Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,774 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/11/21: Exterior good, patio underway, interior clean and humidity good, picture below
1/11/21: Exterior good, pool clean and water level low, pictures below, interior clean and humidity acceptable
1/8/21: There was a gold Toyota sedan in the driveway when I arrived. The water main was on when I arrived. The front door handle was unlocked when I arrived. Emptied & turned off the ice maker. Turned off the breaker’s to the water heater & range. Found the upstairs ac thermostat set to 75 & moved it up to 79 to match the first floor thermostat. The ac air filter is extremely dirty & needs to be replaced size 18x30x1 photo below. Could not find any replacements air filters inside the residence. All of the upstairs smoke detectors have been removed from the ceilings 5 in total see photo below. They all have manufactured dates of 2006 on the back and appear that their life span is expired.
1/8/21: Turned on the water heater, refrigerator, ice maker, all appliances, set the ac thermostat to 75 & left the water main on when leaving per client. The water stain on the master bedroom ceiling has not changed in appearance since the last service call.
1/8/21: The garage overhead door needs a new weather strip on the bottom. The living room ceiling fan is on full speed. There is a cracked roof tile on the back left side of the house just past the master bathroom window. The driveway & walkway may need to be pressure washed soon. There appears to be some facia rotting on the right side of the house just past the kitchen window. The patio on the left side of the house may need to be pressure washed soon. The water supply valves for the all the toilets & sinks have excessive corrosion on them. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
1/8/21: The tires appeared to be getting low on the vehicle, I checked the tire pressures & inflated all the tires to 35psi with my cordless inflator see photo below. There is a bicycle sitting in front of your vehicle. Started the suv & let it idle during the service call. Checked the attic space upstairs. Put the key back in the lockbox when leaving.
1/8/21: Brought in several newspapers that were left at the front door photo below. The humidity level was still over the acceptable level of 60% inside the residence when I arrived, I found the heat setting turned on & put it on cool. I lowered the thermostat to 70 to help to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
1/8/21: Went to the residence to perform an inspection but the residence was occupied.
1/8/21: The tires on the vehicle appeared to be getting low. I checked the tire pressures & inflated them all to 32psi using my cordless inflator see photo below. All ceiling fans were on. Photos of landscaping below. Landscape lighting was off.
1/7/21: The water main was on when I arrived & it appears that someone has been using the garden hose that is attached to your water main. The master bathroom bathtub has no water pressure, it is tagged as such.
1/7/21: The rear drivers side tire on the car appeared to be low, I checked all tires & inflated them to 32psi using my cordless inflator see photo below. The tag on the vehicle expired on 7/20. Watered the live plant on the kitchen window sill. The half bathroom toilet runs & is tagged as such.
1/7/21: The front drivers side tire on the suv appeared to be low, I checked all tires & inflated them to 35psi using my cordless inflator per client see photo below. Photo below of the damp rid bucket in the suv which is currently 25% full. The wine cooler in the dining room was on & reading 41/50.
1/7/21: The rear passenger side tire on the car appeared to be low, I checked the air in all the tires & inflated them to 32psi using my cordless inflator see photo below. Started the car & let it idle during the service call.
1/7/21: The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
1/7/21: The suv has been returned to the garage. Checked all damp rid buckets. The guest bathroom toilet leaks from between the tank & bowl when being flushed, the valve is off & it is tagged as such. I use a bucket to pour water into the bowl to keep the trap from drying out.
1/7/21: Set 2 boxes into Living Room area, poured vinegar down HVAC tube, dehumidifier running at 50 in guest bath, all clean and humidity good
1/7/21: The portable dehumidifier in the garage storage room was making a loud noise & not blowing out any air when I arrived. I tried turning it off to try resetting it but it continued to make a loud noise even after turning it off & not working correctly. I had to unplug it to turn it off. appears to not be workingThere is a hairline crack on the living room ceiling by the ceiling fan.
1/7/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The lanai storage room door casing is rotting on the left side of the door from rain water puddling.
1/7/21: The orchid flower that was on the front porch last service call has been removed. There was a pile of packages in the entryway when I arrived, I put them all on the kitchen counter see photo below. Checked all damp rid buckets.
1/5/21: Brought in a package of new cr2 batteries & replaced the alarm keypad batteries per client see photo below. I tested the rear outside light & it appears that the light sensor is no longer working, photo of the clouded light sensor below. The light switch was on & did not find any tripped breakers. Will bring a new exterior light with a light sensor on the next service call.
1/5/21: Put the empty garbage cans back into the garage.
1/5/21: The water main was on when I arrived. Turned all water on inside first, let it run during the entire service call & flushed the toilet several times per client. Made sure the water heater, range & ice maker were off. Picked up the envelope from the kitchen table. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below.
1/5/21: Brought in the Amazon prime package containing the new power cord for the front window security camera left at the front door & connected the new power cord. I contacted the client to confirm the camera was working after connecting new power cord. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
1/5/21: Brought in 1 piece of mail with a stack of sales flyers see photo below. Wine chiller in kitchen was on & read 52. Watered the plant in the living room.
1/5/21: The side entry garage door has rotting on the bottom of the door frame see photos below. The pool cage & screens have green pollen starting to build up on them & may need to be pressure washed soon. The front door needs new weather stripping.
