21: Client contacted us & said a package from ups has been delivered & was sitting by their front door. I went to the residence & brought the package inside. Photo of the package below.
6/11/21: There is a large crack in the stucco on the left side of the house to the right of the pool heater see photos below. Removed a pest sign dated 6/10 from the front yard. The pool water level is back up to the optimal level of half the skimmer port since the last service call. I ran the hose in it during the entire service call to try & help offset evaporation in between service calls. There is a crack in the stucco several feet long on the front of the house where the new garage was added. The lawn still has several brown spots. The master bathroom toilet appears to be filling very slowly in between service calls as there was water in the tank when I arrived & I was able to flush it. It might need a new fill valve. I have tagged it as such.
6/11/21: Could not get the Mercedes to start. The starter was not even making a clicking sound. It appears the battery may be completely dead, a bad connection somewhere or a fuse blown as I couldn’t get any lights to come on as well. The pool water level was back up to the optimal level of half the skimmer port since the last service call. The pool company was servicing the pool when I arrived. The lawn has some browning in the front & back see photos below. Ran the mesh storm shutters up & down. Started the Toyota & moved it out of the garage to let idle during the service call.
6/11/21: Construction progress photos below. There is still some minimal browning in the lawn on all sides but is starting to look better after getting some rain since the last service call. The water main was on when I arrived. I left it on for the contractor when leaving.
6/11/21: Brought in one piece of mail see photo below. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
6/11/21: Most of the lawn is looking better since the last service call except for the right side of the house see photos below. Brought in one piece of mail photo below. The pool company arrived to service the pool while I was inside the residence. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Photo of pool below. Could not run water in the utility sink as it is full of bbq grill parts. There are several hairline cracks in the stucco on both sides of the house.
6/11/21: Brought in a package that was laying by the front door when I arrived see photo below. The garbage disposal was seized. I was able to free it using a disposal hex key. Checked all damp rids. Had to replace all damp rid bags throughout the residence using the damp rids provided in the under stairs storage room as they were full. The humidity level was over the acceptable level of 60% inside the residence on both floors. I lowered the dehumidistat to 50% to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The metal roof is rusting on the edges looking down from the balcony. Made sure to turn off both water mains when leaving.
6/11/21: The smoke detector in the master bedroom was chirping when I arrived. I replaced the battery with a new 9v battery provided from the drawer in the hallway. The right side kitchen sink is tagged for leaking from the trap when water is running. The master bathroom sink still has a small drip leak when water is running & is tagged as such. Turned the water supply off to the guest bathroom toilet after flushing it per the client instructions.
6/11/21: The hole in the metal roof has not been repaired yet. Checked the attic space upstairs. Watered the plants on the kitchen table. Put the key back in the lockbox when leaving.
6/11/21: Made sure the water heater, range & ice maker were off. Opened the latch in the master bedroom closet to visually check the ac air handler.
6/11/21: The metal roof appears to be rusting on the edges looking down from the balcony.
6/11/21: Was able to unlock the front door & enter the residence using the key provided by the client. The humidity level was well below 60% inside the residence when I arrived. I raised the ac thermostat to 79 for now. Will continue to monitor closely & adjust accordingly. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
6/11/21: Made sure the water heater, range & ice maker were off.
6/11/21: The wine cooler in the kitchen was on & cold.
6/11/21: The guest bathroom ventilation fan cover appears to have been cleaned since the last service call photo below. There was a package on the kitchen counter photo below. Watered the plant on the kitchen counter. All ceiling fans are on. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance.
6/11/21: The guest bathroom toilet has a very slow fill. I have tagged it as such. Watered the two live plants on the lanai.
6/11/21: Watered the two plants in the living room. Vacant slip was in the mailbox.
6/11/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.
6/11/21: Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. All ceiling fans are on. The mini fridge on the lanai was on & cold. Ran water in the lanai sink. There is some corrosion on one of the water main valves on top of the water heater.
6/11/21: Brought in two packages of toilet bowl cleaner for the bathrooms see photo below. The wine cooler & both mini fridges were all on & cold. The front balcony has droppings on the floor.
6/11/21: Photos of construction progress.
6/11/21: The ac condenser is loud. Will send a video to the client via text. Could not run water during today’s service call as all of the plumbing is under construction. I did not have access to all the rooms inside the residence as some were blocked off for construction. Most rooms have been gutted for remodel. Photos of current construction progress will be sent on a separate report. Landscape lighting was off. Photos of landscaping below.
6/10/21: No workers were present when I arrived. The inside of the residence has not changed in appearance since the last service call.
6/10/21: Started the car & let it idle during both coghlins & your service calls. Brought in two pieces of mail see photo below. Portable dehumidifier in kitchen read 50. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The ceiling fan on the lanai is on & the storm shutters are partly open for ventilation.
6/10/21: Brought in two packages of toilet bowl cleaner for the bathrooms see photo below. Checked all damp rids. Dehumidifier in kitchen read 50. The stains on the master bedroom ceiling have not changed in appearance, will continue to monitor closely.
