Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,948 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/16/21: The pool water level was back up to the optimal level of half the skimmer port since the last service call. The lawn is starting to look better after receiving some rain since the last service call. Plants in atrium were wet from rain.6/16/21: Drive by. Client contacted us & was concerned that her ac was not on or working. I went to the residence & the ac was on & working when I arrived. It was cool inside the residence. Ac thermostat was set to 78. Temperature & humidity readings were 78.5 degrees & 58.5%. I raised the irrigation zone times to 20mins a zone for more adequate watering. The pool water level was 3/4 full in the skimmer port. Both water main valves were on.
6/16/21: There are vines staring to pop up in the landscape beds. Brought in a large stack of mail, magazines & sales flyers. Sent several pieces out that appeared to be important. Made sure the water heater, range & ice maker were off. Visual check of the boat photo below.
6/16/21: Pool level is good. Browning of the yard is about the same as the previous service call.
6/16/21: Removed a problem solved pest sign dated 6/14 from the front yard. There is a brown spot in the front lawn see photo below. All storm shutters are closed. The water main was on when I arrived. Wine chiller in kitchen area read 55. Portable dehumidifier in laundry room read 45. Watered the two plants in the kitchen. Mini fridge on the lanai was on & cold. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of both boats see photo below.
6/16/21: Browning of the yard about the same. Pool level good.
6/16/21: Poured vinegar down the HVAC condensation evac tube, chased by water. Watered the plant in the kitchen.
6/16/21: There is a large section of sod cut out of the front yard & some brown spots in the back yard see photos below. All accordion & bahama storm shutters are closed except for the shutters to the left of the front door photo below. Brought in one piece of mail & a notice from the Charlotte county property appraisers office dated 6/2 see photos below. The water main was on when I arrived. Made sure the water heater, range & ice maker were off. Portable dehumidifier in kitchen read 50.
6/16/21: Poured vinegar down the HVAC condensation evac tube. Browning in the yard is about the same, see photos below
6/16/21: Brought in the package that was left on the lanai & 15 pieces of mail see photos below. Brought in 11 pieces of mail photos below. Put the mail in the tray in the laundry room. Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 80 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Could not get any water to come out of the guest bathroom shower head. It appears to be clogged. I have tagged it as such. The right side living room sliding glass door & the door handles on the guest bathroom & garage side entry doors were unlocked when I arrived. The ceiling fans in the dining room & living room are on. Watered the two plants in the dining room.
6/16/21: Will replace the ac air filter on 7/10/21 per client instructions. Checked all damp rid buckets which are currently approximately 75% full.
6/16/21: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the dehumidistat to 55% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Visual check of the boat photo below.
6/16/21: Water 3 plants as instructed. Front area reads temperature 81.6 humidity 49.7. AC air handler has no filter. Leaving lock box for plumber and AC tech to finish their work.
6/16/21: Opened the storm shutters on the lanai per the client. Front door storm shutter is open. Checked the light timer by the front door. Watered all potted plants.
6/16/21: The window film covering the bathroom window fell again. I folded it up and kept it down.
6/16/21: I placed the carpet protectors underneath the 2 pieces of furniture client asked me to do.
6/16/21: There was a white Lexus suv in the driveway when I arrived see photo below. Brought in two pieces of mail see photo below. The lawn is starting to look better after receiving some rain since the last service call. Mini fridge on lanai was on & cold.
6/16/21: Some mold on each waterline inside the toilet bowls. Cleaned and flushed. I took with me the envelope on the kitchen counter but I left the key as I have one already.
6/16/21: The lawn is starting to look a little better after receiving some rain since the last service call. A floor tile in front of the ac air handler in the laundry room has a large crack in it. I have tagged it as such. Wine cooler in dining room read 52. Deep freezer in front room closet was on & cold. Watered all plants on the lanai. There is a battery maintainer connected to the car battery but I could not get a light to come on the maintainer. Not sure if it is charging the battery or not. The gfi receptacle it is plugged into is not tripped.
6/16/21: Replaced the Damp-Rid bags
6/16/21: Grass brown by driveway, photo below. First class presorted letter stuck in the front door. I brought inside.
6/16/21: The lawn is looking better since the last service call photos below. Brought in a small stack of sales flyers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/16/21: The humidity is a bit higher than I suggest so I turned the humidistat down to 50 to help mitigate. I then waited until the system came on and was cooling.
6/16/21: The water main was on when I arrived. Made sure the water heater & range were off. The garbage disposal was seized. I was able to free it using a disposal hex key. The humidity level was over the acceptable level of 60% inside the residence. I lowered the ac thermostat to 80 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
6/16/21: I found five dead bugs two in the guest bedroom, one small one in the dining room area and two in the master bath .
