Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,774 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/14/21: The guest bathroom toilet runs, it has been tagged as such.
1/13/21: The hole that was in the exterior stucco by the guest bedroom window has been repaired see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day in the winter. I lowered the thermostat to 70 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The master bathroom sink leaks from the trap when water is running, the valves are off & it is tagged as such. The master bathroom bathtub has a slow drain, it is tagged as such.

Poured water down the guest bathroom toilet that’s shut off using a mop bucket to flush it & keep the trap from drying out. The master bathroom toilet runs slowly, it has been tagged as such.
1/13/21: The tires on the suv appeared to be getting low, I checked the tire pressures & inflated all the tires to 36psi using my cordless inflator see see photo below.
1/13/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
1/13/21: Brought in a package that was left by the front door see photo below. Checked tire pressures on the vehicle & made sure they were all inflated to 32psi using my cordless inflator see photo below.
1/12/21: Replaced the dirty ac air filter with a new pleated air filter & wrote the date of installation on it see photo below. Replaced all six old smoke detectors throughout the residence with new wired smoke & carbon monoxide detectors that have 10yr sealed batteries inside them & tested them all after installing them see photos below. I left the old smoke detectors, the packaging for the new smoke detectors & a package containing five new 9v batteries that were left there on the kitchen counter when leaving. 1:30pm-3:30pm.
1/12/21: Made sure all the tires on the vehicle were inflated to 36psi per the client using my cordless inflator see photo below. Ran the storm shutters up & down to move them.
1/12/21: The tires on the car & bicycle in the garage appeared to be getting low. I inflated the car tires to 32psi & the bike tires to 40psi using my cordless inflator see photos below. Put the storm shutters up & turned off the portable dehumidifier in the kitchen per client. There is a section of floor tiles approximately 3’x 3’ in the den by the front door that are starting to raise, I have tagged them as such.
1/12/21: Dehumidifier in kitchen read 50. Watered the plant in the kitchen & rotated it.
1/12/21: Brought in 1 piece of mail with some sales flyers see photo below.
1/12/21: Watered the two plants by the pool equipment. The pool has some more debris on the bottom. Brought in 1 piece of mail see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day in the winter. I lowered the thermostat to 68 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rid bags. A section of soffits is still pushed up big enough to let critters in on the back right side of the house by the sliding glass doors.
1/12/21: Interior clean and humidity acceptable for this time of year, turned breaker on and off for disposal, poured bleach in toilets
1/12/21: Found 2 dead insects, humidity acceptable, sprayed around front door, left water on for cleaning lady
1/12/21: The pool water level was low and the pump was gurgling for water when I arrived. I found the lid to the filter canister was leaking which caused the pool water level to get low. Sending videos via text. I shut the pump off immediately & ran the hose into the pool. I let the hose run in the pool during the entire service call to help bring the water level back up. I left the pool pump off when leaving as the filter canister lid is leaking. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day in the winter. I lowered the dehumidistat to 55% & the thermostat to 68 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
1/12/21: Exterior good, pool clean and water level 1/4 skimmer port, running water with timer for 1 hour will check after couple inspections . Filter unit leaking around lid picture below, interior pretty good, 2 large insects disposed of, humidity acceptable for this time of year. Came back an hour later to turn pool pump off.
1/12/21: There is a gutter seam leaking on the middle of the left side of the house above the office window causing a washout below see photos below. Will send a video via text or email. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Did not flush any toilets per client.
1/12/21: Unit clean, humidity little high but acceptable for this time of year, no problems observed
1/12/21: Interior clean, humidity a bit high but acceptable for this time of year and such a humid day
1/11/21: Exterior good, pool clean and water level good, watered 16 plants on pool deck, interior clean and humidity good, pictures below
1/11/21: Exterior good, animal in back appears to be gone, interior clean, watered trees, added bleach to toilets, ran shutter up and down, humidity good
1/11/21: Exterior, tree in front all the way down, pool technician on site , screens replaced grass growing in drive, pictures below, interior clean and humidity good
1/11/21: Exterior good, pool clean and water level good, ran car during inspection, interior clean and humidity good, plugged and unplugged garage door opener
1/11/21: Exterior good, pool clean and water level 1/2 skimmer port, deck wet from hose being pulled to possibly add water to pool, water all pots on deck and two behind screen, 6 total, interior clean and humidity acceptable. Changed HVAC filter and poured vinegar chased by 2 cups of water down air handler condensation evacuation tube
