Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,904 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/15/21: Photo of the water heater information below per the client. The lawn is looking better since the last service call after receiving rain recently. The humidity level was still slightly over the acceptable level of 60% inside the residence. I lowered the thermostat to 74 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Client advised that the pool pump will be repaired in July. The master bathroom bathtub shower handle leaks when turned on. I have tagged it as such. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 69.2% & 82.9. Made sure to leave the water main on for the pool auto leveler when leaving.
6/15/21: The pool water level was back up to the optimal level of half the skimmer port since the last service call. Still could not find any bottles of toilet bowl cleaner inside the residence. Photos of underneath the bathroom sinks below. The humidity level was still slightly over the acceptable level of 60% inside the residence. I lowered the dehumidistat to 45% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The lawn is looking better since the last service call from receiving rain recently. Visual check of the boat photo below.
6/15/21: The truck has been removed from the driveway. Checked all damp rid bags. Replaced full bags in the master bedroom closet, the back guest bedroom closet with the printers & the guest bedroom hallway closet. Could not get water to run in the kitchen sink faucet. It appears the batteries are dead again & it requires 6 AA batteries. There is a lot of Areca palm debris on the top & bottom of pool photo below. The lawn is looking better since the last service call. There is a section of the lawn on the right side of the house marked with flags for what appears to be a new landscape bed. Watered the two plants inside by the front door. Checked all light timers. There is mildew from condensation on the air handler in the garage.
6/15/21: The pool water level was back up to the optimal level of half the skimmer port since the last service call. All of the mail has been removed from the kitchen counter since the last service call. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 75 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The lawn still has some brown spots in the back. The wine cooler is off & door is open. The living room ceiling fan is on. All the master bathroom water supply valves have excessive corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Left the water main on when leaving per the client.
6/15/21: Portable dehumidifier in kitchen read 60. The guest bathroom sink is tagged for leaking from the trap when water is running.
6/14/21: Browning in the lawn is about the same. The pool level was very low, about 1” from the bottom of the skimmer port. I turned the water meter valve on to 120 and left the water main on. I will come back to turn off tomorrow.
6/14/21: Watered three plants on the lanai. Set the thermostat to 78. The browning in the yard is about the same.
6/14/21: Weeds growing on the lanai. Browning in the yard is a bit better today. Walked through the house a 3rd time at the end of the service call to ensure all faucets, showers and toilets where off not running because the water is to remain on.
6/14/21: I watered all 12 plants today. Ran back hurricane blind up and down.
6/14/21: Watered 3 plants. Ran the dishwasher on rinse cycle. Ran shutters up and down.
6/14/21: Browning in the yard is getting better.
6/14/21: No need to water plants as it rained over night. Pool level is very low, filling pool will return later to shut off.
6/14/21: Client requires no water to be used in sinks, toilets, tubs and showers.
6/14/21: Water heater is on-demand. Ran AC system to ensure it cooled. Dehumidifier read 55 did not run while I was here. No warning lights on dehumidifier. 2 breakers next to the air handler are off.
6/14/21: Photo of lake below
6/14/21: Walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks as well to ensure neither toilet tank was running.
6/14/21: Garage dehumidifier read 48. Both toilet tank water valves are off at the tank. Wine cooler read 55.
6/12/21: Client contacted us & said a package from ups has been delivered & was sitting by their front door. I went to the residence & brought the package inside. Photo of the package below.
6/11/21: There is a large crack in the stucco on the left side of the house to the right of the pool heater see photos below. Removed a pest sign dated 6/10 from the front yard. The pool water level is back up to the optimal level of half the skimmer port since the last service call. I ran the hose in it during the entire service call to try & help offset evaporation in between service calls. There is a crack in the stucco several feet long on the front of the house where the new garage was added. The lawn still has several brown spots. The master bathroom toilet appears to be filling very slowly in between service calls as there was water in the tank when I arrived & I was able to flush it. It might need a new fill valve. I have tagged it as such.
6/11/21: Could not get the Mercedes to start. The starter was not even making a clicking sound. It appears the battery may be completely dead, a bad connection somewhere or a fuse blown as I couldn’t get any lights to come on as well. The pool water level was back up to the optimal level of half the skimmer port since the last service call. The pool company was servicing the pool when I arrived. The lawn has some browning in the front & back see photos below. Ran the mesh storm shutters up & down. Started the Toyota & moved it out of the garage to let idle during the service call.
6/11/21: Construction progress photos below. There is still some minimal browning in the lawn on all sides but is starting to look better after getting some rain since the last service call. The water main was on when I arrived. I left it on for the contractor when leaving.
6/11/21: Brought in one piece of mail see photo below. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
6/11/21: Most of the lawn is looking better since the last service call except for the right side of the house see photos below. Brought in one piece of mail photo below. The pool company arrived to service the pool while I was inside the residence. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Photo of pool below. Could not run water in the utility sink as it is full of bbq grill parts. There are several hairline cracks in the stucco on both sides of the house.
6/11/21: Brought in a package that was laying by the front door when I arrived see photo below. The garbage disposal was seized. I was able to free it using a disposal hex key. Checked all damp rids. Had to replace all damp rid bags throughout the residence using the damp rids provided in the under stairs storage room as they were full. The humidity level was over the acceptable level of 60% inside the residence on both floors. I lowered the dehumidistat to 50% to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The metal roof is rusting on the edges looking down from the balcony. Made sure to turn off both water mains when leaving.
6/11/21: The smoke detector in the master bedroom was chirping when I arrived. I replaced the battery with a new 9v battery provided from the drawer in the hallway. The right side kitchen sink is tagged for leaking from the trap when water is running. The master bathroom sink still has a small drip leak when water is running & is tagged as such. Turned the water supply off to the guest bathroom toilet after flushing it per the client instructions.
