Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,434 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/14/21: Screen blown out in pool cage.9/14/21: Lawn appears to be as described last reported with many dry spots. Replaced the Damp-Rid bags, those were the last three.
9/14/21: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the dehumidistat to 50% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The kitchen sink faucet has been tagged for leaking from underneath when water is running. Did not run water in the master bathroom shower until repairs are completed.
9/14/21: Garbage disposal is louder than others I do. Poured vinegar down the HVAC condensation evac tube. Browning in the yard report previously, is getting a bit better.
9/14/21: The guest bathroom toilet is tagged for leaking from between the base & the floor when flushed. Was unable to run water in the guest bathroom shower as it is currently under construction. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the car. Made sure to turn off both water mains when leaving.
9/14/21: Poured vinegar down HVAC tube. Weeds growing in the cracks of the pavers on the lanai, photos below. Found a pest control business card stuck in the front door with the date 9/10/21 on the back, photo below. Bushes are growing and reaching the soffits are of the home, photos below.
9/14/21: Checked all damp rid buckets. Checked all light timers. Both door handles are unlocked. The wood is rotting along the outside of the back of the lanai. No mailbox.
9/14/21: Brought in a package from the mailbox see photo below. The previous water leak underneath the window in the living room was wet. The pool pump filter canister is still drip leaking from the pipe on the bottom. The garage side entry door is rusted on the bottom & there is a large hole in the bottom of the door. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Left the water main on outside for the pool when leaving.
9/14/21: Watered all the potted plants on the lanai inside the hurricane shutter. The armadillo holes appear to be inactive.
9/14/21: Swept up cobwebs in the garage & sprayed bug spray around all the baseboards throughout the residence. The white vinyl fence needs to be pressure washed & the pool cage screens have green pollen building up on them. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
9/14/21: The pest hole that was dug on the corner near the water main is not active as there is a great deal of debris in it. The water main was partially on upon arrival completely off upon departure.
9/14/21: Turned on the breaker for the boat dock per the client. Swept cobwebs off the front entryway. Brought in a stack of sales flyers. Wine chiller in kitchen was on & read 53. Watered the plant in the living room & rotated it. Checked all light timers. Irrigation system is off.
9/14/21: Brought in several pieces of mail, one looked important photo below.
9/14/21: Made sure the water heater, range & ice maker were off. A new garbage disposal has been installed since the last service call. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
9/14/21: Checked the light timer in the living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The pool has been drained by the client for future repairs. Visual check of the boat & motor. The water main handle was difficult to use but I was able to turn it off when leaving.
9/14/21: The pool water level was slightly low when I arrived. I ran the hose in it during the entire service call to help bring the water level up. The weeds that were growing in all the landscape beds appear to have been sprayed since the last service call however there are still weeds growing in the pool pavers. Ran all faucets & showers on the hot side to prevent odor from building up in the water heater per client. Checked all light timers
9/14/21: The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
9/14/21: Brought in two undated pool service slips. Both pool cage doors are locked.
9/14/21: All the shutters over the windows are closed except for the guest bathroom window.
9/14/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The utility sink is tagged for a leaking trap.
9/14/21: The previous water damage on the wood soffits above the front door was damp to the touch again. It appears to be an active roof leak at this time. The water stain on the master bedroom ceiling has not changed in appearance since the last service call. It is currently dry to the touch. Will continue to monitor closely. Vines & weeds are growing in the landscape beds. The podocarpus hedge row bushes on the right side of the house are turning brown & appear to be dying.
9/14/21: There was some duck droppings on the new dock & some ducks in the yard when I arrived see photos below. Turned all water on first, let it run during the entire serve call & flushed the toilet several times per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below.
9/14/21: The storage shed may need to be pressure washed soon. All of the water supply valves inside the residence have excessive corrosion on them. There are hairline cracks in the dining room ceiling above the table, the master bedroom ceiling that runs the entire length of the bedroom in front of the closet doors & the front guest bedroom in front of the closet doors. There are no water stains & do not feel wet. The top screen is torn on the right side lanai screen door. The half bathroom ceiling has a hairline crack several feet long. Both bathroom faucets leak from the traps when water is running, I have tagged them as such. The main bathroom bathtub faucet handles drip when water is running, I have tagged them as such. The main bathroom toilet runs. I have tagged it as such. No mailbox.
9/14/21: Weeds are growing in the landscape beds see photo below. The wood siding on the back right side of the house is starting to rot along the bottom see photos below. The garage overhead door has light showing through which is allowing dirt & leaves to come into the garage & needs a new weather stripping on the bottom. There are cracks in the stucco below the back living room window. A section of gutter has come apart on the right side of the house above the guest bathroom window. A new air filter is recommended size 19.5 x 23 x1.The master bathroom toilet fill valve has quit working.The driveway & walkway needs to be pressure washed. The wood beam going across the front of the house is rotting. The accent wall on the front of the house has paint starting to peel.
9/14/21: Sprayed several active hornets nest in the storage shed & along soffits. Left the water main on when leaving per the client. The carport storage room appears to have a section of rotting wood on the bottom left side of the door.
